Apartments are mold-infested and run poorly. IF YOU HAVE FRIENDS, DO NOT LIVE HERE! You pay for parking but your visitors are not allowed to be parked behind the gate (subject to be booted). So if you have friends, they have to park in front of the gate. In my time, I have received SEVERAL emails from the exchange saying that cars were broken into in the visitor lot in front of the gate, but don't worry, it's the resident's fault they say (it's not their fault, why would it be? it's not like we pay for "parking monitoring" (we do, we pay TWO parking fees monthly but it's just bs fees). So if you have a social life, DON'T LIVE HERE!!! If you are a Georgia Tech student, DO NOT LIVE HERE!!! Seriously, just stop reading this review and look literally anywhere else. I'm trying to save you the time and hassle. Anywhere else is better, and probably cheaper. We get obliterated in monthly fees, which are not listed on the website. These are the fees that I am charged each month: 1. Package 2. Parking 3. Parkeaz parking monitoring 4. Pest Control 5. Trash 6. Rent Reporting 7. Utility Service Fee 8. Convenience fee ($1.95) All of that is IN ADDITION to Water, Sewer, and electricity. It comes out to almost $200 additional per month. THAT IS INSANE!!!!!! And really, YES, THEY CHARGE YOU FOR 'PACKAGE'? This is literally a given anywhere else, but don't worry, it is a "convenience" at the exchange and an "amenity" to have packages delivered to your apartment....literally no where else on the planet can you have an address that...you can deliver packages too The dog park smells like feces. Holy cow, it REEKS!!!! SOOO MANY COCKROACHES!!!!!! If somehow you live here and even consider resigning, they will bump up your rates considerably. $300 within 2 years. I made a huge mistake. I will not be resigning again. Please someone save me from this place. Also, I can't wait to get the response from 'Sarab B, business owner' who will claim they ...apologize for any inconvenience caused during your stay at The Exchange'. -DOES NOT RECOMMEND- UPDATE: Apartment was infested with roaches; I did not stay, and management decided not to honor payment plan. They instead sent account to collections. This is the shadiest community I've ever encountered. The Exchange is struggling, and they'll get over on you in any way possible. They also offer to pay all tenants to get someone to take over their lease. Please take note of positive reviews being from those who went on the fake, overly sold tours that are not accurate depictions of their actual community and management. Before choosing The Exchange, I was taken on a nice tour and told it was an extremely clean and quiet community. Before applying, I repeatedly stressed the importance of finding a comfortable home and was adamant about not moving into an unacceptable living environment. Again. I moved in on May 19th. Getting keys and gaining access to the community was far from what the move-in experience should be. There was no one in the leasing office (common at The Exchange). I was given the wrong keys and had to return and get the correct ones. As I was moving things into my apartment, within the same hour, I noticed the 1st roach. I called the leasing office and their first solution was to place me on the pest control list. At The Exchange, pest control only comes once a week (Thursday). I moved in on Friday, so I would have to wait nearly a week. It is not okay to lease a unit and expect a tenant to live with roaches. Pest control should have happened before leasing the unit. The roaches, that varied in size, persisted over the next 2 days. I did a treatment myself. I also took photos concerning the valet trash. I lived on the third floor. I never saw anyone use their valet trash bins. Instead, tenants would put their trash bags, often overflowing and full of food, in the hallway. This is something that could contribute to continuous roaches. Not enforcing the correct use of these paid services is unacceptable. On my 3rd night, I endured neighbors having sex for over an hour after 1 AM. There's no carpet at The Exchange, so I heard every word, moan, and physically felt my apartment vibrating. I recorded and sent to the office. The recording was audible and they apologized for me having had to hear this. On my 4th night, I was sitting in bed and a big roach crawled down the wall. That was enough for me. I left. When I spoke with managers, I was offered to transfer to other units (for more $), but didn't trust this would be a peaceful or clean place. I declined. I was given the option to be let out of my lease, forfeiting the $500 it took to apply and the $650 prorated move-in price - money I didn't have. I had now moved twice and had to move a 3rd time. There were times where I was given misinformation or nice-nasty rudeness from management. I spoke with the other manager (name starts with a K) and I was gaslit and told things like "they were doing me a favor by letting me out of the lease, not requiring 60 days notice, or charging the move-out fee." That truly should be the minimum. Units infested with roaches should not be leased. You are required by law to maintain habitable units. The favor would have been honesty and having roaches rectified prior to moving anyone in and taking their money. Anytime I visited the leasing office, no one was there. This happened when trying to speak with someone in person twice and the day I was leaving my keys. I had no one to leave my keys nor an official move-out process. My package delivery was also never accurate while there nor after moving. I couldn't get packages and had to wait for them to set up my code. After leaving, I still got the messages and codes for whoever moved in after. The Exchange leased a unit infested with roaches, and instead of doing anything possible to rectify the situation, they took advantage and resulted in shady business. read more

