Ilias won't return my calls, and I just got off the phone with Rod who tells me that I should have done my homework before purchasing the home. I've had my application "in processing" for 6+ Months only to find out from a city arborist regarding a tree removal request that my home is not zoned to increase # of units. For the last 6 months they lied to me saying that everything was going well, and that I'm almost to the finish line, then asked for another $1,000 last week for another level of necessary processing with the city. Now they are saying that they told my contractor that it wouldn't pass zoning reform, but were told to submit it anyways, which I believe is a false statement since they have been telling me everything is okay for the past half year, and a terrible business practice by Construction Concepts to accept my money for this project. At this time I haven't received any documentation to back up that claim. I asked that they remedy the situation with a full refund, after which I was put on hold for 15 minutes and then transferred to an extension voicemail and hung up on. Now they won't return my calls or emails.

He took time to care about cost and staying in budget. His wife is his best secret. She is the one who found me the best deals and she has impeccable taste. I LOVE my house. It is unique and eclectic. He did question me on some of my choices because they were out of the norm but he did what I asked and in the end understood my madness. My house is different. It has a style of its own. He understood what I wanted and rather than fight me, he found a way for it to work.

I waited a month after they came, just to make sure that they were the real thing. Everyone from the sales staff to the guys digging the foundation were really nice. They kept everything clean, and picked up all their tools, trash, and cleaned up all the mud (and there was lots of mud). A bit of history. My husband and I bought a 1937 house in a historic district 2 years ago. We knew that, even though the house had been cosmetically restored, there were pretty severe foundation issues. When our back door no longer would open, I started reaching out to every foundation company I could find. No one called me back. I was floored. I emailed, called again, texted,... nothing. Not one response. Then EcoScape called. I wondered how they had gotten my info, but knew that in my own desperation I surely put my name out on the web asking for anyone to call. Matt showed up right on time, clean, presentable, and friendly. He took thorough measurements and presented all options. He even mentioned gutters, which we pounced on, as our slate roof had none and it was the main cause of our foundation issues. The team showed up the first day and started right in. Those guys can dig! Before you knew it all of the holes were dug. The next day posts went in and they leveled the house. I have attached pictures so you can see how off our house was. Serving as a warning to not renovate your house before getting your house strait. I am happy about every crack as it shows me my house is now on the level. Doors open and you no longer have that uneasy feeling of walking downhill in your own home. Now let's talk about the fabulous gutters. Living in a historic district I knew if the gutters weren't done well I would have the scorn of the association to deal with. The gutter guys came in on the first day of the foundation dig and measured the house and made a plan. On the day after the foundation was done they came in, and in a blur of men and aluminum, we had perfect gutters. The color matched our roof line perfectly, and they look very classy. All in all, super pleased with everything. Would highly reccomend.

Buying a house is stressful enough, but when you add in the escalating costs and the ever…read moreshortening option periods, you need a professional like Osborne Engineering to help you navigate those delicate foundation concerns. We had entered escrow with a short option period, only to discover that we did in fact need the services of Structural Engineer. I called Osborne Engineering and Gary (the owner) answered. He was able to set up an inspection the next day, and knowing that we were in a bind was able to produce a report by 9:00 PM that evening. Gary provided the information I needed to come to an informed decision and put a plan in motion to remediate the situation. He stopped me from making a huge mistake and saved me quite a bit of money in the process. Gary was able to put the concerns with the foundation in context that I was able to understand, and he put a calming effect on the whole process. I am greatly appreciative of Osborne Engineering, will more than likely use them to make the repairs, and highly recommend them to anyone looking for a qualified Structural Engineer.

