Many obvious items were missed in the inspection, those missed items cost me lots of money and items that I could of negotiated on the price of the house, or never purchased the house in the first place. We later purchased another home inspection from a different company and used that new inspection to write demand letters to the previous owner, and then go to mediation as evidence against the prior owner. Again, OBVIOUS items, not hidden just overlooked or ignored. Items missed in the inspection were, deck support beam broke and sagging, no insulation in one complete section of the attic (within 10 ft of the attic opening), exposed wires to all lighting in kitchen, no insulation was found in this section, should be easy to see the wiring and lack of insulation. Total approx. cost $40,000 in repairs and damages. read more

Michael at The Brickkicker is who I would recommend for your home inspection. I have used others in past houses that didn't compare. Not only was he highly professional, I felt he would spend as much time as I needed to provide explanations of every aspect he was testing, and answer all of my many questions. His attention to details was very much appreciated and he thoroughly re-checked anything that seemed not to be quite right to make sure his conclusions were accurate. I can't complain about most of the inspection, but I'm wondering why the inspector failed to notice or mention a couple of things. The kitchen sink has no ventilation. It drains slowly as it "gasps" for air. That can be fixed...at my expense. The sink area was situated over a bump-out. The unheated crawl space adjoins the basement, but was blocked off. The inspector should've noticed the water pipes to the sink were routed through that area. They froze during the winter. I had to pay to fix the problem. Also, there's a bit of a slant in the bathroom and kitchen floors. I personally didn't notice that in the scant hours I spent in the house before moving here. I think he should've noticed and made me aware. I used this service because the realtor suggested him. I didn't look up his Yelp rating. Next time, I'll try someone else with a higher rating. read more

The "Brickkicker" in Des Moines claims to specialize in stucco and exteriors but he missed a glaring deficiency in our stucco home exterior that will cost $40,000 to fix! Every contractor we have had bid the repair job can't believe our home "passed" an inspection only a few months ago. Of course with all the small print in the inspection report we have absolutely no recourse so we just wasted our time and money hiring this "expert". There are many home inspectors in the Des Moines area so do yourself a favor and don't use this one. We wish he had kicked fewer bricks and actually conducted a competent inspection. Buyer beware. This company gets an "F" rating on Better Business Bureau. Need I say more!! If you hire The Brickkicker you are wasting your money. He will bring his "thermocamera" and give you a glossy brochure but what he won't tell you about anything that may jeopardise the sale of the home. Realtors love him but remember, it's your money! In our case he failed to find $40,000 in water damage. Our contractor can't believe we had the home inspected and frankly neither can we. Don't hire this guy.
