    Proceed with caution when renting from this property management group. I lived in one of their…read moreunits for over two years, took great care of the property, and left it in spotless condition. Always paid rent on time! During my tenancy, I experienced ongoing cockroach issues that appeared to come from a neighboring unit. Despite repeated extermination efforts, the problem was never fully resolved. Due to a work transfer out of state, I had to terminate my lease four months early. I was charged $4,109 (two months' rent), even though the unit was re-rented within two weeks. Because I signed an early termination agreement, management declined to negotiate the charges or consider the unresolved pest issues. They also would not offer a payment plan and indicated the balance could be sent to collections. Prospective renters should carefully review lease terms and understand policies regarding early termination and maintenance issues before signing. They will also tow cars without a prior notification even though you are REQUIRED to have sticker issued by them. RENTER BEWARE!!!!! Read all reviews thoroughly before signing!

No one appears to want to handle this situation due to him be a male. If you are too afraid to take action because the person at fault is a male and you're a female then you shouldn't be in the position of power. After hearing first hand the insane noises I am still told to just call the cops because they can't do anything. I've lived all over and this is by far the worst experience I have ever had. Whoever is above the property manager needs to be aware of this .

Our villa is large and roomy, and extremely well designed with the added convenience of a very large one car garage, which allowed us to end the lease on a storage unit. The neighborhood is quiet, the pool is exceptional, and the many social opportunities keep our calendar full. We have only asked for maintenance a few times, and those requests were answered quickly with repairs completed on schedule and efficiently. This 55+ gated community has been safe, well lighted, and noise almost non-existent. We are 1 mile from Publix, 3/4 miles from I-75, and 15 minutes to downtown Ft. Myers. Trips to both the Ft. Myers airport and the Punta Gorda airport take about 20 minutes, thanks to our location near I-75. If you like perfectly manicured grounds with lots of flowers and palm trees, this is the place for you. Packages from UPS and FedEx are delivered right to your door, and the key fob locked mail room handles your mail safely. There are a few rules that concern uniformity. Although nothing can be placed on the small front porches except a rocking chair, every villa has a lanai where flower pots, tables and chairs can be placed. All in all, we are very satisfied with our decision to make Seneca at Oak Creek our home.

The handyman John told me the same problem had happened at 3-4 other units besides mine! I get extrememly sick with mold which is why I was ecstatic that this was New construction when evaluating a new place to live. About a few days later after the mold I was violently ill with sinus headache and throwing up. As soon as I could I went in to tell the property manager Bernice. They sent a company out to test for the mold that had no clue! First off I started off as a scientist and my boyfriend is a globally recognized microbiologist so any company putting a petri dish out for two hours is bogus and just wanted to get the Leasing offices business for the next time by saying there is no problem. Any reputable company puts samples out for a few days if not a week. Fast foward two months later, I have been very sick for two days at a time maybe 6-8 times in those two months. I walk around like a zombie with puffy cheeks and red itchy eyes and throat scratchy. I am taking 3 medications at a time just to survive living here. Nose spray, Vicks sinus extreme and Excedrin on top of it. I rarely sleep. My mom has seen me sick all these times and feels terrible as she hears me throwing up for HOURS because I've taken so much medicine for the sinus pressure and headaches my stomach gets upset. She went back in to the leasing office and complained and Bernice acted like it was such a little bit of water in the aparment... Wow, firstly, who are you to dictate at what amount of mold I get sick from? Secondly when I sent the pictures to the Leasing office of the water on the floor it was AFTER I had mopped it up with towels. You first instinct when you see puddles of water on the floor is Shoot, GET TOWELS! And I didn't think to take a picture of the floors until after I had cleaned it up. The water went from the utility room into the family room and up to the kitchen island. They told my Mom they would send someone else out to do another test - we pointed out that the company they used didn't even get our address right so How did we know this was even the right unit that we received the report for? They never came out a second time to do this. Today I get the gym girl at our front door smiling saying we are going against our lease for having two pots of flowers on the porch. I just glared at her... really? I hadn't even put any makeup on yet and my face was all puffy and congested like usual I managed to say, well if we put them on the back porch they will die. Still smiling, you're in VIOLATION of your lease. I said, thank you, bye and slammed the door. I took my usual sinus headache and congestion meds and went to sleep in the afternoon. I wake up around dinner time to make dinner and take our garbage out and there is a note in our door saying "2nd Notice In violation of lease because of plants" Hmmmmm today is still the 28th, so Liar Liar gymn pants on fire! So angry I wrote with a sharpie on the note HOW ABOUT YOU TAKE CARE OF THE MOLD PROBLEM FIRST GUYS? This is absolute BULL$#*! that I have to live like this miserable and not breathing all the time medicating myself to even function. When I asked Bernice on another occasion about getting a thermostat with a humidity control she said fine but it's $400 and at my expense. Well the same week this Leak happened with the leak I lost my job so I don't feel like forking out another $400 when I already paid $1600 in handyman fees to put a bunch of organizers in the garage and the closet before my Mom moved in to maximize my space. So I am really in between a rock and a hard place now STUCK living here. Another bone of contention, the owner of Seneca makes you take your own big items out or large boxes out because THERE IS NO DUMPSTER for tenants to use. Lastly we have had bug and frog problems since we moved in, I bought over $150 worth of electronic pest control devices and continue to put snake repellant on our front porch every time it rains or they cut the law and blow. Snake repellant keeps the frogs from $#*!ting on our porch. Why don't you See how well you guys do on interviews when you have no sleep and have sinus headaches all the time where you think your eyeballs will pop out of your head because you have so much pressure behind your eyes?. My doctor will Not prescribe me anything until the mold situation is resolved or I have moved out, just swell. People can get pneumonia and cancer from mold so thanks Seneca. I wish I had stayed at my old place with all the noice because not breathing and headaches and throwing up all the time is much much worse. We will not be renewing our lease here unless something drastically wonderful happens at this place. Sooo disappointed.

