Unfortunately, I also had a terrible inspection...so bad luck al around. I never quite realised how important both agents are, not just your agent helping you buy a home? but also the sellers agent. I have lived in New Mexico on and off for 26 years, but this is the first Adobe home I bought in New Mexico , (we built an adobe home, a long time ago on a big parcel of land in the mountains...) Selling my last my home had no complications at all. But buying a older adobe can be tricky... and I bought it unfortunately, during COVID. Seems like that was not a good idea. I bought a house that ended up needing so much work it was not funny. Not all picked up by the inspection sadly, but definitely also not disclosed either by seller. How do you miss a roof that has been tarred over and over and badly needing replacement? I am quite sure this agent knew about a lot of it, because it was obvious. Any realtor would see these things. or ask. Christopher Doyle seemed very scattered. He was slow to respond and difficult to reach. He rarely came up with the answers we needed. It took days and sometimes weeks. He constantly just put his arms up in the air. Upon closing? He did not complete requested items to be fixed, and if he did, it was lazy, cheap and hap-hazard and he most of all he did not seem to have good boundariees with his own client. most of all something else happened...with Santa Fe Title Company and his client, he knew and basically approved of, an illegal transaction to happen and looked away. The seller swapped out checks under their noses and of course it was less than what was contracted and agreed upon. Both he and Santa Fe Escrow and Title threw up their hands and took no responsibility, once again. And it was an illegal transaction, as I consulted with two real-estate lawyers were certain. My realtor and her company were shocked but it was not worth fighting in court for this money because it would have equalled lawyers fees plus all the time, while we were still in full on renovation. It was a sad and frustrating experience. These things do happen. Basically, Christopher had no bones or spine, dealing with his eccentric seller and allowed something illegal to happen with his seller. Yup. Threw up his arms. He does NOT have good boundaries about what is legal and illegal or just outright ethical. I am happy to warn anyone who is buying from this agent, to be careful with Christopher Doyle as your your sellers agent. Make sure he does his work on his part. Do a thorough walkthrough personally, when things are sapposed to be "fixed". I was living out of state so this was complicated due to COVID travelling, and as the previous owner wanted to lease back a month or two, well, bad contracts were written and it was messy. I was not protected. If you are buying from out of state, don't count on your realtors, inspection or escrow, or anyone to walk through for you either, until you feel like you have taken all the time you need to get things right? take your time. During COVID one would hope agents are especially careful and honest. Once again, be careful and do all your home work and keep an eye on things, I sure wish I had. During that time, we came to Santa Fe twice and Christopher guided us the entire way, first introducing us to the neighborhoods in Santa Fe, familiarizing us with the market and showing us homes in our price range. The most important thing we noticed right away was that he listened to us, took notes and obviously reviewed them between meetings. He sent us listings and checked in by phone regularly. As our move date approached, he kept in close contact, giving valuable advice about the process. Once we arrived, he had showings lined up for us that met our requests. We purchased a home in which Realty One represented both the buyer and the seller. During the…read moresearch process, our realtor was very responsive and ready and willing to meet us to look at a house anytime. After we put our offer in for the house we ended up purchasing, she let us know she would not be at the closing because they were all going out of town for a company retreat (or something like that). We also realized that she had made an offer that said we would pay all the closing costs, which we never agreed to. We did not receive the sellers' disclosure until the day before we closed. At the closing, the agent seemed very unfamiliar with our file, and we had no realtor there to explain anything. We were working off of complete trust that our realtor had done everything she needed before she left town. We moved into this new home on a Monday, and by Wednesday night we had to call an emergency plumbing service and a restoration crew because the plumbing in the owner's bathroom had backed up sewage water all throughout our bathroom, bedroom (which we had just installed new Pergo flooring into), and the office. At least $1,000 worth of clothing and shoes were ruined. Every blanket and towel in our home was used to soak up the sewage water and had to be thrown away. When all is said and done, we expect the total cost to be upwards of $20K. Our insurance might cover that, but they also might drop us. All because of a pre-existing issue we had no control over. If Realty One had done anything to try and help us or make it right in any way, I would leave them a decent review. This seller obviously knew things were wrong with this house that she didn't disclaim and that's not fair. All Realty One has done, because they represent both us and the seller, is tell us there's no way we can prove the seller had any knowledge of this impending sewage backup and therefore, we are at fault for having slept in the house for two nights. Meanwhile, the realtors make off with their hefty commission checks and we get to continue forking over money to fix the previous owner's negligence. My best advice is to make sure you are signing with a realtor that will have your back throughout the ENTIRE process of buying a home and that can commit to making sure to help right wrongs that may come up after the purchase is over. This is absolutely a seller's market, and the only comfort a buyer really has is knowing their realtor cares about them and will go to bat for them.
