We just had a house built with a conventional foundation. Right before we moved in, we noticed some…read moreof the floors were not level. The builder said it would be easy to fix and he would send the carpenter back out. Well if the carpenter didn't do it right the first time, then I want another opinion of what's wrong with it so I know what has to be done. I called Olshan. They sent Marty out in February to look under the house. He told me the work looked terrible and he didn't know what to do to fix the house. He said it hasn't even settled and he doesn't know how to fix it. He told me to get an engineer and he'll do what the engineer says, but he just walked away with no estimate or anything. At first I thought this is what these guys do. Floors and foundations. Mine are in bad shape and they don't know how to fix it? It took me a while to understand that Marty did the right thing. Honestly and integrity were the reasons for him walking away. He just didn't explain it well enough for me to understand. If the structure is built properly, and it settles, you can put it back where it needs to be. If it's built wrong to start with, you can't twist it into shape and fix it. I am the victim of a shoddy contractor. The engineer I hired said that my house does not meet minimum code requirements and that it was built so bad that it has to be torn down. It has many major structural problems. Im writing this review in August and we've only been in the brand new house 6 months now. Olshan was out right before we moved in. He realized that this house would never be right if it was built this poorly. I just didn't understand yet why they can't "fix" it. We recently had two of Olshan's competitors come out. They gave us crazy, ridiculous priced proposals for all this work to "attempt" to fix it. The contracts actually say they will attempt it. And they will not guarantee it will be level. The engineer told me this house cannot be fixed without tearing it down. Olshan's competitors want to take advantage of me for work that will not solve our problem. Marty at Olshan did the right thing. I got taken advantage of by a builder, but not by Olshan.

We are so glad we met them and can no longer hear the cracking and feel the unsteadiness underneath our home. Superb job indeed and will be recommending them to friends.

I have lived at Southcrest Lake Apartments for over two years. It looks great but structure of the…read morebuilding is not. I have complained three times about the floor squeaks above me getting worse. The third time I held rent for most nights I started having to sleep at motels or friend houses just to be able to sleep. I can't afford both. I'm paying over a thousand a month for a home where I should be able to sleep but can't. After three weeks of doing so I finally received a promise that as soon as the tenants above me move out they would look at the floor for repairs but will be over a month. After hearing this from office staff, I went ahead and pad my monthly rent along with a late fee just to find an eviction notice/ court papers on my door the next day. Previous problems also with water, not having any hot water over a week in the middle of winter. I hear full conversations of my neighbors and know all their business so I try to keep on the radio to muffle their voices. The squeeking floor however ... there's nothing to drown the noise out. My rate appearance 10, staff friendliness 8, staff service when maintenance is needed 3. Privacy 0, structure of building 0, well being while living here 3. No sleep leads to all kind of health issues/well being. Another service I pay for and can't use is the pool. I have been in two times and both times came out with oils all over me. Most days you can look at the pool and tell the water is not circulating and you can see a layer of the oils on top.other issues since day one of moving in. Toilet seat still not fixed but is ok I have two bathrooms I just use the second one. and the stinch of smoke. They did try to purify the air for the smoke problem and the apartment had fresh paint on the walls however not in the closet where heat:air unit is at. I have suffered everyday while being here with allergies. Summer time I just open the doors and windows but winters are rough. When I do stay somewhere else and open my suitcase the smoke smell really hits and I am reminded of how bad it actually is.
