    Oh boy. To be fair, the actual apartments are very nice. They are spacious and have great storage…read moreroom. The community area is pretty and feels like you can walk around with ease. Now to the stuff they wont show or tell you in the leasing office. The rules here are strict, the amenities are constantly being turned off and back on (might as well flip a coin on whether the hot tub will work at any given time), and the staff express very little care. They will make it seem like they do- think President Snow from the Hunger Games smelling like roses but only to really cover the extent of his sickness. Pretty much any concern I brought in was met with the basic premise of, in the words of Gigi Goode, "I understand your concern but I do not share the same concern." For example they gave notice of road work and because I did not move my car in time it got towed to another part of the lot. Fine, I get it. They stated in the email a specific price for it (happy to pay). Later, they changed the price in a different email with no explanation. I had to fight to understand why it was changed. When I went to the office and pointed out the contradiction and email exchanges about differing statements of cost they said, and im not exaggerating, "You wouldnt be having this problem if you didnt get towed." Okay?? I didnt mind paying the initial COST (not estimate) given but why cant the change in cost be acknowledged as misleading? I recently moved out and after leaving we were given the final estimate costs. Oof. We are being charged $410 dollars for repairs/ cleaning. I had to call twice and my roommate once before they finally sent an email with pictures. Listen, I dont mind paying for some damages- you put something up here and there and chip paint. Normal. We were charged $175 for paint alone and told, "As for the paint charge we had to paint nearly every wall in the apartment." I was literally squinting at the pictures they sent to understand what damages they were talking about. I will attach photos they sent to me so dust off your reading glasses to see for yourselves. Again, I dont mind paying for damages- there really are some things that were put up that require a little painting. But $175 is ridiculous and I was greeted with this lovely retort when asking about the paint costs: "If we were to have hired a professional to come paint your apartment it would have been nearly $600." Anyway, nice rooms and spacious living but clutch your purses and dont touch the walls if you decide to live here.

    Pros: Conveniently located, friendly neighbors and staff, spacious units…read more Cons: Lack of parking, mandatory $125 for internet and cable even if you don't watch cable. Internet is extremely slow. Questionable deposit practices. Things to know: add about $250 to advertised price on your monthly budget, shared utilities consistently $120-$180 and internet $125. You get 1 covered parking for $30. Couple NO PETS and a toddler, lived in unit less than 9 months and they kept $800 deposit ($400 to repaint) and still want an extra $70. Normal wear and tear did not call for repainting. Walls were the same as when we moved in, never any decor or anything to damage paint. Not sure about previous tenants cleaning fee seeing as the unit was scarcely cleaned upon move in, dust on all fixtures and doorways, window sills, greasy kitchen vent and the carpet had been ripped up by previous tenant or their pets, hair all over the carpet, dents in refrigerator. We moved out of state before being able to do a walk through so maybe we where an easy target.

I have been requesting for a week and a half for my porch to be cleaned off due to a thorn bush growing onto it and i also have two wasp nests that they never came to take care of. There is never anyone in office and they don't answer the phones! I have been patient in the past but it is ridiculous that they can't even keep up with the landscaping of the building!

    I lived here for approximately three years, and in that time, this complex went through four…read moredifferent management. The chaos caused by this turnover is evident in every aspect of the resident experience. While the rent may be lower, you absolutely get what you pay for--and often, less. 1. Immediate and Severe Safety Concerns: The management's complete lack of action regarding severe resident disputes is alarming. * Assault and Threats: My spouse was physically assaulted and threatened multiple times by other residents. We witnessed instances of neighbors attempting to run over residents they disliked with their car. These serious incidents were reported, and the management consistently failed to take any effective action. * Neighbor Issues: It took a two-year process to finally get an annoying, disruptive neighbor evicted who repeatedly broke their lease and engaged in confrontational behavior. * Pet Safety: Due to a lack of enforcement, our dogs were attacked by pets who were not properly controlled. 2. Complete Financial Dishonesty & Move-Out Charges: The move-out process revealed a disturbing level of financial and operational dishonesty. * Security Deposit Fraud: When we moved units midway through our lease, we were explicitly told (and have documented email proof) that our initial security deposit was being transferred to the new unit. Upon moving out, we were suddenly told the deposit was used for "other things" and we had no deposit for the second unit, despite never being asked to pay a new one. * Unjustified Cleaning Fees: We spent six hours deep-cleaning the apartment, following the move-out checklist, and documented the clean unit with detailed photo and video proof. The manager, Mason, stated during the walkthrough that only minor cleaning was needed, and the price for professional cleaning would be heavily discounted. We were later charged $501.47 in move out fees. * Hidden Fees: We were charged an undisclosed $60 pet carpet cleaning fee that was never mentioned to us during the lease or move-out process even when we paid the mandatory carpet cleaning fee. 3. Management and Maintenance Failures: * Zero Accountability: With four turnovers in three years, nothing is ever correctly notated on resident accounts. New managers consistently refuse to help, claiming they "don't handle that" or blaming all problems on the previous management. * Poor Maintenance: Maintenance issues, like broken water heaters or water pressure problems, are constantly given cheap, temporary "band-aid" fixes using low-quality replacement appliances rather than permanent solutions. * Filth: The community allows dog owners to routinely neglect picking up after their pets; the grounds are often littered with dog feces. And our dogs have gotten giardia multiple times due to licking paws after walking through infected sprinkler water grass and eating grass. (Giradia is a parasite in case you are not aware) Conclusion: This apartment complex is not worth the stress, risk to safety, or financial turmoil. I would strongly advise against moving here, especially if you have pets or work from home. If you choose to, you must DOCUMENT EVERYTHING--every email, every conversation, every photo, and every payment--as the management cannot be trusted to handle resident accounts or safety issues responsibly. Also do not trust the reviews, there have been incentives in the past for a rent discount or free parking spot for a month if a review was left.