    Mandatory trash pick up that is not picked up on time. They tell you they will fine you if you keep…read moreyour trash out yet never do around and fine people. There would be trash out so long that raccoons will get into it. You will email about the issue for them to tell you they will send a warning to that person for it to keep happened. So many issues with this alone they FINALLY stopped it. They tell you that you are not to have certain dogs on the property yet till allow some people. Warned then about a dog that was on the property that continuously would growl at my dog and myself for it one day to attack my dog and myself. When I went to the office to report it the lady had the nerve to ask "are you sure that's where the dog lives" because there wasn't a dog on record living there. After COUNTLESS times of them telling me the dog was registered as a "service dog" They say no smoking of any kind by the buildings and people will sit there on the stairs and smoke for hours. You will call and email about it and nothing will be done. I come home to my apartment smelling like weed constantly due to my neighbors smoking in their apartments. I have sent emails and again, nothing was done about it. Months have gone by and they claim they are taking the proper steps yet there is nothing being done. Went I went in there to turn my keys in a made a point to make sure they knew I haven't been in there for months and it reeks of weed. They "claim" they have talked to the people where it keeps coming from and the people keep denying it. This has been a countless issue the last two years living there. On the weekends people are constant smoking weed and the whole back area reeks. Again, they know about it and do not do anything. They tell you they tow cars that are not registered yet more than half the cars in the complex are not registered. You will email and call about it and they still won't do anything. It took me to actually see and talk to the tow guy to get a certain car that was not register that was there for over two months to be moved. They change policies like their visitor parking pass and do not send emails or notifications telling the people who have lived there for two years. Then get an attitude about it and do not explain their policy in person. They wait for you to email the property manager about how they treated you and asked when they changed the policy and proof of when it was communicated the question gets completely ignored. Still never got an answer on when and why they changed the policies. When it's after hours, they will tell you to call this nonemergency number to report things so they can "take care of it". Half the time she doesn't answer. If she does, it takes over 15 minutes to respond to the issue you are calling about. So aka hope you don't have an issue that needs taken care of because it won't be. The AC does not stay working and running. I have sent in and called for them to fix it and nothing was done on a few different occasions. The windows are not caulked property. When I moved in there want paint chipped off the walls, cover spray everywhere from their painters, the master tub couldn't be used because of all the paint they used to paint the tub it just holds water. They never changed the air filter and nothing was dusted. The fan looks like it hasn't been cleaned in years when I moved it. My washer had nothing but mold and mildew from years and years of not being cleaned out. I brought it to their attention and nothing was done so I had to clean it out myself. My cabinets are different colors in the kitchen. The door leading to the panty and washer area was put on wrong and has issues opening. Again, they were told about it and nothing was done to fix it. My master bath tub was painted wrong to the point where there is sitting water when you shower so I don't even use my bathroom tub in the master bath. MANY people have been told about this issue on the property as well as at another Aspen property. A maintenance manager at a different property actually called over to have it fixed for me and never was fixed. Told them many times about the bees outside my unit. Finally after months took my seriously and called a bee person to some and remove them. They ended up taking me out of my until for over 24 hours for when to tell me they will need back into my apartment to paint the ceiling and clean the stain they left of my floor for them never to come back. People never follow the rules and have any courtesy. They will walk around with the dogs off leash constantly and will NEVER pick up after their dogs. The dog park is more like a landfill full of dog poop because owners never pick up after themselves. Even around the pond, people don't pick up after their dogs. All in all, this is one of the last places I would ever recommend living. Way too over priced for all the issues and customer service that comes with this property.

