This is my favorite property. I loved it when it opened and it is only a few years old and still looks brand new. The standards at Abbey at Sonterra are very high. The community is clean, quiet, and very well maintained. The manager and staff has always been friendly, professional, and quick to help whenever needed. Maintenance is top notch and award winning in the industry. The requests are handled promptly, and the amenities are kept in excellent condition. The location is also a huge plus -- convenient to shopping, restaurants, and major highways while still feeling peaceful and safe. Overall, it's a wonderful place to live, and I would definitely recommend Abbey at Sonterra to anyone looking for a comfortable and welcoming community. Great location great place ,however nonstop turnover rate and steady decline in personnel in the front office. By far the most unprofessional/disrespectful group l've ever dealt. with any line of work. Invasion of privacy is very common form of practice,Zero notice or courtesy notifications, will just barge in your apartment after one knock and interrupt your work meeting or shower. Maintenance staff is 5 stars and conducts themselves the complete opposite. Crime and theft is very common in the parking garage. I've never wrote a review for anything before in my life. no that kinda person. these apartments are nice but man the staff sucks bad. especially Chelsea. so much went wrong during my time there at the abbey. when we first moved in Chelsea gave us such a hard time with everything and our stove and washer were not working. Front office has no customer service what so ever. Chelsea seems like she really hates her job. I really hated dealing with her. my roommate and I shared out fair share of horrible experiences with her. she should go work for McDonalds with that attitude she has. the supervisor of them all is a really entitled, attitude filled woman. Wish I could remember their names. tale my advice and DO NOT LIVE HERE! Jenny save yourself! you are too good to be working at an establishment like that. The garage is always down. garage is messy staircases are horrible and full of trash and the smell of pee. residents of the apartment lets their dogs poop wherever and don't pick up after them. had a much better experience in the hood. My family and I lived here for a very short period of time -- and well, we should have done our research thoroughly before leasing at this place. Don't believe me? Need to know reasons why? READ ALONG. 1. This property boasts "upscale" -- but what is "upscale" and "luxury" when your garage gates don't work a portion of the time? When the people who are occupying the property feel rather unsafe? When TRUCKS are STOLEN and the property **which clearly has cameras installed** states they can't release the footage / the cameras don't work? 2. A majority of the front staff is TRASH. I hate to use harsh words, but this time I will be calling it like it is. This isn't the first apartment complex that I've lived in, so I know a thing or two. With the exception of Grant & Dylinda, the rest of them had an aura of superiority in which it seemed like they were the tenants and we were property management. For example, when we were vacating the property -- we were told to get professional carpet cleaning done in order to not be charged (even if the carpets are clean!) and so we did. I sent the receipt to Vanessa in an email so excuse my shock when I received a statement via snail mail stating that I was being charged an additional $65 for carpet cleaning. FOR WHAT?! I had to call 5 times over a period of 3 DAYS to get this figured out...and I was calling the property MANAGER. I resent the receipt (3rd times the charm?) and after that I heard some BS excuse. She did FIX the mistake, but damn did it take a few days. Maybe it was an air of arrogance, or maybe it was just Vanessa. *eye-roll* 3. They have a "so-called" courtesy officer that myself and some of the other residents have had a hard time getting through too. For the time that I needed to put my toddler to sleep, the neighbors upstairs were having a "banger" & my husband called the number for that officer -- well, the noise never stopped and the officer never called back. Mystery? I think not. 4. You would think that when you pay close to $2000 in rent per month, you'd be able to live in a somewhat safe and quiet complex. Well, this is NOT the one friends. Many times, the tenants here **see pictures** stated their concerns about loud noises, unattended kids / young adults at the pool having parties AFTER HOURS and even going so far as to knocking on residents DOORS late hours of the night. Where's management? ONLY GOD KNOWS. 5. VALET TRASH. In order to live here, you pay a MANDATORY $130 monthly for a fetch service where your packages are delivered when you want (and many end up going missing!), a trash service on days Mon - Thurs where you leave your trash bag outside your door and an employee comes to collect it and throw it in the dumpster for you. Well, this happens 80% of the time. Sometimes, the halls REEK of unattended garbage and dog shit. It's absolute disgust. **see pictures** 6. MISSING PACKAGES? This is quite common @ The Abbey At Sonterra. It's probably not even the residents stealing each others packages; it's the people the management can't track down through their *useless* cameras. Thankfully we found a place to REALLY call home, and we RAN with it. Even paid the additional $5500 to say ** GOOD RIDDANCE** My list can go ON & ON. But you're probably already smart enough to realize that you should keep looking for another apartment home to call your home. I won't lie, the entire experience was amazing start to finish! I was able to see the property via FaceTime as I prepared to leave another state. They were so attentive and made sure to show me the model home, amenities, garage, and parking. Of course I wanted to make sure what I was getting myself into (had a bad experience with my previous apartment) so I took a flight down to TX to see for myself! Boy was I surprised! I looked at the 1br and and was happy from the jump! It was just the right size and the amenities were great. I wanted an apartment on the 1st floor, and guess what...they had one in the perfect spot! I signed my lease and flew back a few days later. I will say again, this leasing team is amazing! Made sure to keep me updated, painted my accent walls, and I moved in a day early too! My apartment is great, love the vaulted ceilings, and the space...omg! My closet is the size of a small room! So glad I live here, the monthly activities and emails are great too! read more

