Polite staff, but we were billed for repairs of preexisting damage. You will see a consistent set of reviews below that are similar to the experience outlined below, renter beware. After checkout, we were billed over $150 for many things that were preexisting conditions. Upon move-in the unit had very old carpet with preexisting stains, the stove and oven were simply gross and several other items that we were billed for were in worn-out condition upon arrival. That said, the overall experience was good at the facility. We expected some run-down items in a college town, so that was deemed acceptable. The staff is responsive, but the overall maintenance was marginal, I am guessing that the maintenance crew is understaffed for the number of units. Unethical as it may be, upon checkout you will be billed for things that will never be repaired. Perhaps you can insist on repairs prior to move-in, then take your own pictures of the preexisting damage for comparison upon check out. I would not necessarily recommend against this location, however, we did receive sticker shock with a surprise final bill after spending quite a bit of time cleaning and touching up prior to check out. As long as you are prepared for that, you should be fine. Proceed with caution. read more

This complex is relatively affordable for college students, and the front desk staff is usually friendly and helpful. Unfortunately, maintenance has been a consistent issue during my time here. While the maintenance workers themselves are kind, I've had multiple emergency problems in two different units. Last year, my apartment had no functioning A/C for nearly the entire summer--despite repeated complaints, the only solution offered for a while was a fan. In my current unit, there were ongoing hot water issues for over a month. The water heater would temporarily be fixed, only to break again days later. It wasn't fully replaced until about six or seven weeks after the first report. Everything is fixed now but I am about to move out. The amenities also leave a lot to be desired. Large, loud pool parties often make it impossible for residents living nearby to find parking. The pool area is frequently left dirty and overcrowded, and I've never felt comfortable or safe using it, despite it being an amenity I pay for. The cleanliness of the pool itself is also questionable--personally, I wouldn't swim in it. I'm relieved to be moving out soon. While I know some people have had positive experiences here, mine has been mostly frustrating. I wouldn't recommend living here unless it's one of your only affordable options. read more

UPDATE: upon move-out, I have been charged almost $800 for repairs that would be classified as normal wear-and-tear by any sane individual. Numerous tenants have reported this problem, both at The Ave and many other Greystar communities. I could fight this in small claims court, but I no longer live in OK. And don't listen to the replies from the complex saying they want to resolve this issue, the front office has little to no control over this, it's coming from Greystar. The same company at the center of numerous lawsuits for nefarious business practices. If you know what's good for you, do not move here. read more

The front desk people are no help and don't care about you. My key for my mailbox has not been working the 2 months I lived here and my roomates key works depending on the day. I went to move out and asked if they could check my mailbox for me and they couldn't even open it with their master key. Also the two keys they provided me for my apartment, only one of them worked and it only worked with the back door to lock. I was never able to unlock/ lock my front door with the key. read more

