We were in building 8504, and our building managers were Carolyn and Nilda, who were both excellent. -The apartment was in great condition (fresh paint, new carpeting, kitchen and appliances in great shape). -Their price is very good for the area, and all utilities (water, gas, electric, garbage) and parking were included. There was also a small monthly charge for our dog. -The community is mostly young professionals, graduate students, and young families, and the community is quiet, clean, and safe. We never had problems with noisy or inconsiderate neighbors. -The location is good- not quite as close to metro and downtown as other places, but close enough. It was a 13 minute brisk walk from my building to the metro, and about a 20 minute walk to downtown/center. -The amenities were excellent. There is an ENORMOUS outdoor pool, and a large gym. While we were there, the gym was often not in good shape (broken treadmills), but they are renovating the gym and it will reopen sometime in 2019 or 2020, and I'm sure it will be fine after that. There are also tennis and volleyball courts, grills, and playgrounds. There was a convenience store in the community which closed while we were there- it was really nice to have that and hopefully Summit Hills allows another one to open up. The basement laundry room in our building was fine- clean and in good repair. There is plenty of parking. There are even food trucks that come to the community 5-6 nights/month. -The dog parks were amazing- they had three separate 50-100 foot dog runs. This was possibly my favorite thing about this community- dogs absolutely love it there, and there is usually a core group of about 10 people who take dogs there every evening, and many more people who bring dogs occasionally. -The maintenance staff are outstanding. They replied to issues within 24 hours, and often within hours. They do a good job of keeping insects and mice away. In an entire year, we only had a mouse in our apartment two times (both times, exterminator caught them within a day), and never roaches or ants. The groundskeepers keep the community clean and neat. -The management was very helpful and accommodating with all of the administrative stuff, from leasing, to moving, to maintenance, and they refunded our entire security deposit. I would like to respectfully disagree with some of the negative reviews that I have seen about Summit Hills, as follows: Community: I never encountered bad (or smelly cooking) neighbors- the community are young professionals, grad students, and families. I occasionally smelled a little pot or cigarette smoke outside or coming from some apartments, but it was infrequent and really no big deal, and honestly you will find that in any apartment building in Silver Spring. Insects/mice: I did not have any problems in building 8504- I actually found it amazingly insect-free. I would see a dead cockroach in the basement maybe 1-2/month, which is nothing, and the fact that it was dead means there was effective bug treatment, and the dead one would be swept up by maintenance that day or next. We had a mouse in our apartment just two times in a year, and never a roach, and the exterminator responded quickly each time. I strongly disagree with reviewers claiming there is an infestation problem at Summit Hills- I found the exact opposite to be true. Management: Consistent with what other reviewers are saying, there was a change in management or ownership while I was there, and things seemed to running less smoothly for a while, but management was always reasonable and helpful to me. They let me extend my lease for 1 week to accommodate a mid-month move, they processed my move-out paperwork correctly, and they refunded my entire security deposit. I have no complaints about current management. Summary: I give Summit Hills a resounding 5 star review.

Rodents dead in…read morethe halls, roaches everywhere, and management just slaps a couple of glue traps around and calls it a day. Mold and filth so old it's clear they don't even clean the apartments in between residents. Not only are you paying average prices for the area to live in what amounts to squalor, but you can't even have function AC while you do it. I have spent $400 on air conditionings because this place refuses to fix the ones in the apartment and it still is over 80 degrees. I end up turning off the apartment AC because sometimes it's hotter on than off! In 85 degree weather! The day we moved in we asked them to look at the ac and we were told that it was working. It was 92 degrees in the apartment. If you choose to live here I hope you have your own portable AC, especially because you will need something to deal with the humidity. Once, we asked them to come check how humid it was in the apartment (we had dry pasta and rice spoiling because of the humidity and standing water in the light fixtures) and they just responded with "yeah, it's probably humidity" like no shit. They will also enter your apartment illegally. They entered without any notice to do non-emergency maintenance and which was a huge problem because I have a job that requires HIPAA compliance. When I called several times to ask to speak to management they never contacted me. The resident services phone number they give is a place where you can shout your issues into a void, never to be heard. Another huge issues is the laundry. First, the washers and dryers are always breaking or broken, and rarely fixed. They will not give you a refund when your clothes are in a washer or dryer and it breaks, so you will waste so much money on laundry that doesn't even get fully clean when in a working washer. There's active orange bacteria growth in the laundry room sink. I have named him Germy (pronounced like Jeremy), and maybe the highlight of my time here has been watching him grow because it's honestly the cleanest thing I've seen in this place. If you make the horrible, horrible mistake of living here (I'm in building 8504) please check on Germy, I feel a little bad for leaving him. On what is a potentially related note, I have had to go to the dermatologist because I have been having reactions to the amount of mold in the place. I HAVE HAD TO SEEK MEDICAL ATTENTION DUE TO LIVING HERE. It's just honestly so unbelievable. This place is so scummy, scammy, and really needs to be shut down. Please don't live here, I promise you anything is better. I will happily answer any questions you have if you are on the fence. Save yourself the most stressful year of your life. The only two positives I can think of are the gym has somewhat decent equipment, and Orlando, who is a maintenance worker here, really truly tries his best in what is clearly a terrible situation to work in. I really wish him the best and I hope he finds another job, this place does not deserve him. What's so surprising is I actually had a decent experience at twin towers which is also run my southern management. Alberto there is really kind and willing to help fix things, and the buildings are about the same age, so the difference in experience I had is shocking.

