704 has been a great community to live in. Transferred from a CWS property in West Lake and management has been just as helpful and professional. Same goes for their maintenance staff. The community has amenities that are easily accessible and is also extremely dog friendly. Also, the location is a bonus. When I first moved into the 704 they were under Lincoln properties, and my experience was absolutely miserable. Every time I asked a question I was give 100 different answers, and continuous misinformed. It was very frustrating. When CWS took over I still had the same issues when going to renew my lease. So I thought FOR SURE that my move out experience would be the same, but I was wrong. The people they have working in the leasing right now are doing an excellent job, especially Taylor. She has worked with us this entire move out process and she is very knowledgeable about leasing/ the property. If she doesn't know an answer to one of your questions, she gets an answer later (rather than feeding you bullshit). I also used to be annoyed by the trash room, pet urine/ poop in the hallways, and parking. But management seems to be getting some of those issues under control. Overall my experience was fine. Maintenance calls were always fixed within a very timely manner, and I loved my living space. I think if they keep up the management they have now, others will have a good experience as well. read more

I am so happy here. I moved in July and have had nothing but great experiences with management and staff! My previous apt complex was super unresponsive, rude and unprofessional in communication. I have lived all over downtown Austin, living at the 704 has been one of my favorites. Great location to everything. Multiple pools, yoga classes, great gym. The staff is very friendly and helpful. They are always looking for fun events for the residents too. I would highly reccomend living here!!!! read more

I moved in to 704 in August and I have been very impressed with how responsive the 704 Team have been with any questions and any maintenance issues. For example, my AC wasn't working properly, so I submitted a maintenance request and less than two hours later it was fixed. Very happy here! read more

I enjoyed living at the 704, wholeheartedly. However, the management gets zero credit for that. A lot of people feel differently than I do about when Lincoln Properties ran the complex compared to CWS, and I'm sure they have their reasons as I do mine. However, before I ever moved into the place Lincoln did everything to get me moved in when I needed when they absolutely didn't have to and were always friendly, as well as active creating events that weren't just a box of donuts sitting in the leasing office labeled "free breakfast". If I ever had an issue it was taken care of THEN and not weeks later (apart from the gate, both companies had a hard time with that). Fast forward a year of happy living till I decide I want to break my lease to move in with my girlfriend. To make a long story short, the leasing office had lied to me about being able to have a tenant take over the lease to waive the $700 fine (which my lease with Lincoln said was perfectly fine) over the course of a month and a half after countless phone calls and visits to the leasing office, leaving me in the lurch. Claims like "the state of Texas requires you to pay $700 when you break any apartment lease" and "we don't make any money when people break a lease and we have to find a new tenant" were so ridiculous I can't help but scoff. They ended up saying they could drop the fine down to $400, albeit saying it was law, which I reluctantly agreed to. On top of all this, when it came time to move out they nickel and dime'd me on every little thing you could possibly imagine. Ten dollars to fix "2 Large Holes" which were nothing more than wall anchors as well as damage to the window screen caused by a storm the weekend before I moved out, plus water damage to a base board caused by the lack of a door stopper next to the shower door. When brought up, I was told that these were issues caused by my negligence and that they'd be taking 3/4 of my deposit and if I had told them before I had moved out they would have fixed it for free, which I did! In short, I have nothing bad to say about the location/appliances/amenities ext. of The 704. I realize 90% of Yelp is people who have bad experiences with nothing better to do than bad mouth the establishment over a keyboard. I'm wasting my time today to warn you to tread lightly if you plan to move here. It's an above par place no doubt, but the management is far far below. (p.s. don't pay for parking it's a scam! $30 a month buys you nothing but a broken gate that a thief can just take the stairs to avoid anyways, with no cameras! Just ask all the people who have been robbed and had their car driven into! Just park on the first floor and take the elevator if you have to. Don't be a sucker like me and pay the thirty a month only to have your car towed from the first floor after running into your apartment for twenty minutes) read more

