Adding to the confusion is when some companies inundate your neighborhood with sales reps going door-to-door, a practice that--to me--is extremely irritating. Rather than choosing a finance company in the guise of a solar installer (more on that later), I searched through Yelp and found Redstone Solar, and I'm really glad I went with them. I had four different companies provide bids for my system. Chris (the owner of Redstone) surveyed my home and made the most easy-to-understand proposal for the system that would match my specifications. He knew I'd be getting Tesla Powerwall batteries as well as a Tesla automobile, so he made sure my system could provide all the capacity I'd need. He was extremely nice and explained the answers to all of my inquiries. That was very different from the other companies, most of which were an absolute waste of time because they were too busy convincing me to buy solar rather than answer my questions or design a proposal. (I'd already decided to get solar, which is why I asked for bids, not sales pitches.) And unlike one of the competitors, Redstone didn't require me to sign any documentation prior to receiving a bid. (That's just craziness.) The Redstone proposal was not the cheapest, but all of the equipment was name brand and after doing some research online, turned out to be some of the most efficient and longest-lasting solar products on the market. Knowing that solar is an investment, it made sense to go with value instead of choosing the cheapest bottom line. Chris and the other folks at Redstone were also the nicest, had the most prompt communication, and never said 'let me get back to you' to any of my questions, proving that they were super knowledgeable about the products and services they offered. All that--along with the 5-star rating on Yelp--helped me feel like I'd found the right company for the job. Another thing I liked was that Redstone is NOT a finance company masquerading as a solar company. Redstone only does solar; They don't try to sell you their own financing, which is something you'll run into a lot when shopping solar installers. Instead, Chris looked around and found that Key Bank had the best rates at the time, so that's where I got my home equity loan. The system was installed in September of 2016 just as the state was about to change the solar net metering rates. Chris knew I was in a hurry to get in under the wire, so he scheduled the installation over the course of a few days rather than waiting for one full day. That was extremely helpful. In the end I got a 6.5 kWp system with 20 Panasonic panels and a Solar Edge 7600 inverter. Redstone worked hard to get all the city permits approved and get Rocky Mountain Power to install the net meter (the unit that monitors how much power you send back to the grid.) They also worked with the roofing company I chose (because I got a new roof installed prior to the solar system) and provided me with all the state and federal forms I needed for the tax incentives. Initially I didn't see profoundly lower electricity bills from November through February (the most challenging months to garner power from your roof, at least in the northern hemisphere.) Still, my average $100 monthly bills were reduced to between $30 and $40 dollars. From March to May (it's getting sunny and the days are getting longer), my monthly bills have been $9.00. That's right: 900 pennies. I'm able to monitor my solar production online and via an app on my iPhone and iPad. It's a real gas to see how much energy I'm generating (a total of 3.9 MWh so far), how much CO2 I've kept out of the environment (6,027.55 lbs.), and how many equivalent trees I'd have to plant (151.82 trees) to make the same environmental difference. In the end I'm extremely satisfied with my solar system and the job it's doing for me, my neighbors (who use my extra solar power instead of fossil fuel-based energy), and the environment. Now that solar power is under attack from state and federal agencies, it's up to us--the citizens of the planet--to make the investments necessary for our world to be here for future generations. Redstone Solar made that process very easy, and I'm head-over-heels happy with the results.

