Be aware of erroneous charges and poor communication!! I have spoke to the management team in person and sent multiple emails to them advising of an ongoing billing issue. The billing error has been going on since November 2024 and it has yet to be corrected. The team has ignored the emails and is now charging me a late fee for their error. I also had a $400 dollar fee added to my rent that was not discussed with me during the lease agreement. So, if you want to live in a place where fees will magically appear on your monthly billing , you have to scrutinize your bill, and debate inaccurate charges, come to the Exchange at Bayfront. read more

I've lived here for almost a year, and I can confidently say this place is not worth the price. The management doesn't take complaints seriously and they clearly don't prioritize residents' concerns. After submitting numerous noise complaints I was advised to contact security. I contacted security as suggested after an upstairs neighbor was arguing at 2/3am on a weekday in the middle of the night. Unsurprisingly they did not answer. If you're considering moving in, save yourself the headache and look elsewhere. read more

I would have gave them a higher rating because I did love this place. However within the last few months this place has went downhill. One elevator has been down for over a month. The second elevator went out on 4th of July. There has been no communication of it getting fixed. It's just really gone downhill since change in the leasing office. I absolutely loved living here. The views and amenities are absolutely great. Nikki in management was always extremely helpful and accommodating. She takes the time to get to know people and never makes you feel like a burden when you come to speak with her. If I didn't have to move due to unforeseen circumstances, I would still be there. -1000. I moved in in March 2025 and signed a nine months lease. Since i was selling my place i had to move and get out for new owner to move in. I selected a i it buy could not see the unit until move in date it an exact model. I did not receive a walk through either, but i had so much going on I just took pictures. I contacted the property about several issues at move in. In September i received a notice to renew at current rent. Then when they finalized my renewal they set it for a 4% increase despite not being there for 12 months. I inquired about the initial renewal sent of which they deleted from my file, but i took a scteenshot before they deleted it then they told me oh that was sent in error. So i move out. I paid a high security deposit based on my personal factors - no problem. I have the apartment cleared out and professionally had the carpets cleaned. They charged me $500 to repaint a wall $209 for cosaning and $120 for carpet cleaning. They kept over half of my security deposit and once again no walk through. I have a video of the apartment at move out!! Which i knew to take due to their unprofessionalism. Constant trash chute break downs, animal feces everyday, and nobody is ever in the office or can assist with anything, broken amenities etc. terrible! kindness is the most imperative value in a communal environment . and we had kindness when we moved in 4 years ago. sadly that changed when the original company sold to GREYSTAR, and moved in a cutthroat front desk staff who have ulterior motives. if you'd like to live in a place where staff posts your children on the front door, facing public view to embarrass your children for a simple oversight of not properly picking up after the dog, once out of many times.... if you'd like to be regularly surveillances illegally and have private business made public to the whole community, through the resident portal email- if you'd like your front desk staff to make fake tickets that they slap on your window at 3 am, when you visit relatives and sign the ticket as if they're parking enforcement, inside the gates - and be surveillanced beyond the legal and lawful limits, go ahead and sign up. they have regularly posted visitors license plates through to the whole community, and shut off the payment portal online if you're a few days late. they are brutal, and unkind, sneaky and rude. they used corporate tactics to displace residents and then move in people who are their friends to keep up appearances. what has happened here is not fair. not right. and don't fall for the message that's pops up after these comments are written. that is the front desk. the same people who are burdening residents when they could choose to simply be kind. kindness goes a long way; and kindness or professionalism they do not have. be aware! read more

Worst experience living experience in my entire life. My background is in multi-family residential apartment buildings, so I thought I had see it all until living here. Fist fights in the hallways, dog urine and feces soaked thru the carpets. Trash disposed in halls and left for days. The property was recently transferred to Greystar Management from Legacy and all the promises were made to clean up the mess and lack of accountability from Legacy. However they have done the absolute bare minimum. The 4th floor hallway still reeks of animal feces and urine since about 6 months ago. We have been told that the carpets will be replaced however no timeline for that. Along with no daily/weekly cleaning to at least make it bearable. We have been trying to get an email response from the property manager for around a month now at no luck and she can never be found in the office or is always busy. The lack of communication and state of the property (don't let the clean lobby and tour route fool you) is highly disappointing considering what people pay to live here. The quality of living in this building is not worth the money. Update, we finally received a response that they will not give us any concession for the horrible living experience the last 6 months. They offered to move us one month before our lease is up anyway!! Run from this place. read more