Run for your life. this place has mold, management constantly changes to avoid responsibility. Many aggressive. loud tenants live here. You can hear everything through the walls. Break-ins happened fairly often. Pipes constantly break and they have to shut off the water as this building is in great need of repair. The incredibly loud fire alarm goes off fairly often. The matrix is the company who owns it and will not return your calls or emails. As a business person in Atlanta, I will never rent from one of their companies ever again. Complete slumlord situation. I currently live in this previously flooded and mold infested apartment. Until I read this review on yelp I did not know why I woke up sick every day for 4 months. I choose this place because I have allergies to mold and dust and it had hard wood floors. I did not view the apt before move in day but the HVAC Room was totally covered in these clumps of black mold dust. So having weeks of headaches and trouble breathing I paid my self to have the ducts cleaned. It got worst. I cleaned all services of the apt with alcohol, bleach and vinegar. I noticed that the floor was slightly better with bleach cleaning. And in my bedroom behind my headboard was a horrible smell of mold. I woke up daily with debilitating headaches . Until I read the story about the 3 day flooding of the apt and months of broken air conditioning during summer months and the horrific mold infestation causing $4000 of mold damage did I realize I was living in this mold infested nightmare. They refuse to let me out of the lease with this apt that is not inhabitable without all of the windows being wide open. I tried to transfer to another unit but they cancelled that. I am living in a nightmare of dried mold under the laminate flooring because they were never replaced. After 24 hours of flooding laminate flooring MUST BE REPLACED. Everything seems good and well when your first move in but as you get settled and start noticing problems that's when things take a turn. I have been having problems with the upstairs neighbors for the longest time. I notified the courtesy officer and he completely lied about going to ask them to quiet down a bit. I know this because I decided to talk to them myself because no one of the staff was reaching out to them in regards to the noise complaints. They made it very clear to me that no emails, calls, or any attempt was made by anyone. Now there is construction being done on the unit above me. It wouldve been appreciated if someone notified me about the construction so that I could make arrangements to go somewhere else for the week. The staff acts as if they could care less about anything that is going on which is really saddening because I am a great tenant that causes no problems and it would be nice to get the same respect that I give to the staff. read more

Maintenance failed to change my locks at move in. My neighbor entered my unit while my wife was asleep on the sofa awoken and startled. After my neighbor and I opened each others doors with our keys we realized that we were on a master key. How many other residents are on the same key! Maintenance gave us the excuse of being under staffed! Negligent and unapologetic the retaliation was worse! read more

Absolutely horrible. Stayed at an apartment for 6 years that had prior management that was fine, but their management is awful. I am writing in regards to a mold overgrowth in my apartment at the Exchange on 470 16th Street. We had days of flooding, followed by the HVAC not working every single month which of course resulted in mold. We contacted them every single month about the mold, our ruined items, the unbearable heat. Corporate finally intervened and said they would cover the cost of the items and cleaning-- well, we own a lot of leather items and the treatments were nearly $4,000. SEE ATTACHED QUOTE AND MOLD IMAGES. Not including our ruined non leather clothing, bedding and more. They saw the estimate, balked and told us they were connecting their attorney. So horrible. Treating us like trash instead of doing what is right, never been late on anything and lived here for 6 years--also refused to show the mold/mildew report that my doctor requested to do testing and then finally stated there was no report to show. What???!?! Moving IMMEDIATELY to the Broadstone. They booked us a corporate apartment, but with this much ruined