Disclaimer, for the sake of not being mistaken for a bored and angry Yelper with nothing better to do than badmouth Austin business: the location of the 704 is really great, and I so far do not regret my decision to move here. The building is still new and relatively nice, and some of the facilities are great. That said, I'm out of here the minute my lease is up and advising everyone I know (and hopefully, you reading this) to steer clear of this great facility with terrible management. The laundry list goes on and on, but for starters, our dryer was busted and wouldn't dry anything. When we approached the front office, we were told "just dry all your clothes on hot." That's nearly a direct quote. It took about a month (and countless service requests) for management to realize that they had painted over the outdoor dryer vent. That actually happened. In the meantime, I had to go elsewhere and pay to have my laundry done. When my roommate and I moved in, we were really pleased with some of the amenities in our unit, and really disappointed with most. The refrigerator light was broken (it looked like a rave in our fridge) and after three service requests they still couldn't figure out how to fix it. The water filter on the fridge was also broken and they told us that we would have to pay for it (that was one week after moving in and being promised new amenities), and one of the drawers was cracked down the middle. The floors were scratched to hell, and when they sent someone to inspect this, that person "waxed" the floors - I'm not entirely sure why, as this didn't solve the problem. It's also a terrible wax job, with wide girths given around the furniture. My floor looks like a Pollock painting. And who cares about a nice backsplash or a spacious balcony when once a week, your kitchen lights are going out? Most recently, two of my friends were towed for parking in a spot that was not indicated to be resident-only parking (please read Ryan D's previous post below). The lot they were in was nearly empty, had no signs indicating anything either way, and their cars had only been there for one night. They were charged $400 for the towing fee - I covered them since it happened at my place, and when I asked the 704 if there was any chance for reimbursement, I was politically told that the issue was "out of their hands." I might be a little foggy on the legalisms of units and their garages or the contracts they have with towing companies, but saying "we sent you an email about parking" is not a sufficient defense. This happened after a string of robberies - cars in designated resident parking being broken into. No cameras, no security, just a generic "we're so sorry about that" email. My roommate and I have sent in several emails trying to address our problems, but all we ever really get back is "we're concerned to hear that" emails. You should of course take this all with a grain of salt; make your own decision. But I'd advise you to steer clear. It's a nice complex despite our myriad maintenance issues, and like I said I don't regret my decision to live here. The location is great! But the headache of dealing with unprofessional and inexperienced management qualifies this complex as a 'hard pass,' and a place I'm encouraging all of my friends moving to Austin to avoid. read more

I have to say that I was EXTREMELY disappointed and constantly frustrated with my overall living experience here since my initial review. TERRIBLE APARTMENT COMPLEX. We just moved out a month ago and couldn't get out of there fast enough. So many things went wrong here constantly that it began to be just the norm and I was never surprised when another issue surfaced. First and foremost, the units were clearly slapped together during the construction process with cheap materials. This is not abnormal for an apartment complex, but during our evaluations here, we were told there was concrete between floors and this place was painted as a luxury living facility. Basically the girl was very misleading in the information she gave us. You can hear even the slightest movement above you and right next to you. The walls are paper thin and I could hear my neighbor literally cough. So much for privacy. The toilet paper holders will fall off the wall within a couple of weeks of use. Our kitchen counter was installed so poorly that it was literally slanting to the right. I would put a ball on there and watch it roll right off the side. That is another example of how poorly these were built, yet, they are being marketed as luxury apartments. The only thing luxurious about this place is the location because it's close to everything. I will say the maintenance staff, mainly Billy, is very good but they are short handed. Billy did an amazing job at always promptly responding and being very courteous and knowledgeable when we needed him. I appreciated his efforts very much. He even helped us sift through the trash on a Sunday to find a necklace that was accidentally thrown away. The elevator in the building was constantly broken and we would have to carry bags of groceries up 5 floors. I even spoke to my neighbor who informed me he was trapped in the elevator one day on his way up. This is because there is only one elevator for the entire building, clearly a ridiculous architectural design. Honestly, what was the person thinking who designed the building? They should never be able to design another apartment in their life. The gate to the parking lot always broken as well and the door was easily accessible to outside patrons of the surrounding nightlife. So much for any kind of security. The fire alarms would go off at random times and they even sprung a fire alarm inspection on us at one time and, despite my trying to contact management to see when they'd be doing this so I could plan my work day accordingly given that I work from home, I never once got a response back. I had to leave my apartment and find somewhere else to work for fear that there would be fire alarms going off during my meetings. The management constantly would say that "these things are out of our hands" and always try to deflect issues on to the vendors they work with rather than just take responsibility for doing a terrible job at managing the complex. Aside from Amy, most of the office staff was indifferent and couldn't care less about the issues overall. This place began to look and feel like a fraternity house as there was an influx of young, wild, college types taking over before we left. I was constantly woken up in the middle of the night at 2-3-4am to screaming in the hallways and partying nonstop. That, mixed with the screaming from World of Beer downstairs, made for very little sleep in this luxurious place. The types of people living here now are extremely inconsiderate, loud and obnoxious types. You hear dogs constantly barking on balconies and there was vomit laying around recently. The only redeeming part about this place, again, is the location. They charge a ton of money for these units and you get nothing but problems. read more

