The BLVD at 425 Washington is fantastic. My repair request was responded to within five minutes. Management (Vincent and Reuben) took the time to pick up the phone and call me, rather than send a fast email, to have a more personal interaction. Concierge remembered even my moms name when she came to visit. And my new apartment had small homegoods to make me feel at home while still unpacking. I think its because The BLVD knows there are many competing apartment nearby, so they try to differentiate themselves by making you feel at home. read more

1. Mice. I live on the 24th floor. I heard scratching in my kitchen and when I went to investigate the noise, a mouse jumped off of my kitchen counter and ran under the dishwasher. I then found droppings behind kitchen appliances and under my couch. When I went to inform my neighbors, they said they'd been dealing with mice for months. It took 4 days from the time I put in a request with maintenance for them to respond. And when the exterminator finally came, he just put traps next to the traps I already had. No effort was made to investigate or plug holes in the wall. 2. Stuck in the elevator. I was stuck in an elevator for 30 minutes with 3 other people and the emergency button didn't work. We kept pressing the call button but there was no answer. We had no idea if anyone was coming to help. Fortunately, one person among us eventually had 1 bar of cell service and dialed 911. When firefighters finally pulled us out after 30 minutes, they told us that when they arrived, no one was at the front desk. The firefighters actually suggested we complain to management, saying that we should not have been in there for more than 5 minutes. Afterwards, I went to speak with Vincent DeBlasio, the area manager, and he brushed the whole thing off like it wasn't a big deal and just a standard issue. 3. Broken elevators. There are 4 elevators for 40 floors, but it's common for one, two, or three to be out of service. We often have to wait long lines for an elevator --especially during rush hours. I'm on the 24th floor and have waited up to 40 minutes for an elevator to the lobby on workdays. People in wheelchairs or with strollers wait even longer since there usually isn't space for them when elevators finally reach their floors. 4. No hot water. I went to shower one night and there was no hot water. We received no advanced notice of this. When I went down to the desk, they said it would be fixed within 10 minutes. Days later, it still wasn't fixed, so despite still paying full rent, I was needing to shower at a friends apartment. 5. Unsafe dog run. My dog was injured by equipment in the dog run that wasn't safe for dogs. They had a bench which small holes. My dog jumped off the bench and it tore his nail straight through the nerve. I learned from other dog owners I the building that he wasn't the first dog this happened to. Again, when I spoke with Vincent DeBlasio about this, he dismissed it as not that big of a deal. I also asked Vincent how frequently the dog run was cleaned, since dogs kept getting gut infections after playing there. He told me he had no idea. 6. Charging for "prohibited" space. I pay $200-300 extra per month for a balcony. Between 10/3 and 11/19, management informed all tenants with balconies that we were "prohibited" from using them due to safety precautions during mandatory inspections. Yellow caution tape was put on my balcony during this time. When I asked for a rent concession for the 47 day period that I was prohibited from using my balcony, both Vincent and Reuben Kuchinsky, the community manager, told me that no rent concessions would be offered despite prohibited use of the space. 7. Pricey lockouts and bribes. A spare key fob costs $75, but if you lock yourself out during non-leasing hours, you'll be charged $175 to be let back into your unit. When I asked the leasing office for an extra key, Victor Aquino, one of the leasing agents, told me he would wave the charge if I wrote a positive Google review mentioning his name. 8. Lost packages. The package room is a disorganized mess, so it's common to be told a package cannot be found. I've also had packages given to me that weren't mine and I've had other tenants return packages to me that were given to them by mistake. 9. Dismissive/incompetent management. With all the issues I've had, Vincent DeBlasio and Reuben Kuchinsky have been consistently apathetic. Not once have I felt they appropriately addressed issues mentioned. All issues are treated like they're someone else's problem. Once you sign, management no longer cares about you as a tenant. read more

