Relatively quiet little neighborhood of its own. Mostly I see normal working professionals and sometimes presumably their kids. I have not encountered anyone loud, messy, rude.,. Our apartment is all fixed up with everything clean and in working order. Fresh paint and carpet and has been deep-cleaned prior to our arrival. Residents above us seem to be another family like ours. Mostly the complex is quiet and if folks happen to be outside they are taking in groceries, walking their dogs, or playing with their kids. I feel like I fit in here. It has only been a few weeks but it's been a relief since we moved in that even in moving across the state, our apartment feels like a good home base for us. read more

I am writing to share my recent experience following a burst water pipe in my apartment that caused damage to my unit and other residents units. I understand that management has recently changed, and I was hopeful that communication and support would reflect that transition. Unfortunately, my interaction with Natalie, the manager, was extremely disappointing. When I spoke to her at the office to better understand the next steps and asked if she could come view the damage, I was told that maintenance had already been there and that I should contact my insurance. She also stated she was at lunch and emphasized there was no reason for her to come view the premises. During the conversation, she told me she "was not going to hold my hand." That comment, especially during an emergency involving damage to my home, was unprofessional and unnecessary. It took a great deal of restraint on my part to remain calm and respectful during the exchange. I understand that procedures must be followed, but professionalism, clear communication, and basic courtesy are not optional they are part of the responsibility of property management. The way this situation was handled was unacceptable. I strongly urge ownership to address this behavior and ensure that residents are treated with respect and professionalism moving forward. If management does not change I highly recommend anyone considering to move to this property to reconsider. read more

Beautiful apartments, walkable location, abolutely ruined by the management company. The management company is very clearly just out to extract as much money out of you as possible, with bullshit charges on top of your rent. For instance, I got charged a fee for not having renter's insurance, even though I did. I sent in an email showing that I had it, that it never lapsed, and asked that the fee be removed. They still wouldn't remove it, even when I proved that it was a false fee. I even sent in a screenshot from their own system showing that the policy was uninterupted for 2 years straight. This is the type of bullshit you can expect to put up with on a monthly basis with this management company. Also, the maintenence guy is an absolute asshole, who WILL leave you without AC for days at a time, and WILL walk out on you while you're mid-sentance trying to explain what the problem is. He will make sure you think twice before submitting a maintence request, even if you desperately need something fixed. read more

My AC has not been working properly for 17 days. Service has been negligent. This weekend the temperature in my apt was from 82 - 86 degrees. I have put in 5 work orders, communicated more than 15 times and I am still sweating in my apartment. I have had to pack up my daughters and my dog and stay with friends overnight, so it was safe. I don't have extra money to get a hotel. They issued me a portable ac more than a week after my ac stopped cooling. That didn't help enough to dip below 80. Still unsafe and uncomfortable.They have offered no other solution or relief for me and my daughters to be in a safe and comfortable place. Father's Day weekend the AC was not working. Saturday, I called the emergency number for assistance. The guy told me he would eventually get to it and that they didn't have to come out until my ac was at 90 degrees. The next day, it was back up to mid 80's. I messaged property mgmt and they responded that it could wait until tmrw. I had to pack up everything again and find somewhere else to stay. Currently going on 17 days (full documentation) living in a hot 1 bedroom apartment, while paying too much for rent. The leasing agents are great but they have to follow the Busboom Group policies. This company treats their tenants like 2nd class citizens. They only care about making money. Most of the tenants all share the same thoughts. I will refrain from discussing the towing policies, the pool being closed all last summer, marijuana smoke and their refusal to get new appliances when they fail to work properly. This place is very petty and retaliatory. If you cross them they will make your stay with them as difficult as possible. The most telling part for me is their lack of accountability. They make mistakes frequently (which is okay) yet you will be the one that pays for their mistakes. Every . Single. Time. They will find a way to profit from their tenants and make their money. This property is one of the worst managed properties I have ever experienced in my life. On the outside it looks like a wonderful property, but the management doesn't maintain the amenities throughout the property. The furniture in the lounge and business center is torn and looking very ragged. The coffee lounge rarely works which is disappointing. I've never lived in an apartment complex that doesn't change light bulbs or batteries unless you provide them. The management team hides behind an AI system that isn't helpful. Every time I have gone to the leasing office to ask a question they have told me to email them and won't just answer the question directly. I was also recently told that they don't provide paper for the printer in the business center because they are a green community, but when I went to print with my paper I found out the printer was out of order. I later found out that was the case for at least the past month. I would be very wary of moving to this property. read more

I used to live here, and from March to July, swallows frequently flew inside the apartment buildings and built multiple nests right next to residents' doors. Many areas became dirty from droppings, and there seemed to be little cleaning or preventive measures. Even in October, the mess had not been cleaned, and some buildings appeared to be in poor condition. The exterior is clean and the location is good, but during tours, prospective tenants may only be shown the clean areas. Inside, there was bird droppings and fallen trash, which may concern those who care about cleanliness. read more

