I was instructed to print at home the 130 page study guide. First of all this seems like something that should be mailed to me and part of what I'm paying for, rather than me printing at home, but that's a minor annoyance. The major annoyance was the entire format of the 130 page guide looks like a Table of Contents. There's nothing that looks like a traditional study guide or a place that welcomes note taking and learning. It's truly bizarre and was a complete waste of paper. The online PDF reading/study material I was provided included a 73 page PDF and also a 57 page PDF which has at least 25 pages of exact duplicate information. This is what I'm trying to convey in my review. It's madness when you're studying and trying to learn, and find answers and the documents are not helping. In some cases I'd spend an hour on just one quiz question, reading through multiple sources that were disjointed. It's like the company just attached a whole bunch of info and said, here you go, instead of compiling it all into a cohesive and helpful reading guide. Overall, the content and communication that was sent to me was very disjointed and not counter-intuitive. I'm intelligent, resourceful, ready and excited to learn but this company was not for me. I got a refund from Arthur Gary and started all over with the another local company and my new experience has been night and day better!

Sadly, upon entering the house, I was greeted by huge mold stains on the wood floors along with dirt marks and leftover carpet liners along the edges of the walls. The downstairs bathroom looked like it was part of an abandoned gas station. Granted, the house was in good condition, but "fantastic"? That's way beyond a euphemism of "cozy" for a small space. That was a complete misnomer. Therefore, I don't think I'll be wasting my time looking at other homes listed by this agency.

Michael is a breath of fresh air. As a renter, if you call him and a prospective place ends up not being a fit, he takes the time to talk to you and see if he has anything else that is a FIT. Note-not just something to sell you on. An actual fit that makes sense. As for owners/landlords-My boyfriend and I came home last week to an entry with burst pipes. The OWNER of the building was out of town and had his heat way too low in his unit on the first floor. The entry pipes were part of that, had burst. We heard water and called him, and he walked us through shutting off the water main valve and was on site within 30 minutes, had a repairman there the same day. That is hard to do in January in a huge freeze! But he has an established network of professional service people. If we had just gotten voicemail who knows how much damage would have happened. He really takes care of things and protects landlords when they don't know they need it. Highly recommend!

Richard is often a little slow on the uptake. He writes very poorly, often missing grammar cues and spelling, so his emails are hard to follow and disjointed. This is only an annoyance more than anything, but when it comes to actually writing up a contract, proper wording and grammar is very important. Small mistakes can be a serious liability. I would hope this has not gotten him into trouble in the past but I wouldn't doubt if it has. Further, when it comes to situations between buyer and seller, Richard tends to either get in the way or escalate situations rather than de-escalate. It is a mystery what his intentions are - I would often get the sense he just wants to be seen and heard. Overall, your best bet in any transaction he happens to be involved in, is leaving him by the wayside and getting the job done yourself. I don't think he has poor intentions, he is just kinda dumb. My recommendation: avoid, avoid, avoid. If you can't avoid and are stuck with him in a transaction, just be more alert and aware than you might be normally. There are a lot of other brokers in this part of Maine, so hopefully you never have to deal with him like I have.
