So reading the other bad reviews here I notice they are in 2016. I moved here APR2017, which appears the new management had just recently taken over. I will only say my review pertains only to building 7 where my unit was located. Common areas were clean, hallways sometimes dirty but not longer than a week. I could see if you have some nasty neighbors that leave leaking garbage bags on the hallway floor, then I see how a roach and pest issue can be a problem. But that is why tenants are instructed to place their garbage cans with bags INSIDE the can in the hallway for pick up; not leave leaking bags on the floor. If someone has excess garbage bags that do not fit in the garbage cans, the dumpster is a hop skip and a jump away. Looks like the management has a regular hallway washing schedule. I do have to say the walls are thin, you can hear the neighbors next door, and those walking upstairs if they have heels, and since I lived above a garage unit, I would hear that garage door very loud every time it was opened and closed. That is why I am taking away one star. Overall, nice place to live. Jeff and Emily were very attentive and quick to respond in person or via email. Although calling the office line you'll never get anyone to answer, so maybe management can work on that. read more

DO NOT MOVE HERE!!!!! I lived at this complex for close to 4 years and the quality of the apartments have gone down tremendously. When I moved in, they kept hallway clean, the dog park clean, the pool clean, ect. Since then, they have stopped cleaning the complex, did an awful paint job, very seldomly do they clean the dog parks or trash out of the complex and even the management has left. I lived in 3 of the units there and the last one was the absolute worst. The first unit I lived in was fine, we had a very good experience during that time. The second unit I moved into had not been cleaned and there was a smell coming from the cabinets that never left no matter how much I scrubbed. One way I knew they did not clean was because there were dirty handprints all over the walls and the previous tenants laundry still in the dryer. The third unit I moved into was supposed to be one of their nicest ones. Move-in day they did not have the unit ready. We went to pick up our keys, had our truck packed and movers ready to help. Instead of our unit being ready, they had to scramble to clean the unit and change the carpets THAT DAY. We just sat around waiting for them to be done. When we moved in, all the baseboards had water damage and were never repaired only painted over. There was a massive wet spot on the ceiling of one of the units bathrooms that eventually became moldy and they only painted over it. The master bathroom had horrible ventilation and it grew mildew like crazy. And the worst problem was that our unit had roaches. Pest control had to come out almost every other month to set up traps and spray, and we even had the unit fumigated. That DID NOT help. To make it even worse, they are a mix of full size roaches and babies. I was hesitant to write a review because I did like previous management as well as the maintenance team however, upon move-out my fiance and I spent HOURS cleaning our unit. I have videos and pictures to prove the condition our unit was in when we moved out. The complex, or new management, is charging us to replace the carpets. That should be included for every new tenant, and I was under the impression it was because that is what we were told every time we switched units. That carpets would be changed. Regardless, like I said I do have pictures and videos to prove that our carpets were clean, no tears and no stains. This complex is extremely over-priced and you do not have any perks to show for it. They allow residents to throw massive pool parties where they throw food and chairs into the pool and turn the pool green. Then they never clean it so it stays unusable for weeks on end. They allow people to let their children use the gym equipment like a playground. Two of three treadmills, and the stair stepper have been broken and unusable for around 1 year and a half to 2 years now. And if you do not pay for parking you will most likely end up parking outside of the complex. It is supposed to be a gated complex, however the gate has been broken literally since I moved in 4 years ago. They will get someone to patch it up and it ends up breaking only a few days later. They make so much money off their tenants yet none of it will actually go back into the complex. Instead they continue to make cuts to the bare minimum things they do around the place to keep it "luxury." Whatever you do, DO NOT MOVE HERE. read more