The 704 is awesome. Not only is the location unbeatable - quick access to EVERYTHING (including dt, but just far enough away to not be stuck in the congestion that consumes Austin during music festivals and other events) - but the amenities go above and beyond! There is a "zen" lap pool AND resort pool (think Vegas, baby!). Also, I love the free Yoga and Crossfit classes - they keep me in check and I would PAY for the results I've seen thus far. My favorite amenity, though, is the rooftop terrace. The views of downtown and the greenbelt.. you have to see to believe! Also, the huge gas grill up there is a big plus for BBQ purposes, of course. All experiences I have had with the leasing office have been extremely pleasant and helpful. Everything is done online through a resident portal, so rent payment and service requests is super convenient too. All in all, life here is not too shabby. read more

I have been staying in a corporate apartment at the 704 for the past three weeks and finally thank God am moving out. This is absolutely the worst apartment I have ever lived/stayed in. I have a baby and the first week we moved in every single day the fire alarm would go off multiple times a day. Obviously this would wake my child each time. On the days the fire alarms weren't randomly going off there was drilling because google fiber was being installed for over a week. They came into my apartment and drilled and sawed for over an hour during my childs nap time. Not just this but you can hear every single word in the apartment next door and it's just common conversation. This is by far the loudest apartment I have ever been in. To make matters worse when you try to call the office not once has anyone ever answered - my husband and I have both tried calling at least on five or six different days and no one has ever picked up or returned our call. I'm not sure what the rent is here because of being in a temp corporate apartment but do yourself a favor and if you ever want to sleep or live in peace do not move here. Lastly, the grounds are disgusting. The pools are filthy and the garage is constantly full of trash and cigarettes/beer bottles. read more

