After about a week, he gave us the name and contact information for Erica McPhail. When she met us at the house, there was no doubt he had done his homework. During the walk through, Erica pointed out areas that could use improvement (mostly minor such as new vent hood to match range). After all repairs were made, Erica listed it. The second person who saw it made an offer. We asked Erica's opinion. She explained why it was a really good offer; It was a conventional loan (easier in many way than VHA or VA), buyer had been preapproved for loan and offer was close to the asking price. We weren't aware of the complexities of different types of loans. After we accepted the offer, Erica walked us through the selling process step by step, always with a cheerful smile. She made closing day hassle free. We will use her anytime we decide to buy or sell. She makes difficult easy.

    I APOLOGIZE IN ADVANCED FOR THIS LONG REVIEW, BUT PLEASE READ AND BEWARE…read more Allow me to start off by admitting that I am professionally EMBARRASSED to be associated with this company. Three years ago I entered into a contract with this company and it has been a nightmare. They lack leadership from the top, the owner Rick is incompetent and aloof, he has no clue of whats going on inside his company. He likes to use amateur phrases like "I told them to do it, I don't know why they didn't do it" His staff is also incompetent, unorganized and unprofessional. NOW...I am PISSED-OFF because this dumb-ass company allowed my tenants to vacate the property with their full deposit!! They left my house in shambles, here are just a few items; 1. Chandelier ripped from the ceiling 2. Door knobs missing from doors 3. Nails and holes everywhere 4. No touch-up paint 5. Leaking plumbing that ruined my lower cabinet floor 6. Holes in the room doors and walls 7. Oven door destroyed and door handle missing 8. Carpet was NOT cleaned (they claim that it was cleaned) So let's talk about #7 (Oven door handle). Back in 2019, I over-paid Ott Group to fix the oven door handle ($280). They went out and found some unqualified and uncertified 'dude' from craigslist that overcharged for parts and labor...and did not fix the damn door handle correctly. So eventually the handle fell off again, I had to pay Ott Group for another repair of this same door handle. I asked them for a receipt to verify the cost of parts and their contractor told me that he threw the receipt in the garbage! UNPROFESSIONAL Okay, fast-forward to September, 2021, my tenants move out, Ott Group did not do a walk thru with the tenants, instead they just refunded them the entire deposit. I was so pissed, my wife called the tenants directly and the tenants told us that Ott Group encouraged them to just leave, don't worry about fixing anything, it's all "Fair Wear and Tear" and they did not even do a walk-thru or move-out inspection with them. INCOMPETENT! So we contacted Ott Group and they tell us that most of this was considered Fair Wear and Tear and it is not covered by law. But they did agree to get the oven door repaired... so this time they hired a real company to take care of it...and they did (except my appliances are stainless steel and they installed a black door handle). Okay so, this all happened in September 2021, fortunately this was also the end of my contract with the Ott Group, so I moved on! One month later (Nov), I receive an email from one of the incompetent staff employees, she is asking me to pay for the oven door repairs?1?1? I kindly informed her that she had lost her mind, I also told her to kick rocks and never contact me again. Fast-forward to today (7-Dec)...this stupid employee calls me and asks me to pay the $235.00 invoice for the oven repairs. I tell her that thats not going to happen, I have already paid for this repair twice and it was never repaired correctly, so therefore it's not my fault! I am not paying for it! So she starts looking for my payment history and can't find anything (UNORGANIZED), and finally she figured out that I was not going to pay, so she decides to threaten me with lawsuits and going to court! UNPROFESSIONAL! I told her "Lady, please take me to court for $250, I actually welcome that", I look forward to it, because I will win...and also I would love to further expose your incompetent company to the public! Again, I apologize for this long rant, but people deserve good and fair property management...unfortunately Ott Group is not a good company. -This review was intended for ZERO STARS but unfortunately I am forced to leave at-least 1 star.

After moving in, we had to have a few minor things repaired and they were tended to SAME DAY! This is quite impressive in my book. Unsure about the negative comments about staff attitude. I've always lived by the saying "you get what you give". Perhaps the reviewer was rude to begin with, as these ladies have been nothing but courteous from the get go. We also love our home. Thank you to the entire staff! The Morgan family.

    everything could improve. renting from them felt like being forced into some weird power dynamic…read more they play nice to your face but expect you to do their job for them when you move out. they will make small damages or a spec of dust look even worse by zooming in and even taking pics of things that were there when you moved in. we cleaned our place before we left but they hired cleaners anyways, charged us for them, and then took pictures of their crappy clean claiming it was us and then charged us for that too. they charged us for unnecessary work like replacing an entire garage door for a small dent and then on top of charging us for their personal choice of services they also counted how many services they used and charged us for the amount of services they used just so they can keep as much of the deposit as possible. they half ass the build of even the houses they sell in hopes you will buy it for the aesthetic, and offer 0 safety if you rent. they are expected to enter your house whenever they please. no knocking or anything and they will practically shame you for having a lock on the gate for your own safety. they want full access to your living space with 0 complaints. pretty much if you rent from them you have no home they just let you stay there. which is crazy considering how often landlords usually do a lot to make you feel like its still a home and only really expect it to be taken care of. imagine if your kids were playing outside when a strange man just shows up just because you couldnt answer the door. he will just walk back there as he pleases. during one house inspection, i was still in bed when two men just entered the house without knocking just for them to blame me for their own misplacement of a smoke detector. they are cheap, egotistical, and narcissistic people. they even have some dude from a separate company show up announcing he's the property manager and banging on the door like a cop. they know they are wrong in a lot of what they do but they get away with avoiding accountability and are very snarky gross people with the exception of one woman and i would only buy from them again if she took over.
