The location is extremely convenient, right off the main road where everything is located but tucked back enough to not be difficult to get in and out. The apartments are massive and they have the biggest closets I have seen in an apartment. The staff was super friendly and Stephen gives a great tour. The staff is helpful and the apartments are in good shape. My biggest complaint is the neighborhood. People use the road through the complex to rev engines, do burnouts, and speed through it late at night. There is a police officer that comes through at 3-4 am sometimes and blasts their siren and horn. Idk why they feel the need to do that at that hour knowing people are sleeping in the apartments right next to the road. If you're going to live here, make sure you get a building far from the main entrance. You'll sleep better. read more

I lived here for one year and honestly wish I had chosen this as my first apartment when I moved to Gainesville. This is one of the nicer student apartments and rent would run around $700/month (including utilities) per person for a 3/3. The apartment comes fully furnished and the kitchen is super spacious with tons of counter space. There is also an in-unit washer and dryer and the pantry is HUGE. Each bedroom has a walk-in closet which I've never had before but really appreciated for storage space. The bed that came with my apartment was also a storage bed so I never ran out of storage! I've never had any issues with maintenance or the office staff. Every time I had a maintenance request it was taken care of on the same day and I loved all the amenities of the apartment complex. There is a very well maintained pool area with grill, spacious gym with tons of equipment, study space (it's usually full though), office with computers and free printing (you do have to provide your own paper though), and very convenient lockers to pick up your packages in. I loved the locker system so that we could pick up our packages at any time and don't have to wait for open office hours. No issues with Wifi and all the appliances were well maintained. I also had absolutely zero bug issues, which is a huge plus for me since my last apartment had so many bugs no matter how clean we kept the place. The bus system is also convenient for going to campus. I would take the 34 and there were plenty of buses that would drop me off right in front of Communicore where I had my classes. I will say though that in the morning the buses get packed (this is pre-COVID) so I would make sure to leave an hour before my classes started. A few cons that I will mention though: If you're coming home late at night you might not get a parking spot close to your apartment building. Parking fills up pretty quickly so sometimes I would have to park two buildings down and just walk over. There is only one dumpster for the entire apartment complex. The reason is that the garbage area is a trash compactor so you throw your trash in, press a button and it crushes the trash. However, it's inconvenient since I lived pretty far away from it so my roommates and I would end up driving our trash over to the dumpster since it was too far to walk. Also, this apartment like many student apartments in Gainesville is wood-framed so you will hear your upstairs neighbors stomp around if you don't live on the third floor. It was pretty annoying because I lived below some very loud male tenants who I swear were throwing furniture on the floor all the time for fun. The utilities were practically double the price of my last apartment. My roommates and I were very frugal about the AC and electricity and would still have to pay around $50-60/month each. Lastly, this relates to my immature neighbors but remember you are living in a student complex. Some morons threw up all over the stairwell and even when I called to ask maintenance to pressure wash it they never completely got the vomit off of the stairs. Overall though, the Enclave is definitely one of the better student apartment complexes to live in. It's close to campus, the apartments are clean and spacious, and amenities are 10/10. It is on the pricier side compared to other student apartment complexes but I think it's worth it for peace of mind. read more

Money grabbers. They work for collier not for their residents. They will bully you out of money with their fancy "notices" that they give you on a Friday evening and except a resolution on Monday. There was a shooting last night at about 2 right outside our window. Called the cops immediately after and they took evidence and left. When we called the office in the morning asking if there was any details regarding it or if there would be any additional security we were met with a rude response and told that if we wanted security to "call corporate". They didn't care that somebody shot a gun right outside our window. Glad to be getting out. read more