    This place will nickel and dime you. When I first moved in, my apartment smelled of cigarette…read moresmoke. When I told the person at the leasing office, they insisted they did the walk through themself and asked me to show them. Which I did...and I was given a ventilator and had to wait a few days for my things to able to be moved in. I had to re-clean the apartment from their supposed walkthrough: grime and grease all leftover in the fridge, rusted disposal, stains on the carpet from bleach, and pubic hair in the bathroom sink are all apparently okay things to leave in the apartment for a new tenant. However, I cleaned what I could, and after a few days the ventilator had cleaned out the smoke smell. It did not end there. Maintenance is worthless. When I told them that my dishwasher was installed incorrectly so that it leaks, they said I was right, but that they don't have time to fix it, so just put a towel down instead. They refused to replace the aforementioned rusted disposal, and said that cleaning it regularly was all I could do. I pay for a gated community, but for months, the gate was wide open. They even started to experience car break-ins at this time. They changed the locks to smart locks, that was then an additional fee onto my rent. I could not opt out of the trash service, despite living right next to the compactor, so that was an additional fee on my rent. They tell you it's a special deal to upgrade apartments, but they only revoke the application fee. There is a monthly pet fee on top of the additional pet deposit, which all of these are an additional $25 onto your rent. If they are trying to get me to move out to renovate the old apartment, they're doing quite a good job. I am finally moving out (after they tried to tack on a late notice for my move out date of $1,660). Now, I have been charged a late fee for my rent, even though I have automatic payments installed. I disputed, as the payments are done through the portal, and it looks like a glitch occurred, removing my automatic payments. After explaining this, and using this process for the whole three years that I've rented here, they insist that I am still to pay this $125 late fee that is not my fault. For some positives, the neighbors are splendid, and the views are nice. It is in a very convenient location to Belltower shops, grocery stores, gas stations, and is still out of the way of general traffic. All in all, do some extra research before settling here. Rent alone is exorbitantly high, but you can add on even more with just general fees.

In 2020, I became seriously ill with COVID for three months, lost my job, and was waiting on Florida unemployment that took nine months to arrive. During this time, I worked directly with management (Elaine) and secured COVID rent relief through Lee County while coordinating an approved move-out due to a family emergency in South Carolina. I provided proper notice, documentation, and authorization so the property could continue receiving rental assistance after my departure. Despite this, the assistant manager, Jennifer--apparently unaware of the existing arrangement--failed to forward any correspondence to my new address / notably an FCRA violation , and instead posted a balance notice on my door after shew knew I had already vacated. In addition, this occurred while I was protected under the CDC eviction moratorium. Years later, this mishandled situation surfaced on my credit report and was referred to IQ Data International, who have refused to properly investigate, negotiate, or remove the account despite multiple disputes. Although it has been removed by other bureaus, it still remains with Experian. This entire issue stems from the apartment complex's failure to follow through on an active COVID Rent Relief arrangement and properly manage tenant communication during a federally protected period. The consequences have been severe and long-lasting. Proceed with caution.