THIS PLACE COMMITS FRAUD! My son moved in and took pictures of things that needed repair and reported them via email and to the office. They never fixed anything and then after move out they sent a $1200 bill for the damages he reported to them and they never fixed!!! Then they turned this over to a collection group and Credit Bureau. I will not pay them for this and have disputed it to no avail. My son rented an apartment at The Ave at Norman. Upon moveout, we were sent a collection notice for past due rent and several months of electricity that, according to The Ave at Norman, were never paid. I immediately called the community manager, Ashton Huling, and asked her if her internal ledger shows that July rent and several months of electricity were indeed unpaid. She told me that they WERE actually paid, that the collection was sent in error, and that the community manager Maegan Springfield would get it resolved. She then emailed me the ledger illustrating the same. But they never did get it resolved, and continue to send the collection notices to the credit bureaus, and will not release charges that were clearly fabricated in order to keep a deposit that is not rightfully theirs. In short, this apartment complex is incredibly fraudulent. I have heard much the same from other parents upon moveout. I would stay away from renting from this outfit. Going back to August 2019 when my daughter moved into the apartment (#212), all was well until it would rain. Every time there was a downpour, there was water dripping directly from her ceiling AC vent and mold would form on the ceiling. The office/maintenance people were told about it multiple times and the answer was always to come in and PAINT OVER the mold. I had some reservations about this but let it go. This went on for TWO YEARS - every time there was a bad storm - until finally when all three roommates were out of town for a long break (summer 2021), they came back to an apartment that was infested with black mold. There was mold on the ceilings and the walls in all three rooms and the main room as well - it was everywhere. They immediately told the community manager, and when the staff came to look at it, they freaked out and said the girls could not stay there and to find another place to stay immediately due to the dangerous mold problem. After a day passed, they said they would move them into the model apartment #1912. The Ave had ServePro clean every single possession that the three roommates owned and then moved them into the model #1912 within a three (maybe four) day period. It was all VERY rushed and a normal move in checklist procedure was NOT done. There were pre-existing damages in the model apartment that were inherited when they moved the three girls in. At the time we were happy that the complex had moved the girls BUT did not foresee having a bunch of BS charges tacked onto the move out bill for damage that was EXISTING when she moved in. The lack of a move in checklist is evidence that this wasn't a normal move in situation and without that, it cannot be disproved that the damage was pre-existing!! Nice little racket that they have going here as evidenced by all of the negative reviews about the same types of issues. I expect the reply (they always reply) to say that they "understand we had a bad experience and were unable to work out the issues satisfactorily." NO we did not work it out satisfactorily and after three months of going back and forth we just paid it to be done with it. I am supposing that this too is a tactic that they use. So, the girls were subjected to horrid living conditions, moved to a model apartment that had existing damages and had to pay for those pre-existing damages. We were charged fees that were not appropriate based on the extenuating circumstances of the entire mold emergency/move fiasco. Previous places where my daughter lived in Norman did not have these types of issues and she always got her deposits back. My experience overall at the ave was pretty good. The maintenance staff was absolutely phenomenal. Zero complaints about them. Every time I had a maintenance issue they addressed it very quickly. I really liked the pool, clubhouse, and other amenities. Overall the amenities were well kept up with. I never really interacted with the office staff so I can't say anything good or bad about them. Great place, ruined by poor office staff. I found someone to take over my summer lease and I had to constantly call them to process the request. They would never follow up on what they said they would do, they would tell you can never complete the task. They would rather post on Instagram than help the residents. Have a roommate who smokes almost everyday and management wont do anything about it even though it breaks the contract. Management here sucks and they keep adding on charges hoping you wont notice when rent is due. They rush you into resigning a lease early and up rent prices when you don't. Also we had to move in Aug 17th (literally 4 days before school) and we still had to make tons of service/cleaning requests. Entrance littered with bug corpses. My daughter and the same three roommates lived here for 27 months while attending OU. The apartments are pretty average in general. They had issues with the washer/dryer/microwave/toilets the entire time they were there. They put in several repair requests with no acknowledgment. They ended up just dealing with it the whole time. When they finally moved out, each tenant received a bill for $1,400 ($5,600 in total) for vinyl cleaning, carpet cleaning, oven cleaning, replacing the oven drip pan, replacing the microwave (that didn't work), and painting. The apartment had been lived in for over two years and it needed fresh paint, etc, but it was normal wear and tear. Most apartment owners consider it a "win" when someone renews because they don't have to "turn" the apartment. They are charging students for normal apartment expenses. To ad insult to injury, the apartment owner's address is in New York City (this is public information) and the Property Management Company is in Lynwood, Washington. I was prepared to give a 3 or 4 star rating, and then I got the move-out bill. My 3-bedroom apartment got a bill of $320 per person to repaint the common area. $960 to repaint one room. The "proof" provided was a joke, the "damage" is just normal wear-and-tear. The place had not been repainted in at least three years, in many states it is not legal to charge for repainting if the unit had not been repainted in that time frame no matter the condition of the paint. I'm not sure about Oklahoma law specifically, but I refuse to pay this charge. They also tacked on another $100 in unspecified cleaning/repair charges. I requested an itemized bill with receipts for both the painting and the other charges with no response. If you feel the need to charge a total of $460 on move-out for baloney reasons, you should have just built that cost into the rent. You cannot make bad-faith charges at the end of the lease to pay for the refresh needed before the next tenants arrive. THESE PEOPLE ARE HORRIBLE TO DEAL WITH! I am only giving one star because zero stars is not available. We have not even moved in to these apartments and we have already had so many issues!! It started with the bait and switch. My daughter and her roommate talked to the sales associate agreed on renting at these apartments for the price she was given and were told to complete paperwork by a certain date which we did. It turns out the paperwork had a different, and of course higher, price. My daughter thought it was extra fees or something. When we contacted the Ave we were told there had been a price increase. Funny we were never told about that it just showed up in the paperwork. Her roommate had a issue with her paperwork and they believed it was there fault so her roommate is now paying $50 less a month in rent when we signed paperwork at the same time. We then tried to get information about the size of the rooms in the townhouse since you are not able to tour that apartment. Nope they don't have such a thing and it took forever to get that response. Then we tried to apply for early move on date as my daughter has to be back early for rush. After hearing nothing we called and were told they would not be accommodating ANY early move in request but will be charging us for the full months rent. I certainly don't expect this to get better once we move in. What a disappointment. My son lived at Alight12th Ave and had NO ISSUES! Go somewhere else!! read more