If you're considering living at The Enclave, it's very much worth it if you're willing to pay $600 + about $10-20 a month. The extra $10-20 comes from the the never-ending charge for exceeding the utilities cap. My 2 roommates and I have yet to know why this happens not only to us but to many people I've talked to here considering our utility use is definitely average. Apart from that, my other complaint would be the small size of the 24-hour study lounge. It is a very nice lounge, but only has 5 available booths. Also, there is about a 50% chance of the printer being broken anytime you go in. That being said, the apartments are extremely nice. The fact that the complex is relatively new is definitely a plus. Our kitchen is bigger than most at other apartment complexes and our rooms are spacious enough. I especially like the walk-in closet and the size of our private bathrooms. The carpet adds a very comforting feel as well. Apart from that, The Enclave has one of the best pools around the area and there are many buses that come by throughout the complex. Just be cautious where you tell your guests to park! I've seen the tow truck come through many times. P.S. I miss the old red and yellow colors. read more

The day we moved out with our stuff (the day you're supposed to move out) they finally decided to pressure wash and we got nasty water from the cleaning raining on us from both stairs. The area is also not good you can't go outside or use the pool without being harassed by homeless people who also get into the gym at night. Management said there's nothing they can do... read more

We just moved into a 2 bedroom 2 bath from a sublease and I can't say that I have ever had as good of an experience moving in as I did here. The staff was great and all paper work was done online so there was no confusion or anything! When we moved in we also had an issue with the dryer that night and so then next morning I put in the request for maintenance to fix it and it was done by the time I got home from work as well as a work order to pressure wash my patio they got to it the day after and it's spotless! The apartment is huge and so spacious and open! Luckily we got the lake view and I can't tell you how amazing it feels to wake up to such a beautiful view and sit out on the porch just overlooking the lake. I definitely recommend at least coming to take a look at the property and the apartments it won't be a waste of time! read more

On 1/14/21, I signed my lease with The Enclave Apartment. Knowing that my allergies are pretty bad I checked no pets on my roommate matching application. On 8/15/21, I moved into my apartment and on the day of move-in I find out that one of my roommates plans on bringing an ESA into the unit. I immediately contacted the office to notify them of my allergies to dogs and the information I filled out back in January which was to not live in a unit with animals. First, they said the ESA would not be allowed in the unit. Then, they completely changed the story and told me they have to allow the ESA and the only accommodation that can be made for me is to move into a hideaway (a small room with no windows) within another unit. Why didn't they offer my roommate this option? I signed my lease in January and my roommate signed in March. The accommodation they should have made was to offer her a different unit in which her ESA would not threaten anyones health. They did not properly match us and the solution they have offered is completely unfair. Why bother with roommate matching if you plan to completely ignore one of the most important parts of the application?! I know for a fact that my roommates dog has not yet been approved as an ESA which means she doesn't have the necessary paper work to support her need for the dog. I on the other hand have test results from my healthcare provider that prove that I am allergic to dogs. I cannot say whether she needs the dog or not but in the case that she gets the approved paper work she should be offered the option to move in order to keep the ESA. I signed my lease first and her ESA is not a service animal so the laws are less strict and they are legally within their rights to ask her for the approved paper and to move into another unit once her paper work is available. Some may say allergies aren't a big deal but if you have bad allergies you know the toll it can take on you physically and mentally. Consistently feeling sick and changing medications to alleviate your symptoms is very stressful and living with a dog will only make it worse for me. Beside this issue the apartment was an absolute mess when we moved in. Dust, spider webs, roaches, paint splatters all over the tiles and on the carpets, and hair everywhere. My tub was clogged with someone else's hair and the toilet seat was broken. Our air conditioning filter was completely covered in dust and they told us to change it ourselves. One of the locked unoccupied rooms had a light on for days before our move-in and when we noticed it they took even more time to come turn it off. This will definitely impact our utility bill and I doubt they will care enough to give us a refund. After you sign the lease they just don't care about you. So beware of this place!! It looks pretty on the outside but on the inside the people are nasty and incompetent and the units are old and dirty. read more

