I lived here from 2019-2025 and I absolutely loved it. Staff was amazing Shout out to Ruth who unfortunately no longer works in the office. I initially lived in one of the outer apartments right next to the garages/dumpsters, but moved to an upstairs unit that was in the middle of the complex, Unit J1. Highly recommend both upstairs and middle complex because of the foot traffic and garages opening and closing. The walls are thin, that's just apartment living. Luckily I got one neighbor who was never home and my downstairs neighbor didn't mind my clogging practice. Really convenient having both in unit washer and dryers and multiple laundromats around. I never had an issue if I wanted to wash my duvet, the were never full. They also have a filtered water bottle filling station in the laundromat over by J1. Not sure if they have them in the others in the complex. (you're welcome). Sometimes I drive by just to reminisce on old times. The only small issue I had was with my deposit. When I moved out they tried to charge me for a cleaning fee, but I left my place spotless. Management companies in CA can charge a cleaning fee, but only to restore the unit to the same level of cleanliness it was in at the start of your tenancy. They cant cover "ordinary wear and tear". I ended up getting it refunded no problem, but just something to watch for. read more

Office doesn't take too much concern for people parking in loading zones. Car was parked for 30 min when I notified office that I needed to move something heavy and would like to use loading zone since more convenient than walking all the way to the car. Car stayed there for over 2 hours after making my concern to the office. They never sent out a notice text to all the tenants (like the normally do if someone is parked in wrong parking threatening to call towing). They took zero accountability for my concern as a tenant. read more

It's been a week since moving in and it's been wonderful. Such a quiet and clean neighborhood. Everyone has been so kind and friendly! We love it! Terik has been amazing from the beginning during our tour and after moving in with answering all of our questions. Shout out to Serena Vista--office staff, maintenance, grounds, and management--for this community's friendly atmosphere and efficient upkeep. They work hard to maintain and upgrade units. Many have in-unit washer/dryers, and refrigerators are now included as well. What a plus! A few lucky residents have private yards, and everyone enjoys the upgraded pool and gym, as well as a small dog park on the premises. Serena Vista is family and pet-friendly, and many of the residents have lived here for nearly a decade. We stay for a reason. We love it here. The entire property has been newly painted and landscaped recently. SV is secluded from busy streets and freeway-close. It's the best of all worlds! read more

Walls are SO INCREDIBLY THIN. I have the misfortune of living next to someone with a sound bar and can hear everything on their tv. Their bass shakes our walls. I have lived at Serena Vista for 5 years now, they have done many upgrades to make the grounds look beautiful, I love living here, I feel safe, and I like my neighbors, Jose is are maintenance man , he works so hard to make sure he takes care of us tenants, I'm thankful we have him, the Serena Vista staff are also very welcoming. There are much nicer apartments in much nicer areas for a similar price, especially if you look into renting from private landlords. We moved to a gorgeous place in the Woodbridge area of Irvine for only $50 more a month. We wish we had spent more time looking into nicer options before committing to Serena Vista. A few considerations: - The area is much sketchier than it used to be. Many people live in creepy vans on this block. When you park far away--which you have to, because parking is so difficult--you often have to park near these vans. Homeless people often rummaged through the dumpster right around the corner of our apartment. I was once slapped by a man in broad daylight. I felt unsafe being out alone after dark. - We had mice and a major water leak from the ceiling in unit E-4. The on-the-ground maintenance team was great and handled these issues as best they could, but the issues were extremely unpleasant to live with nonetheless. The buildings are old and require tons of maintenance. The water is frequently turned off for hours at a time on short notice. - The 2bed/2bath layout has very little natural light; we commiserated with neighbors about feeling like we lived in caves. My mood improved greatly upon moving somewhere with more natural light. - Leases are only 9 months, after which your rent is raised. - The kitchen is tiny. read more

My experience at this apartment complex has been a mix of pros and cons. The building itself is older but has been renovated to give it a newer appearance. Unfortunately, the thin walls are a major downside, as noise from neighboring units is easily heard. My husband and I live on the second floor, yet we can still hear our downstairs neighbors, including when they use their bathrooms (water running, toilets flushing, etc.). Since moving in a little over a year ago, we've had several recurring issues with the water heating system, and the water is frequently shut off with very little notice. Additionally, the paint job throughout the apartment was poorly done--cabinets were not properly sanded before being repainted, leaving surfaces sticky and prone to getting dirty quickly. Even the paint on the walls chips easily, despite careful handling. The closet space is small, and the kitchen has limited cabinet space, requiring us to purchase additional shelving. The kitchen sink also causes water to puddle on the countertop. The gym is quite small, only allowing space for 1-3 people at a time. While they recently renovated the flooring and added new equipment, I wish they had expanded the space. It's also awkwardly attached to the leasing office, which has large windows looking into the gym, making it feel a bit uncomfortable while working out. The pool area is similarly limited in space. One thing to note is that upon signing the initial lease, they only offer a 9-month term. After that, you have the option to go month-to-month or commit to a full year, but beware--your rent will likely increase with either choice. Ours went up by $110 after just 9 months (a 4.87% increase from our initial monthly payment). If I knew, I would have opted for them to install the washer and dryer prior to moving in. There are, however, some notable pros. The complex is nicely tucked in the corner of La Hacienda Ave, offering a quieter environment compared to busier streets. The landscaping is maintained fairly well--there's always one dedicated worker here daily, cleaning up the grass and plants. The building itself is not hotel-style but has a cozier, condo-like feel. Shared garage spaces are available for personal parking, which is a great convenience because parking on the streets are difficult. Which is on the downside - parking on the streets outside is extremely challenging, especially after 2 PM and on weekends, as the area is surrounded by other apartment complexes. Despite these challenges, the leasing office (Alan, Ruth) and maintenance team (Jose, Louis?) have been quick, responsive and helpful. However, for the price we're paying, there are many aspects that could be improved. read more