I hear what sounds like a TV from somewhere sometimes but if I am trying to read or otherwise relax, I just play white noise on my speaker & I'm good. Maintenance is extremely prompt & I love having an in unit washer & dryer. I don't participate in all of the activities, but I do enjoy the book club. Last week, I was at the desk when an Uber Eats delivery came in close to 9:30 pm. The delivery person was upset that Danielle would not allow her to take the food upstairs. It is Central's policy that delivery agents are not allowed to go upstairs after 8:00 pm. Though Danielle called the resident and offered to take the food to the apartment herself, the delivery person still demanded to take it upstairs. The delivery person called Danielle names, belittled her role, raised her voice, recorded us, and refused to leave the premises. Through it all, Danielle remained calm, kept her voice at the same low conversational tone, and repeated the solutions she initially offered regarding the food delivery. I was impressed with Danielle's response to the aggression. This went on for about 30 minutes until the delivery person decided to leave. Before and after the delivery person, Danielle was also trying to keep the front doors closed. One of the doors did not close once opened. To prevent non-residents from entering, she tried to get residents to use the other door. Despite putting up signs, the residents kept leaving the door open. She got up to close it several times in between responding to residents seeking assistance all over the building. She eventually resolved the door situation by putting a flower pot to block the malfunctioning door. She maintained vigilance via the cameras and greeted everyone who entered the building, allowing her eyes to rest on each face. It was a noisy and chaotic night. I was both stressed and concerned for her safety. She is also brave! I have witnessed her in the past go into the garage after 11:00 pm to evacuate a man who snuck behind the second gate to sit there. I walked with her before going home because I was concerned that he would get aggressive. He did not. I told her that she is brave to have planned to walk out there alone with no one else around. I also praised her for her endurance throughout the chaos.

    I liked this place the first year of living here. Even renewed. But then shortly after renewing the…read moreoffice stopped caring. The roach problem got so much worse. Used to just call out them once every month or two to do a spray. Now we need to almost weekly. People have started trashing the halls, leaving trash all over, and now we have move and giant roaches instead of just small ones. Pest control has said that other apartments are downright disgusting and that ours is fine it's just being in same building as those. The apartment needs to do inspections and enforce cleanliness. Put cameras and see who is trashing the halls. Plus people let their kids run and scream in the halls, prank knocking on doors, and even riding their electric scooters down the hall almost running others over. The only good thing is the fact it's a fairly safe building and there is a code to enter the building and your apartment. But in the transition months like March when it's getting into the 80s they still don't turn on the AC so the apartments get up to literally 92 degrees.

True, the neighborhood is not fantastic, but the community itself was very safe (locking exterior doors), and my experience with management was great. Robert was especially helpful, even coming to rescue me on Xmas eve when my key fob needed new batteries. I once dropped my phone down the elevator shaft, and the maintenance staff retrieved it for me and didn't even call me an idiot! Win in my book. I also had to technically break my lease and move from a 2-bedroom to a studio due to extenuating circumstances, and they allowed it since I was staying in the building. Excellent customer service, and the help ticket requests were always prompt, within 24 hours, which is unheard of in many apartments. Hardwood floors throughout and spacious units, the only thing missing is in-unit washer dryers. There's also a small gym and a pool for residents, and there was a cute "dvd rental" in the main office for free. They also sign for your packages so you have to be able to go get them. I have a lot of great memories at Suburban Hill. It was my first time living there and have nothing my great things to say about them. Highly recommend.