You cannot get ahold of the management or corporate for issues and even when you repaint, and clean the carpets they shake each of these kids down. They showed pictures and evidence of clean up and other items but they shook these kids down taking advantage of them. This place is a scam to get money out of college kids and their families! Please don't consider living here. After my first year living at The Ave, I had an ok enough experience to resign my lease. Unfortunately my second year has already been a nightmare. My apartment is INFESTED with roaches. Despite attempting to communicate with staff, it often takes weeks to have pest control in. Because spraying isn't done regularly the problem has persisted for the last 6 months. Ave Staff will tell us that they will schedule pest control, or call us back, or come up with a plan moving forward but have failed to reach back out multiple times. This is my second year with the ave. I made the mistake of resigning because I did like the apartment set up and didn't have any issues large enough to make moving out worth it. Immediately afterwards, however, my experience completely changed. During the peak of Quarantine my washer/dryer broke. When I called it in, they said they could not fix it because it required two people to move it and they didn't want their employees at risk. I totally understood. UNTIL I LITERALLY SAW THEIR MAINTENANCE WORKERS HANGING OUT TOGETHER. Also, THREE MONTHS later, when they finally replaced my washer/dryer, they ended up sending one guy anyways. I went without a washer and dryer for three months during a country shut down. They offered to let me do it in the building (a public washer/dryer during the beginning of this pandemic) and that's just not the same. We pay for a private washer and dryer, and during a pandemic, that's important. ALSO THERE WAS A SHOOTING AT THE APARTMENT DIRECTLY ACROSS FROM US AND THEY NEVER REACHED OUT TO US. Or even really explained it to any of the residents. They just sent out a mass email asking people to pay more attention to the guests they invite over. When you really need them, they WILL let you down. Also, the college student community isnt really visible. There are a lot of families and it makes it an awkward mix. They'll tell you the bad reviews are from the old management, they're not. Don't live here. It's just not worth it. The only reason I'd even give it one star is because the actually housing is pretty spacious- Though very worn down and used aesthetically. I told myself I'd take photos of absolutely everything so they couldn't charge me what everyone is talking about in these reviews. here I am 8 months after I move out with nearly $1,000 in "damage charges" that im disputing and still fighting. Let's get into the move out process actually. They'll charge you hundreds and hundreds, if not thousands of dollars in "damage" fees. "Splitting" the costs between my 2 roommates like we're supposed to be doing, they're charging me alone over $100 to clean a HALF bathroom, $200 to fix the front door where a previous dog scratched the paint to hell that they never fixed for our move in. (And I took pics of it our first day for their *required* move in inspection!! they suddenly don't have that on my record anymore. shocker right ?) $400 charged to ME in paint when we only lived there for 6 months and didn't even have a single picture or tv hung up on the walls in the apartment. The photos they take for their "proof of damage" is laughable. Especially the TWO pictures they took of the walls where there was absolutely nothing in the photos for them to paint over?? They do this to everyone. Remodel on your dime. I even reported to maintenance how terrible they painted the walls when we moved in because you could see they didn't even try for us. Then they charge me to fix it. If you've read this far, AVOID this place completely I'm not kidding. You will probably think you can clean the apartment so good and keep it so well maintained that they won't charge you anything, but they will find something. (((((Living here will 100% hurt you and your credit if you can't pay their extreme fees when you leave!!!))))) And yes it'll go to collections and landlords won't rent to you with a balance there. I understand that there are FEW exceptions to the rules, but this complex is absolutely terrible... And I cannot stress that enough. I would highly advise students to not rent here as it is far overpriced for the experience. To start, I had two other roommates I was planning to live with (1 male and 1 female) and the student-worker helping us, Will, not once informed us that this would cause issues in the future. He assured us we could get a 4-bed no problem. Of course his knowledge on his role in the job was incredibly incorrect. We were either forced to pay almost $100 more for rent or deal with it ourselves to corporate. Management has been the worst I've ever dealt with. Maintenance took days, and sometimes over a week, to be finalized. I lived here for a year and roughly 2 months after move out I received a bill for $600 (to be paid in full in 30 days), for multiple cleaning charges. I can guarantee the unit was cleaner than when I arrived. I've requested photographic proof of the "damages" in order to appeal these charges as the estimates of the unit are supposedly through another company. Management is horribly unhelpful and clueless and undervalued my concerns as a previous resident. I've never been so frustrated with a business process. I will be making a complaint to the Oklahoma Attorney General (as another reviewer mentioned) and also will contact the on-campus legal professionals if needed. read more