My home was in need of foundation repair. I had multiple "experts" come out to my home to give me…read morefree estimates on the severity of my foundation issues, and what they felt needed to be done to repair my foundation. However, when asked, none of these "experts" had a structural engineering background, or degree, and only one individual provided me with a diagram (hand drawn) of limited detail. Knowing I needed better information than I was getting, I was referred, by a trusted friend, to Osborne Engineering. Osborne Engineering charges a fee to inspect one's foundation, but it's well worth the price to know exactly what one's foundation issues are, and how to properly fix those issues (and as I found out, Osborne Engineering charged less than the other, less knowledgeable "experts"). Mr. Gary Osborne (a degreed and licensed structural engineer) of Osborne Engineering, came out to my home and did a very complete inspection of my home's foundation and surrounding area. He took his time and than explained to me, so that I understood, what the issues were with my foundation, and what would need to be done in order to repair my foundation. A couple of days later, I received an in-depth, typed out, inspection report, along with a detailed, computer generated diagram of my home's foundation, with detailed notes and measurements, and proposed fixes and estimated cost. I was very impressed with Mr. Osborne's professionalism and attention to detail. I hired Osborne Engineering to fix my foundation. I was dreading the foundation repair process, expecting the worst, in terms of a house full of dust, noise, and just an overall disruption of my home life. I experienced none of that! I was always already at work (5:00 AM) before Mr. Osborne's crew would arrive, around 7:00 - 8:00 AM, and his crew would already be done with the day's work before I would get back home later in the day. At the start of the project, I provided a key to my home to Mr. Osborne's foreman; I had no concerns about doing so, and there were no problems with doing such. Mr. Osborne's crew was respectful of my home, and completely trustworthy. There were no issues of noise, home disruption, or mess and dust for me to deal with. The work took about a week to complete, and I was completely satisfied with the quality of work that was done. I was extremely, and very happily, surprised at how pleasant the entire repair process was. If you need foundation work done, or suspect that you may need foundation work done, and you want it done right the first time, don't waste your time contacting other so called "experts"; do yourself a favor and contact the real deal, Osborne Foundation! We used Watermark (and Steve Jackson) for what we considered to be a fairly major renovation…read moreproject at our home in North Dallas. My wife and I found a home in our "dream neighborhood," but we wanted to make some upgrades in the kitchen, living room, and master bathroom. Over 3-4 months, we did some major work (i.e. "take it to the studs" in most rooms) and Steve got it completed on time and on budget -- with many compliments from our friends and family. Before the renovation, we met with several different contractors that provided a series of construction plans and budgets. Steve did that too, but he offered so much more. Most of all, we were impressed by Steve's attention to detail and his keen eye for architecture. For example, most contractors "eye balled" the room measurements. Not Steve. On his first visit, he took measurements of every room and could immediately work with us on room design (or re-design) that helped us envision the yet-to-be-completed project. In addition, other contractors "suggested" that we hire an architect to help with the plans. But the bonus of working with Steve was that his architecture background gave us a "two in one" that could help us envision how we would utilize the house (i.e. you'll want the sink here; the oven here; the pantry here; a door here; etc). In my opinion, this was a huge asset to our remodel plan as we were able to review (and modify) building plans before we started work -- and Steve had some excellent input about "the flow" of our certain rooms in our future layout. Before selecting Steve, we spoke to about 5-7 people that worked with Steve on prior projects and they all offered glowing recommendations of him -- and his work. During the renovation, Steve worked hard to keep his sub-contractors on schedule and routinely updated us on their progress. If we had a modification to our plans, Steve was always willing to find a solution. He also worked closely with us to select light fixtures, cabinet designs, and granite slabs. For other parts, he worked with my wife to "create" her dream kitchen and they would routinely share photos from magazines or the internet so he could best understand what we were "looking for." He did some major work. New hardwood floors that look excellent. A new "rain shower" with a built-in bench that my wife loves. Expanding our kitchen by moving the water and A/C to the attic that allowed us to put an island in the kitchen. Removing a massive (truly massive) fireplace and installing a natural gas fireplace. This was not an easy job and his work was excellent. Now that our remodel project is complete, we can offer our highest recommendation for Steve and Watermark. We are truly happy with the final outcome and it was not a surprising result given Steve's hard work and incredible attention to detail that we now have our "dream home."

I have sent an email on their website, as well as left a message on their voicemail by phone. Have not received a reply or a return call. I called again on two separate occasions, and no one ever seems to answer. What appealed to me about this company was the before and after photos posted by another Yelper. I'm wanting to change the layout of my kitchen, in addition to other extensive interior remodeling. With the architectural background this company has, I thought they would be the best choice. It's just unfortunate that they have poor communication with new/potential clients. Rapport is so very important in huge investments such as home improvement; and so far, I don't have a very comforting impression with how this company engages with its clients.