A family had to move out and the neighbors next door had to move as well. We then had to endure construction for well over 6 months right above and outside our window. Then we have always had issues with the management. There have been like 4 property managers since 2017. The new one is clueless & doesn't know how to handle the building. Over the past 7 months, my emails to management have been mostly ignored. They were in the middle of an owner change. The property manager quit and they fired someone I loved who worked as a concierge. Then the temporary replacements were horrible to deal with and they harassed me several times for being in my car out front of the building. I was told to move several times and to go to my parking spot. There is no WiFi in the garage. They also came to my apartment to harass me for noise and then called the Crisis Center. They then threatened me with legal action for crying and having issues after my husband walked out on me. I have been having a really hard time and my neighbor has been harassing me since my husband left continually calling paramedics, police, crisis center, building security, etc for any little noise in my apartment. She also accused me of throwing things at the wall. Because of this, my lease is not being renewed I guess and I have to move. The management won't talk to me about it or about how I've been treated by my neighbor who verbally assaulted me and tried to come after me in the garage when I wasn't driving fast enough. The view is great. The pool is great. But these apartments are not worth the amount they cost per month. I have a small 1 bd/bath. It's fine for an MPDU, but it's pretty small to be paying over $2k. So it's disappointing that after being here since 2017, I am being kicked out. I'm also disabled which makes this a nightmare for me. They have had no sympathy whatsoever and got involved in confidential matters that never should have happened. I have so much on video and have evidence against this place, but the county could care less. I'm glad I'm leaving but will miss living here tbh. I met some really nice people and I will miss the pool, but that neighbor won't stop calling people on me continually and nothing has been done to resolve the matter. There is more, but that's the summary of how badly we've (now I) been treated here.

They were not. At all. I've had a few people message me privately about this review because they were interested in The Pearl as well. After the denial and me explaining the situation (the DISMISSED court case with a balance of 0 that was NOT on my part of my credit file but a court case dig up by Rentgrow belonged to a parent from 2012 while I was a student away at college) I was told blatantly that that did not matter and that The Pearl would not "accept me with this on my record" and that it was "up to me to dispute it" even after showing them a copy of my parents lease in Ohio, proof that I was a student in Maryland with my own lease, a spotless credit and rental history. They did not budge and would not even speed the process along with rentgrow or verify that rent grown passed documentation along to their vendor. The business owner's response is misleading. Especially since after the dispute was finished and ended in my favor they wanted me to REAPPLY all over again and start the entire process over instead of just working with me to choose another apartment that was available since I had already gone through a credit check, paid a deposits, fees, etc.

Overall, it just wasn't worth it to live here over almost everywhere in Silver Spring. But when the car thefts started happening, that confirmed for me that management didn't give a damn about their residents or their safety. They did absolutely nothing when our car got stolen from the lowest level of the parking garage--not even a response when we emailed them. I had to call for a manager at the *other* building this management company manages, Eleven55 Ripley (or, rather, text because no one is available to talk on the phone from the leasing office at either place) to get someone to address our email FOUR days after we first contacted them about the stolen car. Since then, other cars have been stolen, broken into, or had other damage to them. In the cases of a few people I've spoken to, they haven't heard anything from management in their cases either. The parking garage never felt safe to begin with and there's never been security here. But with this going on for weeks now and still no response from management while still having to pay for parking in the garage, this could spill up to the safety of residents in their units or more totals in damages that we would be responsible for. It's been one of the most stressful experiences I've ever had to deal with (and am still having to deal with, and I wouldn't recommend anyone live here or at any other building UDR manages.

