This place deserves multiple positive reviews but here's the first…read more We were searching for a place near Caddo Mounds before moving on to Mammoth National Monument and found Southern Pines RV Campground on-line. This is a very nicely thought out new RV Park. The couple that owns it provides personal and friendly service. We would stay again when in this area. I called and left no message but was called a few minutes later which is nice and she requested I text the info (e.g. dates, size of RV) and to expect a callback in about half an hour for payment info and this happened as promised. They sent several e-mails two of which I could electronically sign or sign on arrival. This provides them some legal protection which is probably the way new parks will be administered. I was also asked if we had a pressure regulator and was offered a loaner if we needed it. When I mentioned they are near Caddo Mounds she reminded me it was about 30-40 minutes away which is another example of her being straight and helpful. She asked when we'd arrive or if we'd text so she could meet us but it would be fine to just drive to our assigned site. It is very easy to locate your site here. This place is well designed. There are thirty pads of which two are pull-through. The way the pull-thru sites are setup I think it would have been easier to use a back-in site (who am I to judge having pulled into the pull-thru twice however the guy in the other one said he had an issue too) since there is a lot of space in front of them. A small number of back-in provide the possibility of your rear coach tires going over a sloped end so if you get one of these back up slowly with an observer out back. Even the practical amenities are designed nicely here. The fence, Wi-Fi towers, space lawn lights and concrete road and concrete site pads are all nicely done. Every sight has a nice picnic table. There are communal fire pits one of which has a concrete picnic pad and they are working on the laundry room which looks like it will have two dryers and two washers. Kids ride bikes around the loop which is all inside the fence and has a 5MPH speed limit. They also have a couple of unique swings. Walking beyond the gate is following a state highway so the walkability for most is inside the fence. They have a dog park and people use it. There's a service station selling gas and diesel you can see from the park entrance. The park is on the same state highway but the background noise is minimal. They offer some discounts.

The first night I noticed an earwig on the bed but no big deal. Second night came to the cabin and the ROACHES were on everything and even in the fridge!! Immediately messaged the owner and crickets. No response. Not even a sorry about that. Figured he's older maybe he's sleeping but no. Still no response on Sunday morning nor Monday morning. Hundreds of LITTLE ROACHES hiding in the baseboards of the house. DISGUSTING! Figured maybe he didn't know about the situation but his silence speaks louder than my screams when a ROACH touches me!

Only real negative is the that the majority of sites--especially lake front--are super not level, even though the website says they are all level. First time our automatic levelers wouldn't work. Had to use a total of 20 leveler blocks to get the back end of our 25' RV level. There are a few level spots, but you can't tell from the website. Quite misleading. We'll go back but only if we can get into one of the few level spots we found.

There are fully furnished cabins to rent, and they even have glamping tents with air conditioning! Cabins and glamping sites are kinda spendy, but with all the amenities available, the beautiful grounds and really nice and helpful staff, its a good value for sure!

With exception of the huge oak by the office. The lots are nice and level. The staff was very kind and inviting. But it's just, lacking when it's so incredibly hot in Texas summers. I realize trees are expensive and take forever to grow. But make the investment! It'll pay off dividends. The park had what looked like a nice pool. Had a little horse pen setup for your dogs to run around in. One great thing was the grass in-between the sites didn't have any sticker burrs in it. So the dogs feet were thankful for that. This place is going down hill fast. I've been coming here for years, since I think around 2008,…read moremaybe longer. You would come in, pick your site, let the ranger station know and you were done. Now, since a couple months ago, they changed it to where "a computer" would pick your site for your, which would be good if all the sites were the same, but they definitely are not! Some sites are paved, some are rock, some long or short, some easy to get into, some not. They basically took your choice away! Before, if you got here and all the "good" sites were taken, that's the luck of the draw. Both times since they changed to this I've had to ask to change the site, first time, I couldn't get into the site if I wanted to. Second time they put us in a site we definitely did not want. Now, they put up a sign no drinks in the edge of the pool, no exceptions! A lot of people go to the pool, stand at the side, drink whatever it is, chill and have a good time. So now that choice has been taken away. I can understand glass containers, glass and pools don't mix, so punish those people! We have loved this place for years, but it's getting to where we don't like coming here anymore. Some of the employees are nice, some not so much. Some of the employees seem extremely lazy and are just here to talk and play. Mean while, the speed limit is 5 mph, I've seen people doing I think around 25 or 30. People have their kids and dogs walking around the park and I haven't seen much to stop that. But standing around the pool drinking whatever and having a good time, the managers said shut it down! I really don't know what's happening here. Just think hard before buying a membership. The memberships can cost thousands of dollars and they can make changes anytime, whether you like it or not, and you either have to deal with it or get rid of it. They don't care what you think!