I live in an apartment complex that is undergoing renovations. Their belongings being carelessly tossed from one man upstairs to another downstairs. I spent a month meticulously packing my belongings. reinforcing boxes that were heavy or contained fragile items. I marked every box with the room it came from, the place in that room the contents came from and listed important items. Boxes containing fragile items were marked FRAGILE on 5 sides. No way they could miss that. I was so nervous the day of the move because a neighbor who had already moved told me to super wrap my fragiles because "they aren't gentle". I went to the hospitality apartment to take over a few things that I wanted to be sure where they were and that they weren't damaged. When I got there, the furnace was running and wouldn't shut off, and it was danged hot. So I opened the windows and went back to my regular apartment. Once again, the items were tossed from one man upstairs to another downstairs. One of them asked me where my husband is? I told him I don't have one of those. I don't even understand why it's his business. I told them that my cats are in carriers in the bathroom of the hospitality apartment and not to go in there, the cats were already freaked. I went in twice and found the bathroom door open with them hooting and hollering and acting like complete maniacs. One of those times, I found a cell phone charging in the bathroom. Why couldn't they have used a kitchen outlet and why is it ok for them to do it in the first place, without even asking? One guy points at another and says, "He's looking for a cat." I said, "Well he can't have any of mine, but I'll keep an eye out for one for him." The guy who's looking says, "I want a kitten." I said I'd keep an eye out, because people have a hard time finding homes for kittens. He said, "I like to eat them."!!! Really? Are these guys professionals in the least? At one point, I saw mud on the back cushions of my love seat and said, "Oh no! What happened?" One of them said, "It's just wet." It was not just wet. I ran my finger across it and it was mud! I had to walk away. I couldn't even watch while they mishandled my belongings, carrying on like they're at a ball game or something. So when it was all done, I went into the hospitality apartment to find a disaster. They'd put the majority of my things in the living and dining rooms. The living room was packed with boxes stacked and 4 deep in front of the window. As I'd said earlier, the window was open and it was now evening and cold in the apartment. I spent 4 hours, til midnight, moving boxes so I could finally get that window shut. There were boxes marked fragile with heavy boxes on top and collapsing. One fragile box barely had one corner on the top corner of my little fridge. One side leaning on my mops and brooms and the other side with a lamp leaning on it and a heavy box against that. The door to my entertainment center was broken at both the top and bottom hinges and I found one hinge on the porch. The other is missing. My rotisserie was carelessly thrown on a pile of things with the door open and contents spilling out, the top completely gone. My mattress wasn't wrapped, like they had with the other tenants, There was mud down the side of my bug cover, which I have babied since my mom gave it to me, I doubt it would keep any bugs out now. My bed wasn't set up, as other neighbor's were. AND there's a long scrape across the top of the foot board. The neighbor's welcome mat was in my belongings. And she has a metal bed frame outside her door. She asked if it's mine. It's not. She says the movers brought it in with her belongings. When she asked who it belongs to, one guy said, "I don't know, keep it." So someone is missing a bed frame. One neighbor has never been able to find his broom, mop and dentures. When they moved him back to his remodeled apartment, they delivered his dresser upside down. And his bed was missing. I called the office and reported that. They said they refused to move it because it was too dirty. Really? They had no issues with taking it to his hospitality apartment in the first place. So we had to find someone with a truck to get his bed for him. I honestly wish I could post the pics here of all the negligence and damage. I'm not even going to look in all those boxes til I get moved back to my remodeled apartment. I'm afraid to look and a lot of the neighbors have said the same. 5 days after they mangled my things, they were back, moving someone else back to their remodeled apartment. As I listened to them carrying on outside, I cried. And I realized that I feel so very violated. Most of my neighbors feel the same way.

Dishonest and inconsiderate management. Paula will be very nice before you sign a lease but is…read moreextremely rude, unprofessional, and dishonest to contracted residents. Before moving out, we asked why there was a $120 move-out cleaning fee. Jeff said the carpets needed to be stripped and cleaned. Our apartment had not yet been inspected and we cleaned it to pristine condition. When questioned if a mandatory carpet cleaning was in the contract, Paula said they were making every resident pay cleaning fees because of COVID-19. We signed June 2020 during the pandemic and were never informed through email or notice of a required COVID-19 cleaning. They then stated that the only way to avoid the cleaning fee was to pay a "professional" cleaning company. So, according to Paula, residents must pay Spruce or another cleaning company to clean the apartment, which is contrary to Spruce's advertisement sent on Monteval's behalf to all residents (See attached image). After again questioning the charges, Paula said, "you look like you are going to cry." When they realized that there is nothing in the contract regarding a mandatory fee, they resulted to hurling insults. If you watch your expenses and care about being charged fairly and honestly, DO NOT LIVE at ICO Monteval. They will sneak in whatever they can to get more money from you. Additional Information: They charge $150/month for an entertainment package. In the year that we lived at Monteval the internet went out twice, each for a full day at a time. The DirecTv receivers are old refurbished models from Sky Satellite. Our DirecTv box overheated, leaving us without TV for a week. The Zego online payment portal is archaic and does not allow for automatic bill pay, so you have to log in each month to pay your rent. You are not allowed to grill on your patio/balcony.

