I want to write about how excellent the leasing staff are. From the time I applied till the time of my move-out, the process was very smooth. The staff is very friendly, professional, consistent, and transparent. Whoever created this team of professionals did an awesome job, it says a lot about them. The amenities are the best. Before moving to Gainesville, this apartment complex is the only one that has a pool that is 9ft deep, there are two tennis courts, racquetball court, basketball court. This is a very quiet and active community. You will find a lot of residents walking and jogging around the property. My neighbors were always respectful. There is ample parking that is free, you don't need a parking pass. The community garden is a plus. The apartments are affordable. read more

I lived in this apartment for almost 3 years and now regret every single one. When I first moved in, the floor was dirty, there was a large crack in the back of the building where ants festered (still there), cracks in the bathtub upstairs, and many stains on the plastic wood flooring. Despite this, we cleaned the apartment and made do. After our initial request to have the tub fixed, it took almost a whole year for maintenance to show up. The only reason they showed up was because I threatened to not renew the lease. They painted over it and sanded it down while we were still in the building making us breathe in the fumes. After a few uses, the tub cracked again because they simply painted over it. Mold was rampant in the building, especially where the tub was because it was also dripping water constantly. There was mold in the sink too. Not only was this a problem, the ceiling was leaking water and took months for maintenance to show up. Other leaks were "fixed" and then when they left I would check and it would still be leaking. This lead me to essentially give up on calling maintenance for the problems that we already wrote in multiple times for. The downstairs toilet would run water constantly unless I manually stuck my hand into the back to reset it. Of course maintenance claimed they fixed it. During an annual inspection, they had the audacity to claim we potentially caused water damage. There was also another instance where they moved and attempted to tow my vehicle when I was busy for a week. Despite this, to their credit, the location of the apartment complex and bus stop is a positive. The internet is fast but also unreliable as there are weeks where it will go down on a daily basis. The front office was really nice and accommodating up until the few days of our lease, when they decided to throw out our belongings before we turned in all our keys and before the lease ended. read more

I have lived here for the past 3 years and I don't have any complaints! They are always on top of everything and make sure that you are taken care of; not only as a tenant, but also as a friend. Take time to get to know the staff, they are always willing to go above and beyond for us and are amazing people. Maintenance requests and Rent payments can both be taken on RentCafe, and that is extremely helpful. Towne Parc is dog friendly, although there are a few breed restrictions. Due to the restrictions though - a lot of people who have dogs here have chihuahua's and they can be extremely annoying (because they bark so much) but don't take that as a complaint - it's not THAT bad. The pool area is very clean and is properly maintained. The racquetball courts and tennis courts are well put together and have a chain link around them to stop runaway balls from hitting cars. Parking here is pretty good, but around the 6pm - 8pm timeframe you might find yourself parking in the middle of the parking lot and have a small walk to your apartment. Also, this community also has townhomes that are available for rent as well. I cannot speak on those though. In my 1bed 1bath apartment, the neighbors can't hear any noise from me and I can't hear any from them. If you live on a 1st floor apartment and someone lives above you, be prepared to hear some light footsteps and a bit of creaking. This complex was built in the 70s and unfortunately there's not too much you can do about the noise in the floor. All in all, I don't want to move out but after COVID my job got screwed over a bit and I will probably be moving into a house soon. If you are a first time renter or just need a different scene, this is definitely the place to be! And please, don't expect a $400-500 rent bill for everything this place has to offer. They might be on the pricier side, but it's very much worth it. You even get free internet. For what it's worth, I highly recommend this place. read more

This is my first year living here and overall, I would say I recommend it. I live in a 2/2 townhouse and the bedroom is incredibly spacious. I fit a queen bed very comfortably, with a set of drawers, a small desk, and an office chair, with plenty of space left in the middle. Closet is wide, but comes a bit short lengthwise because when closed, it hits the end of my hangers. Living room space is also a great size, kitchen is average with comfortable walking space and a decent amount of counter space, and dining area is minimal. The bathroom on the bottom floor is average, while the bathroom on the top floor is TINY. It's unfortunate that I didn't notice that when I toured, so it takes time getting used to since it's the bathroom I use most because it's between the bedrooms. One downfall is that floors are squeaky/creaky, so it's impossible to stay quiet during any time of day. The carpet was newly installed just before I moved in, so along with the crisp white walls, my townhouse felt extra clean. The entire complex is on the smaller side, so no matter where you live I think that the walk to the bus stop wouldn't be far. I live near the pool which can be a little noisy with the gate opening and closing, but it doesn't bother me. Gym is small, and nothing impressive, but they have what you need (weights, treadmills, machines). I actually love how it's dog friendly, because it makes the complex feel very home-y like a neighborhood. My interaction with the staff has been good so far. There seems to be minimal staff majority of the time, so sometimes it can take a second to have someone to speak to. They have always been friendly and always ask if there is anything else they can do for me. Free coffee is also always available in the leasing office! Maintenance is also very friendly, but unfortunately service can be very slow. My last apartment usually came within a couple of days, but service here usually takes about a week to complete. They always try their best to accommodate to my requests and I really appreciate that. I went with the option without a washer and dryer to save money, and I felt that it was worth it since the $50 was too expensive for someone who does laundry only like once a month. Laundromat has plenty of W/Ds and I've never had to wait to use one. They're not always the cleanest, but that's expected since they're public. There have only been a couple of instances where I found dirty spots on my clothes, but the majority of the time my clothes come out fresh as I needed them. Each apartment is about the same size, and by that I mean a bedroom in a 4/2 will be half the size of a 2/2. A 3/2 will have one bedroom the size of a 2/2 and the the two bedrooms will be the size of a 4/2. I've heard that the 1/1s are decent too, but I am have never seen the space before. Overall, I recommend this place for anyone, whether you're a student, grad student or faculty (since I found out that a lot of my neighbors aren't just undergrad students from UF!) Price, location and space are exactly what I need. read more