The leasing office and front desk ladies were all very helpful and kind throughout our short stay. The amenities are great - their gym pretty much has everything you need, the best part being a door to the outside if you want to cool down. Their club room and roof are just so gorgeous. It would be an amazing space to host any small event! That aside, the noise from Kaldi's is just unreal. I don't understand how a business can be allowed to run without sound and/or bass proofing! You can hear everything in your apartment if you face Kaldi's and it gets LOUD! Not only do you hear loud music and bass almost every night until 2am, you then have to deal with drunk people outside once Kaldi's closes. I honestly wouldn't recommend living on that side of the building if you like your sleep. I would suggest you look at apartments on the North side which seems to be way more peaceful.

    i was falsely told that medical accomodatipns would be given regarding package assistance, to be…read moreable to bring delivery drivers and packages straight upstairs. only three months after submitting the forms i was told that these are not offered. i am now trapped in a lease, living alone ina. building that is denying all medical accomodations. i have axial spondyloarthritis, fybromyalgia, and other health conditions, most of which i was diagnosed with after moving in. my health has worsened and i struggle to walk even with mobility aids. still, all my package assistance requests and possibly solutions are shot down or ignored. there is also severe lack of training for the front desk staff, none of them can answer even basic questions regarding parking or logistics. there is such a high turnover, new staff members every 1-2 months. i am disgusted by the lack of communication and staffing within this property.

I have lived here for a little over a month now. When I moved in, I had to clean my own apartment since they did not clean between tenants, I currently have toilets that do not flush properly, a furnace that rattles likely because the blower needs to be serviced or their a loose panel, they initially tried to make me sign a fee replacement for ADA related items that was four times the normal price, and I've unfortunately realized at this point with a dishwasher/disposal system that doesn't work correctly, a stove that I have to Jimmy to turn off etc that the reason why the workforce and mpdu housing for this complex is always available is because they treat us like we don't matter since we don't pay as much in rent. They also advertised this as a two bedroom but there are no windows or other egress in the second bedroom and no heating elements in the bathroom. It's definitely not a good feeling to know they were willing to sacrifice safety for those of us working class folks. I moved here after leaving a rental that flooded. I should have done more research. Lesson learned, this year can't be over fast enough.

A great LEED Certified building with all concrete construction that is very solid, private and quiet. They recently redecorated the lobby and lounge with all new furniture and finishes. They just replaced all the treadmills, ellipticals, stair climbers with new state-of-the-art equipment in the two story high fitness center, and even added two Peloton bikes with free membership for residents. A huge rooftop terrace includes tons of seating options, three gas grills, a gas fireplace and a gas fire pit, and community herb gardens, all overlooking the incredible skyline of Bethesda. The Flats is in a perfect location in Bethesda Row, close to everything, with a WalkScore of nearly 100! We rarely drive our car, there are just so many great restaurants, cafes, shops and parks nearby. Bozzutto does a great job managing the building and scheduling special tenant events. The Flats is a very social building, and a great place to live. It's not cheap, but in my opinion, well worth it. Highly recommended!

But, over the three years I've lived here, it's gotten really bad. The garage has been broken in some way for over two years. Currently the gate is broken and anyone can drive in, with no plan to fix it. Before that the garage door was broken, and management either refused or didn't want to fix it for almost an entire year. Nearly 40 cars were broken into, and the residents withheld their parking payments through the county to pressure management into fixing the issue. The management begrudgingly fixed the issue but it took several months. The walls are pretty thin, and most people are reasonable and respectful of their neighbors. But my neighbor would scream, groan, and slam the walls at all hours of the day and night. It got so bad I had to contact and tell management/concierge three times. Some of the concierge are nice and go the extra mile sometimes. However the building contracts through a temp agency and the floaters we get vary wildly in quality. Apparently there was a new concierge who isn't here regularly and stole people's packages in his suitcase, and was later fired. The residents have at this point made a Facebook group to share information about these things, and one resident had hundreds of dollars of things stolen by this person. Out of everything here the communication is very minimal and it's hard to find management in the office. What I will say is that the direct management tries to throw events, but because the upper management doesn't support this building they don't get money for it which is unfortunate. Some residents in the building have also begged for money from the other residents and literally right outside the building. I'm giving this a one star because I don't know how this could get worse, but then we had cockroaches crawling out of our shower drain. They're everywhere in the garage and there's mosquitos there as well. The ratings for this building are out of date, and from when it was better looked after. I wouldn't recommend coming here. They used to have no vacancies and it was hard to get a spot, and they now have 9 vacancies and people are moving out left and right. We just moved out, and the process was fine except they didn't inform the concierge someone was moving that day, and they were new so they didn't know how to operate the dock and elevator. Now I'll say they did their very best to help me, but I had to call my friend who works concierge and teach them. They got left out to dry by management and it shouldn't be so hard to show someone how this works. If I hadn't done what I did, I wouldn't have moved full stop.
