Do not recommend-Please understand what you are purchasing! They make you sign a huge disclaimer basically saying they are responsible for nothing. They also tout a warranty that is appears to be useless. When I spoke to Frank and told him such basic things like outlets that weren't working (even specifically being assured they would check them), to all bathroom sinks missing gaskets and some leaking and a broken furnace knob just laying on top of the unit, we were told they wouldn't do anything for us because they "found other issues" and "they are human" so their obligation was fulfilled. I am not sure how that releases them from basic findings that were MISSED. We have been inconvenienced having multiple contractors in the home to fix these items which is what we were hoping to prevent by having an inspection. Shame on them!! He asked what a fair outcome would be an we simply asked for 10% back for our troubles and his reply was "I'm not giving you a refund of any kind, period"... read more

I am a first time homebuyer who was buying out of state so I had to put a lot of trust in this team. They were very professional and friendly. They did a virtual walk through with me afterwards and took a lot of photos for me to see what was going on. I moved in probably 2 months after they inspected it and there were a few things not working. They immediately sent over someone to take care of the fixes. This company appears to have positive intent but that 90 day guarantee is a joke. I am a first time home buyer who trusted in my realtor when she advised to go with this company. I have received 4 inspection reports with this company. 1 was a different address and the other 3 were for the same address. The initial report seemed very thorough and notated many recommendations However did not notate smoke detectors and carbon monoxide detectors. The follow up was handed to a different inspector and it was shotty. He told us our windows were functioning and they ARE NOT!! I have small chchildren whose lives are at risk if there is ever a fire or other emergency as you can not open the windows unless you have the strength of a grown man to pound on the edges and open. He used this fact and stated that since my husband could open them they were fine. I am now in the hole $8,000 or more because of this negligence. The hardwood floors are raised off of the floor and my 2 year old can not even run gleefully through the house as he gets tripped up. The side paneling was raised in the side of the house and was open enough for critters to crawl through. When I brought this to his attention and other associates I had bonds with to do work, he was the only one that didn't respond. He responded days later and had the audacity to tell me that I made him angry and now that he was calm he could talk to me. He refused to give me my money back and has been a grade A! Look somewhere else. Do NOT HIRE this company!!! The photos attached are just a taste of all of the things he missed... He was angry at me and took advantage of the fact that I was a first time home buyer to give me a below par inspection and crossed his fingers and hoped I wouldn't find out... If I could give them 0 stars, that is what I would do. I am a listing agent, and Frank and Cary Cooper have inspected 4 of my listings in the past year. 3 of the 4 terminated immediately after the inspection, devastating all concerned, due to inaccurate and misleading information from this company. Before the inspection last week, I provided a copy of the seller's disclosure, list of upgrades and improvements, and stayed at the inspection for 5 hours to answer any questions they might have. None of that information given (sellers had replaced 3 of the HVAC units, replaced all of the smoke detectors, installed an exclusion system in the attic, replaced all appliances, hot water heater, new roof, and over 2 pages of improvements) was recognized by the inspectors. In fact they said 2 of the HVAC systems needed to be replaced, the smoke detectors should be replaced, and the attic needed an exclusion system. They are the worst, and I would never recommend or use them. In response to Frank (the owner"s comment) Considering that 6 out of 11 reviews rate your service as a 1, the lowest possible rank, I don't believe your service problem is unique to me. If I could give 0 stars, that's my rank. I was told the home had a clean bill of health, and all sorts of equipment was waved about apparently showing that there wasn't enough moisture in the wood to be concerned about. After buying the home, we immediately took the vinyl siding off to put hardi plank on, and were shocked to see water damage on all 4 sides of the house. The chimney siding had to be 100% replaced. A floor joist had to be replaced with an LVL beam. Leaks were found in the roof and along a wall. I called and spoke to Gary who immediately told me that the owner wouldn't stand by the "warranty" they place on their website. Stay away. Their mistakes will cost you thousands. read more

Well I for one was very satisfied with the inspection and cost of the service which was very reasonable. Now if you were the seller you may not would give them such a great recommendation as it ended up costing them to make the needed corrections to the house we were buying. Always, through, professional and willing to go the extra mile in explaining a situation to the customer I have been more than pleased. In my book they are #1. Frank was the very first inspector I used in one of the houses I sold 8 years ago when I came from selling Real Estate in Fl to Ga. The staff has grown but not the personal service. When you call for an appointment make sure to speak with Micki...you'll feel as if she has been and will be your friend for life. Stay away if possible! Better to hire task rabbit people and save you on the inspection cost than hiring these people. All the 5* reviews i can guarantee are 100% fake. Forget the inspection warranty they offer cause they will just tell you its not covered. Just like all the other 1* reviews they 100% miss things and will just tell you that its not covered in their warranty. I ended up having to pay 1k+ on my ac unit because they couldn't "Test" it. The HVAC professional told me it was never blowing cold air and has been leaking (visible from the ground). I have maintained our home really well over the years and this inspector was on a mission to SCARE the buyers totally away from our house. This inspector did not read the details of all the improvements we made to the home and how recent certain very costly improvements were made. He did not acknowledge to the buyers how safe, secure and well-improved we had handled this house. He focused on a bunch of little tiny stuff and did not reference the fact that it has a new $38,000 roof, has all new digital thermostats dropped into all the rooms with an extremely efficient heating/air control system that cost $10,000 in the upstairs and our home improvements were reviewed and approved by a structural engineer and two architects. I WOULD NOT LET THIS JERK EVER EVALUATE A HOME EVER! read more

