Today was a day with water leakage and flooding on the Terrace Level in the storage units of Building #3. I'd like to send a shoutout to Maintenance Engineer, Kevin. He was up front and center. He cleaned up the water and helped myself and other residences clean out storage units and move us to other units without water damage. This is not the first time Kevin has assisted and addressed issues on the Terrace Level of Building #3. Issues in the trash room with oder and fleas per the prevent management, he has been unrelenting in his diligence to address the issue. Due to Kevin this situation has much improved. This apartment complex is great for living in Bethel Park & Upper Saint Clair area prime location for living. Walking distance of Southhills village mall restaurants movie theater & shopping stores. On the main PTR line so you can take the T into the city for concerts & sporting events. The main issue is the apartment complex staffs. It seem they dont put in real effort to keep the uptake of the complex. The maintenance team just do whatever they feel like doing. Either take their time repairing or refuse to actually fix something that right in front of their faces. Lower garage lights been burned for years & they know because they park their vehicles downthere. They also treat like their personal garage. Always working on their personal vehicle in there.they seem not to care about following the same rules that are asked by the residents to follow. Like always using random items in the garage to keep the doors open at all hours. That is one of the rule that residents must follow. The new apartment team need to step it up. I know they don't walk around the complex because laundry room on some floor hallways & stairwell are dirty trash & graffiti on the walls broken doors. Also for the last few months they been posted the waterbill days after the new month. The old team always made sure rent & waterbills are posted days before the new months. So residents & can pay it all at once without being charged extra $10 fee on the app. Residents been reporting rodents & insects infestation recent. During the winter there no help from maintenance to help clear snow from door ways & walk ways. The residents been taking in their own hands to clear snow & help out older residents. The residents that live here have been their own community & take care of one another. Recent issue is criminals activities that is happening. Residents been dealing with porch pirates & other criminals activities that got local law enforcement involved. The apartment also trying to start a trash pick up from a outside company. The last few days I watched them pick up trash & threw it in the back of a personal pickup 4x4 truck. Which is a violation of DEP PA. The department of environmental protection PA. That trash could fall out of the back & end up all over the apartment parking lot. read more

WELCOME TO THE "POOP"-ALEE, or should I call it the Eva"POOP"? When I say RUN, I mean RUN. DO NOT RENT FROM THIS PLACE. Should I start with the obvious? There is POOP everywhere, any area you see grass there will be dog poop. There is no system in place to ensure residents pick up after their dogs, this means that you will step in it, your dogs will step in it and it will be tracked into your apartment. Please remember that poop contains worms that can be passed through the dogs paw pads and to humans; we've had to deworm our dogs 4 times since living here. Onto their rental practices - make VERY SURE that your lease is not set to end on the 26th of the month. This is a sneaky practice the Evapoop likes to sneak in, because when you move out you will be charge a full month worth of rent regardless if you move out on the 8th. There is mold in the bathrooms, it's covered up strategically with paint, but it's there. I asked them to fix the problem and the maintenance guy came in a painted the moldy ceiling in the bathroom, but no mold was removed. **PLEASE HEED MY WARNING** the structural integrity of the buildings should make you move somewhere else!!! The building has cracks that lead up the entire length of the sides, the hallways and even your apartments. The cracks are covered with paint so they are not obvious but BEWARE that these buildings do not seem sound. There are constant water leaks, with water being shut off to the entire building for hours on end. The water leaks into the walls, WHICH ARE WARPED SIDEWAYS. I have a pantry cabinet I bought and the wall next to it leans dramatically to the left. I am glad to be moving out because I think people will die, not "if", but WHEN this building collapses. The leasing agents will use the pool as a selling point, it's not. The pool is often broken, and when it is open, the area is flooded with families that live outside of the community. They have a pool "enforcer" but it's a joke. I haven't used the pool in 3 years because there is always trash, broken glass, and old food left there. Resident events... what a joke, just don't even attend. PESTS: YOU WILL HAVE PESTS ALL YEAR. This includes mice, silver fish, stink bugs, and my favorite: