The "fees"they charge are outrageous. Pest control was billed every month but service was not done monthly. Customer service is awful. Hard to deal with or resolve any issues, even when it was caused by the complex. Maintenance takes forever to come. Study room printer never had paper The mail room was very disorganized and packages were often left on the floor piled on top of other packages The hot tub was never open at the pool You don't get what you pay for by far. read more

This was the worst place to live. It's way too expensive. Students can find better, cheaper housing off campus. The charges are ridiculous. They charged me $50 for a broken desk handle at move out that isn't actually broken- the screw was just loose (which is not my fault btw. Take that up with IKEA or wherever you got the dang thing). Their AI phone bot is atrocious. The furniture they provide is cheaply made, so prepare to pay for it if it breaks. read more

Do not rent here! "Organic growth" issues were covered up until they reappeared and testing was demanded and guess what....it was mold and a lot of it! Management is a joke and not responsive. Last year, I had a great experience living here despite our pool never being open. This year, not so much. Upon move in, we have had horrible experiences. Our apartment had never been cleaned from the past tenants and many appliances were broken. Our dryer does not turn off on its own, our oven smokes, our washer has something burnt inside of it, there's grease stains all over our kitchen, the floors were black with dirt, our couch was disgusting and my room has a wasp nest. Despite multiple maintenance requests, phone calls, emails, etc, we have only had cleaners come for the couch cleaning. I understand that with move in, there comes a lot of maintenance request, but it has been two months now. My AC in my room was broken and it flooded my carpet. Maintenance Supervisor came and fixed the immediate issue but said they can clean it after the weekend because it looked like something was growing on it. They and plugged in industrial dryers for the carpet, which I am assuming is going to jack up my electricity rates...The maintenance supervisor is very helpful and kind, but it is hard to get the team to come out. I would not recommend living here. read more

Terrible management im beyond disapointed. The fees are outragous and I havent even moved in yet. The people on customer service are blatantly rude and do not care about you whats so ever. Do not sign a lease with them they will drain your pockets dry purposely! I really wish i could give a zero rating if that was possible. read more

It's got okay location it's a little far to walk but close enough that driving is no point. In the winter they do not put salt out for ice, coming into the spring time they seem to be terrible at spraying for insects, outside on my patio there was 6 dead wasps and walking out the door to my car I ran into about 5 more alive wasps. The walls are pretty much paper thin you hear every little yell or step or anything at all. I honestly would not recommend it, especially with them raising the prices it's insane they want you to pay 800+ a month for how bad maintenance has been. Patios are tiny, the rooms are a good size but has no storage at all, same with the kitchen, but the kitchen is small and doesn't even have drawers for things like silverware. Overall if you absolutely need need a place or can take over a cheap lease that's what I would do, but if you have almost any other choice just go with the other place. read more

Living at the flats right now. Walked in my new apartment toilet was disgusting like it has not been cleaned. The big shelf right under the ceiling is COVERED in lint. Worst thing so far is I got woken up at 10:00am to someone sounding like they were beating down my bedroom door. It startled me and made me jump out of bed scared, little did I know it was a worker for the flats just cruising around my apartment checking on the rooms. She came into our apartment by herself no one let her in. Unacceptable. My shower gets clogged, not only that my shower faucet just fell apart and broke, which I fixed myself. first 2 weeks only 1 outlet worked in the kitchen after making requests for someone to come check it out. Our garbage disposal broke. There are bugs. The 3rd week here there was about 5 people in my apartment building alone that had to get their whole carpets ripped out of the apartment (something to do with mold or bugs) I will be moving out at the end of my lease and I hope you don't make the same mistake signing one. read more

Stay FAR away from this place. When we showed up on the move in date (which was only a couple days from the start of classes) the apartment we were given to move into was absolutely crawling with roaches in every corner and crevice and it had obviously not been cleaned or inspected at all. The roaches crawled out of the refrigerator, stove, every drain, and the baseboards. My carpet was COVERED in mystery stains, every square foot of it was soiled. The apartment smelled badly of cigarettes, if I stayed in there for more than 10 minutes I would get a headache. Furniture was also dirty and greasy. We signed in November, almost a full year ago, and we got that unit assigned to us a month ago, so there is no excuse for it to be in that state. Our apartment is unlivable. They failed to do the bare minimum and provide us with a clean and safe place to live. We paid a full month's rent for August and $192 of fees and we aren't even going to be able to move into our apartment until September. They gave us a $200 concession for our troubles but that barely covers the fees. The fees that include pest control by the way, which is just laughable. Extremely disappointed. I lived in this complex for two years and when it came time to move out they charged me nearly $400 for damages that were there when I moved in and for stuff left by one of my roommates after I moved out. I reached out to the leasing manager to discuss these fees and she only responded once with the move out report and then ignored me. My other roommate sent multiple emails and never received a response, and was brushed off after making a maintenance request to take care of the black mold she found growing in our air vents. While the majority of my stay was fine, I am left with very negative feelings towards this apartment complex due to unprofessionalism from the leasing office and a lack of action after pointing out a biohazard. read more

