I loved it when I first moved in, Lisa was absolutely amazing (and still is) and she truly deserves so much credit for the kindness and happiness she spreads among the complex. While I only met Patrick briefly- he was also very kind and helpful! The pool was open 24 hours, same with the gym- which I loved as I'm a night owl. The complex was beautiful and the apartments are sleek. I loved the valet trash as well- especially living on floor 3! Now, my experience living here after a year is a bit different. I'll touch on some pros and cons (some pros and cons will be the same but with different reasons listed). Pros: -Quiet neighborhood, very little noise except from pool area on Fri/Sat nights (I live right by the pool and closing my doors and windows usually keeps the sound out) -Close to highway, gas stations, and stores -Neighbors are usually kind, although they don't speak to you much- I've only had one neighbor treat me negatively and they've since moved out -Apartments are beautiful and well made. Not cheap. Nothings broken so far! -Lisa is still amazing ! -Very pet friendly and I'm a veterinarian assistant so I appreciate that. While I only have a cat- there's many amenities for dogs available at this complex. -Management and staff don't tend to "bother" you very much. I've had landlords that were super overbearing so this was nice. -Lots of fun things to do within the complex. Golf, dog park, ping pong, table soccer, etc. -Gated -Great prices (although I am from an extremely expensive state)- but for the quality of these apartments I feel the rent is perfect. Cons: -Police are here frequently. I'm talking once every three weeks to a month. If it's not police, it's fire trucks/EMT's (which are usually here weekly). I'm not really sure what could be going on for emergency services to be here so often. -I received a notice to evict letter (on my birthday lol), because I hadn't paid my rent 6 days into the month. They didn't end up evicting me as I paid it immediately- but it did shock me a bit. I've never paid rent late before and I thought the eviction notice was a bit much. They could have called or asked me to speak to them in the office or even said something to me in person before immediately threatening to evict me on my birthday. I didn't even realize I hadn't paid yet. -Complex smells like weed at night. As a fellow weed smoker, I get it's annoying to leave the complex to smoke, but also as someone with kids and basic respect for others- it's not that hard to walk a block or two away to smoke. -Amazon packages go missing. I've lost hundreds of dollars worth of Amazon packages that have gone missing or were delivered to the wrong locker. This isn't the fault of the complex- but it is super annoying and inconvenient. I've also had neighbors packages delivered to me on 4 different occasions- both of which lived across the entire complex. -While valet trash is nice, I often find my trash cans knocked over carelessly after they come. -Lots of trash littered around the complex. Again, this isn't the fault of the property- it's the residents job to keep their community clean. -Pool is rarely open anymore. And I don't believe it's open after hours anymore. -Gym lacks machinery and some machines have been broken a few times. The gym also has fully glass walls so everyone can see you working out. While I'm still deciding whether or not to renew my lease another year, I've overall had a good experience here. I've managed to move my friend into an apartment unit with Acero on Roosevelt as well and he seems to like it here. Most of these issues can be easily fixed, and if management and residents worked together I believe these issues would resolve quickl

The property management is phenomenal and everyone in the front office is an absolute joy to speak to. My dogs loved it here as well. The dog park area is so convenient and kept nice and clean. I would have stayed here forever if I didn't have to relocate to a new city. If I ever find myself back in Goodyear I will definitely be leasing here again.

I have work in multi family housing for over 20 years and recently switched to the dark side, HOA. Yasmin was warm & welcoming, had lots of information, looked amazing and absolutely a delight. I had been to other places and not so great. There was follow up text and emails. Then yesterday i received a follow up call from John. I missed the call but called him back. We had a short chat about why i didn't select this location (it's too close to the HOA i manage and i wanted some space). He too was very understanding, asked great questions and understood my reasonings. I also let him know it was because of Yasmin i almost selected this location, i just didn't want to run into a board memeber or homeowner while doing my shopping, getting gas or going to Dutch Bros after hours. If you are looking for a spot to spend a lot of time and call home please give this place a look.

Good to know I am being issued notice incorrectly and being asked to pay fees for having an unopened bag of kibbles in the apartment. Apartment lacks due process and all that good stuff. The apartment complex also lacks security cameras and I've had mail packages disappear and reappear with no explanation. They lack a proper mailroom for storage of large packages.