ROACHES. They don't maintain the trash shoots very well and the dumpsters are always full, so happy bug killing to anyone who is unfortunate enough to live here. Now it's not all bad, you will get to pay $50-$80 in laundry per month PLUS a lovely water bill ON TOP OF THAT. Usually the additional water bill is $80-$90, there is no meter so the community likes to take their best guess at how much water you used for the month. Your packages will be stolen, I've had 6 packages stolen in the last 8 months. I called the leasing office to see if could check the cameras, but they don't work and couldn't do anything about the stolen items. I'll finish with this: the police visits. The police will show up to this community at least 4x's per week for a complaint. Quality, quiet residents live here, which is why the cops show up so often. if I could give zero stars, I would. I finally had to go to the county and the police department to fix the fire exit door that they refused to fix. The apartment manager lied to my face, saying that she spoke to the fire marshal, saying that it was acceptable for the fire exit door to not open fully due to inclement weather. I knew she was lying, so I went to the police station myself and spoke to them, and then I went to the fire station and spoke to the fire marshal, and both said that a discussion was not had... The mail is constantly being stolen. There is dog feces everywhere, dead trees along the parking lot, one of which fell on my car last year and totaled it and had to get a whole new car Because they refuse to do something about the dead trees. Anytime there is a storm a massive tree falls on someone's car. There were roaches there for a little while that they refused to do anything about. There are four dumpsters in the back of the building that are always overflowed with trash. The washer machines never work, I'm either left to go to another floor. We have to go to the laundromat... The doors to the building are never secured so me and my 12-year-old are constantly worried about anybody off the streets coming in and burglaries. Your safety is extremely compromised here and even if you say something to them about it, they straight up don't give a shit. I would move out if I could afford it, but I highly don't recommend anyone living here. this place has turned into a complete shit hole... for the price you pay, just go somewhere else. oh and the pool never works and when it does it looks like shit because they never put chlorine in it when they're supposed to, and it just looks straight up green all the time. On top of it, they had to get security down at the pool because it gets too wild in the summer and people come in who don't live here and it's constantly packed again. While I lived here I had the maintence team ruin the linoleum and tiles in my kitchen while "fixing" a pipe behind my kitchen sink. They "fixed" the pipe, but they left water under my sink and my entire underneath of my cabinets molded. The trash shoots never get cleaned out on the terrence levels and smells so bad I could have thrown up. Once, the smell was so bad that I could smell the garbage from outside the building. My heating never worked ever since I moved in, and my AC had trouble working too even after I cleaned the filters. I had a silverfish infestation that I could not get rid of that I completely missed during my move in inspection. There were holes in the stairwells exposing pipes to people's bathrooms. The elevators always had dog poop and pee in it. I was attacked by a small dog in the elevator, and I had two bigger dogs lunge at my dog while we were outside. There was a lady down the hall that had two dogs and two cats and the elderly animals were died because someone who lived next to me slipped rat poison under her door. That guy who killed her pets also would blow dog whisles at night to agitate the dogs on our floor so he could make a noise complant. Right before I moved out, we started getting cockroaches on every floor. There would be people who will leave broken glass all over the pool area. The fire alarms were ALWAYS going off and the fire department would be there. I did not feel safe living there at all. There would be people from the complex at night congregating in the parking lot at the school next door at odd hours of the night. I was severely disappointed living here because I paid "luxury" prices for one of the worst complexes I lived in. We have only lived here for a year. Signed a new lease which was up today and everything was fine until they said we now need a co-signer. No, we really don't. We have paid this outrageous rent for the last year and we have no problem continuing. My son had to get unemployment for a little while right now but we still are at 3 times the rent bull that they pull. O100 shy of 3 times the rent or we would not have signed lease. The just gave us a 10 day notice because they are not renewing our lease now. My husband is a disabled veteran, we live paycheck to paycheck so no savings to speak of. It takes money and time to move. Horrible place that is always disgusting, never