We lived here for a short time before buying a house and were really pleased with the experience. The office staff remembered us when we had to go in or call. If we didn't find our dream home, we would have been happy to rent here for a longer period. I never used the pool but it looked really nice. The landscaping was beautiful, and I loved the little herb garden they offered during the summer months. I only had one work order during my time here, and maintenance fixed the issue first thing the day after I called it in. Overall, it was the best apartment rental experience I've ever had! read more

After spending almost 10 years staying at Terraces, I can attest that it was the right decision and I feel lucky to have chosen to stay here. The office staff was always very attentive to my needs/requests and I never felt like "just a number". The maintenance crew is top notch and anytime I wanted to get an appliance looked at or help changing a vaulted ceiling bulb, they came that day or shortly thereafter. The community is quiet and there is a good chance you will make friends with your neighbors. It is a great community for anyone from young professionals to retirees. Don't stay here! Beware! I used to stay at 1055 Eagle Drive apt 605. When I spoke to one of the maintenance guy... He did told us that Julie will nickel and dime you when you move even when the maintenance people tried to give you a break... I should've known how shady this place is... If you must stay, don't sign long contract...because if you terminated your lease early... $4700+ later.... Still get bills from them... If you don't sign long contract.. Your rate will jump suppppeerrr high . There's plenty places thats cheaper around portage lake area and much much nicer. Where should I start... 1. They never fix the gate (some tenants just love to run over the gate when they forgot how to use the keypad or their common sense). The sauna room has been broken for over 3 years... Don't let them trick you that they'll fix it... The pool is dirty, heater is broken often and always fill with kids... Lifeguards are always off duty... 2. Bugs problem is HUGE! We spent lots of money to bug proof our unit. Noise travels... If your upstairs neighbors have dogs... You'll hear those little feet all day. Oh, smell does travel! When we first moved in, the neighbor on our backside was a heavy smoker... I smelled it everyday until she moved out. Don't store anything you perishable in the outside closet... Bugs!!! The garage is flooded every time there's slightly heavy rain... Oh did I mentioned bugs??? Also, the garage is super narrow, don't scratch your car... The Garage is not worth it and parking is limited unless you enjoy a good walk in the freezing weather with snow and ice and your grocery. 3. Pot holes... Usually it takes about two or three times you bust your tires then they'll fix it. If there was a good snow storm, the plowing is terrible and still very icy... Side walks were decently plowed but the roads were not... Don't fall. Even though its gated, there's still salespeoples knocked on my doors (mostly from the electricity companies). 4. Bedrooms... Ahhhhh.... Don't close the door when you're sleeping... You'll freeze to death in the winter (buy portable heater = extra on electricity) and sweat all your fat in the summer (yay!). Our average monthly utility bills are range between 80-110 for both of us. We worked 10-12 hrs a day and virtually not home often... Wonder why its so much. The kitchen vent blow back into your apartment... There's no hood to bring the smell outside... 5. Neighbors... My neighbors were pretty friendly... Except I did encountered a particular person told me that I don't belong there and I should definitely go back to my country. Overall... Read lots of reviews. Do more research... There's plenty, plenty of apartments out there thats are under $700 but nicer. If you really have to stay at this place, I recommend that you should Just use the place to sleep and shower. Don't paint. Don't cook. Don't do anything or they'll charge you. Don't terminate your lease early... $4700+ and still getting more invoice... Ask all the questions before signing that contract... Even if you think the questions are stupid. Examine every single minor details... Make note of all the tiniest little cracks or bent on the blind or anything.... Or say good bye to your deposit. You won't get it back because they'll try to deduct as much as possible... Read between the line. Read the contract carefully... Beware!! read more

As another reviewer said, the staff is very friendly until they get you to sign. They had a move in special of a $400 deposit if you qualify. You just have to give them a $200 non-refundable deposit that will be applied to the main deposit. I have just under a 700 score so I thought I would get it. But low and behold I had to pay a full months rent for my deposit! I told them that was a joke. Her response, "well you can go somewhere else and we will keep your money", the $200 plus the $35 application fee. They also gave us a $50 a month discount. But guess what? If we leave early we have to pay all of it back, the full 12 month's worth, not just the months we stayed. A few days after moving in we noticed a some minor damage to the apartment we didn't notice at the walk through. We took pics and went and showed the office people. She asked, "why didn't you mention it at the walk through?" as if we caused the damage! They do have garages, but they are an extra $40 a month and they are very tight. There is only a couple of inches on each side of the mirrors. The kitchen has four small drawers. The bathroom has no drawers nor cabinet space. Lastly they use the cheapest stuff in the apartments as is possible. The toilet lids don't even stay up and the refrigerator is pretty much the smallest they could find. I do like the fact that they have high ceilings, a walk in closet, a dishwasher, a disposal, a swimming pool, a workout center, and an electronic thermostat. read more