I have lived here since Feb 2023, and I love this community. Everyone is friendly. The Exchange residents are family oriented and pet loving. The amenities are amazing. There is a gym, pet spa and a MUST-SEE ocean view rooftop sky bar. Nikki, one of the managers is THE BEST. She is patient, kind and best of all she is knowledgeable! My husband found a snake in our garage, and she had a pest control team respond immediately. Some of the reviews for The Exchange are sketchy which is odd. Anyone who reaches out to Nikki will be treated with respect and heard. If two neighbors have a "fist fight" that is not on the property management team! The adults involved need attitude adjustments. This is California, some of our neighbors might smoke legalized marijuana outdoors. That's life. I do not smoke. I mind my own business. If no laws are being broken, that is not a property management issue. Loud neighbors... where? Children are present (and children will be children). Animal feces and trash in the halls is a public health factor, i have never witnessed or smelled either and I that believe management would respond immediately. Whenever you place a maintenance request, one of the technicians responds immediately (after hour, non-emergent calls within business hours). Both maintenance technicians are friendly, courteous, and efficient! The other day, Jordan responded to my kitchen maintenance request. Not only did he fix my disposal, but he also asked if I had any additional needs and answered all my questions. Jordan even took out the time to teach me how to care for my flat painted walls, gave me a carpet cleaning business referral and let me know he before he left the townhome all lights were off, and doors were locked. I really felt heard and appreciated him going above and beyond offering exceptional service. We (I, husband, son and daughter) love living here. read more

Park your car with caution...my car was stolen over the weekend from their secured garage and management is failing to warn the residents and deemed it "isolated" as isolated as a dog being found stabbed in a dumpster last year as well. The priority here is occupancy over resident safety. What a lapse in safety to not inform residents of crimes happening on the property. Non residents have access to secured areas via code and cars are being stolen. One is too many...families and kids live here but let's not warn them! What a joke! read more

the exchange at Bayfront is one of the worst apartments to move in to, so do not waste your money! The staff are extremely unhelpful, never respond, and are completely unreliable. They never want to help when it comes to noise complaints, smokers, or stolen packages. The floors are extremely dirty, and there was even literal dog feces in the hallway and it covered someone's floor mat! I have gotten my packages stolen and they just say to contact the carrier, but after this happens multiple times, it gets harder to actually get refunds for your items. They say they are not "responsible" for these issues and do not take responsibility for pretty much anything. They say in their contract it is not permitted to smoke, but so many people do and they do absolutely nothing about it. We've had other neighbors complain as well because smoke goes into their kids' rooms. So many noise issues. The walls are so thin, I do work from home and study from home, yet i can't ever focus with the speakers blasting into my room from my neighbors. Don't let them fool you. This is my second 1 star review for this community (the previous one was when legacy was the management company). I previously lived in the main building and decided to move into one of the townhouses to get away from some of the main building issues (smoke/weed, animal feces in the halls, loud neighbors, trash in the hallways), once Greystar took over I hoped that conditions would improve......I was wrong, this is literally the worst place I've ever lived and I can't wait to get out of here. 1. I moved apartments in September 2021, it's now May 2022 and I STILL haven't received my deposit back, in fact, I've received a bill saying that I OWE them money for repairs. I am constantly being told by management that they'll look into it and they never get back to me, or say I have to speak to Stephanie (the manager) but she's never available. 2. Huge pest issues in the town houses. I moved in and then there was a ant infestation, they had pest control come and then there were spiders, tons of spiders (I'm talking 4-5 a day), I've had pest control come 3 or 4 times since then and they always come back. I have a 4 month old daughter and I'm scared to lay her down to have tummy time because a spider might come out and bite her. The man from pest control said that the previous tenet had pest issues there as well. That would have been nice to know before I moved in because they knew I was pregnant. 3. Extremely high electric bills. This happened at my previous apartment in the main building as well. I've had a electric bill for $630. So something is clearly broken. Maintence (Ken) does a good job with keeping up with things (they are the best part about the complex) but once whatever issue is fixed PGE will only credit a portion of the charge, and considering I still haven't got my deposit back, I highly doubt management will cover the rest even though it is of no fault to me. 4. Weed smoke. This is supposed to be a smoke free community. Residents smoke all over this place. Can't even sit in the courtyard without smelling weed. 5. EV parking. It's a joke, you're "assigned" a spot and you can only activate that charger, but it doesn't matter because other people will park in your spot, most of them won't even have a EV. And you can't get them towed because they don't have a tow company set up. So plan on coming home from a long day at work, not being able to charge your car in the spot that you pay for, and getting up HELLA early for work the next day because you have to stop at a supercharger first. 6. The parcel pending that we pay for is useless, carriers don't put you packages in there, so then they get stolen. If you use a food deliver service (like hello fresh or sunbasket) they won't put it in the refrigerated locker so it just sits out for people to steal I could go on but I think you get the picture. Run as far as you can away from these apartments. Don't let the views fool you. It's not worth the headache and stress you'll deal with while living here. I cannot wait to move out! read more

