I once lived at Mosaic, and I was contemplating moving back. Stopped by, did an application, got…read moreapproved and was willing to make a move back to Mosaic, under the assumption the apartment I wanted would be available on a certain date. But I was shocked that very close to move date, I was informed that the apartment I wanted went up $500.00 from what they suggested the price would be once available. I know that apartment prices can fluctuate but I have never seen it jump that much. It really felt that they knew I wanted that specific apartment and decided to gauge me on the price. I decided to walk away and move to another place as the square footage of the apartments at Mosaic are somewhat smaller compared to other newer apartments available, especially for the newly inflated price they decided to quote me. I now look online and the apartment is being offered way below the price I was quoted. It has left me with feelings of the office administration being suspect. No apartment jumps $500.00 and then lists the next day for a lot less. The most egregious issue was they would not even return my initial deposit. How suspect and petty is this. A million-dollar organization deciding to beat an applicant out of a deposit after they go back on what they told me. Although I enjoyed working with Griffin, I find others there to be suspect on their process, suspect on their return contact and more than suspect on their pricing. As soon as I have a moment, I will reach out to the actual ownership of the apartment building to get a better understanding of the tomfoolery afloat at Mosaic and update this review. Kevin L.

We thought we would roll the dice and get a middle unit and the person above us must be 500lbs because we can hear the pounding footsteps above us very loudly... even with ear plugs in! So yeah this place doesn't have concrete floors and is not quiet in our case so be warned and don't take any chances unless it's top floor. We value sleep so will be moving out if nothing opens up top floor.

With any community that is still under construction (we are almost finished) you are going to run into issues with the developer. I have found them to be very willing to work with us. My biggest surprise is how well the HOA budget is prepared. The report we get is very detailed and informative. Taylor Morrison has put together several association meetings in the evening for residents to attend. I was honestly embarrassed to be an owner given the behavior of some of the other residents at the first meeting I attended. I think it would be more productive for everyone if some could leave their anger at home and allow others to speak in a responsible manner. The grounds went through a change in landscape vendors this last year. It took some time for them to get caught up. But now the grounds look exceptional. The Amenity Center is beautiful and kept up extremely well. When there is a shortage of towels at the Pool it can be directly traced back to owners who take more towels than they need, and even decide to take them home. You could put 10,000 towels out and we would still come up short. Just bring a towel with you especially on a weekend during spring break. Once you move in the Warranty Department takes over settling repairs and such. I found this department to be very responsive to our issues. All in all I would say we are truly happy with our decision to purchase in this community. There are not a lot of young families living here, if that is your situation you should check out the Eves Bend community right across Artisan Lakes Parkway.

From the beginning when I was building my house and now three years later I have such buyers remorse. Taylor Morrison is a dictatorship and does not care about the needs,wants or requests of the the people they work for. All they care about is the bottom line and the mighty dollar. It is exhausting to read the dissatisfaction of the people who live here day after day about the way they treat the community. They are the furthest thing from transparent. And things are done their way or no way. They set up meetings to hear what the "people" have to say or claim to listen to our questions and wants and needs and do what they want anyway no matter how much the community rejects the project at hand. Or they don't even advise the residents on the project and just go ahead with it. At that point we have no say. I can't speak for other Taylor Morrison communities but I do know any of them that are run out of the Tampa office can't be any better then Esplanade at Artisan Lakes in Palmetto, Florida. So disappointed that I chose this to be my forever home. Taylor Morrison Tampa, Florida has ruined what could have been a great place to live!

I found Kathryn by chance because she was featured on the Mills 50 Newsletter because of her recognition by the Orlando Realtor Association. For being so young, her credentials were impressive and I decided I would schedule an appointment for my husband and I to meet with her to see if she was someone who we would click with . Kathryn impressed us with her attention to detail. She had us both fill out a very lengthy questionnaire which would help her in curating a list of homes that fit our criteria. It took us a night to think about it but we immediately let her know we wanted her to represent us. Our search did not go without some issues. Kathryn is very matter of fact, analyzes the situation put in front of her and is a great negotiator on behalf of her clients. She will present the facts to you and leave it to you to let her know how to proceed. Overall, she puts her clients best interests ahead first and foremost. We appreciated this since the home buying process was so overwhelming for both of us. Also, Kathryn was a great resource for home inspectors who were honest and, in one case, saved us money! We would highly recommend Kathryn and her team for your home buying and selling needs. Kathryn works hard and , yes, even on weekends. If you want someone who has your best interests at heart and will actively communicate with you and for you- she is your gal!