cleaned but maybe once a month, they will say it's cleaned 3 times a week. Poop everywhere, nobody cleans after their pet. What I really want is a community who cares about one another. Landlords who appreciate getting paid each month and not punishing good tenants for little to absolutely no reason. Will not even think about talking about it and coming up with a solution. No, it is just move Devastating is what it is and this isn't fair. Also, you are expecting a level of care for the building and surrounding areas but there is trash everywhere, cigarette butts from one tenant, everywhere. It doesn't look nice here anymore. The workers do whatever they want, drive their cars to doors that only have places where you walk not drive but they do. I can not believe how disgusting everything is. The garage has leaked on our car and ruined the paint. Everything is always broken, this is the first time I have ever had roaches in my 35 years living on my own. I left accurate review of my experience when moved out in August. Office called, since I broke lease (place that awful) they'd forgo some fees and rent if I took down review. While they honored only part of what they offered, I'm compelled to repost...the Evalee is a death trap starting with elevator that trapped resident, doors that stick and removal of elevator safety inspection report. Packages stollen, including the camera installed to stop theft. Hallways are filthy and flea infested, apartments roach and silverfish. Laundry rooms are rarely cleaned and my floor smelled of weed on daily basis. Sadly there were incompetent security guards weekends at the pool. When I first moved in I unknowingly put my sealed trash bag in the wrong place. Staff admitted to going through my garage to find my disguardef mail so they could call and reprimand me. Water is usually off building wide monthly, if not bi weekly. Hot water was off 5 days due to red tag shutoff by gas company... what is even sadder is I've talked to previous tenants from a few months to a few years ago, and they all had similar issues...so please if you can consider looking elsewhere...and stay away from ValCap(Evalee) owned properties. Lived in this dump for 4 months with rats running through my ceiling all day and night. Garbage everywhere outside Bld 7. Try sleeping with rats running through your ceiling. AHD called twice. Without a functional bathroom sink for 6 weeks with exposed concrete walls. Water leaks everywhere from the day I moved in. There is a section in the lease stating you're NOT allowed to have a firearm in this establishment. So what was this guy doing with a gun in the first place? They pretend to be nice at first so you can sign a lease with them. Apartments are overpriced and not worth the price you'll be paying. They did little upgrades to the apartments to have an excuse to overcharge. They also add unnecessary charges to your account as if you're not already overpaying for rent. They had left paint all over my floors and countertops. I had an issue with my tub the first week of moving in. The tub was clogged, and the water wouldn't go down. I asked them to remove an unnecessary charge from my account, and they said no, and I've only been here a month. Run, Run, Run. read more

Honestly when I signed my lease here I was excited about the place. The staff that showed me around was super friendly. Ever since I have moved in it has been a nightmare. Multiple plumbing issues have left me unable to use my own apartment for an entire day. At first I asked for a new unit and was denied saying there are non available. So then i inquired about breaking my lease and was suddenly offered to move to a new unit or sign a relisting agreement so someone else can move into this apartment and have the same issues. Thankfully I haven't had an issue in the last month but as you can imagine when you have had it going on for the previous 5 months every time you walk into your bathroom you have to wonder....is it going to happen this time? The property manager has been less than helpful. I was hoping we could just part ways due to the constant headache and uninhabitable conditions but not even that works for them. I understand the building is old, but how many times do you have to deal with plumbing issues before you acknowledge the bigger problem. The main line for the sewage isn't far outside of my apartment and the toilet isn't even fully connected to the ground and wobbles - there are so many different issues. They also are working on construction to renovate new apartments - they have nothing tarped off and there is dirt and debris everywhere in the halls - now mind you i don't expect the construction area to be super clean, but if they could clean up the dust they leave lying around at the end of the day - there was a span of 1/5 weeks where there was a pile of dust and dirt in the hallway and the building is old - you don't know if there is asbestos, or old lead paint, or who knows what else in that debris. if you want luxury, this is not it. read more