Just moved here from NYC w my significant other and could not have asked for more. People complaining about petty issues should feel so fortunate of their "first world problems." Above all, the staff at the 704 has been honest, friendly, hospitable, and has gone out of their way to assist on more than one occasion. The location is awesome (walking distance to the greenbelt, great places to eat, have drinks, chill, dance, and laugh to some free comedy). The staff tries to engage the residents in a multitude of ways, recommending restaurants, night spots, and/or events going on around austin. PARKING PARKING PARKING PARKING!!! - This is by far the most RIDICULOUS. The spots are soooo small! Even a compact car cannot reasonably fit between the lines. I have a Camry and the thing can't even fit. They keep saying "the situation is out of our control." Really? How's that? I know for a fact that it was re-striped earlier last year. Why can't you re-stripe it again, and actually fix a huge problem that is causing you negative yelp reviews? If the issue is moving cars, that's not an excuse either. The property manager sent a series of multiple, confusing emails about moving cars (think: A goes before B, but C is last, and D doesn't like to be first or third in a row, etc) when the garage was cleaned. NEWSFLASH: Your residents would much rather have decent sized spots than powerwashing. Parking is NOT assigned, so if you get home past 6:30, have fun parking on the roof. Also, expect to get about 100 emails about the broken gate...but this isn't residents' fault! You put the card scanner directly in the line of parking spots, so what do you expect? People are going to hit it. Especially when it's below the line of mirror sight or backup camera sight. There is also no way to get OUT of the garage if you are on foot. This is super annoying when a guest is parked on the other side of the gate, and you need to exit with them. What's even more annoying is that you would definitely die and burn to death in there should there be a fire. Better clean up your act 704, my next stop is the city fire inspector. Finishes in apartments: They will call your floors wood, but they are NOT wood. It's actually stick-on laminate that only sort of looks like wood. The granite changes colors when anything wet is on it and stains very quickly (not sealed). Everything is falling apart...I thought I was crazy about the toilet paper holder, until I read about it 2 or 3 times on here as well. As I type this, I can hear my upstairs neighbor walking across the floor very, very clearly. You shouldn't hear this through walls if someone is reasonably moving and making noise... You can tell that It was put together very very quickly and a lot of corners were cut during construction. LOOK VERY CLOSELY before you rent...I had the girl who showed me the apartment just whisk me in and out, before I could even realize that it wasn't hardwood. Petty? Maybe. But when you pay close to $2,000 a month for rent, you'd rather not be paying for cheap flooring that I could find in my grandma's house. Office staff: They act pissed when you request to have a package brought into your apartment. Every day? Ok, that I understand. But if you're traveling and don't want super expensive things sitting out in the hallway? Suck it up and do it. I have to ask 2-3 times before anything is actually done about an issue. They do not give out spare keys to apartments, and all the keys have "do not duplicate." Uh okay. Maybe just fork out the $50 when people move out to have the locks re-keyed, like any other apartment. Mail service: I've gotten NUMEROUS things "lost" in the mail, only to turn up a month later. Some things just never come at all. No Google Fiber access: The office staff outright lied to the media and said they were "in talks with Google." No...Google was trying to get service at this building. Any Google Fiber rep will tell you that. They will also tell you how The 704 is the only building in the "Bluebonnet Region" to not have service. Every. Single. Building. on this block has it, except the 704. It's because of a deal with AT&T. Coincidence that the day before the deadline for signing up for Fiber that they had AT&T here speaking about their "gigapower" internet? Nope. Still more expensive than Fiber. This is a VERY big deal, since missing the deadline means the building can never receive service. There was a resident signup before service could be installed, and the 704 had way, way more signatures than was needed, so don't listen to their lies on that one either. Save yourself some time and go look at Gibson flats, Tree, Cielo, Hanover, Post, or Lamar Union. My advice to the management? Suck it up and repaint the parking garage. Start showing residents some professional courtesy. Kiss and make up with Google. The 704 is a cheaply built apartment complex with a staff that tries to make up for it, but try to distance themselves from it at the same time. That is to say, when you make comments about the condition of your dwelling, you get a response along the lines of "Well, there is nothing we can do about how its built, but do you have any feedback for the staff?" Its excellent that the staff are readily accessible and seem (for the most part) to want to be well regarded. I think a lot of people writing reviews are taking that for granted because they haven't gotten everything they wanted. Rental properties where you get everything you want don't exist. However, its the disconnect with the complex they endorse that really didn't sit well with me. They are there to support you and the facility, but they don't want to be associated with the actual building you are living in. Its a feeling of, you chose to live here so deal with your decision, and we'll try to lighten the pain. So they instead focus on things like community events. I'm not going to pretend I know how management budgets work in places like this, but can't the money spent on sending people to see a movie or having 3 dog events a month