This place is awful. They will screw you every opportunity they get. BUSBOOM Group owns it and it is very apparent that their main goal is to squeeze every cent out of their tenants while providing nothing in return. CAR GOT STOLEN from this "gated and luxury" community and management couldn't care less. The situation with parking and security in general is a huge joke. The gate has been broken for months in a row, and is broken at the moment I'm writing this review. My partners car got broken into while being parked inside the community, in the spot that we pay for. We went to the leasing office to explain our concern and they basically said to call the police and that there is nothing they could do. 5 days after, his car got stolen overnight. Again, the leasing company washed their hands. While we waited for an answer from the insurance company, I parked my car in his empty spot, and it was towed overnight by the Tarrant County VSF, the towing company they hired, and we had to Uber there and paid 340 dollars to get it back. The complex says they won't reimburse or answer for this, since we didn't register right away a change that was TEMPORAL. Since I was using the parking spot THAT WE PAY FOR, AND WAS EMPTY, BECAUSE THE CAR GOT STOLEN. There was no warning, no call was made to him to advise somebody was using his spot, they just towed it overnight. I find ridiculous they do have a company checking every single plate overnight to try and tow us away, but no security whatsoever who can answer for a whole car stolen in the same period of time. Are they friends with the thieves or something? Management said they couldn't reimburse us since "they would have to reimburse everyone with a similar situation" What do you mean similar situation? How many cars have been stolen in this community????? Oh, and Amazon packages get stolen repeatedly from our front door, and we just had to pay extra to have a camera installed. Be aware that you're paying luxury prices to live in a hood where you're by your own. read more

Management has gone virtual and the staff in the office shows no care for the resident's concerns. I have a one bedroom with a double sink and one of the sinks had a crack and was replaced. However, the faucets were not re-installed by maintenance. I went to the office to express my concerns at 5:30pm that maintenance had not returned to complete the faucet installation. Rachel at the leasing office told me this was not considered urgent since I still had a working faucet in the kitchen. She also accused me of the damage in an effort to justify there grave inadequacies. This is unacceptable for a property that claims to be a LUXURY community. The hallways are filthy, maintenance is inadequate, security gates don't lock, buildings smell of smoke/pot and there is no Management to help the residents. read more

Good location, good amenities, rent prices are a bit high. Overall we like the complex. The common areas in the main office areas are immaculate but they never clean the hallways to your apartment. Spills, dirt, trash, even strange objects - stay where they are seemingly forever. read more

Change in management again. Staff in office only cares about new leases. Don't ask for maintenance or you will be dinged despite it being in the lease the plumbing is horrible. Yes the hallways are full of trash, parking what parking? Also, I don't smoke this is a non smoking community, which is good, but expect the teenagers to use the breezeways to smoke pot. Does not follow Fair housing laws and discriminates against disabilities. Internet drops daily. read more

I have lived here for over 18 months; I have seen a severe decline at this apartment complex. This complex changed management three times now and I'm seeing a severe decline. They claim to be "upscale"; while the pool area, workout room, new paint are nice- I am more concerned about security here. The gate is mostly open available for anyone to come in here and drop their trash, speed through the parking lot and use the pool and facilities. The office is "virtual" you can't go in with your concerns and speak to anyone. I would not sign a lease here. #frustrated here read more

Location, location, location: ten minutes from DFW -- freeway or back roads. Front office staff: awesome. Pool: incredible. I'm still using it in October (2022). Fitness Center: brand new; completely refurbished. Echelon-all-around. This is incredible. Even if not planning to rent here, you have just got to stop by and see the new center. And, best of all, during the winter, an indoor pool, off-site, less than a minute by car down the road. We have lived in apartments only for 50 years: this is the best apartment complex. Location, location, location. One of the best retail shopping areas in DFW area; five minutes highway / back roads to DFW airport. We've lived almost everywhere -- stateside, overseas -- this complex among handful we've enjoyed the most. We've been here about three years now and just renewed our lease. Front office staff and maintenance folks second to none. Two pools -- family friendly. Fitness center -- recently fully re-done / modernized / overlooks the big pool. Keyless entry to apartments. Very safe neighborhood. Plenty of parking inside complex as well as on-street. Garages and carports (think Texas hailstorms). Very low traffic. Secure Amazon / FedEx / UPS delivery seven days a week. Two-minute walk to Cinepolis; high-end sushi, Hop-Daddy, two-minute drive to Lazy Dog, 54th Street, Belk, Target. Wal-mart very, very near but out-of-sight. Straight shot to Ft Worth, if so inclined, on highway or major thoroughfare if traffic heavy on I-121. Five minutes to several different medical centers including Baylor. In one of the best public school districts in Texas. Public schools with strong academics and sports. High school girls soccer just took state (2023). We thought it would be out of our price range; pleasantly surprised. Many, many floor plans; front office will work with you. Strict rules but front office stays out of your business. 24-hour maintenance and security officer. Wi-fi. We would be hard-pressed to do better for what we're looking for. read more