Enclave is the only place that I have lived at since moving off of the UF campus and I have lived here for 2 years now. This complex is one of the nicer and well-known complexes off-campus. When compared to its neighbor complex, Gainesville Place, it's definitely the better one. I have lived in a 4/4 and a 2/2 so far but will be moving out soon. The place is very nice and spacious with the closet space being huge! However for the kitchen space, there is barely any cabinet space. I will also say that the maintenance services are extremely quick, which is a plus! Whenever I put in a request, the maintenance worker always comes the next day, does a wonderful job and is friendly! The number one con this apartment complex has is the utility overages every month. The prices for this complex is already high and receiving utility overages every month - sometimes around $20 - is ridiculous in my opinion. When going to the front office to ask if I could get a breakdown of where the overages are coming from, they cannot tell me what appliances or rooms are causing the overage. The gym is pretty small, but usually empty and the pool area is usually empty as well. There is also a lot of visitor parking which is nice if you have a lot of guests. Overall, I really do like the feel of the apartment complex since it is more "homey" than all of the others I have been to, however I'm not sure if the price and overages are worth it. There are other places in Gainesville that will give you more of a bang for your buck. read more

Going on 3 years now with The Enclave and if I could get out of my lease I would. Rent raises $50 each year with little to no added amenities. Residents keep using charcoal in the gas grill by the pool, so it becomes unusable for long periods of time. They removed the utility credit without informing those who released, so that means an additional $70 per month (for the 2/2). A/C's constantly break. Oven constantly breaks. Consistent errors in billing statements. Packages take two extra days to be available for pick up through USPS. And so much more. For close to $750 with all the fees included (for the basic 2/2), go live at a better complex that is closer to campus. read more

Where to begin? I've lived in Gainesville for 2 years as an undergrad! I'm 25 years old and I can honestly say that this place is the worst place i have EVER lived at! The reason I say this is not due to the apartments themselves, because as we know they are new since they are only a couple years old. This is due to the unprofessional ism of the management. From the day I moved in, it was a mess!! I moved into a 2/2, which on move in day wasn't ready and I had to be moved to another who once I moved in didn't have water! Management was very rude telling me they didn't know when the water would be turned on and if it would even be turned on that day. The girl was very rude and acted like she was doing me a favor! During the first week I moved in I did the inventory to the apartment and realized there was no t.v. in the kitchen and so my roommate and i wrote it down and requested that they put the t.v. that was promised with the kitchen in the kitchen. They stated that they were back ordered and would give us one when they arrived. This was Aug 2009. It is now June 2010 and we have been to management about 10 different times and they have been saying the same back-ordered song. It is safe to say that we will never get a t.v. The funniest thing is that one of the maintenance guys came last week to check some stuff in the apartment since I am moving out and when he asked about the t.v. in the kitchen I told him we never got one and he said he is surprised because they have a "bunch of them sitting in storage." For paying $629.00 a month for this place, the service and satisfaction I have living here is less then great! I can't count the days until I graduate and leave these apartment. SAVE your money!! They are not worth it at all!! And if you don't believe me, well move in, pay a lot in rent and deal with crappy management! I heard all Paradigm properties were crap but I didn't believe it until I finally lived in one! 2/2 rent $629.00 all inclusive (furn + util) overages not included No trash pick up and they will fine you for leaving trash bags outside your door. Trash bins are far depending where you live on the community, very inconvenient. ***Bus stops are 4 now but 5 beginning Fall2010. 3in the back and 2 through the community. In the back (35th ) 34,35,36 34=good for being dropped off when coming from the Hub. 35=Good for going to campus if you need to be dropped off somewhere in Rawlings. **36= Great for getting home! The fastest if you need to get back home quick but not good for going to campus. 34= Passes through the middle of Gainesville place and The Enclaves. take 25 mins to get on campus. **38= Takes about the same but does drop off at the Hub as well and the best thing about this one is it drops you off with in the community when you're coming back from campus! Management is rude and not friendly or accommodating, they act like they are doing you a favor by answering your calls and questions. They forget you're the reason why they are there and that thanks to you they have a job! The maintenance guys should be in charge of the community, they would do a much better job keeping people happy since they are quick and polite! p.s. currently we are on a third property manager. the guy who was in charge when i moved in got FIRED the second one QUIT and now lets see what happens with the third. read more