From the "valet trash" that never comes or drags trash through the hallways, to the invasive Muscovy ducks that walk the hallways eating trash and shitting on your doorstep, to the pools being closed all summer long because they can't pass city inspections. Management, and maintenance is horrible, and has been changed multiple times. My apartment flooded TWICE because the plumbing is so old and bad before they actually fixed it. Would come home and both sinks filled with trash water from the pipes upstairs backing up and draining in to our unit. Wasn't offered any sort of compensation for my furniture or cleaning costs from the nasty water. The insurance they make you get only covers their building. The AC broke, they didn't fix it for weeks. They gave us a portable unit that was big enough for one single room (in a 2 bedroom apt) and it jacked up the electric bill over 4x the regular cost. No compensation was offered. When they did fix plumbing they left a hole in the wall for weeks. They love to close maintenance request without ever coming. We moved out months early but still paid. They are saying we need to pay $300 to "resurface the bathtub" when the bathtub started peeling after the first few weeks of living there because all they do is white paint drench the entire apartment after each person moves out. Since I moved there there was one person who died in the building (murdered), and I can't count the number of times the cops were called. They give a parking sticker but don't monitor parking so theres NO spots available ever. The property is disgusting, theres a dog park in the middle that no one ever picks up from so it smells like poop and trash because the dumpster is in the FRONT MIDDLE of the property and all valet does is throw your trash there. The laundry rooms are filthy and the machines moldy but they say that the machines are maintained and owned by someone else so they don't actually fix them and most are broken, and have been for months on end. I only used them a couple times before finding a laundromat up the street. I could go on and on and on about all the stupidity that is this place but they've taken enough of my time. DO NOT MOVE HERE END OF STORY!

05/2025 UPDATE: Management promised that on-site construction would only last 3 months -- it…read moredragged on for nearly a year, making daily life miserable. Constant noise, limited access to parking, blocked walkways, and construction debris everywhere. Even now, months later, the property is still littered with leftover materials and concrete remnants that make it feel like a job site instead of a home. Water is shut off frequently, sometimes with notice, most times without. Trash piles up around the dumpster daily, attracting roaches, rats, and ducks that tear into the garbage bags and spread waste everywhere. There's also duck poop in many of the first floor hallways that they occasionally clean - like 6 months or more. The laundry rooms are filthy, and many of the machines are broken. When brought to the attention of the office, they posted flyers basically saying it's not their problem and to call the service company. I have called to request service numerous times but the machines remain broken going on a year at this point. It's clear that maintenance and sanitation are no longer a priority. Maintenance requests are ignored and marked as completed. It's pointless to bring these issues to the attention of the office staff as they just parrot the "submit a maintenance request" line. We have had numerous issues with double billing and when attempting to reach the current office manager, Sandra, about it but she is always out of the office. I'm always promised, "we'll have her reach out when she's back in". The entire time I've lived here, SHE HAS NEVER ONCE CALLED OR EMAILED. These conditions are unsafe, unsanitary, and completely unacceptable. Residents deserve better, and until serious changes are made, I cannot recommend living here to anyone. Because the corporate office has been unresponsive to every complaint, I'll be taking these issues to the Better Business Bureau, the City of St. Petersburg, and legal aid. If you're a current resident, I highly suggest you start documenting everything -- the conditions here may qualify as a breach of habitability and tenant rights. And to the Property Manager, Sandra -- don't bother replying with another one of your copy-paste "We're sorry to hear about your experience" messages. I've called, emailed, and shown up in person multiple times. You've avoided me and ignored the actual problems every step of the way. At this point, your empty apologies mean as much to me as the broken laundry machines -- completely useless. You're just one drop in a very dysfunctional bucket.