Management makes promises to get you to sign a lease and then they don't follow through with them. Nichelle in the office will also be sweet as can be until after you sign and then her true personality comes out. Maintenance does the bare minimum to get by. This last issue was the final blow that prompted me to write the review. Had a honey bee nest near my front door that was becoming very active. Since honey bees are dying off at alarming rates I did research to find someone who would remove the colony and place them on a farm. I gave this information to them and instead they sent a maintenance guy out with raid spray. I asked why and he said they don't do that because it costs money and they don't have money to spend. I said I'd pay for it and he said he just takes orders and started spraying. They don't care about you, they don't care about integrity, they don't care about communication or trying to solve problems. They only want your money. read more

For those considering living at Terraces on the Green, The following is the TOTAL TRUTH about the current state of this complex. I lived there from 6-2013 to 6-2015. I moved in after my divorce, and chose the complex for the following reasons: Close to the freeway, Pool, Garages, Fitness Room, Can have pets if desired, 2 bedroom decently priced for the space you get, move in special rate and washer/dryer thrown in at the time, AND the amazing wonderful friendly people that handled my tour, application process, signing and orientation. I paid my entire 6 months rent and security deposit UP FRONT. 45 days before the lease was up, I signed for another 18 months. I very much wish I hadn't. Now for the issues. Even though there are satellite dishes all over the property, you can't have one now. I hope you like Time Warner Cable. No alcohol permitted at the pool. So great for your kids. But no fun allowed. The first time my new payment was due, I was 2 days late. Since I had paid the first lease up front. I almost forgot altogether. I went to the office and handed Holly (no longer there) my check and asked if being late would be a problem. She said no... it was my first time and the circumstances were understandable and she was sure her manager would waive it. Now comes Julie (wasn't there when I first moved in). The meanest manager I have ever encountered, Julie charged me the $30 fee anyway, and told me the rule was in my lease agreement (the one I had signed 7 months before and had in a drawer) and I should have read it and known it. WOW! Summer 2014, I go on vacation with my sons. I thought I had paid my rent before leaving but I hadn't. Honest mistake and I was willing to pay late fees. I got home only 5 days late. There was an eviction notice in my door! I went and paid including late fees and asked Julie why the nasty notice. She said the company makes her do it. Anyone who is a manager anywhere knows that, as the person in charge, you can be nice about things if you want to be. She could have called my cell! But an eviction notice? Next notice... my girlfriend brought her two dogs over to stay one night. She took them home in the morning. When I got home from work, the notice in my door said that "it was brought to our attention" that you have two dogs living in your apartment. You now owe $250 for the extra security deposit and your rent will now go up $20 per month effective immediately! I advised the pets only visited for one night. She told me that no pets can even visit, and pointed out in the lease agreement where this point could be proven. WOW! Next notice... I was in my garage where I keep my classic car. I decided to put some new chrome parts on for my next car show. Next day a notice in my door "it has come to our attention" that you are repairing a vehicle on property which is a violation of your lease agreement. No non-operational vehicles are allowed, etc. Unbelievable!! She knew the car was operational, I was not repairing it, and nowhere in the lease does it state I can't beautify my car on the property. At this point I couldn't wait to get out of this place. But I knew there was no way this woman would give me my security deposit back when I left. Boy was I right! I left the apartment spotless. Had the carpets cleaned. Had three people come over and re-clean afterwards just to be sure. Other than normal wear and tear and a stain caused by a water leak from upstairs previously which at least they admitted to, there was no way I should have been charged anything. Then I get the letter in the mail. They tore up the carpet. Why? Unless to fix where the water leak had happened? Then said there was cat pee! I had my sons' cat visit sometimes but no cat lived with me, and most certainly had never peed in my place! They charged me $240 for 12 months of pet premium! and a $150 non-refundable pet fee ! A small piece of the living room blind had cracked off so they charged me $50! They charged me $591 for carpet replacement! So instead of my deposit returned, I owe them $272! When we tried to complain, Julie says the maintenance man reported that he saw a cat there so too bad, and the carpet was ruined by a cat! Totally untrue, but you can't do anything about it. Bottom line: Current management at Terraces on the Green could care less about you as a person and about how they treat you. You are simply a money making machine for them, and It's basically like a Nazi state with spies all around just in case you do something worth being "brought to their attention". As long as Julie is there, you should stay away period. Nice place and great location, but you will regret it I promise you. read more