Valerie is such an amazing addition to the avenue900 office staff. She is always kind and courtesy with every encounter. She recently helped us coordinate using the business center for my daughter's 1st birthday. And Valerie made it very convenient and hassle free to book the event there. The day of the event I even caught her scrubbing counters and doing other things to make it as clean and as best as possible for us on this special day. I would not recommend this complex. Every month there is a new charge on my bill. Like what is a rebill. I honestly would pay less living in a 3-4 bedroom home. More recently they updated the portal and now you are charged to pay your rent with a debt card. Besides the government, who charges you to pay a fee for using a debt card. They now have ACH, but you have to wait 1-3 days for your account to validate to use a check. So again you have to pay a fee to pay your rent. I am honestly looking in to pursuing legal action. Just moved to Avenue 900 and I love it here so far. The staff are super friendly and helpful and the property itself is beautiful. The property is in great condition, lots of walking paths in and around the complex. They have TWO HUGE dog parks (one for large and one for small). The pool area is gorgeous and the gym is HUGE and well equipt. They have a mailing package system called LuxerOne that makes picking up packages extremely easy and convenient. I live in a 880 sq. ft one bedroom apartment and because of the layout, it feels WAY bigger than that. I love this place and highly recommend moving here! read more

We moved here in April of 2021, everything was going well and we loved it here. Crystal helped us get everything together and she was cool, I'm assuming that she's no longer employed here though. A few months go by and the complex just goes downhill from there, I hate to say it but it's true. We live on the second floor and our upstairs neighbors don't know how to sit down, every step is *STOMP STOMP STOMP*, not saying don't walk in your apartment, but just be mindful of the people below you. We've called to complain, but we feel like the office just doesn't give a damn. Another problem is the filthy hallways, the tenants don't see that their trash is leaking or what have you. Then it takes forever for maintenance to decide to clean the halls. Also, the damn gates are almost never closed! This leads to people who do not belong here just coming in and soliciting or doing whatever. I'm pretty sure that was the issue with the shooting at the pool last week, I really hope they caught the person who did it. Why are we paying this extremely high rent to not feel safe? Speaking of the rent, why is there a charge for everything? I'll never understand paying over $1500 for a 690 sq ft apt that can't even keep the gates closed or the hallways clean. Don't move here!!!! Worst place I have ever lived. Once our lease is up, we're out!!!!!!!!! To start: when we were touring the home, we were told by Valerie that we didn't have to pay anything up front, just the security deposit. We thought this was strange. We asked her again, nothing up front? Nope!!! That's why it's so great here" Then we got home, and she asked us for the first months rent. Ok.... already off to a bad start. Thanks for lying just to get someone to move in. When we moved in, we were given no instructions whatsoever. We were handed a packet in the leasing office and basically told to go figure it out. We had a storage unit we pay extra money for, so we called because this wasn't in our packet at all. These people were clueless and had no idea what unit was ours, and also gave us an attitude about it. Since we were given no instructions, I assumed that the rent was due every month on the same date we moved in (this is my first time in Texas, any place I lived prior if you moved in on the 20th rent is due on the 20th) I have never been late