The Confluence is at the heart of activities in Denver and the building still puts on their own events for their residents that brings so much energy and community. We worked with Abigail who is their event coordinator and she herself has such great energy and intention around the event that it was a breeze to plan and execute a Cinco De Mayo, private chef experience for their community. As a local small business, this means a lot when professional teams like the ones at the Confluence focus on their customer's first and build experiences around their local services. Let's start with the bad... 1) An elevator has been down for over a year. Yes, you read that right. It is common to wait 2 - 3 minutes for an elevator. If that doesn't sound like a big deal to you, stand up, start your timer, and wait that long. Now, do it multiple times per day. You'll go crazy. 2) The pool is closed for summer due to 'structural issues' and no timeline has been communicated. 95% chance the pool does not open again this year. They charge us a $200 amenity fee. Any lawyers want to chime in, as we haven't been refunded our amenity fees. 3) Lounge TVs and gym TVs rarely work. 4) The lobby doors have been broken for seven years. Again, you read that right. I haven't been here that long but the concierges tell me they've asked for the doors to be fixed and management has done nothing about it. Oh, doors to the lounges don't work either. And the dog gate at the back of the building doesn't close. These should be easy fixes, but management has given no indication that they care to solve the problems. 5) Parking garage is filthy. I'll post pics later, but there's an abandoned car with four flat tires. You'd think management would have it towed...nope. 6) Many parts of the building smell bad. 7) Management. It's clear most of the current team isn't experienced running a luxury building (not sure we can call it luxury anymore). Communication is poor, ownership is lacking, and 'there's nothing we can do' is the go to response for every single issue with the building. We recently had jackhammers going outside the lobby (on property) for an entryway adjustment and management said they didn't know it was going to take place. Three days of all day noise. Some people invested in earplugs. This is not one of those reviews where someone gets upset and goes crazy with a poor review. This really is the worst management team I've encountered in my life. The good... 1) Location. Very walkable, and despite a few homeless people in the area I haven't heard of any problems. 2) Good amenities (not great for a luxury building though) when they're working. 3) Concierges. This is the only team that consistently cares about the place and the residents. They're a different group than management and are outsourced from what I can tell. read more

Been here three years and now the pool upkeep is horrible. Over crowded with guest, hot tub already green, windows that don't get washed, and the worse scum on the glass window anywhere. They can't even keep the iconic building led lights on consistently. Unresponsive management, really wonder why the owner doesn't expect more. I can not say one good thing about this building. When I first walked in I told them I was here for my showing. A woman named Marty was walking by and I asked if she was in leasing. She throws me a huge attitude and says "I don't work in leasing but I work here you'll have to wait" rolls her eyes and walks off whoa first red flag! Floods - Make sure you look because there is mold in 99% of the units. They have been just painting over. Talking with a maintenance person in the elevator he expressed how much the building is messed up and he would never live in the building. He said the mold, floods, elevator maintenance, broken amenities, homeless and theft. Theft - there is a car broken into a day. Homeless has been seen in the elevators many times with no one at the front desk. Bike theft pretty much if you have a bike it will get stolen. Someone even had a bike stolen off a third floor balcony. Safety - 2 people in the building have been mugged right outside the the front door. One was waiting for a Uber. If you want to feel safe DO NOT LIVE HERE. There is a reason they have police in the park 24 hours a day. Heat AC or anything breaking - you will be looking at waiting 3-5 month just to get one thing fixed in the building. Principles or management - Get back to people. That's it. It will take 3-4 weeks to get a response from a person that can actually make change. What is the best thing to do! DONT LIVE in Confluence! read more

So my husband and I moved into one of the penthouse apartments in the Confluence Building one year ago. We chose The Confluence because of the location and views. These factors are amazing! With that said, let's get to the one star rating... *Upon renewal of our lease, our rent has been raised to over $11,000 a month. Yes, you read that correctly OVER 11k per month! *We can't take our grandkids to the pool, during peak hours, because it's often a drunken sexy party *The "secure" garage door is 90% of the time "out of order" ... we had an expensive pair of sunglasses go missing from our car. *The parking spaces are $250 each per month and we need two. *When I purchased a new car, i needed a new window sticker to enter the garage; it was $100! Luckily, the garage door is broke most of the time, so I just refused to purchase it. *When there was a water leak in the building, we had giant fans in our apartment for three weeks! *We have found random vehicles parked in our space several times causing us to valet our own vehicles, in spite of the $500 mo we pay for 2 parking spaces. *There is ONE member of the management team (Chelsea) who is friendly and responsive. Otherwise, it takes a whole lot of effort to get someone to return our calls. It There management has turned over completely since we moved in and there is never a familiar face to speak with. The Confluence building has a unique opportunity to provide an amazing downtown Denver living experience but they miss the mark almost every time! The concierge staff is wonderful and 'Alice Home' (a contractor who provides assistance to residence) eases the pain. However, the negatives greatly outweigh the positives. When I chose this building, our peers said "move to cherry creek" I didn't take the advice. SO, let me give you the same advice; for the cost of this building, move to Cherry Creek!!! read more