I lived here from March 2017-June 2019. I don't like to write bad reviews, but I had an awful experience here and feel others should be warned. I've lived in several rental properties through the years and this was by far the worst experience. Within two months of moving in, the main waterline burst and flooded my entire apartment (in the middle of summer), causing me to have to move out for two months while they restored the unit. The day after the apartment flooded (which happened in the middle of the night) I went to work. I came home to most of my stuff packed and boxed up without ever being notified they hired a company to come into my apartment in the first place. So not only was I expected to get out that day, I also could not find anything because all my stuff was thrown into boxes, bags, etc. by young men working for the restoration company they hired. To say this was upsetting and shocking is an understatement! I was never offered another unit to live in or any help whatsoever. Luckily, I had family close-by that I could stay with. The property manager, Julie, told me they never have this issue and have worked with a restoration company maybe two times in the last 10 years or so. I find this funny considering I saw the restoration truck parked outside different units in the complex, fixing leaks, draining water, etc. at least 5-10 times in the next year. Fast forward a year later, I had a mice infestation. I'm extremely clean and organized, so this was unexpected to say the least. They said they had an exterminator come out and couldn't tell where the mice were getting in from. However, I happened to be there when they replaced my stove a few days later, and there was a golf ball-sized hole in the wall behind my stove. Clearly they had not looked very hard, especially considering I let them know that I had seen them run under the stove. You would think that would be the first place they would have checked. Maintenance came out and filled the hole the next day, and I stopped having mice issues. Unbelievable. Maintenance is great about fixing things and very friendly. I know this because I was constantly seeing them with things going wrong. At least once a month or every other month, I had issues with my toilet, shower, dishwasher, etc. breaking. These apartments are not cheap, and you should not have these reoccurring issues with the amount you pay to live here. I cleaned like a maniac when I moved out, and I was lucky enough to get my deposit back in full. My two friends who lived here also got their full deposit back after moving out. Being able to have dogs is nice. The dog park is a great feature and we used it all the time. The apartments are a good size and fairly open. The complex is quiet. I enjoyed having a bigger kitchen compared to other apartments. However, these apartments are not worth the price. The cons far outweigh the pros. I've never had so many issues in a rental before and would advise anyone considering these apartments to stay away and look elsewhere. read more

Absolutely Horrific Experience - After living at this property for 2+ years, I returned to inquire about leasing again and was told I would have to pay $320 in fees to cover the application and a deposit on a unit that wouldn't be available for over a month. When my plans changed within 3 days of providing the deposit, I was told that the full $320 would be lost with no potential of any refund. After a conversation with the property manager, I escalated to the Director of Residential Operations (Leslie Buike). After several calls, a voicemail and email, no response. If you, or anyone you know, have any idea around visiting this property, I strongly suggest looking elsewhere. There are several brand-new properties in and around Green that are exponentially better than Terraces on the Green - both from a product and service perspective. Check out Bentley Reserve, Emerald Ridge or any of the other newer properties in the area that are much more focused on maintaining a professional relationship with their residents. read more

Lived here for about 1.5 years. Clean apartments. Good location near shopping, dining and interstate. Allows small pets and has a (clean and heated) pool and (small) gym. Mildly overpriced, but if you keep things clean and well cared for there is no problems getting your deposits back. Maintenance staff was extremely friendly and helpful. Had to use them a couple times for a problem in the bathroom, but they were always prompt in fixing the problem. Liked living here but, it was time to move on! read more

I have lived at Terraces on the Green for over 6 years. The apartments are extremely nice. I even was able to relocate from a 1 bedroom to a 2 bedroom with ease (yes, I did close out the one lease and redo for the second one - but they made it easy). The property is well kept, and up grades on the buildings and lot are done with as little inconvenience as possible (and it can be inconvenient - but you know they try and it's worth it!). I've always felt comfortable taking any problems or concerns about anything to the office and they work to reassure and resolve any issues you have. You don't always hear what you want - that would be unrealistic - but you understand why and that is what most of us want. The incredible maintenance staff is the best seller! I've had, in the many years here, problems occur - and they were there ASAP. Cordial and concerned, if they can't fix it, someone is there who can. Even on the weekend! I could never accomplish that in my own home without cost!! The rent is comparable to places that offer much less in amenities and service.When I read reviews, I wonder how people speak about the homes they have lived in. There are always things you'd like to change or irritate you, but you love it anyway. A love hate relationship. I really love this place...except for those times...and then I love it again. The office and staff make sure that you want to stay. Yes - lease renewal, I do check other places - but no place compares to what I have. So I stay! (a small caveat - I follow their rules and policies and if I'm not sure, I check. I sign a lease understanding how important that is. So read and understand first so you aren't upset later.) read more