on a rent payment in my life. One day, I am working from home, and I hear a knock at the door. I was in a meeting, I'm not answering. Then I hear more knocking and finally someone start yelling EVICTION NOTICE EVICTION NOTICE!!!!!! This was my first month in the apartment. How embarrassing. Before I could get to the door, Jasmine had let herself in. Yup. Let herself in. I know you are supposed to put the notice in the door and be on your way. My cat almost escaped by her stupidity. I told her, we paid 1700 on the 20th, now we have to pay another 1700 on the 1st of the month? She laughed at me and said "Oh honey.... that's a Texas thing. Rent is always due on the first of the month ha ha ha" Ok. So I told her I'd pay it now to avoid the late fee. I paid right there. I had to try reaching out to them THREE TIMES to cancel that fee. My boyfriend who lives with me went to the office to complain. We were told a manager would call us but of course never did. That's another thing... good luck ever getting a hold of them. They never pick up the phone or answer emails. Then if you go in person, they give you an attitude. Last month, our bills got screwed up and utilities weren't on there. Their instructions were crap and didn't make any sense to find the extra amount we owed. In their email it said, please call us or email us if you can't find the amount you owe! I called 4 times on a Saturday and left 2 voicemails and also emailed twice. By the second email, someone finally answered me. All of the gates are always broken, including the walking gates and the big gates that let cars in. There are always people who don't belong here taking our parking spots. The walking gates have a lock on it, but you don't need it, they open on their own. The bigger gates don't even close all the way, any homeless person can walk in. Speaking of, I had to call the cops this week due to a homeless person following me to my apartment. Parking is horrible here. You have to pay extra money to have your own spot or a garage. Management will say "violaters will be towed" but nothing is ever done. I have never seen anyone towed or anyone roaming around trying to find cars who don't belong here. The dog parks are disgusting. Most people don't clean up after their dogs and I have never seen an employee clean it either. There is also literally a fee for everything. What the hell is a trash rebill and water rebill? They have a trash service that picks up your trash outside your apartment, but costs $25 a month!!!!! So I started just walking to the dumpster to take my trash out, no big deal. Even if you don't use it, you're charged for it. When I tried to fight this, Jasmine gave me an attitude of course. I have been here almost a year, and I have seen people clean the hallways once. They are always dirty. I have seen the same trash since I've moved in. There are always cops here and there was a shooting in the pool over the summer. They had their annual fire inspection last year, and mangement had no details about it when we asked for more information so we can plan. We called multiple times because their email said if your pets are not confined for the fire fighters, you will be fined (they will charge you for literally anything). I was concerned because we didn't have a time that these people are coming, and I didn't want to put my cat in a tiny crate all day while I'm at work. We called management who said "maintenance does the inspection" so I said it literally says in your email it's the fire department. Then she put me on hold. We asked for a time they're coming, she said they don't tell her that information. I said, I have to work like most people, you can't give us a ballpark of when they might be coming? Nope. Jasmine said "leave your cat in the bathroom then" Um they come and check every room Jasmine? And according to your email, they are loose and we will be fined. read more

