I'll give you a few examples below. Very small things like loud neighbors, free coffee machine being empty are easily over looked as this is common in some apartment complexes but are here non the less. They stated at our walk though that it was a "smart community" i believe they said it was either Polaris' first or only community of that type. This is infact untrue. The locks are keyed, and the AC units are analog as well. We cannot find any "smart" tech here besides the two Tesla chargers and the lockers for delivery. Getting maintenance to come help is an issue now. We have put in an order for our tub months ago and cannot get any help, other than them coming to take photos. The faucet in our sink isnt properly screwed in so it goes unscrewed each time we turn from one side of the sink to the other. It needs a washer to avoid this but they will just come tighten it each time leaving the same problem. The pool isnt cleaned as often as it used to be as most of the time it will have things floating around or a bit of stuff at the bottom you step on. The gym isnt stocked with the extra times they promise i.e. towels and water. Packages here go missing about every other month, despite having spart lockers. Seems like half our deliveries actually make it inside them unfortunately. We can see others having the same problem inside the community message board in the community app. When I had my first issue with rent in 18 months they told me in the ohot that until the 5th its just a $100 late fee. On the 5th they will issue a standard 3 day eviction noticed which you would have "up to or on" the 8th to pay. We completely understood and agreed. When we hung up, a half hour later that letter was on our door THAT day. Giving us less than the agreed date of the 8th. When we first arrive we loved this place, recommended it to everyone. Slowly, they are changing our minds little by little each month. Please take these things into consideration when moving here.

The front desk staff is always a delight to be around and genuinely care about what you say and what needs done. The maintenance team is incredibly fast, efficient, and kind. It's down the street from the police station so I always feel safe. The staff walks the complex every morning to pick up trash and it shows as it's always in pristine condition. On August 6, 2026, the Delaware Municipal Court DISMISSED it. No judgment against me. Case No. 26CVG01883 -- public record, look it up. What the judge wrote about their side, in the actual ruling: their counsel "wrongly encouraged Defendant not to appear" at a hearing and was "openly disgruntled, hostile in appearance and unprofessional in demeanor." Those are the court's words, not mine. I represented myself. I won. The receipts, all documented: * Twelve months of rent paid in full. Final ledger balance: $0. * A $1,975.40 "light pole damage" charge -- I asked in writing for the invoice and work order. Never produced. Months later their own lawyer wrote they were "not pursuing" it. * My online payment portal was disabled during the dispute -- while charges kept coming. * About $650 in credits they had issued were suddenly reversed with a 24-hour payment demand -- roughly one day after my first complaint to their corporate office. * After I won, I asked for a simple letter confirming I was not evicted so the screening databases stop telling landlords I was. That's all I asked for. And notice their reply to my original review below: they publicly posted private details about my household on this page. That's who you're renting from. Cortland's executives like to say "you're either a customer-centric company or you're not." I paid every bill for a year, beat their eviction in court with the judge criticizing their own lawyers, and asked for one truthful letter. You're not. My advice from the original review stands, doubled: DOCUMENT EVERYTHING. Photograph everything at move-in. Save every message. Get every charge in writing. You may need it -- I did, and it's the only reason I'm not living with an eviction judgment I didn't deserve.

Twice they claimed our rent payment came back as NSF--they didn't. The bank confirms and yet they still charged us much extra in late/nsf/new payment online fees. Twice. Once we were late (we knew we'd be, we had a hospitalization and temporary loss of job) and they refused to take our rent because they prefer to file for eviction...which is yet another fee. Fees, fees, and more fees. Seems like they make a lot off resident fees. It doesn't feel like home when your landlord is a snake.

I had a couple of small things come up as part of moving into a new build, and they handled everything quickly and efficiently without any hassle. The location is another huge plus--it's in a really nice neighborhood, close to downtown Powell and Sawmill, but still tucked back enough that it feels quiet and peaceful.