I was ok with that until my most recent renewal included a 37.5% increase in the amenity fee despite the most used amenity, the outside common space, being unavailable for an undetermined amount of time starting September 2024 until sometime in the Spring and the remaining amenities not being improved upon the entire time we've been there. read more

I strongly advise against considering the apartment at 425 Washington Blvd. During my visit to a friend's apartment there, I was appalled to witness water seeping through both the roof and floor, particularly in the middle of the night. Over the course of our stay, this issue occurred five times, and despite repeated requests to the management for repairs, they are still not able to resolve and have a casual attitude to our problem. Our friends have informed us that the new management seems focused on gathering more business rather than providing the essential services what the current residents are paying for. Given these circumstances, I am currently looking into housing options here in Jersey City and strongly advise against selecting this building for your relocation. I have decided not to move to 425 Washington Blvd, Jersey City 07310. I've included a few images to help convey the seriousness of our situation. I hope that future residents will grasp the extent of the issues we experienced. read more

We had six maintenance issues when we first moved in and Hanfiell was able fix all of them. He was quick, friendly, patient, and explained the issue and his solution in an understandable way. You know a building is amazing when you move back here after trying another condo in the area. This was our first home after getting married and we moved back two years later after our son was born. The BLVD Collection is simply the BEST housing option in the area in terms of price, aesthetic, square footage, amenities, safety, waterfront views, convenience, friendly neighbors etc. And the staff! Everyone from the maintenance team, to the front desk, to the leasing office is exceptional. They treat you like family here. We're especially thankful for Victor Aquino's help in finding us an amazing unit & deal. Aracelis from leasing, Jerron at the front desk, and Govino in maintenance always bring a smile to our day too. You won't regret living here! But you may regret moving away. read more

I didn't like that vibe, I didn't like the uncomfortable looks and glances that people were given as I move thru the building. I would give them a zero star if I could. But that's not even an option. I've never met a more unprofessional and dishonest team. So I contacted the leasing office and requested that I need a 20 month lease. They agreed for a 20 month lease at $5449. I canceled my appointments and leases pending with other units. I changed the selling date of house since they couldn't start the lease till Sep 12 as compared to Sep 1.I completed my application right away. However, upon contacting them again, they said that the price $6800 per month not $5449. So, in nutshell, I missed out on two other units and moved the selling date of my house based on the lease pricing that I got from them and within a matter of hours, they increased the price by $1400. Who would trust them if that's the experience even before living there. Victor is the manager and he told me that he will connect me his director to sort this out. And the phone has been on voicemail since then. Three less buildings to check out in Jersey City! read more

Not only is he prompt and efficient, he is one of the warmest and kindest people on the staff here. He has helped fix many things around the apartment during our time here, always with a big smile. In instances where we were crunched for time due to unavoidable circumstances, he prioritized our tasks and went out of his way to make sure everything was taken care of. Renewed here twice. Great apartment for great value. Staff has always been very responsive and helpful. The building is older than others nearby but they treat our unit like a precious baby; By now Govino & co. have tuned up our fridge, microwave, and twice our dishwasher, insulated our door, tightened our kitchen moldings, childproofed our electrical outlets and fixed our dryer closet. My experience with The BLVD Collection has been amazing so far! I moved to 425 in January 2020, and currently live in M2 ( 401 ). The building is of-course amazing, with great views and amenities. But what is better is, I feel at home here, we have a strong sense of community and that feels welcoming and amazing. Huge thanks to Janice Grosso ( she is amazing, btw) and the leasing office, they handle your issues, are very approachable , friendly, and respectable towards you ( unlike some other buildings in Newport ). What a great journey so far. I decided to move here in October 2020 and have been absolutely loving the experience thus far. The building management is very attentive, neighbors are friendly with lots of dog friends and parents. I think my favorite thing would have to be the guys and gals that man the Conceirge desk. From the friendly small talk, amazing package reception and management, (they even ship our stuff out!) to always greeting my family and guests with respect. Couldn't ask for more! He took the time to show us the property and answered all of our questions. When he showed us the apartment we are currently living in, we knew right away it was going to be our new home. The amenities and location are convenient, but Jenn and these teams are always so welcoming and kind. They go above and beyond to make your stay comfortable, enjoyable, and flexible. Unfortunately that's not the case and for the amount of money you pay for rent I will personally be moving when the time comes. read more