We rented a unit and then September 1st the management company changed so I am anxiously awaiting to see how the new company and staff handle things. The pool area is great. I lived here from 2018-2019. Things were great. The staff always went above and beyond to help me with anything. I loved Emily but she now works at another property. Parking sucks! Especially with the new complex across the street. I would recommend Avenue 900 over the complex across the street. Those are overpriced and not as advertised (smaller than the square footage listed). They also let you schedule the club house via an online system so that you could actually have guests for parties or get togethers. read more

ROACH INFESTED APARTMENTS NUMEROUS BREAK INS!!! WORST MANAGMENT EVER JEFF BRANDY ALL OF THEM!!! DO NOT RENT from these apartments the walls are super then you can here every little thing. My neighbors had kids and I constantly kept hearing running etc. If my neighbors on the side of me played music or there TV was loud I could hear them loud and clear! Please don't have a conversation in the hallways you will get complaints because everyone will hear you. Lets talk roaches yes roaches all in the hallways I went to a neighbors house and they were crawling everywhere Brandy said it was from the fridge maintenance came and they came running from behind the fridge it was terrifying do you know they never came and replace the fridge eww!!! In my hallways they were so nasty I was embarrassed to have company we asked several times and they came and half way cleaned after 3 months of complaints and I still lept seeing roaches in the hallways My car was broke into along with several others there was no notice or sympathy from management. It makes no sense that we paid 1700.00 a month and your treated like as if you live in the projects paying 400.00 month no luxury here!!! O yeah when you leave they will charge 500.00 plus for the carpet there was two stains on the carpet and we were accused of pee stains from a dog yet we never had any pets!! BEWARE OF ROACH INFESTATION IN BUILDING 6 APARTMENT 6209 and 6211!!! I have lived in Avenue 900 for 5-6 months and in the beginning (the 1st 3 months) everything was OK. BUT For the last 3 months (March, 2017 & April, 2017 & May, 2017) I have been dealing with ROACH INFESTATION that the office has NOT been prompt in fixing. There are roaches EVERYWHERE in my apartment 6211.. they even got inside my refrigerator! They are out in the day time and nighttime.. there are also several baby roaches as well. When I first went to the office to complain they acted as if they were so confused about where the roaches had come from.. after a month of complaining and threatening to take legal action the front office staff tells me that they knew they had a roach infestation in the apartment next to mine (6209) with the previous tenants and they had to fine them for it and that's why I'm seeing roaches! So when the new tenants moved into 6209 all of the roaches that had been sitting there came to my apartment next door! (6211) THEY KNEW ABOUT THE PROBLEM THE WHOLE TIME & SAID NOTHING!!! They moved me into a roach infested apartment & LIED straight to my face about the issue. They declined to transfer me until I made a ruckus about the roaches!!! Even when they did decide to transfer I had to pay $300 transfer fee + $250 to move + pro ration for the ROACH apartment.. then pay pro ration to move into my new apartment & another deposit! They made me do ALL of this and my $1,000 one bedroom apartment that doesn't even have a door on it is a roach motel! They did NOTHING to help! They don't answer the phones, They're rarely ever in the office to help you.. the hallways are FILTHY!!! There are roaches and spiders.. This is not luxury!!!! PLEASE DO NOT MOVE TO AVE 900 if you want luxury because this is not it. They treat you like you're disposable once you sign your name on the dotted line. RUN. We lived in this apartment complex for three lease terms, during which recently gone through change of management and leasing staff during this time. In our first lease we lived in a 2 bed/2 bath second floor unit which we didn't necessarily have too many problems with until 6 months in when cracks started showing up in the wall and we discovered the door frames were stuffed with plastic bags. We took it to leasing who promoted us a larger unit at a somewhat reasonable price which we agreed to renew. We then were charged over $900 to replace the carpeting and "apparent" damages. When we moved into the larger unit, it was found to have unlevel flooring, poor HVAC/filtration (extremely dust collecting unit), and carpets that were stained by previous renters. We elected to try solving most issues on our own due to the lack of trust at this point. We were charged over $900 for damage repairs and moved into a unit where they had not replaced carpets and/or made proper repairs since the previous residents. Cabinetry falling apart, disgusting washer and dryer setup, we had to have the dishwasher replaced and the maintenance staff are nice but two months into the replacement the new dishwasher collapsed in its frame due to improper installation. The parking is terrible, covered and garages are over priced. Most of the time you find you have to park outside the gated complex. This complex also had a raid last year, on top of lots of screaming, arguments and disturbances. Out of allllll the shitty places I have lived before, this is one of the worst experiences dice had. read more

They fix our maintenance issues in a timely manner, the apartment complexes are very nice with open floor plans and nice amenities. The pool and gym is something I've never see at any other apartment complex so it was a big perk for us. I've lived here for several months. Love it here then today I was very disappointed. I ordered something online and paid extra for TWO DAY DELIVERY and made sure I was at my apartment all day to receive the package. I logged into UPS to track the status of my package at 6:15pm. My package was delivered at 2:00pm to the office and whomever signed for it used the old managers name, and misspelled it. I wasn't notified of the delivery. A phone call takes 3 minutes and signing for it at 2pm is PLENTY of time before they close to let me know I need to go pick up a package. So disappointed. Really wish old staff was here. They were awesome and quick. Now I have to wait till tomorrow morning when the office opens to get my package, that I paid extra shipping for. Lovely. read more

I would be very weary of doing business with this company and renting here. I was given some very untimely news regarding my job and COVID 19 along with a family member who fell under very harsh financial circumstances because of COVID that required my wife and I to need to expand to a larger home. We asked to give 45 days notice and management wouldn't budge an inch to give us relief on 15 days of rent because we needed to give 60:days notice. During a 3 week period prior to needing to make this change we had emailed in and were planning to And asked to extend our lease. After being told we needed to sign with our intent to leave I emailed in to explain the circumstances and I did not receive a response back. They wouldn't even allow me to stop renting a garage and didn't respond after replying with "my manager did not approve". I find it pretty unfortunate that this company would take advantage of these circumstances in a way that would cause additional stress on a family. Stay away if you can. read more