Move-in wasn't the issue, but throughout my time living there, maintenance and front office response times were bad. For even simple service requests, the turnaround time was horrible. Average 4-day turnaround time. Of all the properties I've lived at (e.g. Kielo at Grass Valley in WA, Vector in OR, Aura Uptown in AZ, Camber & Cinq in SLC UT, list is not-exhaustive) I can see that service requests were turned around in less than 24 hours, at most 48 hours. Then there was the issue of front office just dragging their feet on things like emails. I don't understand how a staff of 3+ can take more than 2 weeks to reply to one email. The properties I just mentioned, I'd get same-day replies, sometimes even same-HOUR replies. With LESS STAFF and MORE TOTAL UNITS than The Aston. I'm convinced that Utah County just has a bunch of lazy people, because a similar thing happened at a NXT-managed property I had lived at (VALO in Payson). That resulted in residents reaching out to the NXT corporate office, which then resulted in everyone in the VALO front office and VALO maintenance teams getting fired because of negligence. Aston is ALMOST that bad but is ICO managed. Then there was the move-out issue. All those other properties I just mentioned use Parcel Pending. I KNOW from past experience that the property management team is supposed to do something in ParcelPending after the moveout of a resident. And I have the emails to prove it (Kielo/Vector/Aura/etc). The Aston will not. So my Parcel Pending account at the Aston stayed LIVE for almost a year after I had moved out, and after sending them an email to address this because a package was erroneously delivered there A YEAR LATER, the Aston's front office team didn't reply to me for (1st) 3 days, to which I replied SAME day, then they ghosted me. It's been over 2 weeks since.. So, I had to call Parcel Pending (a company based out of California where people actually want to work) to get things addressed. Parcel Pending themselves told me The Aston has a horrible habit of not addressing former resident accounts. All of this to say, I don't think ICO incentivizes their employees and it shows at The Aston. For example, if you work at a Greystar (e.g. CINQ/Camber in UT), or Avenue5 (Aura in AZ), or Holland Partner Group (Vector in OR) you get comp'd for contacts in addition to comp'd for resolving service requests quickly -- e.g. at Greystar the maintenance teams get paid a monthly bonus for resolving service requests quickly. I doubt the Aston's maintenance team has it set up like that cuz good god it was a nightmare waiting for maintenance to show up for the simplest of asks. and Holland withholds bonuses from employees for failing move-out checklists -- if only such checks and balances existed at The Aston because (according to Parcel Pending) they get this complaint a lot from former residents at the Aston because the Aston workers WONT DO THE BARE MINIMUM. Forget going above and beyond. Now, why 2-star and not 1-star? Because at least the space was livable, and rent didn't go up between my year 1 living there and year 2. But again, the bare minimums just weren't done, like regular recurring maintenance on HVAC filters every 2-3 months. But hey, maybe that's the ICO management standard. Maybe they keep the money at the top, and refuse to properly incentivize employees at the ground level like the front office and maintenance teams at The Aston. After all I do remember seeing maintenance rushing back and forth between Exton (some other property) and The Aston so maybe ICO's just too cheap of a company or the owners of the Aston (perhaps separate from ICO) are too cheap. Whatever the reasons are, I think a 2-star review is justified for The Aston.

BEWARE: Impossible to break lease early…read more The place is nice enough, I suppose, except for the poor system for management of the trash. But if you ever have a need to break the lease before the end of the lease term, the contract and management leave zero options. You cannot sublet. You cannot find someone else to take it over. Don't expect management to work with you on that, even if you have compelling reasons to need to leave. They have the contract and you just have to pay. Period. I can only assume management is so inflexible because they have a hard time filling up capacity to 100%. Well, if you treat people this way, that's sort of what you can expect, especially for a high priced option. Lot of 1 star reviews here... UPDATE: I didn't see a way to reply to Chantell, so am editing this review to address the comment. Honestly, Chantell, I didn't feel it necessary to reply to the buyout offer since no one in their right mind would accept the "flexibility" to prepay the entire amount of the remaining rent on the contract now. I don't see how this would benefit us at all, though it would benefit you. I'm not about to accept an option that both requires us to pony up that much money right now and also gives The Devon the option to turn around and immediately rent it out to someone else. No double dipping at my expense please.

Unfortunately my experience with management was quite unpleasant when I moved out. When I got my move out cost sheet they automatically took $152 for cleaning fees. I assume that was automatic because the office lady said don't worry about cleaning too well as we require professional cleaners no matter what. (We still cleaned pretty well). So don't expect any of your deposit back they automatically take it. There was also a $250 charge for a "full paint". We are good renters and left the paint in very reasonable condition besides a few scuffs and some holes where we hung 1 picture and a curtain rod. This should be considered "normal wear and tear" and I was on the phone with them for over an hour arguing with assistant managers and the maintenance manager and they eventually compromised and charged me $120. I still believe that it was definitely within the realm of "normal wear and tear" (which they aren't allowed to charge for). The next day they sent me the updated bill but with a $50 charge for using a Costco cart that was already on the property and not returning it. I called them back and explained that it was already on the property and they would not budge. Both of these days as I tried to state my case they repeatedly said they would send me to collections or to their attorneys should I not pay either of those fees. When we first got our apartment our dishwasher also didn't work. When I sent a maintenance request they repeated told me I needed to rinse my dishes better. I told them that the entire cycle of the dishwasher there was no noise and it wouldn't even wash 1 spot of Carmel off of a plate. (I ran a test). They were insistent that I was simply using it wrong. I finally got them to come out and they finally fixed it and it worked great since then. Overall nice place just expect lots of money at your move out and a ton of additional "utility" charges. (My base rent was $1524 and my bill every month was $1880-1900 depending on the month for my wife and I). Also expect unreasonable managers. To the Devon, please do not respond, I am truly done talking to you and wish to never interact with anyone from your staff again. The last 2 days have been some of the most frustrating I've had in a very long time.

So they allocate costs that should be theirs like lights in public paths and parks to you on a monthly basis. Then when you check out, they invent excess charges not it the contract. They pretend that records were lost or some other BS. Utah has no State agency to intervene on your behalf and they know it. When you provide proof in the contract and in photos that they are overcharging, they say, we have to go by our people... How do you get around that. Prepare to pay about $100 extra a month in allocated expenses and about $500 to $2000 at check out from invented charges. Then if you don't pay, they send it to your credit report. Only recourse is small claims court. Utah has no intermediary protections Buyer Beware