This place was great until they decided not to replace my broken hot water heater for a week and a half. It is now in the middle of the week and they still have not replaced it. They are breaking the inhabitable living space laws. A friend of mine who also used to live in the complex says that she complained about mold and they looked in the rooms that the mold wasn't even there and they didn't ever fix the mold problem. The price is good and the complex is pretty, but if anything goes wrong, don't expect them to fix it. We are in the process of either suing them or hiring someone else to fix the hot water heater and giving them to fill. This is all right under the inhabitable laws of living spaces. read more

I've lived in four different places in Gainesville (on-campus and off-campus) and I must say, Towne Parc definitely takes the lead when considering my 3-4 years of living experience off-campus. This apartment complex provides a wonderful community with personable staff and good property maintenance, while catering to the needs of many, such as students, staff/faculty, and even families. Like Amanda, I too lived in a 2-2 townhouse-style apartment. My rent was very affordable compared to a lot of other places within the same area. My apartment had newly installed wood laminate floors on the bottom floor and carpet on the stairs and top floor. I also opted for a unit without a washer and dryer, because I wanted to save money on the cost of water, as I knew my roommate and I would probably average $70-$80 a month in electricity alone. Readers should keep in mind that although Town Parc does not offer roommate matching services, their application fees also tend to be lower than other apartments. The complex is probably mid-range in size. My unit was located at the north-end and was a short walk from the vegetable garden (which is pretty awesome in my opinion), the dog parc, the car wash, and the dumpster and recycling bins. The only things that seemed far, at least relatively far, were the in-complex laundromat (open 24/7), the gym (open 24/7), my mailbox and the bus stop. Taking those things into consideration, I did not have any issues with noise. My area was very calm and quite, which is exactly what my roommate and I had asked for when signing our joint lease. Another great thing about the complex in general, is the fact that you do not need a parking decal. Parking is abundant, so you and your guests don't ever have to worry about getting towed (which happened to my roommate and a friend of mine at our previous complex). Overall, what contributed the most to my positive experience at Towne Parc was the staff. Marlene and Kim were very warm and kind people to a guy who may have seemed like the last thing he wanted to do was hold a decent conversation. read more

They claim to be very pet friendly but have refused to improve the rapidly deteriorating dog park. The plank of wood they have there caused our dogs to get splinters, after pleading with them to change it for 2 years they still have yet to do anything. Additionally the rates continue to go up but very little is done to improve the old buildings. Our floor was on an increasing slope which led to the hardwood cracking by the door and the door to get stuck often. We also had a very noticeable crack in our wall and it was also obvious that the humidity remains trapped in the walls; I always wondered what could be growing in there. Our air conditioning system would have continuous problems. Luckily the maintenance guys are quick to fix things. But the management clearly need to begin to listen to the residents and stop making decision they solely think is best. Maybe they should ask the residents why they would like to see in the community as opposed to spending money getting new pool furniture and a new office when the laundry machines are falling apart and barely dry. The only thing that kept us there for a second year was the great office staff, maintenance guys and our great neighbors. The administration ultimately started to deteriorate in quality once Kim left. She was the one who actually listened. read more

I lived here for 3 years, one of the longest times I have ever lived in an apartment in Gainesville. The apartments were built in the 70's, so the walls are somewhat thin (only on one side) and you will hear your neighbors dog barking quite loudly, but as far as maintenance and the leasing office goes, they are A+ in my book. No matter what the issue, maintenance was there ASAP fixing the problem. The leasing office managers provide some of the most excellent & friendly customer service I have ever experienced in an apartment, and the other staff were always very friendly and accommodating. The pool was always kept in great shape and the workout room wasn't too bad, though a little on the small side. I recently moved out this past July and had zero move out issues & got my full deposit back! I took the time to patch the holes I made in the walls, and also painted the walls myself. I even broke my closet shelf and they were so cool about it, and didn't charge me a penny for it! I highly recommend this place to anyone looking to live close to UF Campus and close to Shands Hospital. 5 Stars!!! read more

Towne Parc is a fantastic apartment to live at here in Gainesville, FL. The location, price and property is hard to beat in this city. The staff is incredibly helpful and always quick to answer any question that I might have. Being known by name at a complex is a rare thing but they know me and are happy to see me when I come in. I'll give a couple of examples of why I think this is a great place to live, aside from what I have already mentioned: 1.) There was a situation where our fridge stopped working and within a few hours the maintenance folks brought us a newer fridge; 2.) Pests are always an issue in Florida but I have only seen two or three "insects" worth screaming over in the two years I have lived here, and two of those were dead; 3.) The environment is fairly peaceful. The demographics are a mixed group of folks in age and life season, which makes it a better place to reside in my opinion because you do not have to be concerned with tons of young folks right out of high school having a rager every night of the week. All that to say Towne Parc is not perfect. It is an older complex, which means that you're not going to find your granite counter tops or Jacuzzi tub, but the staff is always trying to improve the property the best way they can. If you come visit the complex I would encourage you to take a walk around the property and sit on one of the swinging benches by the pond and think about how you might spend the next year, two years or more at this place (that's what I did). You may want to consider asking any residents you see what their thoughts are about the property. 4.5/5 residents will concur with my previous assessment. I highly recommend this complex.