This is going to be long-winded. I lived here (first as State on Campus and then The Flats at Norman) for a total of 2 years ('20-'22). I will start with the first year, then the second, and then an overall rating at the end for those that care. I lived by myself for most of the first year because my original roommate canceled. It was later filled due to an emergency, but that was towards the end of my lease. During my first year there my hot water heater only worked for around 10-15 mins. After that the water went ice cold. I put up with it and never put in a work order for it (I should have requested that to be looked at but didn't). I was sent an email around a month prior to me moving out to remind me of my move out date and time. Before I was supposed to move out I realized they had expedited my move out date by a few days due to, "contractors coming early, and that there was nothing they could do about it". This forced me to call out of work for 2 days so that I could move all of my old apt and into my new one, as well as clean it. After spending those days moving and cleaning (cleaner than what I had arrived in) I arrived at my new apartment. My new apartment did not appear to have been cleaned before I arrived. I stayed up that night (until around 1-2am) cleaning my new apartment so that I could move in comfortably. The kicker here is, they tried to charge me for cleaning at my old place, the place I left cleaner than both my new apartment and how clean it had been when I originally moved in year 1. I had to call multiple times to appeal that charge, which was finally dropped. I still had to pay for carpet cleaning. Throughout my second year living at Flats at Norman, I ran into so many issues. I will post some pictures as proof but honestly I have so many that I don't think I will be able to post them all. I will list them in random order: internet being down arbitrarily (during finals week too), bugs/pests (including but not limited to: lizards, flies, ants, spiders, roaches, AND scorpions), and ignorant (this is as nice as I choose to be) management. When I scheduled an in-person move out day for my second year there (to avoid any charges they wanted to pin on me) they actually forgot about me and showed up 20 minutes late (I was waiting on them so I could go to work that day btw). This was after calling 3 times to ensure they had me down for that date and time and they still messed it up. I paid for carpet cleaning this year as well. To bring some things to light, rent increases here every year with no discernible improvement to anything. They incentivize their current tenants to post good reviews on google/social media for chances at being entered into drawings for prizes/money, thus artificially inflated their already poor review score.. There is NOT a lot of cabinet space. They have an open island that counts as part of your cabinetry. All this does is allow dust or all the pests I mentioned prior to crawl all over my dishes/food. I had to keep my food in my room due to there not being enough space for two people. These apartments love to slap in stainless steel appliances and laminate flooring and call it luxury, do NOT be fooled. When they have contractors come into our apartments, they never leave a message saying they have been there so you just get to guess whether they were or not. You're only ever given a range of days the contractors will be there but never a message saying they have completed their work. I WOULD like to give a shout out to the maintenance team. Anytime I actually put a problem in they would always solve it as quickly as possible. The reason some people like to hate on them is due to the inability of the OFFICE STAFF to let them do their jobs properly. I wouldn't recommend anyone to live here, but if you do I recommend to record and document EVERYTHING upon moving in and out. They tried to say I might have to pay for a wobbly desk when I moved out the second time. They have since rebranded to Flats in Norman. read more

Honestly, overpriced complex for how many issues my roommates and I have had. Maintenance issue on top of maintenance issue! The amenities are often closed and the complex is noisy! I would suggest moving anywhere else instead of here. read more

My time at The Flats was not good from the day I moved in. I lived on carpet with pet urine and stains all over for months and had to constantly ask before they finally replaced it. I also lived without AC & heat for months and barely received any compensation. Maintenance called us snowflakes for continuing to call it in even though they would come and nothing would be fixed because they still needed to "study it" some more. Our washer had to flood multiple times before they would fix the issue. I lived with roaches for months and finally got rid of them on my own even though I was being charged for pest control every month. When I moved out, I left it way cleaner than I found it and was charged over $700 for move out fees that weren't there. One, I was charged for damage to a dresser that was already there because of the pet that lived in that room before me. I'm sure they charged the previous tenant for that as well and it was never replaced, so just pocketing money. I was also charged for "burn holes" in the carpet that were clearly just stains in the picture. I repeatedly asked to come look at the damage before I paid anything and I was ghosted multiple times until all of a sudden I could come but the "carpet was already replaced." They scam and cheat on their reviews also by offering rewards to current tenants if they leave a good review. Also had a bad encounter with a roommate and was not taken seriously when I would address these issues with management. Kayla talked to me and roommate like children, accused us of stuff that did not happen, and tried to make us feel as if we were the crazy ones. Would never recommend living here. read more

They charged a crazy amount of money upon moving out, even despite us having the unit professionally cleaned. They still claimed they had to clean the carpet after us paying hundreds of dollars for a service to clean the entire unit. If you leave something as minor as a piece of paper or a bar of soap, be prepared to pay over a hundred dollars in fines. They collect tons of fees after people move out to make up for reasonable rent. Very noisy complex as well. Maintenance takes forever to fix things. Will not be recommending to anyone. read more

Charged us $325 after renting for a year and leaving the apartment spotless and in excellent condition. This is a total sham to extort unsuspecting students in order to generate additional income. And if you don't pay State the funds they demand, they send your account to a collection agency. read more