If you live in this apartment complex they will constantly wake you up with "fire alarm tests". Every time you call the office they make an excuse for why they didn't send any type of warning to the residents that they will be setting off a loud alarm early in the morning. It has happened multiple times and I haven't gotten a single apology from management. read more

I've lived here for 3 months now and overall have loved it! Great internet (bring you own router,) great staff and maintenance guys, and great rate! I'm in a 3/3 and it's granite countertops and whatnot so i'm impressed! The AC did break twice during the summer however they got it fixed within a day and when they couldn't they brought in a whole temp AC system! They really seem to care about customers and my roommates feel the same. Disregard the low stars rating, other places like Cottage grove, the estates, and woodlands also have low stars but are nice. I hate this place. Sure the apartment is really nice and all but the management is terrible. On the last week of the semester, I was finally relaxed and ready to go home in a few days. Then, suddenly before going to sleep one night, I felt bed bugs bite my feet. I searched up on the internet for more signs of bed bugs and sure enough, my apartment had them. In the morning, I called the Enclave about it and they sent in Pest Control. I was already paying 609 per month so I thought that pest control was included in my rent. However, they reported back to the enclave with evidence that there had been bed bugs in the apartment and that they need to start treatment immediately. My roommate and I only had a few days to pack up everything in our apartment before pest control came to treat the apartment. This would have been fine with me if it hadn't been for enclave charging me $500 extra on top of my $609 rent. The lady on the phone made it seem like this was MY fault and that I needed to pay for all of it. The pest control person that came said that bed bugs are hitchhikers and are a common issue and I could have gotten it anywhere. First of all, the mattress that enclave gave me was uncovered, and I could have gotten it from anyone (the bus, other apartments, people). So this could not have been entirely my fault. Trying to explain this to management was a complete waste of my time. They won't listen to your complaints and they won't do anything to accommodate for the troubles. I would have had to pay $64 extra just to get a cover for my mattress when, honestly, if they really did care about customer service, they would have given a complimentary one because I'm already pay $500 for pest control. WARNING RENTERS: DO NOT EVER RENT FROM ENCLAVE APARTMENTS!!!! In short, I feel personally victimized by their management office. There has been something wrong with my account or apartment every month without fail!! Starting off the first month where they lost my rent check and threatened to evict me and then found it the following Monday and didn't apologize or tell me!! Also overages, THEY HAPPEN EVERY MONTH, which they conveniently forget to tell you, but aside from that for the first 8 months of my 12 month lease, they did not split the overages between my roommate and I. I caught it the first month and kept having to call and ask for the bill because they didn't split the overages and never got it fixed or cared or remembered. The furniture was horrible. The maintenance staff are high school boys who drilled a screw upward so it broke the surface of the table and left it... I was so excited to hand in my last rent check and be rid of them. Alas I cannot escape. My roommate and I hired Student Maid for a move out detailed service (they were amazing!) where the total for 2 bedrooms, baths, kitchen, and living room, was $170. I took pictures of the apartment. Yesterday, (2 months after I move out) I get a notice for move out charges described as "Clean Heavy clean" for $67.50 (for both my roommate and I, so a total of $135). I have to file an appeal. RENTERS: DO NOT EVER RENT FROM THIS COMPLEX. Again, I feel personally targeted and victimized from their management staff. I am considering suing for harassment and emotional damages. It never ends with these people. Also, to add about myself: I am the perfect renter. I'm not a slob or wreck any furniture. And I turn in my rent and overages WEEKS before they are due. So I have lived here for two years, and what I've come to realize is this place isn't made to last . My carpets weren't replaced when I move in nor was the furniture . Don't get me wrong I really like the maintenance guys they always help me and I've gotten to know most of them on a personal level . The office on the other hand could use some work . When I moved in I was really excited but out of two years living in the Same apartment this is what ive dealt with : the ac has broken on average 1 time every month , I've gotten my car towed 3 times because the visitor to resident ratio isn't right I've had to park my friends cars at walmart ad drive them to my place because there isn't ever any visitor parking, my breaker for my room has shorted many of times making me late for work,shorting my alarm clock, killing the fish in my fish tank .