I am updating my previous review. The new property Manager, Lori S. (and her staff) have been absolutely phenomenal in making sure folks are held responsible for any disturbances (noise, pet, children, etc.) or lease violations (pet waste, trash, etc.) that occur. The overall living conditions of this apartment community have increased exponentially since Lori and her staff started taking ownership and responsibility for making sure that the "luxury" part of this community is held to a higher standard. I just wanted to let Lori and her staff know to keep it up and that a super majority of residents are with you, behind you, and thank you for holding this community and its residents to a HIGH standard. Please don't stop holding folks accountable who continue to violate the terms/conditions of their lease agreements or those folks who devalue our community. I can only speak for myself, but the assertiveness, firmness, and transparent expectations that Lori and her team have been holding the residents accountable to are ABSOLUTELY REFRESHING for me. As a resident who does their best to follow all the rules, is mindful that we live in an apartment (neighbors all around), and tries to be as self-aware as possible, there is never a fear/worry that management is being too strict or unforgiving. If anything, the property management team has been too forgiving in the past and it seems as though they are running a tighter ship/community now -- and I mean that IN THE BEST WAY POSSIBLE! read more

BAIT AND SWITCH!! STAY AWAY!! CHECK OUT THE PICS! THEY DON'T LIE. I'm a 100% disabled veteran with a 3b3d/2bath with 1 car, but I have to pay $60 on top of my rent for "premium parking" because there is only 1 handicap space for this section of the property. On that note, there isn't enough parking for all the residents!! This is a known design intention for money grabbing. Bug infestation even after multiple service request. The drive through gates and elevators are out of service on a regular basis. There is broken glass and equipment in the gym. Those mirrors have been damaged for at least 2 months now. I'm told the broke glass is not a safety concern. Fix it!! It looks like crap and broken glass is absolutely a safety issue. There is also a service fee to pay rent. Yeah, a fee to pay rent. $1.95 for e-check and more like $60 to use a card. See the pics!! This is all true!!! Management appears to be young and inexperienced. I have lived here for 2.5 years and it has been awful. Within the first 6 months we had a car stolen out of the parking garage and apt office did not care! Our fridge broke within the first year and they brought us a new one and now our "new fridge" is broken. The gate to the parking garage was hit by someone and they took about 6 months to fix it. This could easily be fixed so much sooner. After fixing it, the gate broke again. It never works. In the summer soooo many people come to the pool that do not live here. They do not have security, and they do not have wrist bands. It ruins the experience for people who live here, but again, the apartment office does NOTHING. When you look this place up online or yelp, you will see palm trees at the pool. DO NOT BE FOOLED. Those died in the freeze several years ago and they have YET to replace them. The area they were in now is complete trash and looks like an eye sore. It's been 2 years and still nothing. The BBQ grills at the pool hardly ever work, and are constantly filthy. And last but not least, we just had our car towed from a stop by our apt that EVERYONE PARKS AT EVERYDAY to run upstairs to grab something, DoorDash parks there, moving trucks park there....but this ONE day we did to go get a stuffed animal for our son who is in the hospital after having emergency surgery, and without 10-12 min they towed our car!! The people in the office did not care one bit about what happened, my son, or me getting back to the hospital. I cannot believe how they treated us. Truly the worst place to live ever. Do. Not. Move. Here. When you complain to something to the people in the office, they act very annoyed and do not care about your problem. For what we pay in rent, this place is 100% a waste of money. read more

