Manager ginger Nixon immediately took his side after repeated proof with photos of his entry without permission, and said that I assaulted him, and put that on my rental history making it impossible to move out. Very inexperienced new manager Madeline Asturiano let her dogs bark all day and night long for 5.5 months, 11 recordings after hours instead of fixing it, tried to do a false eviction, their attorney dismissed it for zero evidence, she then finally moved the video camera she stated proved something in the false eviction after videoing In my apartment 2 months but kept audio going confurmed by ceo...ilegally..then tried to threaten me with a lease violation when she's doing the same violation (pics show junk in window) . Heliotronics fired every one except her, zero response to written requests for help over 6 months so They fired themselves and hired remm group. she lies to the new management REMM group the false dismissed eviction was due to a history of hostility and aggression (when truly she does) although lease renewed afafter assault incident. , remm group does not check the file, they take her word for it, lawyers send me a letter with 14 lies talking about if this behavior continues I'll be evicted, they promote her to resident relations manager, she is still here on site property manager across from the mailboxes. Luckily, they moved her away from me, but the day she moved her fleas and roaches migrated to my apartment, biting my ankles and I have never had pets, pest control said it is very possible. Plus, she continues to be a threat to me . She's very 2 faced, pretentious chronic liar. No one bothers to check my very detailed online review. REMM group, instead of fixing the many tripping hazards on stairs and sidewalks mentioned in reviews, has convinced the owner to paint the property and create a website saying its luxury apartments when zero people have air conditioners, more than half do not have a balcony, they never power wash the sidewalks, bandaids all over cracked sidewalks everywhere and signs saying pet waste transmits disease and nearly all have dogs, the Jacuzzi is Bad, no office hours on the website. They've been trying to fix the shower water going hot and cold for years and their water tests high for lead and irritants. read more

Bad New Landlord - Not a Luxury Apartment I've lived here since 2022, and the quality of the apartment and management has gone downhill while the price keeps going up. Rent is raised annually by the maximum legal amount, and they've recently started charging for utilities and an additional $50 per pet each month. The maintenance team was reduced from three workers to two, which has made response times slower. On top of that, the property has ongoing issues with termites, fleas, and serious plumbing problems that go unresolved for long periods. Seriously, we've had plumbing turned off about 3-5 times this year, and we were some of the least affected apartments. Despite marketing itself as a "luxury" apartment complex, there's nothing luxurious about it. There are very limited amenities to speak of--$2.50 to wash/dry a standard load of laundry at the laundry rooms, no gym or air conditioning (only heating is provided, which is odd considering we're in California). The listing claims there's high-speed internet and a playground, but residents have to purchase their own internet, and the so-called "playground" is just two medium-sized patches of grass that are mostly used as pet relief areas. Also, I wouldn't consider the backyards as large at all. We reported these inaccuracies to Apartments.com. It feels like management is trying to rebrand this place as high-end without putting in the work or investment to actually improve it. Overall, it's not worth the price for what you get. read more

I have lived here for three years and it's been a great place for my kids and I. As a gated community it is very safe. The community is great and neighbors are friendly. It's pet friendly and the grounds are well kept. It's older construction but the staff is responsive to anything that needs to be fixed and have kept up the units and exterior very well. It's on the same city block as Lakeview park and school. It's also walking distance to a lot of different restaurants. I feel it is well priced for the area and the management has been very kind and supportive. read more

These most recent reviews are either paid for by sandpiper, fake accounts, or very new tenants that haven't been here for long. I've been here a long time, and it has gone drastically downhill since the owner fired all the previous staff and hired the REMM Group to manage it. Raising the rent on all tenants to an exorbitant amount, for little to no amenities. There are no real renovations being made to justify such a drastic rent increase other than greed. There is a pool that is rarely maintained, and the jacuzzi is even worse. On top of now, all of a sudden, we need to start paying a water bill. And pay $5 just for one load of laundry to get washed and dried. And don't expect the laundry room to be clean. There's melted dried crayons in the dryers that transfer onto clothes and ruin your whole load of laundry. If you try to call the front office as a tenant, they NEVER answer and there is no voicemail set up. It's been months since they've seen and confirmed repairs need to get done on my apartment, and still no reply. It's worth it to pay a bit more at another apartment complex. Trust this tenant who is counting down the days until we can get out of here. There is so much more I can say, but trying to keep anonymity since I'm stuck here for now. read more