I lived here for a year. The original mgt team said you wouldn't be charged for mounting a tv on the wall, painting, or hanging pictures. The new mgt didn't honor that. It's a community less than 5 years old and the upkeep is not there. They have valet garbage and recycling. You sign a paper that you will bring your empty cans in daily and will put out only at certain times. Several residents left them out all the time. The smell waffles thru the hallways and is gross! When I moved in I had to let the water run for 3 hours due to the sulfate smell. I paid a lot of money and it was not worth it!! *update. I called yo discuss my review and experience. I was told the person to speak was was busy; but, would really like to discuss. I left my information. Two weeks and still no return call. If there was a minus star I would use that. I'll just list my pros and cons 1st year I lived on the 2nd floor Pros: 2 locks on the door Amenities Aesthetically a high end looking apartment complex Cons: You can hear every time the tenants above you take a step. Tenants above me had a beauty salon. All noise complaints ignored. Staff in the front office treats you as if it's a privilege to live here. I guess they are the customer. Gates work 10% of the time Maintenance would not fix my toilet until I became aggressive. Prior to transferring to a different apartment within the complex I was charged half the cost of replacing the carpet. Was told it is replaced routinely and the cost is shared by the tenant leaving 2nd year moved to the 3rd floor Pros: Same as the first year Cons: Purchased a garage and my car was towed from in front of the garage (even though the online portal to add the cars identifying information was not working and I had previously emailed the staff) no response. Was late for work that day and paid an Uber. Valet trash drops trash and liquids while dragging it to their truck all while knocking over trash cans. Gates still don't work Staff smug and arrogant (they replaced the 1st years staff) Carly tries but... uggghhh Garage was broken into twice (my 12 year olds school work, backpack and AirPods stolen) Never got a noise complaint the entire time I've been here but while I'm in the process of moving during the day..... When we first moved in the apartments seemed great. But management has changed and Carley is terrible. The type of people who have moved in are trash. Parties raging at all hours of the night at the pool (supposed to be residents only) glass bottles broken all over. Vomit in the water fountains. Marijuana smell in every building. Dog crap everywhere. Dogs left on balconies in 100° heat all day. "Valet" trash is horrible. Manager has been overheard talking poorly about residents and has said maintaining order and rules is "too much work" Front office will tell one resident one thing then tell another resident something completely different. read more

The sent me to collections that I owe them $700 for carpet cleaning. Which carpet gets cleaned for that amount? Why send me to collections exactly one month after move-out and not sending me a bill then if its legit? I used to live alone 80% of the time and I was barely home so not sure how they came up with the charges. They have messed by credit by sending me to collections instead of contacting me first about the fake charges. Stay away from these apartments if you want your peace on mind. read more

The grounds are well kept and the apartments are spacious with a moden upscale feel. W/D included with apartment is a bonus amenity. My husband and I lived here for 1.5 years. Never had any problems. Maintenance issues were attended immediately and all the staff were very friendly and helpful. Never had problems with any type of bugs.Recommend Ave 900 100%!!! Moved because I needed a larger place (home). Only had issues with trash service once and talked to the management office. The only issue I think management should address is the dog/cat pee smell along the always, people should take their animals to the animal park!!! This place used to be a legitimate "luxury" apartment complex, prior to the change in management. Things used to be kept very clean and tidy, the public areas were well kept and patrolled to keep things under control, and the staff was quick to make sure any deficiencies were handled promptly. Since the complex has sold it has dropped off drastically. The public areas are dirty, broken, and trash ridden. The landscaping is no longer kept, there are places where things have washed out and not been replace. None of the "rules" of the complex are being enforced in any way. The pool is basically a bar or dance club with smoking, drinking, loud music, etc. People leave their trash piled in the halls all weekend, though it is well known that trash service takes off Friday and Saturday. There are millipedes and roaches in the halls, that are no longer pressure washed or mopped. The last straw for me is when the management changed the trash company. The new service does not provide recycling service at all, which is annoying but acceptable, but within a week I was headed out in the morning and came around the corner to find a pile of trash bags blocking the stairs. My assumption is that the trash folks forgot this pile, but it never happened with the previous provider. The bottom line is there are a lot of complexes that can provide a nice, cleaner, and better living environment for less money. Please Beware. read more

