The property and rooms are immaculate, everything works and there are some nice amenities including a huge swimming pool, 24/7 coffee and tea, microwave and fridge upstairs and AC in every room, plus ceiling fans and Wifi. Lovely decor too and the little things like scented towels and delightful shower cosmetics. plus hot, hot water, good water pressure in the shower, and thick terry robes in each room make this a cozy sport to hang your hat after a busy day out exploring the environs. Breakfast was fresh, hot and delicious and Bob was flexible with creating offerings based on our preferences. We did not leave for 90 minutes after check out because we spent the time chatting with Bob, he is that personable. We have spent much time at B&Bs here and in Europe. this place gets five stars! Injured myself on the race so my wife came to pick me up on day 2. She took me around 9:30pm to the property to collect my items when she noticed bugs. We were horrified but I was exhausted and injured. She took a picture, returned the keys and informed the proprietor that she had seen bugs and that it needed to be dealt with before the next guests. He was very defensive and unapologetic. She didn't even accuse him of bedbugs. Anyone else would have caused a scene. We later confirmed the bugs to be bedbugs (thank you google). We support small businesses and I didn't want to even write a negative review. Bed bugs apparently can happen to any property apparently (we are now experts unfortunately). We spent all of Sunday fogging the car I used with pesticide and boiling my clothes to kill any bed bugs/eggs. My wife called to request a refund today (booked through Expedia and they stated the owner declines any refund) the owner David denied and hung up. WOW. This owner has no principles. I feel terrible for the next guests who stayed in that room (the property was fully booked) we expected him to do the right thing. We will be notifying the local health department.

I skipped it entirely the second morning. There is only cheap Keurig coffee and Lipton tea bags, nothing of good quality, no caffeine free options other than bad decaf coffee. If you have lots of money and need a place to sleep, get a hotel. If you want charm, get a real inn. Honestly, I really disliked this place.

I stayed here because I wanted to be away from the masses and crowds, and the Waterstone Inn fit the bill perfectly. The inn is literally across from the lake, so makes for a perfect summer or weekend getaway. The inn provides kayaks and canoes free of charge to go out on the lake. I communicated with Maureen before my stay and she was very quick to answer any questions. She was an absolute delight to converse with throughout my stay. She mentioned they weren't sure if they'd reopen after 2020, but they invested more money into the property and made some renovations to make the place more comfortable for guests, despite being an older property. All rooms/suites have a private bathroom and locks for privacy. I stayed in the spacious Bradford Suite on the 3rd floor, but all the rooms they offered seemed equally delightful to stay in when I took a peek. The place is so small and cozy that I didn't encounter any other guests except during breakfast hours (I think only one other room was occupied mid-week). Breakfast is included and is delicious...the food is freshly made to order. There are plenty of places to sit for breakfast whether it be a couch in the lounge, the window-side tables with lake views, or the front porch. The nautical and lake themes throughout the property were very well thought out and tasteful to give you a "getting away" type of feel. The porch area is welcoming and the perfect place where you can enjoy spectacular views of the action on the lake. The property has a parking lot on property directly adjacent to the inn which always felt safe and secure. The town of Greenwood Lake on the NJ/NY border is very cute, and was the filming location of a lesser known recent movie starring Morgan Freeman called the Magic of Belle Isle. All staff I encountered were amazingly welcoming, so I wouldn't hesitate to run as small businesses like these deserve to be supported.

The rooms are cozy, spacious, and equipped with all the amenities that you need. Our room, the Montclair was full of windows, and we had a full view of the lake. The homemade breakfasts were so savory and yummy and let me not forget to mention the unlimited coffee, tea and lemonade that was provided throughout the entire stay. The location is close to many restaurants, shops, and the beach. We had fun kayaking out on the lake. Kayaks and canoes are available on the premises at no additional cost. It is also located within driving distance of a lot of great farm-to-table restaurants and also cideries. The downstairs brunch location is right next to a cafe so you can buy pastries and coffee.
