The staff turnover is unreal, and it shows in every interaction you're constantly dealing with new people, re-explaining the same issues, and getting zero continuity. What makes it worse is that this wasn't always the case. The original team that opened the building was genuinely great: responsive, professional, and on top of things. But they're all gone now, and whatever replaced them isn't even close. Maintenance response is unacceptable. We had water leaking from the ceiling and it still took weeks to get attention, with little to no communication in the meantime. That's not a minor inconvenience it's an emergency and it was treated like a low priority. If you're considering living here, don't be fooled by the building itself. Management and maintenance follow-through are inconsistent at best. I can't recommend it.

My stay at the Finery made it super easy for me to transition to new city without knowing anyone. Their willingness to help with any matter large or small, made me feel like I was in a safe space having moved thousands of miles from my family. I enjoyed beautiful days by the pool, easily accessible gym sessions downstairs, fun community activities in the lounge, convenient package/delivery services, trash valet, dog spa and run, karaoke in the speakeasy, and the general friendliness of the tenants and the staff. Yesenia was instrumental and wonderful to work with as we moved from one unit to the next. Even when she was out ill, she emailed us with updates regarding the schedule for moving in. We really appreciated her communication throughout. Obviously we are enjoying the amenities and location, but there is more to Vertis than those two things. Our new unit has been completely refurbished and is lovely. Everyone on staff greets the residents with a smile and positivity. Dwight,Haggaikia, and Makaya are all part of the concierge team. I don't know how they are able to remember everyone's names, but they are incredibly gracious and welcoming while simultaneously maintaining the security and service at the front desk. We leased our first unit through Emma who was extremely helpful over the busy holiday season last December. She knows the units really well and was so patient in helping us decide on a unit. We actually came back three times and she always met us with a smile. Very happy to call Vertis Green Hills home.

Our first issue with the building started when we first moved, when we discovered a significant roach infestation in our original apartment, which ultimately required us to relocate to another unit within the property. This experience was traumatic and unacceptable for a "luxury" apartment. However, even with the roaches, the worst problem capital view has is the management. Over Labor Day weekend I saw a man hiding in a stall in the women's locker room, which led me to telling management about the incident. Given the nature of the incident, we expected management to conduct a thorough investigation, address any security vulnerabilities, and clearly communicate what steps were being taken to protect residents. Instead, the first response I received from management, who is still employed there, was that "they would not have been liable if anything were to happen to me." Regardless of the fact that this statement is blatantly incorrect, that type of response is extremely inappropriate in a situation like this. Management chose to take zero steps to mitigate a potentially dangerous situation, such as installing cameras in the hallway outside of the locker room or installing a lock on the door. They also misrepresented the steps they claimed they were taking to address the issue. We discovered this by asking security whether those measures were actually being implemented, and security told us that they had never even been informed of the incident. If that were not enough, management then told residents that I was lying about the situation when those residents brought their own concerns to management regarding the same issues. They also claimed that they did not see a man on the cameras, while, in the same breath, telling me that there were no cameras in that hallway capable of showing who was entering or exiting the women's locker room. These statements are directly contradictory and further demonstrate the lack of transparency and seriousness with which management handled the situation. Between our experience with the pest infestation, having to relocate apartments, and the subsequent handling of a serious security concern, we ultimately lost confidence in the property and its management. If you're considering renting here, I strongly recommend looking elsewhere. Residents should be able to feel safe and confident that serious concerns will be taken seriously. Unfortunately, that has not been our experience at Capitol View.

We have been residents of this property for nearly three years. There have been repeated package thefts and multiple vehicle break-ins within the garage. Most recently, my husband's locked truck was forcibly entered and his golf bag and clubs worth thousands of dollars were stolen. It had been left in there just overnight. This was the third time one of our respective vehicles has been broken into, a clear and ongoing pattern affecting residents. Building entry points and security doors are frequently broken and often remain unrepaired for extended periods of time. There is no surveillance coverage at building entryways, hallways, or within the parking garage. While the property advertises 24/7 surveillance on the first three floors, the fourth floor -- where we reside -- does not have surveillance coverage. This discrepancy is material when evaluating tenant safety. We have raised concerns regarding security deficiencies on multiple occasions. Management's response has consistently been to reference signage advising residents not to leave valuables in vehicles, rather than addressing systemic access control and monitoring failures. Shifting responsibility to tenants does not resolve the underlying issue of inadequate security infrastructure. At $2,100 per month for a one-bedroom apartment marketed as "luxury," residents reasonably expect functioning locks, controlled access, and basic deterrents such as camera coverage in high-risk areas. Comparable properties in the Nashville market provide significantly more robust security measures. While the lease may contain standard disclaimers regarding security guarantees, ongoing failure to maintain entry controls and address known vulnerabilities creates foreseeable risk. The lack of urgency or corrective action despite repeated incidents is deeply concerning. Prospective tenants should conduct thorough due diligence regarding security conditions before signing a lease.

In all these years we have never really experienced noise from above, and l'd like to think that those below us have no reason to complain. We don't wear shoes in the apartment. We don't have pets. We pad around like hobbits. Just before Christmas 2023 we got a new guy upstairs. Our lives have been a living nightmare since. Apparently he is a 'big' guy, and he has a big dog. He is noisy ALL THE TIME. Stomping and banging. These noises we just accept, as he has to be able to walk. I even ignore the thump-thump-thump pacing, which usually lasts around an hour. We ignore that we can hear him getting out of bed. We hear him land on the floor. His bed must be around 15 feet off the ground. But then sometimes he's even worse than any of this. We have been woken in the middle of the night on countless occasions. He bangs and throws and drops things. He rolls dog toys across his floor. He bounces balls. When it gets this bad, we bang on the ceiling and he yells "fuck off". We have contacted the office/head office so many times, and they have done nothing. Instead they have accused us of harassing him and call it 'normal apartment noises. As I said, for the previous four-and-a-half years, we had no noise from above, no complaints about us, and rent paid on time or early. Always. It was really bad a couple of weeks ago. Smashing and thumping on the ceiling, which went on for around 40 minutes. So I banged on the ceiling, hoping the inconsiderate POS might actually take notice that the only reason I banged, is because he was being loud. He the usual profanities and banged even more, and literally threw something heavy on his floor. I imagined a box of copy paper, such was the noise. Our apartment shook. I didn't bother to complain to the office, as they'd done nothing the previous seven months and I knew they were sick of hearing about it. But I guess he emailed the office. Three days later we had a letter on our door. It was our eviction notice. ------------------------------ In answer to the reply from the Flats. You had the chance to reach out to us. For seven months. You even got your lawyers involved--against us. Then a couple of months ago, your lawyer told us the 'case was closed.' It was so bad a couple of weeks ago. Truly terrible, so we banged on the ceiling. I hoped the guy upstairs might actually stop and take stock. No. He yelled and yelled at us and then contacted you. You gave us 30 days to get out. You didn't even bother to reach out to get our side of the story. Just an envelope on our door. The next day when I came to the office to ask how much we'd be owing by the move out day, you were welcoming and asked how my day was, BECAUSE YOU DIDN'T REALIZE THAT I WAS THE GUY YOU JUSY KICKED OUT. New management, not bothering to manage properly. We lived here so long. Enjoyed it until the guy upstairs arrived. I guess as he's new he's paying more rent, so he's the one you want to keep. So don't tell me to reach out to you now, and pretend that you're oh-so-concerned. You are not. People reading reviews can see through that.