One of the worst places to live!!! Live here if you hate your life. Their website is not accurate at all. I am from Seattle and belied what they have on the website and believed in the video / photos they sent me. When I arrived it was nothing like the photoshopped photos and edited video they showed me. There were holes in the ceiling and the whole building smelled like dog piss and cinerite smoke. The place was broken and there were broken heater parts lying on the hallways. Everything was old or partly broken. 90% of the tenants were old and the rest of them were grumpy. Evalee apartments should change the name to Evalee Shittty Elders Home. If you are a young working professional or if you like to meet people Good Luck. They have water shut down. If its once a year or once in 6 months I get it but here it is like couple of times a month. This place stinks, fraud and non livable. DO NOT RENT FROM THIS PLACE. Unless you plan on living here forever (which seems to be the plan for most of the senior citizen residents), in the event 5 years from now you want to move on any other day aside from the day you originally moved in on, they will F you up the @ with a termination fee. Since we might want to move on a day other than the day we originally signed our lease a year ago (exploring careers out of state), we decided that a month to month option would be in our best interest. They charge an enormous extra $150 a month for this. We have lived here for a year - we aren't some transients!! But wait, there's more. These jokers do not understand the definition of a month-to-month agreement. Not only do they want us to pay $150 a month, and provide 30's notice, they also want us to pay a termination fee of one month's rent on top of this. WTF?!!!!?!?!?! Can you believe this? Even if you die, the contract says you are still responsible for the termination fee. I think this says a lot about this place. Real hospitality. One thing that I left out of my prior review is that the little air conditioner in the living room (wall unit) does not cool the bedroom at all. I can have this thing blasting for hours and the bedroom will still be about 80 degrees. I have been sleeping on the couch lately because I cannot sleep in such a warm environment. Also, last year when we moved in during the late afternoon on the last day of the month, they charged us rent for an extra day even though the apartment had been sitting empty for at least a month. As part of the lease, YOU are required to get the carpet professionally shampooed before you leave. Expect to be nickel and dimed for everything. This was once a great place to live...not anymore! When I found out the former Dorchester had been sold to Nexxus, I looked the company up online, and within a half hour I knew we were going to have to move. They had appallingly bad online reviews. Our lease ended on June 30, 2019 and after they took over in April I kept getting earnest inquiries about whether I had received my renewal lease offer but we never received it. A neighbor whose lease ended the same date did receive his renewal offer and showed it to me. It was so onerous that we signed a lease somewhere else and answered the next inquiry with "please don't bother." Among other things, when they decided to "renovate" your apartment, you had to move out at your own expense. You were not guaranteed that you could get your unit back when they were done with it and if you did, you had to move back at your own expense as well. Almost nothing was included in the rent; you had to pay for every utility when things like water, sewage and trash removal had been included in the rent by the previous management, and they increased the rent dramatically on top of that. The much-touted "renovations" are hideous and badly done; nothing is installed evenly or properly. The grounds look like a bombed-out war zone, and most of the "amenities" such as the exercise room, dog park, and now even the swimming pool do not exist. The office staff are rude as can be. Come moving day, we had to go to the office three times to have the elevators padded. One of the office staff told me "Oh, we don't care about the elevators, we're going to redo them." My reply was, "Great. What about our stuff?" so finally they put up the padding. That should give you an idea about what they're like. We have kept in touch with several former neighbors who also moved out and everyone is happier since they moved. Do yourself a favor and rent somewhere else. read more

My husband and I have lived here for 3 years and are so happy that we are able to get out. The place is filthy, loud, and resembles a nursing home or insane asylum. The people who work in the office are extremely rude and only $$ focused. The walls and floors are thin and provide no peace if anyone lives above you or to the side. The maintenance is very friendly and responsive but doesn't really seem to know what they are doing. The penalty for breaking your lease once you find out how horrible this place is is very steep ($3000 for a 2 bedroom). The gym has 3 pieces of equipment that are broken. The treadmill does work and there are some free weights strewn about. Save yourself the heartache and steer clear!! read more