I want to ask every tenant in this community if they were given a chance to see their apartment prior to move in date, not the model unit, we never had the opportunity to see our unit prior to move in date which is Sept. 29, 2021, and strictly only at 2pm or later that day no earlier than 2pm for our movers to get in. We signed our contract on August 17, 2021. Sept. 25, 2021 - We came in to let them know movers are coming on the 29th to move our stuff on the date of moving in. We were told we are not allowed to enter and see the unit until the contract begins on the start date. For maintenance reasons they have to prepare the unit 5 to 7 days for the new tenant. REALLY??? 5 TO 7 DAYS ??? We were not told about this until 2pm time frame prior to our inquiry and signing of contract until Sept. 25, 2021. The 2:00 pm moving time requirement is not stated in the contract. Our issue is we made arrangement with the movers first week of Sept. to move our stuff on the 29thSept morning. These movers are paid by hourly basis and at this point in time it would have costs additional $200.00/hour. But moving out there is no time requirements You can move out any time you want. So what is the difference?????????????????? Sept. 27, 2021 we came in again requesting to see the unit but as usual we are not allowed to see it just settle to their rules, of course we signed the contract already, so if we would have backed out we would have suffered the penalties and the aggravations. In our history we have always been granted to physically view the apartment or unit prior to signing contract not virtual viewing. Seeing virtually is fine, if the unit is brand new. To see the actual unit physically is just FAIR!!! Well, they say(MGT) it is their RULE!!! As expected the unit was dirty, which is why I submitted the ff maintenance form items to be fixed. Oven was dirty white easy off fumes I nearly vomited, refrigerator, toilet seat scratches. bathtub dirty and the bathtub is not draining properly. Just stating our frustrations, aggravations, inconveniences they have caused us. If there is nothing to hide to make us back out wouldn't you show it????? read more

The apartment units are very nice. Well laid out and comfortable. Huge closets with built-ins. Luxurious bathrooms. The problem is there are several hundred of them in the complex. Most rented to considerate friendly people. Some of them though, apparently are inhabited by inconsiderate slobs who ruin the place for the rest of us. For example, the folks who let their dog take a piss or dump in the breezeway hall or elevator and don't clean it up. And the oafs who spit on the floor in front of the doors from the garage to the breezeways, where everyone has to walk through it. Or the drunkards that puke in the parking garage or on the sidewalk. Or the pigs who abandon their crappy furniture and filthy mattresses by the trash compactor (in violation of their lease). Or the retard mr.zoom-zooms peeling out in the parking garage at all hours of the night. Or the thieving bastages who steal packages left at your door. I have the impression that there are no consequences to people who do all this kind of crap. Mostly because they're never caught. It's a pity there's no way for the management to tell who the morons and jerks are, so they wouldn't rent to them. read more

The employees at the Abbey are truly a disappointing representation of what property management should look like. It's almost as if they have not been educated on fair housing laws, they discriminate based off of age and will treat you as if you are less than others simply because you are younger. It was impossible to get anyone to take me seriously and they immediately put you at fault when other tenants wrongfully accuse you of doing something and call you "white trash". This style of management is not only illegal but against the morals of being a fair and honest person. If your considering living here, I recommend that you are prepared to be put in unfair situations and not given the opportunity to defend yourself or what you stand for. It's unfortunate that this apartment complex is being represented by such low quality management. read more

I was one of the " lucky" ones and I was the first tenant in a new construction apartment-I'm not going to lie-the apartment was amazing, the leasing staff, the property maintenance, the noise, smell from dogs, and parking situation were horrible, don't get me started on safety. This is a wanna be bougie complex with questionable business practices, security, and property standards. The apartments are nice. The staff is very nice. I'm just tired of the inconsiderate jerks in the apartment above me who have kids that alternate between track meet mode and WWE mode. Odds are you won't live under them so it's probably not a show stopper but if you do, may God have mercy on you. What is a real problem is the fact that the complex is largely inaccessible to wheelchairs. The heavy steel doors to the garage don't have air-openers. The dog park and the playground are behind tall curbs. And while you can get a wheelchair to the pool, there's no way to get in. read more

outside of the amenities, and the leasing office trying to raise my rent 300 dollars on renewal this place is a nice complex. since I've moved in they advertise wifi by the pool but that hasn't worked for the duration of my lease. a majority of the amenities are only available during office hours i.e during the time most people are at work thus not getting to enjoy the coffee/lounge or pool table/cabana area. when my lease was almost up I receive a letter saying that my rent would go from 1650 - 1750 and the month to month would be 1950. but when I went to go renew my lease the guy pulled up a letter that was stated to have been given to me the same time as the original letter. the only caveat was on his the renewal for my lease was the month to month rate. obviously I was surprised. I'm not sure how their system works but it manipulated the letter given to me. had i not kept the original paper copy of the letter i would of been SOL. not saying its shady practice but its a shady practice read more

If I could give this place a negative rating I would. Literally THE WORST apartment I've ever experienced. Neighbors that are noisy. The worst is the staff. I've had jewelry, medication, and other items go missing from my apartment while i'm away at work. I've filed reports, talked to staff and they have been the least helpful you'd ever experience. It's a great location but the theft that occurs in these apartments is insane. Like so many, I was affected by the pandemic in 2020 and my position at work was eliminated the week I was due to move into my apartment. I called and spoke to the staff within the hour that I received my news and they worked with me. I can not say how much I appreciate their compassion and understanding during that difficult time.