Currently been living here for a bit over a year now. This place is quite peaceful and it's a nice place to live. I wanted to write this review and give a shout-out to Jose, one of the staff members at Serena Vista! He works at other apartments under AMC management and you can tell that he's a hard worker, not to mention that he's always friendly when we see him around. Living at Serena Vista is the best decision we ever made. My husband and I have been living here for almost five years. We enjoy our upgraded apartment, the landscaping and amenities. I recently made the move to these apartments. The staff was always very helpful in answering my questions or giving me information. I have already had to request a few things (because of my own fault), and the staff quickly took care of it). The maintenance staff is staff is also super quick to get the important stuff done. I am in a newly renovated unit and would say it has everything I could need. The bedroom is very spacious for a 1 bedroom apartment. I'm not a big beach person, so the location is perfect for me. There plenty of restaurants and things to do within walking distance, and while being close to 405, there are bridges going over it if you want to avoid it. read more

I lived here for about 2 years and honestly it was OK. Better off going to Park Pacific (same apt layout but $500 cheaper) or Crystal Springs - a bit pricer but professional customer service. Be prepared to wait 2-3 days for maintenance to complete your service request, and if you're looking for a 2nd parking spot, waitlist can take up to 6 months. Oh also, if you have a concern and decide to contact AMC corporate and speak with the "Regional Manager" Annette, don't be surprised if she starts making unnecessary lawyer threats when you're simply trying to get a straight answer about a question regarding your lease. This was just my experience and things I did not like, there were some positives like a big pool and being able to pay directly with your debit card at the washers/dryers but really does not compensate for the negatives. read more

My wife and I just recently bought our condo. But Serena Vista became our home for over 3-yrs. We moved here during the pandemic. And eversince then my wife and I literally lived in our apartment for 2-yrs with VERY minimal outings due to fear of catching COVID-19. But I must say we loved our cozy apartment. Not to mention Ruth our apartment manager was very accommodating. She made our move and stay an extremely pleasant one. And every time we had a work order created the staff were quick to respond and fix our issues. We never had any issues with our neighbors as they were super friendly. Plus the apartment complex and community was very clean and safe to walk around at night. We will miss this place. Lots of memories were made here for me and my wife. read more

I've lived at Serena Vista for close to 4 years. I moved in Nov 2016 and moved out on March 2020. I am very appreciative that SV gave me the opportunity to rent even though my credit history was terrible at the time but they still took a chance with me. My goal was to build renters history and leave after a year but life happened and I ended up staying for almost 4. We recently moved because my fiancé and I purchased a house. Staff: The management staff has changed a few times over the year but Ruth was there from the beginning of my lease until the end. I was actually Ruth's first tenant she leased to. The staff has always been warm and welcoming with open doors. Maintenance: Jose and Sal are the 2 maintenance guys and they are always around. I know you are suppose to put in a work order if there are any problems but Ive always just flagged them down whenever I needed anything and they were always there to rescue me ( fork in the disposal, spoon in the disposal LOL, glass in the disposal, locked out the garage, changing any bulbs and the list goes on) They are a fabulous team. Safety: I've never felt unsafe at SV. There are quite a few dog owners living there and dog owners will become friends with other dog owners, so there will always be somebody I know when walking around ( even at night) I've never had any issues with my cars. I had 2 cars - one garaged and one street parking and never had to feel like they were going to be broken into. Thank goodness. Moving out: The only thing that sucked was that I had to give a 60 day notice when moving out. Most places require only 30 days but with AMC ( the management that owns Serena Vista) they require 60 days. The moving out process was a breeze and I got my deposit back today! It took exactly 29 days to receive my deposit back. Overall: I give Serena Vista 5 stars because their apartments are really nice inside and out compared to other places in Fountain Valley! Awesome staff, beautiful exterior, friendly people and great location. read more

5/5. If you are looking for a great apartment complex, you have found it! I have lived in a lot of apartments, all have been average. Serena Vista is very different! The complex gets regular updates and improvements, the landscaping is serene and is always maintained. Maintenance requests are always handed within a day or two. Allen, Joelle, Ruth are always extremely friendly and helpful. The rent is at or below the surrounding complexes (as of 2021 when we moved) and those are no where near as well maintained, updated or cared for as Serena Vista is. Definitely recommend! read more

We are very happy to live here as Serena Vista Apartments. The complex is quiet and clean and feels very far from the business of OC. Ruth and the office staff are very welcoming and put in extra effort to make their residents feel cared for. They do nice events for the residents throughout the year and always ask if they can do anything to make the apartments better. Jose and the maintenance team are great. I've lived in four complexes in Orange County and this one is the best. The location is safe and quiet, and while I do occasionally hear my upstairs neighbor (as expected) I do not get noise from the apartments on either side. The only complaint I have is that the grounds maintenance during the day is distracting since I work from home but I have learned to work around it. Maintenance has always responded quickly and the price is very reasonable for the area. read more

I have been living in FV for over a year and needed to move ASAP and so happy to find an open apartment with Serena Vista. Joell has been so helpful with everything. Always so quick with all questions we have. She definitely help made the decision easy for us. The place is pet friendly and we love that. The apartment itself is very spacious and not to mention we have our own balcony AND WALK IN CLOSET. Plenty of parking spaces for everyone. The apartment is in the middle of restaurants, shopping centers, and freeways and we cannot wait to start a new journey here. read more