I'm still living here and was going to leave my review when I left, but I simply can't wait any longer because I don't want anyone else to have to live here and if this review helps that decision I'll be happy. My gf and I moved in last year, this will be 10 months here. When we moved in they were doing renovations and so we knew it wouldn't be perfect and we were okay with that. Renovations in building five are pretty much done (I think?) but it's still disgusting. The hallways smell like trash, someone literally threw up in the hallway and on the elevator and down the trash shoot (lovely in a pandemic) and it was there for more than a day after I called twice about the situation. They redid the hallways with new carpet and not a week later one of the people doing renovations dragged a bucket of white paint down the hallway, super cute for when you have guests. They shut the water off like every two weeks because you don't have your own water tank in each room and when they do maintenance they have to shut the whole building down (6 floors, 10 apartments on each floor). This is not an exaggeration, I wish I counted how many times they shut the water off while we lived here because it's way too often. And it's for 4 hours in the middle of the day 10-2 with maybe a days notice. And you're lucky if it actually comes on at 2. My family came over on a Friday and it was still off at 4:30 pm. They say they have ample parking for each tenant which is the biggest lie I've ever heard. When we moved in the upper garage building was free parking, which was great since it was attached to our building. In the fall 2020 they repainted the spots and put a gate up and now charge 25 bucks a spot for the upper deck. Inside the garage is like 50 a car I think. One of our neighbors said he parked his car in there and part of the ceiling came down and hit his car, and they had been fighting with the evalee for months because they won't pay for it. Because there are so little spots for the tenants everyone parks along the building and now they're threatening to tow cars because of it. Over the holidays, the people that keep up with the building weren't there anymore and the trash piled up in the trash shoot to the point where people were leaving their trash out in the hallway for days. DO NOT MOVE HERE! When I first moved here, I loved it. I thought I would never leave. 8 years later and I can't wait to get out. Nothing has been done to improve or maintain the apartment. The floors are uneven, the kitchen cabinets are splitting inside, and one wall in the kitchen is bubbling. Whatever small services, like package delivery, were offered then are gone now. And the office staff is unhelpful and sometimes downright rude. And now that I'm planning to move out, I just got a list of 48 things that they plan to charge against my security deposit. A sample: Clean Top of Stove: $35 Carpet Cleaning: $150 2nd Coat of Paint: $240-$435 General Bathroom Cleaning: $100 Wipe Inside Kitchen Drawers: $40 Apparently I am to pay to prepare the unit for their next victim. Since this list is so subjective and so all-encompassing, I can only guess that it was designed to keep from returning security deposits. Ever since change of management or staff, which of course, you know nothing about, there was no longer the feel of home-sweet-home. Then, they want an increase of 8% on rent because they had done a market research, and that they need $$ to make repair & improvement - like installing and re-installing entrance carpet (in door Berber carpet) twice in two months (?!?!?!); like they need to repair the concrete work in the balcony, and you come to find out when someone was working outside your balcony or window (?!?!?!); like they put entrance drain guides with holes so big you must walk around them; .... the list continue. But, the worst thing comes when you told them you are leaving. They DON'T CARE if you have been paying on time, and have been a good neighbor, ... they want to see more $$ come their way - let's deduct from your deposit anyway they can. IF you should choose to rent there, be certain to take pictures of EVERYTHING at move-in, and mark on your move-in check list regardless of the size of the hole, or paint chip, or drop of grease, ... 'Cause they will find the way to deduct from your deposit. Then, when you are ready to leave, insist on a walk-out inspection, so they cannot charge you for items that are still there?!?! I had my car keyed 4 times in a year from parking outside. There are abandoned cars left behind im guessing from old people that die and the cars just sit there and take up closer parking spots closer to the building. So the living tenants have to park down the hill by the trolley tracks. Ive called multiple times to get these cars towed and the management office claims they cant tow anybody. My carpet wasnt new when i moved in so now im being billed for new carpet that i had professionally shampooed after i moved out. Rent increases every year but duties expected of any reasonable landlord are often ignored or delayed by management. Examples include failure to remediate bed bug infestations, drastic plumbing issues (ceilings collapsed in my apartment on multiple occasions from pipes leaking and leaks in my own apartment), maintenance of the building and grounds (painting, cleaning of carpet/building), and ignoring of rules by many tenants (smoking in hallways, common areas, leaving trash in hallways, leaving items in hallways, etc.). read more

