This is a review for the apartment building of 189 Maginhawa. You're welcome. PROS: Security? You are literally beside the Quezon City Police Department HQ. They also have security people, a lobby person, and CCTVs on the hallway; Rooms are great, with the building being newly constructed and all. Furnishings have this condo-type feel. I'm placing this in between pros and cons -- Location is great because it's in Maginhawa. Right downstairs or a few blocks away are establishments for a variety of your needs. But it's also not a good location if you're a commuter who goes out for work/school frequently. Tricycles and cabs are hard to come by. CONS: P10,000.00 a month for an 18-square-meter studio apartment, electricity, water, and cable/internet bills not included; I heard phone signal strength weakens inside the units; You climb three floors (or more) of stairs to get to your unit. TL;DR: Infrastructure - impressive. Location - depends if you have your own vehicle, but OK in general. Price - expensive for its size.

I'd like to be very straightforward and tell you that we got robbed there. Thieves actually broke into our apartment and stole some of our stuff. I don't mean to scare anyone, Taft Avenue is still a pretty good place to stay in. There's still nothing wrong with being a little careful though. After the incident, my parents thought we should live in an apartment building with good security. This is why we are now staying in Orlando Suites. The place is a nice, 10-storey building with 8 residential floors, a pool and a function room on the third floor, a gym, tennis and badminton court, a pool table and a rooftop garden on the tenth floor. Pretty nice, huh? They also have bi-monthly pest control programs to ensure pest-free living. And if you're too lazy to clean your own unit, the maintenance team can do it for you for 250 pesos each. Lastly, the security team is amazing! There are at least 7-10 security guards in the building to protect you and would sometimes also help you with your bags and groceries, or getting a cab. So for those looking for a place in Taft, try Orlando Suites. I'll see you there!

So when my sisters moved in with me to attend college in DLSU, I was thrilled. That meant a bigger apartment! My parents ended up choosing an apartment in Orlando Suites. Not only was it in a very central location, it was also only 10-stories high. My dad had a thing about tall buildings, which was a sound fear, since in a building this low, I won't die if the elevator was undergoing maintenance or something. It was also very secure, and after three years of living here, we were chummy with all the security guards. We even get invited to their Christmas parties. Aside from their roomy and airy apartments, they also offer dormitory-style residences for those who like to live with other people. It's sad that we may have to move soon -- this has been home for so long.

They left our units empty for MONTHS.. I suspect if they're subletting it on the side for their own profit. When we let other agents market it we got tenants in DAYS or 1-2 weeks at same or higher rentals. Then for RPT payment. They charge a 1000php fee. They offer you a fee waiver if you post FAKE good reviews and remove your previous bad reviews about them. I told them I'd rather not save the 1k. Be wary of all the good reviews you see. Thirdly. They add NO VALUE as a property management service. They do inspections quarterly which they charge you for. The when they observe any damage etc. They don't ask the tenant to take responsibility and just dump the problem in your hands. The tenant speaks to me directly. And when the tenant makes rental payment every month, Kondo forwards me the same screenshot DAYS LATER. For what? Lastly. And this takes the cake. One of our tenants wanted to churn about 1 or 2 months before their contract was up. As usual Kondo didn't know and had no clue.. Tenant negotiated directly with us and we agreed to lower the rental rate to retain him. Kondo went to drop a "renewal letter" with the tenant. Tenant was surprised and confused, thought we already had an agreement. I told tenant to ignore kondo. Kondo had no follow up or negotiations or work done at all with the tenant other than dropping one letter. Now Kondo has the CHEEK to ask for commission for no work done. Absolute joke. Please avoid these leeches at all cost. They offer u small discounts for fake reviews, and ride on your efforts and do nothing much. You're better off managing yourself or just getting some good agents.

Anyone who wants to rent a unit has to sign a one-year contract minimum, so it's no sleazy motel type apartelle. Since the units are small, they are ideal for single or double occupancy only. Three or four adults can share it but it would be most cramped. The advantage of this apartment building is, of course, location, location, location as the people in the real estate industry like to say. The LRT station is a few steps away and Quiapo is withing walking distance.