I have lived in this community for almost a year and ever since I've moved in there have been a laundry list of issues with the community. Today, I was charged $529 for carpet replacement when I transferred within the community from a 2 bedroom 2 bathroom apartment to a 1 bedroom 1 bathroom apartment due to light stains which is confusing to me because in moderately high end apartments such as these they replace the carpet before a new resident move's in anyway. So the fact that they are charging me is ridiculous. The light carpet stains which can be seen from pictures they took can be steamed clean but in an effort to make money they brought in what they call a professional to say it cannot be cleaned to charge a loyal resident who has not complained about any of the bullshit that's been going on in the community since I have moved in. Shortly after I moved in, the original property, Riverwalk Cross Vines,LLC, sold their rights and rules to Alliance Holdings, LLC. When this happened, the community changed. They changed the rules to the clubhouse that was once available for residents 24 hours to use the tv, computer stations, and pool table. Now it is only open until until 10 pm. Same thing with the pool area which was initially 24 hours but due to complaints (of older seniors living near the pool) they changed the rules to 10 pm. Now they have a security officer policing the pool area. Really?? Being in sales, I am gone for most of the day, so having 24 hour facilities appealed to my needs which made the decision easy to live here and pay a premium for what I have per month in rent. Now there is no need. The property has changed, the hallways are consistently dirty. There are several buildings infested with roaches and bugs. To top it all off, the beginning of this month of June, there was a massive break in of vehicles. 12 to 15 vehicles were broken into, personal property was stolen, one of my cars was broken into and the no one said anything. They sent out an email saying please be aware of your surroundings and suspicious activity. Residents are moving out. Half of the apartments on my hallway alone are VACANT. I don't believe any of these things pissed me off as much as the Assistant Manager, Jeff Skagg, yelling at me on the phone today. When I asked him why would you charge me $529 to replace carpet when every apartment here gets brand new carpet. I can understand the $50 charge for not cleaning the tub or vacuuming before I left, this is expected but replacement! He said, " What do you want me to do! Im just doing my job. It looks like you must've had a dog or something in your apartment that stained your carpet." What! This is your justification for charging me $529 when I've never brought an animal into my apartment or even owned an animal for that matter. Again, I was expecting a cleaning fee because I am a reasonable person who works with the public daily but this charge is ridiculous. Your lease states that you will not be charged for reasonable wear and tear but for blatant mis-keeping and destruction. The law states that even if you completely destroy the carpet you should be accountable for the balance of its useful life. You do the math. 100% charge for something that isn't the slightest bit destroyed, is not okay. The community is wanting to upgrade the property on my expense. If it were lower I would make it a zero. I've lived here for 18 months and there have been mice in my unit - which I have had to kill myself, rain coming into my unit and it takes forever to get anything fixed. It took 10 months to get a bad washing machine fixed. My air conditioning started leaking 6 weeks ago and instead of repairing it or replacing the unit, all they do is pour more freon into it until it runs out again. I've come home late at night and woken in the morning - to no air. The lead repairman is arrogant, cocky and lazy. He spends more time at the pool table in the community center than he does working the property. The manager only makes excuses for the repair staff. All she has to do is - TAKE CARE OF IT. 99% of the tenants there leave at the end of their lease because they can't get service - of any kind. The parking is REALLY bad - you have to walk 1/2 way across the complex if you don't have a garage or carport - which is really miserable in the rain or 110 heat when you're carrying groceries, dry cleaning, etc. Oh, and the carport and garage areas get flooded when it rains because the complex is not properly built to handle the rain flow. The office staff NEVER answer their phones - or return messages. The only reason I have stayed is because Jeff, in the office area, has been there to help resolve things. read more