be better spent on improving situations around the facility? That's not to say the 704 is falling apart, but there are easily identifiable things that can be improved to make everyone's life easier. It feels like they are trying to build community to make up for the actual apartments themselves. Which is not necessarily a bad thing, if you care more about making friends than enjoying your living environment. I was in a rush to find a new place to live as I had just taken a job in Austin and had a few weeks to move. The 704 was the 3rd property I had gone to that day, and on a superficial level, and it was great. Hardwood floors, vaulted ceilings, granite counter tops, modern appliances, walk in shower and closets. Then you get a chance to use everything and facade drops. It's quite clear the apartments are set up to look nice at a glance because once you get a chance to touch everything, it is immediate cause for concern. The floors are laminate, appliances cheap, fixtures are hollow or plastic, and the walls and ceiling seem to be conduits for noise. There was a point when my breaker tripped every time I turned on my TV and amplifier at once. I am not someone you would consider "sensitive to noise", but towards the end of my stay I honestly didn't know whether I would be able to get to sleep a reasonable hour due to my neighbor playing music or my upstairs neighbor deciding to walk around. I can't imagine how hard it is to perform the balancing act of keeping one tenant happy when they are complaining about another tenant. I put their office in that predicament several times. However, that's part of the job of a management team, and they failed to resolve my issues and, in the end, I had to resort to filing noise complaints which I have never done and hope to never have to do again. There is also the puzzling decision to not place any kind of access control on the gate for guests. A simple call box without a keycode would have sufficed. Its puzzling because it is such a huge issue with so many residents and the gate was down so often, you woud think it easier to put it up then listening to the complaints and reading the bad reviews from the self important... I drive a "small" sports car, and consider myself a pretty good driver. The 704 parking garage has made me an even better driver. From comically small parking places to avoiding people coming at you head on at 30+ mph, it will hone your driving skills. With that being said, the 704 is not a bad place to live, but it is also not what it advertises. There are a lot of good amenities that are well thought out, but I had an overall negative experience so that's what my review is going to reflect. I still get a laugh when I remember seeing the reserved parking signs fallen on the ground the day they were put up. That is almost the perfect metaphor for the 704. If you are in your mid twenties and somehow can afford the $1,600 for an 850 sq ft. or Mom and dad are floating the bill, don't care about the quality of the home and only care about the location and proximity to a pool. This apartment complex was doomed from the day it was constructed. Any complaints will be countered by a management employee with excuses that are not valid- even from what I can see on the reviews they try to sweep the dirt under the rug instead of doing something to actually clean it up. Don't be fooled by photos or what you see at just a glance. Things you may think aren't "that big of a deal" before you move in you will later come to realize it's a major issue. Parking spots are EXTREMELY limited and lines were painted so small that they barely fit a Normal car (if you have an SUV or truck I can't even imagine living here) so residents are always getting their cars scratched. We have lived here for nearly 3 years unfortunately and will not be renewing our lease. In the past 2 months approximately 15 fire alarms have gone off at 2-4 am. These "fire alarms" are actually air raid sirens... we can't even just leave the building, we get in our car and drive two blocks down Lamar after being scared awake just to avoid going deaf and we can STILL hear the alarms. Get use to the fire alarms because it hasn't just been an issue for a couple months it's been an issue since the building was constructed (we would know because we have been here as long). You will pay downtown prices for this building so you may as well go downtown where the construction of it actually makes sense. Whoever thought it was a good idea to build a complex AROUND a pool obviously did not have their residents quality of living in mind. When there are two or more people at the pool it literally sounds like 50 and you'll be amazed to look out and see only two. On weekends when there are actually 50 people it is unbearable and we have to leave our home just to avoid getting a headache and to get work done. Men have been seen swimming naked in the pool after hours when the pool is suppose to be closed. Drinks are spilled in the pool (which by the way looks clean at a glance but is covered with green slimy film at the bottom at all times). If it's not a fire siren waking us up at 3am it's people- almost every night people go on there balconies which face the pool in basically a circle and the laugh and yell with their friends all night. It is so loud and the office does not care. There is no 3 strikes your out policy here which is why all the good people have left and people who trash the building more and cause problems for other residents keep moving in. Any complaints made to the office will be brushed off with no action to rectify. Fire pits don't work because residents purposely broke them multiple times. Rooftop lounge is just a few dirty couches, cigarette butts galore and beer cans. Nothing is clean and appears to be a decade old when it's only a 3 year old building. There is a much nicer complex constructed right down the street near the ALAMO on Lamar so if you're set on this area go there... trust me this place is not worth the headache! read more