    I decided to sell my condo in North Orem recently and diligently researched active 55 and up…read moreapartment complexes in Utah Valley and Heber. I only found four that were NOT assisted living and did NOT feed you any meals (things I don't need yet and quite frankly, couldn't afford) but welcomed my little Pom/Chi dog with open arms. I only found one that gave me my very own covered parking spot not too far from my room at no extra charge and had a luxurious lawn with a lovely dog park and pool and a hot tub. I was also thrilled that the entryway and large inside community rooms were kept so beautifully and there was a baby grand piano I can play. When I moved in, I found out that complex I now call home is what residents lovingly dubbed "The Villas". I also love, love, love the Humanitarian projects our community helps with, the pot luck dinners each month, the beautiful library, the movies, exercise classes and games we share. It is like having our own little Senior Center right here at our house with no extra charge. But the very best part of all was the thing that none of the other three have or will ever have and that is two sweet ladies in management who love and care about each and every one of us (you can feel it) and help us as much as they possibly can to have a great experience here and make our lives a lot easier.     I've lived in Pleasant Springs from 2013-2016 in a 2 bed 2 bath Apt on the 2nd floor. I paid about…read more$1100 a month for rent, pet fee, parking fee, internet, home phone, DISH, water, sewer, and trash. Power & gas are separate. I lived on the East end where my windows faced some kind of junk yard/farm lot that was pretty smelly in the summer and spring, and it would get really dusty when I left my windows open. But I loved being able to see my car from even our bedroom window. I've loved living here. Most of my neighbors were very nice and my dog really liked the open grass areas. A lot of people told me I was paying too much, but after moving out I've realized they were wrong. I miss this place, but it was time for me to start paying mortgage instead of rent. There were some small things that I didn't like, but the pros outweighed the cons. Pros: -They take pets!!! There is a $400 pet fee of which half is refundable, and a $25 monthly fee per pet. -The apt comes with washer, dryer and dish washer. -Balcony. -Walk in closets. -DISH, Internet and home phone are included. -Maintenance lives on site. -Dog park. -Lots of open, grassy areas for kids and pets. -Gym, pool & hot tub. -Lots of parking. -Great community. -Located right near the freeway, Walmart and liquor store. Cons: -The floor plan is very square and closed off. -The entire apt is carpeted. -Small kitchen. -Lots of theft of gym equipment and once from our car. The TV in the gym was stolen twice. -Ceiling in the bathroom and bedrooms are pretty thin. I could always hear my neighbors in the bathroom. -Rent goes up by $30 when you renew your contract. -The water bill is a little high. It's supposedly based off of your building and is split amongst the amount of people in each apartment. My bill was always about $76 a month for my husband and I. -YOU MUST GIVE A 60 DAY NOTICE WHEN MOVING OUT!!! If you do not, they will charge you for those 60 days even if you move out. -On-site management changed pretty frequently. Just FYI one person may tell you different info from another. Like in the case of my parking stall number. -Guests frequently parking in resident assigned stalls. TIPS: -Try to get an apt that doesn't face West. That summer sun kills. -If your apt is facing outward towards parking, at least you can see your car and your balcony has a little more privacy. -Keep a copy of the move-in paperwork. -Always call maintenance! There is no charge and they are very nice. -Lock your doors and car. There are a lot of college kids here and they just do dumb things sometimes. -Watch your meters and AC. I once had a $213 electric bill because my AC thermostat was broken. -Don't expect your deposit back.

Every month you're being threatened with ridiculous violations. They pick and choose who they want to turn a blind eye toward and who they want to punish. They enter your apartment without permission or notice!! Maintenance always leaves a mess. Olga is the worst property manager we've had in the 5 years I've been here.