The apartment itself was great. Community, views also great. The MANAGEMENT sucks!!!!!!!!!!!!!!!!!! Nikki Harrell is no help, she has no idea what she's doing, ever. We have yet to receive our security deposit. Before we moved out, we deep cleaned the apartment and made sure it was literally flawless!! They still want to charge us $209 for that. Also, they are DOUBLE charging for all the utility bills AGAIN even though we paid them in June. They're so disorganized and helpless. Nikki has never been helpful. When we approach the office staff about this or any matter they smile and nod and then do absolutely nothing. I heard one of them talk to an elderly tenant as if they were a child. The Exchange at Bayfront is absolutely beautiful. I moved in about 1.5 months after it opened. I love the layout of my unit. I have beautiful views of the bay from my unit as well as from the wonderful Sky Bar. We are literally on the SF Bay Trail right on the bay! Most importantly is the management and maintenance staff - Nikki and Kaitlyn (property managers), Jordan and Chris (facilities maintenance) are extremely professional, responsive, and attentive. They go out of their way to make sure that your needs and concerns are addressed quickly and efficiently. While this property sits on the bay, there is a city bus that stops right here and hops on the freeway to bring you to the Bart station! Additionally, we are not to far from LYNX buses that will bring you directly into downtown SF. There are some cute eateries and restaurants near by and more to come! I wish that I could purchase my unit! read more

I am so sad and disappointed about the treatment I received while living at this location. Being though I lived here prior to the installation of Graystar and their staff, I anticipated living there with my daughter for a time and it was lovely. Location is nice. However, ever since the installation of Graystar in there minion, namely, the front desk, office, miss Harrell and others, the tenants are treated poorly and are Regularly harassed, except for those select few that they have moved in of their personal friends. You will notice in these comments the only people who are complementing our personal friends of the front desk office. It has gotten so bad that they hide out in the front desk office with the blinds closed, and the doors shut to avoid interaction with disgruntled, neighbors, and tenants here. I feel that there should be immediate changes. This company is understaffed with repairman and treated the two that they had previously very badly, and even good tenants get pushed around and often harassed by security guards that are outsourced to a third-party, even telling residents that their children cannot play outside in the courtyard unsupervised. That is a kin to telling children. They are not allowed to play in their own neighborhoods. We experienced such a harsh shift from how it was before Graystar was there and the staff that they have that we ended up moving and are very happy now, but I just wanted to chime in as you can see and these mixed reviews the genuine experience of most of the tenants is one of being pushed around, threatened and ignored whenever there is a serious problem like repairs or other issues. There are too many incidents with a negative impact to go over in this short box, however, I recommend that unless there is major changes people beware and be warned not to fall for the meet and greet because you will be experiencing a 180 the minute that you move in here. read more

This place has gone downhill since Greystar took over. I don't want to waste my time writing a review. But These people are fraud. They have been nothing but a headache. Threatened to send a bill to collections for cleaning fee. We left this place because our hallway smelled like feces and urine. On top of that super ratchet no place to raise kids or have pets. Our dog can not even be placed in that hall because of how disgusting it is. We moved out over ten months ago requested for a final walk through multiple times. Their response "we are too busy" or "don't worry about it" so we left the unit spotless. Only to find out not even two days later someone was already occupying the unit. They have the audacity to charge us for fixing/ deep cleaning our unit. We left due to the horrendous smell that seeped through our front door. We asked maintenance to fix the door frame because the structure of the apartment is built with poor quality materials. We have not received our deposit because we expected that deposit to cover any additional fees that may add up. But they want us to cover out of pocket for it and they get to keep the deposit. I called to inquire about available rentals. I think my experience is a heads up that this place isn't all what it's cracked up to be. For one I was first told there were no upcoming studios or one bedrooms. Then a lady calls and says they have some for immediate move in. She was very rude wouldn't let me talk and rushed over my concerns. Not very welcoming or inviting. Then she proceeds to tell me that 1 bdr are 2600 lol. I'm sorry even if I had the money I wouldn't pay almost 3,000 for 700 square feet. Their office was rude which means when you need something that is the service your going to get. I would like to start by saying anytime we had issues and we brought it up to Nikki she was always so kind and helpful and always found a solution for any problem we had. Sometimes you see urine from animals however I've seen the maintenance cleaning it all the time when they shouldn't have to if your dog urines or uses the bathroom you should be picking up after them not the maintenance. As a community all the tenants should be responsible to pick up after themselves, time and time again I have seen them clean the carpets in the hallways, clean the elevators hallways and all the common areas. I recommend to live here it's a great community to live in, the views are awesome the staff are all so nice and helpful. read more

I am a new tenant that have been experiencing being awaken out of my sleep do to loud noises in the middle of the night from the unit above me. I've complained and sent in video recordings to the office manager 11 times with no results. I've have even complained to courtesy patrol advised by the office manager. I was informed by courtesy patrol that they only patrol the exchange at Bayfront during the hours of 6pm-2am. I've had to go as far as calling the cops which is all being documented. I would not recommend this place to anyone who wants a piece of mind. read more