Management staff from the office clerks to the maintenance workers were all wonderful, they were quick to be helpful and very friendly. Sometime in the last year Dorchester Towers changed management. Supposedly it's the children of the former owner who took over, a daughter and son. Since there take over they got rid of the wonderful young ladies who ran the office, ( one quit.) And from what I heard she could not work for these new owners and there new rule changes after working many years here when things where good. Back to the new owners and the changes of Dorchester. Soon as they took over rent was increased 50 dollars. They said there reason of the increase came after comparing the rent cost with Dorchester and other local apartments. Well the other apartment they used as a comparison should cost more than Dorchester due to the beauty and amenities it has to offer. The hallways in Dorchester look dark and dirty, the apartments themselves are nothing to admire. I lived in Woodstock Georgia and paid almost the same rent and Dorchester looks ghetto in comparison. They use to take beautiful care of these grounds which they NO longer do. The maintenance men are NO longer as friendly and compliable as the ones they replaced. The spare event room that was used for Steelers games, bingo,and poker nights has now been established as a 100 dollar room to use by renting it. I'm sure for the new tenants this stuff does not matter,as they did not live here when things where good. But before you decide to rent here, look at other places first. Lisa Z over rated expensive project. When I moved in several years ago I had to pass an extensive credit check. My dog had to be under a certain weight and size limit. But then, it all changed my rent kept going up. The dogs got bigger, the tenants got worse. They don't clean up after their big dogs. the property just keeps diminishing. I'm a current tenant, and I agree with all these negative comments below. Office acts like they never heard about this place. They don't do anything. Entire management is very rude, they never come out to check the horrible conditions in the buildings. In winter entrances and parking areas will be covered with thick ice, area around the building looks like its lamented with thick ice. In summer they cut grass every day from morning till evening. One day I went to work early in the morning they started cutting the grass and when I returned after 10 hours they were still running that war like noisy huge grass cutting machine. This place is so noisy it feels like you live in this kind of construction area that never stops drilling noises . If you are located near Laundry room , people wash day and night, they have these huge old timey very loud commercial public washers and driers they are super loud and when they spin they bang your bedroom wall every night and they bang water pipes it's like a war at night and the management refuse to put timesheet on these laundry rooms. They brag about about having gym which has only one outdated old treadmill which is constantly out of service and they have one bike machine it's so manual like it's from 70s does not work and does not show time or cals burnt. They brag about having pool which opens noon and closes like 7 but they start rushing you out of it at like 6pm daylight. I agree with another reviewer who said they don't even deserve 1 star and the word luxury is so misleading where their apartments not even look like regular plain simple clean. They have no right to use such strong word luxury because it means glamorous modern futuristic. This apartment makes you feel very uncomfortable, unhappy you better live in noisy NYC apartments rather than this. Forget about having peace and quite life here, trash pick up is 3am sharp and again very very loud. They have no right call this place luxury where their Kitchens and bathrooms are very generic, ugly and old. Apartments don't have real doors it's a boxy cardboard wood mix. Shell of the building might be concrete but walls between apartments are not. They just use dividers between units not real walls they are just pained white so can't tell the difference . Walls are made of some-kind of cardboard mix foamy stuff that you can hear every thing from your neighbors. Green grass area around the buildings where you are supposed to have picnic is actually an open toilet for dogs, if you have kids forget about playing in this yard it's full of dog poop. Laundry room sinks are used for dog washing by tenants and it's full of dog hair, hallways smell like dog pee, a big embarrassment when you have guests over they have to block their noses until they go in to your unit. read more