The two pools are very cool and the gym is nice. Aviva Goodyear says it's an "unparalleled luxury living" experience but I want to bring awareness to a couple ongoing issues I've noticed while living here that have not been addressed. The main issue is cleanliness. A lot of residents aren't very clean and will drop litter around the complex and "forget" to pick up after themselves. The biggest issue however is the dog urine stains that are on almost every corner of each building, not just on the ground floor but the upper-floor wall-corners as well. There are a LOT of dogs living in this complex and residents seem to just let their fur friends relieve themselves wherever they please or don't want to put in the effort of walking to the surrounding grass areas. They either pee on the building corners or on the small rocks along the pathways. This leads to layered old pee stains (see attached images) that marinate in the hot Arizona sun all day creating a lingering urine smell in the walkways near elevators. The mini stones around the complex also marinate in the sun and produce that same strong urine smell all around the complex. It is quite a revolting smell. This would not be an issue if Aviva had installed security cameras around the complex to hold its residents accountable by giving out fines. The floors of the apartment complexes aren't cleaned regularly enough, and some areas never cleaned, such as the dark stain image I've included. Aviva seems to spend most of its efforts ensuring the pools, gym, & lobby areas remain sparkly clean because that's where they hold events and those are the areas that catch the attention of newcomers. While this isn't the residence at the Ritz Carlton, litter & old-layered dog urine stains are not what come to mind when I read "unparalleled luxury living". Thought I would share my perspective here since you are not allowed to post anything negative on the community newsfeed on the Henri app since posts are monitored by Aviva to maintain an overall appearance of excellence. In my opinion it'd be better to let people post the negative comments so the issue could be addressed quicker. Lastly the floors in the apartments shake very easily, making me questions their integrity, and the walls are rather thin. Other than that it's a fun place to live!

    For the price, I thought I was getting a great deal. After living here for a while, it is clear the…read moreplace has gone downhill. It feels like they will accept anyone, and it shows. Trash sits around the property for days, cigarette butts cover the walkways, and some residents leave garbage bags, toys, and random junk outside their doors. People also hang out in the parking lot at night smoking weed, which makes the property feel even less cared for. The gym equipment is broken or barely usable, the hot water cuts in and out, and several of the gate locks have been broken for months with no effort to fix them. Based on my experience, I would not recommend living here.

Especially for how big the apartment is, it's such a good deal. For all my lease I didn't have any issues with the apartment complex, they were very understanding and have good management. I will say when I first moved in I did have a lot of complications. They refused to answer my emails as well as my calls and it took me about two months to get an apartment, therefore I didn't get two months free or any of the benefits which would've really helped me. The person who had my case wasn't working due to personal issues and the other employee denied assisting me and she worked there for a while so I assume she wasn't held accountable. But they got new employees and they're really good at their job. They even helped me with my cox communication when cox was being really annoying. I was also scared that I wasn't gonna get my full deposit back because of one of the Yelp reviews I had read but I did indeed get my full deposit back.

I have not had any problems at evo and I enjoy living here. Rent is alittle high and amenity charges change each month. I'm hoping when it's time to renew my lease in December, rates don't go up. I have met many nice people here. The office people have always been nice and helpful to me. I would recognize living here as long as. Rates don't go up. It's hard when you are an older person on soc security.

But after living here, I started noticing several red flags. The biggest issue, and the final straw for me, has been the extremely noisy vehicle gate near the front of the complex. It is so loud that it makes it hard to use the patio and very difficult to sleep if you live nearby. I submitted several maintenance requests and also emailed the office, but this has been going on for over a month and the noise keeps getting worse. Pros: * Responsive maintenance for apartment repairs * Great splash area for kids * Nice gym * Close to the greenbelt park Cons: * Extremely noisy vehicle gate (as mentioned above)near the front. Noise is bad enough to disrupt sleep and make the patio unusable * Very thin walls, Can hear upstairs neighbors daily * Not all fire pits work, Some fire pits have reportedly been broken for a long time * Non-residents using the pool * The complex next door will be sharing the same amenities, which will likely lead to overuse * Quantum Fiber (CenturyLink) is required and is very inconsistent, with slowdowns and frequent congestion Looks good on the surface, but ongoing noise issues and poor follow-through combined with all the cons make it not worth living here.