(mind you a fish tank is a very expensive hobby) , the carpet is coming up in all corners , I have mold in my closet , the blinds don't match , my closet door has fallen on me 4 times and busted the mirror in it , my kitchen/laundry door has fallen on top of me and has actually caused an injury or knocked glass out of my hand. I broke a sentimental vase because the door fell on top of me and smashed it out of my hand and no matter how many times it "gets fixed" it continually falls on me . I have finally gotten to the point I took my closet doors off and my laundry doors off because I'm sick of being afraid to walk past my closet or walk past my kitchen . This apartment was nt made to last and honestly I think the company does that so thy can charge you out the ass for repairs that aren't even done with quality material. It isn't even the maintenance's fault they do what they can with what they have . Instead of taking the short Cut the company should provide quality materials for them to work with .due to the electrical work on the apartment I'm afraid I may have lost two 42 inch flat screen TVs, my play station 4 , my 20 gallon fish tank with light sensitive components. Short circuited my alarm ect . They over-charge you for everything . The only thing that kept me was the fact te maintenance people are always there to help me no matter what and have always been here quickly whenever anything is wrong , now the office ... That's another story . They only have the mentality of making money. Instead they should be trying to keep the residents they have happy. I pay my rent on time every month but here is where another problem comes In . Whenever I call and ask what the total is so I can write a check they always tell me the wrong number . Once they threatened to take me to collections for 11 cents .... Just let that sink in . Enclave .... You used to be luxury living... And it turned into a shit hole ... What did you guys do ? Did I mention I have asked for a lakeside apartment for two years and yet they give it to new residents before me ? I honestly found that very rude and belittling as if my business means nothing to them. Mind you the only reason I'm staying is because I don't have the means too move Somewhere else and also the fact that all apartment complexes are owned by collier company meaning all complexes have these horrid problems ... The sad thing is all these problems could be solved with quality Carpet, air conditioning units, wiring , doors, screws , bolts , ect . What I've come to learn is the company doesn't care about the residents that have had extended stays they only care about their money . Also I'm looking to move to a new building they told me my move out date was august 10 and my move in date was august 10th ???? Confusing right ? They told me I would have 24 hours to change apartments .., that means I won't have time to schedule a maid to come clean everything properly so I don't get charged ... It's just rude how they treat their residents they do not value customers that pay on time and take care of their apartment . I also found out that they gave a price cut to another resident that is living here because she didn't get along with her roommate ... It would be nice seeing as I haven't complained about having the Same roommate for two years if they would give me a price break instead of raising my rent 30 dollars eery year . Its a nice looking complex but they need to get everything together. The day i moved in there was no furniture even though I requested a furnished unit so I had to sleep on the floor. In addition to me not having furniture and sleeping on the ground for the first two days my refrigerator has not been working since I got here and we're going on a week. They told me they will get me another fridge as soon as possible but in the meantime I can't buy groceries because the fridge is not working so I have to keep eating out all day every day. I thought it was just me but a lot of people experience this. It sucks because they took my rent money and nothing was ready they really dropped the ball. read more

Overall the apartment is very nice and the facilities are great. The office staff is also very nice. However, when I moved out I was charged with $40 for heavy bathtub cleaning. But when I moved in the bathtub was already stained! I even tried to ask the office if someone could clean it and I was told they couldn't get anyone in to clean it. I even wrote it in the move in condition report. So I wrote a letter to fight it and they removed the charge. Even with that being said, I still loved the apartment. We never had any problems and if anything needed replaced or fixed, maintenance was there within two days to fix it. read more