Awesome apartment complex, I have lived there for two years. True, the gate brakes all the time and parking is tight, but again I didn't mind driving up few floors to have all the parking for myself. I lived in the apartment 3301 which is above the gym. The best apartment in the building in my opinion, it faces away from the garage (garage lights will blind you at night). No neighbors downstairs so you can dance all night, it is also the first apartment to the elevator so moving in is much easier. You can also people watch since there is a restaurant on very bottom ( no there is no food smell in the apartment) If you want to be close to downtown 704 is the place to be. read more

I would give this place a minus star if I could. In the ~4 months that I have been a resident it's been nothing but a nightmare. Let's see it started by them telling me over the phone that the unit holds a full size washer and dryer. I shipped mine from NC to TX only to find out that they had neglected to say "stackable". They were not helpful in disposing of my washer/dryer or getting/renting one. However they did finally pay for the cost of shipping one piece. Since then there's been dog pee in the hallway and elevator every week although they say they clean daily. HA! In addition the elevator is broken often as well as the "secured" doors to the building. The parking is awful and unless you pay extra for a reserved spot. Most parking spaces are tiny and the cars get dented. Shower water pressure is low and the ac does not cool the bedroom furthest away from the unit. I would not recommend this apartment complex at all. Once you sign on the dotted line they will not assist with anything. And don't even think about trying to get out of the lease. They won't let you even if you are relocating for work. I was at the 704 for 13 months. I had an awful experience. They switched management and it went from awful to even worse. I lived on the second floor. You would think parking would be easy. Nope. It was not. The parking spaces were made for a barbie car. You couldn't fit into them. Guest had to inconveniently park on the 7th floor at the other building. And for the longest time you had to physically go and get them. The walls are so thin and I called a noise complaint on my neighbor like 7 different times. They courtesy officer took forever to show up, and I would have to call the police to take care of it at 4:00am on weeknights. The trash is very difficult to get to, and the shoot is very small and you can not easily put your regular sized trash into the shoot. The management was very rude and not helpful. They wouldn't respond in a timely manner to emails and phone calls, if they would respond at all. The elevator would always be out. The staircases always smelt bad. Depending where your apt was you either got street noise, broken spoke noise, or pool noise. One day I was walking in the afternoon near Aroma, and a crazy lady randomly poured her drink on me and started yelling at me to run away. It was terrifying. Also one time my sister drove over a rope that the 704 had to block off the guest parking. They maintenance came and put it down so she could leave the garage, and then she had a blow out on 290 and lost control. Thankfully, she was ok. But 704 didn't seem to really care about that when I called to tell them. I would NEVER EVER EVER even let my worse enemy live in this place. DO NOT MOVE HERE!!!!!!! read more

The staff here at the 704 are incredible. From the first moment we walked in the door to tour the place until Bobby fixed a couple things in our apartment this afternoon, everyone has gone above and beyond to see that we're comfortable and happy. The gym is top notch. The pools are luxurious. The roof terrace (which sadly is under construction for the next few weeks) is an absolute gem that far too few take advantage of. Our apartment is spacious yet cozy and decked out with all the modern amenities one could desire. Everyone in the office is so kind, friendly and helpful every time I interact with them. Finally, the maintenance crew is spectacular. Even when I've placed a service request on a Saturday (like I did today), Bobby was at my door within hours to fix the issue with positive energy and the know-how to get the job done. It has been an easy and delightful experience living here so far. I'd recommend this place Five Stars for sure! read more