I'll start as a 6 year tenant that has gone through 4 property management companies. The current property management company is the worst. Their leasing agreement is lacking and incomplete. I asked several times for a lease agreement but never received one. Arbitrary charges fluctuate, i.e. large items, are between $70 and $80. When asked for a charge listing, none was provided. Rent increases are yearly and are significant, anywhere between $100 and $150, why so much, no explanation. Rent agreements are incomplete and inconsistent. The grounds are always dirty and the vehicle automatic gates do not consistently work. Pedestrian gates are never unlocked on time and the doors consistently do not close properly allowing vagrants on the the property. I've personally caught vagrants on property and asked that they leave. I've also provided video footage to property management and nothing is done. Being a 6 year tenant I urge anyone considering moving here to reconsider. The walkways are consistently dirty with mud and animal feces. Take it from a 6 year tenant, there are other locations that provide better services than this location could ever provide. Go elsewhere for better living conditions. After three years living at Sandpiper Apartments I can say I am really glad for my experiences there. The complex is clean, well kept and full of considerate neighbors as well as maintenance is quick to respond and fix any issues you may have. There is parking and a pool, plus it's dog friendly which are all hard to find for a decent price in OC. Most of all, the ladies in the leasing office are extremely friendly and attentive. We lived at Sandpiper apartments from March 2020 to May 2021. This was our first apartment and it was a great experience! Pros: No pet rent, no breed restrictions, VERY dog friendly (most tenants have dogs and understand that dogs bark), grounds are always clean and well taken care of, it is gated, laundry facilities are never packed, absolutely no issues with parking (plenty for tenants and guests), good size backyard, management and maintenance teams are fantastic, utilities are included and it is VERY affordable for HB. Cons: No AC (it gets HOT in the summer), no in unit W/D, and with working from home - the dog parking and gardening gets annoying at times. But the dog friendly environment trumps the barking. This was an amazing first apartment. The only reasons we moved were to be closer to work (now that we are back in office) and because with no AC we couldn't handle the heat in the long summer months. We have been living in Sandpiper for almost a year and so far it has been one of the best rental experiences we have had. Everyone in the management office is very nice and respond to emails/phone calls very quickly. Anytime we have needed maintenance they come out and fix it right away. The property is always very clean and quiet despite all the dogs that live in the complex. The only downside is the apartments are kind of old so the kitchen is not aesthetically pleasing and there is no AC, but I don't really mind it. read more

I lived in Sandpiper from 2020-2021. It was such a great experience. All the neighbors were friendly, and the $0 dog rent is a huge plus. The carpet and paint was all new, and the grounds were well-maintained. Other pluses include plenty of parking, extra carport storage, and the fact it is a gated community. Such a steal for HB! The office staff are so genuine and understanding. They always answered our questions and helped in any way they can. You never felt that you were living in a frat house. Another plus about this place is that they allow vicious breeds of dogs- rotties, pitbulls, German Shepherds, etc. I had a rottie and a ridgeback and it was no problem. Repeat Not complex fault but upstairs neighbors are heavy footed Feels like the gardeners are gardening 5 days a week=loud (plus side always clean) Old and needs updating... But again cheap No AC (was high 90's last week, I have a portable unit) Trash bins usually full -gardener dumps in trash bins too filling them faster. Unfortunately I'll be moving out soon because I need to save money and move into smaller place. Would I live here again? Yes! I've been here for 2 months now and so far I've very pleased with my experience. My bf and I live here with our two dogs and are extremely happy. The complex is always quiet, the grounds are always maintained, and there are so many happy dogs here. I just love it. I would highly recommend the Sandpiper Apartments in HB to anyone, especially those with pets. I moved out last month (9/12) after living there for over two years, and had a very pleasant experience. It's a great place for anyone with a large breed dog, and the location is very convenient. The management team of Kimberly and Tina were always professional, fair, consistent, courteous and friendly during my time at Sandpiper. I have to say that I do not agree with the negative reviews posted here regarding management, and have to wonder what else was going on with those individuals. Nor did I experience any of the other negative issues/comments shown in other reviews posted here. Yes, the water was turned off for maintenance at times, but it was never an issue for me. Our two cars were never bothered in over two years (nor were any of our friends and neighbors cars). It is definitely not loud, either. Overall, Sandpiper is a quiet and pleasant place to live. Four years ago my mother passed away and my landlord raised the rent at the house my sister and I lived in with my mom. My sister and I couldn't afford it by ourselves so we were forced to move with our 11 year old Labrador and 10 year old dachshund. We luckily found The Sandpiper on Craigslist who accepted big dogs AND didn't charge pet rent! We came and the grounds were kept so nicely with freshly planted flowers and a cute kept pool. In our newly dark world this place was our light and saving grace and most importantly our new home. Three years of pure bliss of heated pools in the spring and summer, holiday lights and decorations during the holiday seasons. On a Tuesday, in November 2019, my sister left our home to work with the apartment looking pristine and clean. I came home and decided to make dinner and do laundry I left the grease on too high for too long and the fire alarm went off and a huge fire combusted in my kitchen. The kitchen was on fire! I screamed for help as I had to save all of my animals. My small community came running, helping with my pets giving them water and shelter. My other neighbors came running from their homes with fire extinguishers putting their lives in danger to keep the fire contained. I Thank God they did. Saving all of my family photos and special memories of my mother. My sister and I had to throw most of our belongings away. Instead of leaving my sister and I in the dust the manager Kim and Melissa gave us an empty apartment and let us pay that rent while they told us "don't worry we are going to fix everything!" They did. They gave us back our apartment with new floors, walls, windows, doors, bathroom. It was beautiful. We were so happy. We enjoyed the summer and our lease renewal came and they didn't raise our rent! We decided to move because we were in need of change and to move closer to family. Management is awesome and I am not just saying that. I have lived at other apartments where they just want my money and that is it. At sandpiper the Managers here really genuinely care. These apartments are very quite and clean. If there is any type of issue the maintenance team is on it. This place is kid friendly too a lot of kids at the apartment that get along well it seems like. These apartments are also pet friendly and the owners are responsible. Great community, close to the beach, affordable price, no crime, great management, threes a pool, and great people. I would highly recommend to anyone considering a great place to live. read more