Buildung is beautiful overall, but the service is horrible. I tried to rent a penthouse 2 bedroom apartment here after viewing it. Three weeks later still no one has even replied to my emails, calls, or website forms. I love this building but if you have claustrophobia stay away. The elevators are constantly breaking, and our friends were trapped for hours. The fire department couldn't get them out, elevator company had to be called. A big mess. This was the SECOND elevator they were stuck in here. Also, emergency button in the elevator didn't work so they may not be up to code? Also, also, there was the incident last year where a murderer was running around the building and SWAT was looking for him and they shut everything down for like 2 days so that was a bummer too. nice pool in the summer though read more

BLVD 475!.. You can't ask for a better place to live in downtown Jersey City! We have lived there for over 5 years and have been really happy there! The location is perfect as you are close to the PATH, next door to the Light Rail and grocery store within close walking distance. Something else that is wonderful about Blvd 475 are the VIEWS!.. Overlooking the Hudson and Manhattan from your apartment or the 12th floor pool deck you cannot beat! Blvd 475 is a perfect home for young professionals, couples and young families and the amenities really tailor to the respective lifestyles. They have a beautiful pool, fire pit, great area space for grilling as well as recreational rooms for fun and entertaining and even an indoor playroom for children for the days when the weather elements are not in favor to be outside. They have two areas to workout, a nice fitness center with well maintained equipment and even a cycle room with video instructors. Something else that I really appreciate about Blvd 475 is the feeling of safety and security you have. They have around the clock security and doormen which I felt was really good for my wife and son. I felt that they were safe and in a good place. Zee, Mike, Steve and Sue are some of the best security and friends you'll get to meet if you live there. They are very personable and will go out of their way to make sure you are happy, safe and have everything you need. Someone else that you should take the chance to meet is Janice (Director of customer experience). SO friendly and always willing to help you with anything you need! We got to be close friends with her as well as the concierge staff including Anthony, Christine and Alicia who are also very welcoming and friendly when you come into the building! If you choose to live in Blvd 475, I recommend reaching out to Rob or Samantha in the leasing office as they are not only great to work with but will do an amazing job to accommodate your needs! read more

The Monaco (475 BLVD) building is wonderful and has great facilities at reasonable rates. The staff is very warm, especially the concierge Jose Delgado and the service staff (Keston Lal). The karaoke room and pool are my favorite amenities, although sometimes the elevators seem a bit slow. Overall a wonderful place to live! read more

This building has gone so far downhill, all while the rent just keeps going up. I've lived in 401 for 3 years, and the building smells like trash in the summer, the hallway carpets are never cleaned, and the constant construction noise is unbearable. The construction will go on for many years (ShopRite and the new Path substation on either side of the building. Definitely will not be resigning the lease. read more

This one guy working at 465/475 concierge( he was on duty at1:45 pm, 11/12/2020)has an attitude towards his work. He doesn't care about you or your packages. The first time was in the summer when we were traveling for a few days. We sent a email the morning before we left to the concierge to hold the packages, when we were leaving, I even stopped by to remind him to hold our packages and told him our apt number. He pretended he cared, but when I came back it turned out that the package delivered a few hours after we left was not hold at the concierge. The package had been sitting in front out my apt the whole time when I was away, likely it was still there. And the today I went down to pick up my packages, it turned out the packages were not in the system yet, he told me to come back later, which I understand, even though all other people worked at the concierge had tried their best to help me look for the packages in similar situations. But they way he said it was extremely rude, it made me feel he was complaining towards me that why are you coming down to pick up without getting the email notification. read more