It's a scam targeting college kids and I wish we had read the reviews before we let them sign a lease. They get charged all these ridiculous fees to move in, they would have renewed their lease but when they asked about doing that their apartment had been sold out from beneath them with no notice. Apparently they were supposed to renew in October 2021 for the 2022/2023 year. They had a move out inspection where the only mention was the carpets needed to be cleaned. We cleaned when they moved out and today each of the three tenants received bills totaling over $500 each for cleaning and repairs including $325 to paint the living room, $105 to clean bathroom, $50 to replace shelves in fridge, $16 to clean dishwasher, etc. So they want us to believe that each of the bathrooms required $105 to clean? Basically $1500 worth of ridiculous charges between the 3 of them. We filled out the form when they moved in, which we still have a copy of which noted the scuffs on the walls, tears in furniture, scuffs in carpets and we had to clean the kitchen and bathrooms when they moved in plus the dishwasher would not drain and was full of water that had been there for who knows how long. Move in fees aside, they had a decent experience up until they decided to renew and were told they couldn't then customer service completely ceased. Sorry for those that have signed a lease for this year but for future tenants, keep looking. read more

If you do live here, document everything for proof of any previous damages to apartment, save that proof and I would recommend demanding a walk through with an employee of The Ave upon move-in and out. I think this is a great place to live when I first came they were really clean and prepared for COVID and I like how they all had mask. I had a very pleasant experience with one of the employees there named William Lewis and he was a big reason I ended up signing to stay here. He made me feel welcomed and taken care of and has been there consistently if I've ever had a problem with my apartment. To date, there have been no major issues and the overall quality of my stay has been excellent. I would definitely recommend this apartment complex because it's more of a community then just apartments.