I hate living here!!!!!!! They've shut the water off 5 times this month. They don't even give 24 hour notice each time. On the latest notice it says the water will be shut off at 12Pm and will be back on at 4pmThe office manager is rude as hell!!! There has been 8 cars broken into, a car was stolen, storage spaces broken into, kids outside in the middle of the night smoking weed, having sex on cars, drinking and being loud and annoying, and they need to renovate these apts. I would never recommend anyone living here. The ONLY good thing they offer, is no pet rent. They pay for water but what does that matter when they shut it off every month at least 2x a month? I have lived here for about a year and I have nothing but good things to say about this place, the management, and the tenants/neighbors. Contrary to other reviews I've read, never seen rats, never had bug problems(I'll go out on a limb here and guess these people got evicted). My microwave didn't work the day I moved in, but was fixed the next day. In my experience, the management does a great job. Always smiling and nice and asking if everything's ok. Neighbors are cool, maybe a little loud once in a while, but not after ten. A good place for kids to play, which never bothered me. It's nice and green, especially in the summer. First of all, the facility is very clean and well maintained thanks to the great maintenance team and because of rules like No Smoking it is family friendly. The community is great with lots of nice neighbors. The management is wonderful, whenever there are any issues they resolve them quickly. I want to write an honest review. I lived there with my husband from 2012-2016. The first two and a bit were good, the apartments are decent and priced accordingly and they are OK with most dog breeds. However, near our third year Kim made our life incredibly difficult. All of a sudden she accused our dogs of barking, so we got bark collars for them and even got a web cam so if they were barking she could call us and we could see it was our dogs. We did this because even after we got bark collars for them she still claimed they barked, however, she never once called at the time our dogs were barking- only late in the evening or the next day and she'd complain. This went on for a year and then she denied renewing our lease- which turned out to be a blessing! We found a home to rent and our dogs are super happy- zero complaints from neighbors. So I know Kim lied, I really don't know her reasons or motives for wanting us out but be wary that if Kim wants you gone for whatever reason, she will make your life miserable. I can't believe she hasn't been fired yet honestly. The apartments were fine apart from her being a terrible human being. read more

I have lived in several different apartments, both corporately owned and privately owned, and Sandpiper is by far the best. We are going on our fourth year here and we have never had a problem. It's a quiet complex that is pet friendly and well taken care of. The community is gated and there are cameras, so I've never felt unsafe or worried about our cars. There isn't any air conditioners but, given the proximity to the beach and the large windows, we have never felt the need for one. Any time something needs maintenance, someone is over within the day and fixing it without any issue. I would definitely recommend Sandpiper! Tons of great food spots in the neighborhood, just a few minutes from the beach without the beach costs, and helpful, friendly management. A++! read more