Almost all of the amenities are broken. Every grill, almost every fireplace, jets in the hot tub, old malfunctioning machines in the gym. When moved in most things in the apartment were also broken such as the balcony door, sink, lights, bathroom fan, bathroom shower leaks all over the whole bathroom floor every shower. There is also a nest of BUGS no one has come to remove. I'm appalled they did not get the apartment cleaned with Covid or just in general as no one wants to move into a dirty apartment with a bug nest. I am immunocompromised so my health was also at risk and I had to clean it myself. The list goes on and still have yet to be fixed. Also the parking system is horrible for 200 a month. Be prepared to drive around for 10-15 minutes looking for a spot every time. Garage door is also broken most of the time so no security majority of the time for your car. I would never recommend this place to anyone. Expensive for extremely low quality. Going on to 3 months of living here and issues are still not addressed LOL Save yourself!! read more

The property management team at the Confluence is the best I have ever seen, and I've stayed in MANY apartments over the last twenty-three years! They are professional, courteous, ALWAYS seem to have smiles on their faces and are always in a fantastic mood. And for the purpose of this review, I have to say that their motivation to serve and effectiveness at solving problems are impeccable. My wife and I brought an issue to Christian about our thermostat not adjusting the temperature correctly and within less than three days, we had a technician replace our thermostat, configure the system and return for testing. Thanks Christian!! Just a few days later, we then brought up another issue with Tierra about the parking spots and we requested that we switch our designated garage parking spot to one that was closer to the elevator. Within a few minutes, Tierra had three different choices presented to us and did further research on when they would become available and followed up to confirm our selection. This may not sound like much but with so many residents and so many spots and with our unique situation requiring a "tandem" parking spot, that was also close to our side of the building, to see the motivation to do a disproportionate share of research on our part to make life better for us as tenants was the best i have ever seen of service beyond the call of duty. Thanks Tierra! I could go on about Michael and his encyclopedic knowledge about the building, Denver, and cities around the globe, or maybe about Rowan and her commitment to serving the tenants as concierge, or even River and his subject matter expertise with the valet parking, but this review is already getting ridiculously long. Yet I must say once more ... this is the absolute best apartment complex I have ever lived in, and I'm saying this as a long-time tenant of MANY "Class A" multi-family residential high-rise apartments in Washington, DC. I'll start by saying I have never written a review before. I understand sometimes things aren't in tip top condition and I'm always flexible with getting things fixed, however The Confluence claims to be one of Denver's luxury buildings and they are so far from that. I feel it's necessary for me to warn potential renters. I moved into The Confluence in July of 2021. All was okay except all of the grills were broken for months when I moved in. The parking garage door breaks consistently and takes days to get fixed, leaving it open for anyone to enter. A fuse was blown in the building and caused my internet to be down for 2 weeks. These are all small things, which all eventually did get fixed. What this review is mainly focused on is winter time at The Confluence. I'll detail below the specific timeline of things happening. 1/1/22 @ 7 degrees F: My heat stopped working. I put in a maintenance request. Someone came up that day and told me that there wasn't enough ventilation through my closet so he slid open one of the ceiling panels in my closet (stepping on one of my rompers and tearing a massive hole in the leg: it was over 400$). The heat fixed for 2 days. 1/3/22 @ 41 degrees F: My heat stopped working again. Someone came up and basically concluded that they don't know what's going on but somehow they got the heat to start working again. 1/5/22 @ 14 degrees F: My heat stopped working again. I texted the maintenance person who helped me two days earlier to come back up and take a look. He did and I'm not sure what he did again but got it fixed. At this time, he set my heat 78 degrees (I didn't know this at the time) to get it warmed back up. I left to go out of town the next day, so my A/C bill was 100$ vs. roughly 40$ in other winter months. 1/20/22 @ 32 degrees F: Got home from being out of town and my apartment was 52 degrees inside. My heat stopped working again. Put in another maintenance request and 2 guys now came up and changed my thermostat to a new one. They told me they didn't know how to program it and gave me the instruction manual. My heat worked again. 2/6/2022 @ 32 degrees F: This is a Sunday. My heat went out again. I submitted a request. They said a vender would come out Monday. Then I got a voicemail on Monday saying that a vender would come out on Wednesday. Now on Wednesday I got an email that a vender request is pending and won't come out until AROUND February 16th. They have offered space heaters multiples times but that isn't the point. During the visits from the maintenance crew they told me this is happening a lot throughout the entire building. So it's not just isolated to my apartment. I have been staying at my bf's apartment, which is $1,500 a month LESS expensive than what I pay at The Confluence. This place is another typical high rise that was made quickly and cheaply. They have been through multiple management companies since I've lived here over the last few months. I cannot wait until my lease is over to get out of here. There has been no compensation or anything to help offset this issue except someone from their call site telling me repeatedly that "this must be very frustrating". I've been very patient throughout this entire process, but I will share with as many people as I can to not rent from The Confluence. read more