We've lived here for 14 months and Everything that I have not enjoyed about living here has been because of shitty residents, not because of management. The parking garage situation does suck. It's hard to find anything after like 3:30 unless you drive further to the top. The gate itself gets broken a lot but I believe management is in the process of replacing the gate completely. Trash rooms and hallways become gross from nasty people not cleaning up after themselves. The stairwells get bad from people letting their pets do their business there and throwing boxes there after moving in. I've seen a few new employees recently and the cleanliness has gone waaaaay up. They're very dog friendly. The pool area is awesome... Lots of seating, hammocks, bbq pits. Maintenance has always been very timely... Put a request in online and within one or two days it gets taken care of. I haven't had anything serious happen that would need quicker attention. The change of management companies was kind of rough but now that they're getting established everything is looking up. read more

I would not recommend living in the 704. Especially if you were to live in building C. Although new management has taken over recently, things still are not good. Parking on the C side is absurd. Covered parking is only for a few who pay more to have it and the select few who are lucky to snag an open spot. Parking is also a pain in the ass. All of the parking spots have been repainted to be very small so be prepared to have dings all over your car. Also, the Broken Spoke has a lot of customers who park in the resident parking with there already being limited space. The new management has yet to catch on and they are not as vigilant in their attempts to tow if at all. If you have a dog don't worry about picking up your poop or having your pet on leash. These two things really aren't enforced. Also be prepared for maintenance to come into your apartment without permission. Management will make a service request and you may not approve of it but they will still come in to your apartment and violate your privacy. Unfortunately Texas doesn't have the best laws set in place to protect your privacy so you may want to consider that before signing a lease here or anywhere else for that matter. I could go on forever about the shortcomings and inadequacies of the 704. Please take a second thought before moving here. I hope this helps in making a decision. read more

I very strongly recommend you live elsewhere for MANY reasons. This complex has a serious SANITATION problem --the worst I've seen in nearly ten years of apartment living. The hallways and stairwells (all interior) are filled with pet urine, feces, and human vomit. I've sent many emails during my time here to request clean-ups for pet urine left in front of my door and all over my floor. Someone vomited in one of the stairwells months ago and it's dried there permanently. PARKING here is a nightmare. There are very few spaces, and the garage itself is very poorly designed. Many spots are so small that compact cars have difficulty fitting in them. As you drive around, you'll see that many of the cars have been side-swiped by pillars. There have also been many vehicles broken into and stolen. One of my neighbors cars was broken into, stolen, taken for a joy-ride, and abandoned. Unfortunately, the security cameras were of such a low quality that they were apparently not usual in any way to the investigation. The security gate has been broken the majority of my lease, so rest assured your car will be available to outsiders. Also, if you live in a studio, be prepared to pay an extra $50 a month for parking. Regarding PETS, if you have one and are a responsible pet owner, don't live here. The "dog park" is too small and there are frequently dog fights there because it's such a small space. There are often no dog bags available, which means that the entire complex becomes a mine field and smells terrible. Pet owners allow their pets "off-leash" in leash designated areas of the property which increases the rate of attacks. My dog has been attacked twice at the this complex by other dogs who were off leach and shouldn't have been. Both incidents resulted in several hours at the pet hospital and weeks of treatment and medication. Before living here, I've never had to take my dog to a pet hospital for a dog attack. I sent an email notifying the complex that my dog had contracted worms from exposure to pet waste on the property and recommended they notify the other residents to avoid an outbreak. They said they would NOT notify the residents and recommended I de-worm my dog more often. This complex is amazingly OVERPRICED for what you are getting. I submitted multiple requests to have my shower fixed. It was leaking onto the floor in the bathroom. After 4 requests, I just gave up. One snarky response I got was, "Close the door when you shower." I've turned the shower-head in toward the wall to reduce the leaking, but I keep a towel on the floor anyway. In addition there are a lot of extra expenses. Besides parking, there is no on-site laundry, so you have to rent stack-able laundry units (approximately $50 a month for that as well). The location is tops, but there are a ton of complexes on South Lamar that are similarly priced and much less disgusting / frustrating. I've tried to move up my move-out date, but they aren't flexible (Surprise!). Instead, I'll just count down the days until I'm free from the cesspool. This is the first time I will not renew a lease with a complex while remaining in the same city. Every other complex I've lived in (and not moved away from the city), I've renewed at least one, so you know this is bad. read more