This review is long overdue. I moved in shortly after the inspection and discovered a large deep hole on the side of my house behind a bush. The bush right right up against the wall, which should have been checked. I called to see it they would take some responsibility for missing the hole. There was not the slightest interest of Frank Cooper at least coming to see the problem. After weeks of calling I called the Real Estate Commission to file a complaint. ( I moved from S.C. where the Real Estate Commission licenses and overseas complaints) I discovered that the Georgia Real Estate Commission does not even License Home Inspectors. I filed a complaint with Representative Wendell Willard and discovered that the Legislature has not been able to gain enough support for licensing of Home inspectors therefore leaving buyers totally unprotected by any government authority. Buyer Beware, Please check Yelp and Google for reviews before you select an inspector. I did not do that because as I said earlier I was used to the S.C. R.E Comm. providing licensing and protection. read more

I definitely would NOT recommend this home inspection company. My wife and I have been in the real estate industry for 23 years and moved to Atlanta from Tennessee. You can trust this review! It may save you $23K. First, the inspector identified an issue with faulty shingles on the roof that are involved with a class action law suit. That was good but the inspector told the previous home owners that there was no problem with the shingles as long as the roof did not have any active leaks. Important to remember that the Buyers hire and pay a home inspector to discover issues in a prospective home purchase. THEN the buyer sends the report for repair proposal during the negotiation process. Him disclosing such information without our permission and during the negotiation process hurt our negotiating position! The inspectors are suppose to work on buyers behalf not sellers!! The roof should have been replaced. Cost to us the buyer $12,000.00 Second, the main level heat pump compressor was failing and the inspector failed to identify it. HVAC failed on move in date. Cost to us the buyers $10,000.00. Third, the top rack on the dishwasher is broken as bolts are pulling out of side wall wheel assembly. Minor item in comparison to roof and HVAC but regardless, Cost to us - $600 for a new dishwasher. Finally, after several days of leaving messages I finally reached "Frank" the business owner. I explained the issues above and simply asked for a refund of the inspection fee which was $725. Frank told me they were not specialists in any system and an "inspector only has three hours" to look things over and sometimes things get" missed". He stated that they are not responsible in any way and then ended the discussion by HANGING UP ON ME. I guess business is SO good that a business owner can simply hang up when they don't want to "make a small gesture or amends" for a job POORLY done. VERY SAD. VERY COSTLY. Look into the details in the "90 Warranty". Again, You'll be disappointed. read more

I'm not sure how to rate this. The person that showed up to inspect our house was not any of those pictured. He did not show up in an "official" car. It was a rental. Wasn't wearing one of their shirts. So either they are very lax in their appearance or someone is scamming and use them as a brand. read more

Our two cents: find someone else! We had an issue with our inspection, and after an unreturned call to their office, their owner after I contacted him on his cell number, advised my wife & I to file a claim and that we would likely be reimbursed up to $200 of the rather expensive inspection cost, not to mention the additional expenses in repairs required to resolve said issues with the inspection.Their OUTSOURCED warranty dept eventually denied our claim, after 3 follow-up emails and no responses over 2+ months, we had to go our real estate agent to provoke a response. What we received from the owner was a scathing correspondence that only proved their lack of commitment to any normal level of customer satisfaction. Atlanta Property Inspections essentially took no responsibility for the poor effort on their part, and asserted that we had ignorantly caused the issues ourselves. I think the buyer's agent is who recommended this home inspection company when a young couple bought our house in Cumming in August 2015. I can tell you that I would NOT want this to be the inspector on a house I bought, especially if I didn't know what to expect or be concerned about or what could be a major expense or hassle 3 years later. Having lived in the house for 10+ years there was a lot of stuff I noticed the inspector didn't find that I would want and expect a professional inspector to find every single time. And some of the stuff that was on their report was a lot less important than the stuff they didn't find and just served to frustrate me as the seller b/c it was just filler to justify their fee (like the useless busywork a teacher would assign in school b/c they were too lazy to actually teach). In the end because our own integrity and peace of mind were at stake we made sure this young couple knew everything that was an issue or a real potential issue with the property and the house, but it wasn't b/c their inspector found it. read more