stuff-- and not to mention a 3x higher heating bill due to the HVAC never working, it is the least they could do. So back story: A few weeks after moving in, our apartment flooded from the HVAC leaking and we were unable to contact the emergency contact number on the Exchange Portal's website (there wasn't a contact number listed) and while maintenance did come the next morning, the water had already been sitting. They placed a bag over the leaking part, which meant the water sat even longer because it obviously leaked through the bag. The apartment placed a dehumidifier in the apartment, but my husband I suspect damage was already done. Within a few months, we began to see mold on his guitar, our furniture, my clothing, my bags, my shoes, and other items within the apartment. They inspected the apartment and put a dehumidifier in the apartment again, they also told us to put our apartment at 72-74 degrees. However, we have lived in this apartment for over 5 years and always followed the Georgia Power recommendation of putting the thermostat at 78 degrees in the summer. We never had a mold issue in the other apartments. During this time, we also noticed our HVAC was not working at all-- so it is very likely that the water damage and the faulty HVAC resulted in the mold. We are tired of being told to put the A/C lower and use their dehumidifier, our health and our pet's health is at risk. Further more, the leasing office sent over the mold addendum and we did all of things required that put you at risk for mold immediately-- So tired of them. Would never rent with them again, they offered their sister Property The Local and I just cannot even consider it, given we may be treated poorly again. read more

The Exchange is a Great Place to call home. I have been calling The Exchange home for over a year. The management team is great they are there for you and THEY LISTEN. The maintenance team is very friendly, they respond very quickly to service requests and keep the grounds exceptionally clean. The monthly activities have been good in the past. Extremely awkward and rude personnel at the leasing office. I visited with a family member who is planning to relocate from their current Midtown residence, and the woman who met us at the office began to pressure us right away as to where else we had been searching for an apartment (it was among the first 3 questions she asked and she would not let it go and kept asking- even though we politely declined to list their "competitors"). The tour of the facilities was lackluster compared to other apartments in the area, and she kept being very pushy and asking us things like "sooo what does that face mean???? Do you like it or????". I am so happy that the apartment building I wanted to move into was full !!! The building is small, which keeps it quite and parking is never an issue. My first contact with the leasing office was with Casey, and from that moment she walked me though the whole process. It's very scary to move in sight unseen and Casey answered all my questions and helped me feel at home the moment I walked in. The maintenance staff has been so helpful and timely when I have requested something. They have made moving in a breeze. The pool area is beautiful and relaxing. I walk to do all my errands now at all times of the day. The location can't be beat! The building is very secure with every door requiring a key fob. I was hesitant to move here when I read the past reviews, I am happy I took the leap. They have really made some positive changes from I can tell from past reviews. I have lived here for about 5 months now and have no regrets about choosing this place to be my home! Rent prices are very affordable, especially for the area. They are pet friendly (but with a pet deposit) and they have their very own fenced in dog park. It is small, but perfect for small dogs. I have personally not heard of or experienced any crime in the complex; but it is in Midtown atlanta so you have to know what you are getting into. Every time I place a maintenance request, it is done within 48 hours. My unit had new carpet put in after the last owner; very clean. Management is pretty "hands- off" and relaxed. I recently moved into metro on 16th when it was under lane properties the last week of december 2009, with my roommate of 2 years we decided to get our own one bedroom apartments in the same complex instead of getting a 2 bedroom... We used the same uhual to move both of our things here with our beds side by side... I started getting bites all over my body that came in 2s and 3s and now have scars all over my hands, back, arms, neck.. every where because the apartment was not cleaned before I moved into the apartment. I addressed the problem to the leasing office which told me on a Thursday that they couldn't get pest control to my apartment before Monday. So after being sent home from work because my clients ( I am a hair stylist at a very prestigious salon) they thought I had chicken pox, the office moved me into the "guest apartment" and asked me not to bring any of my belongings because "they didn't want to spread the bugs"... The leasing office called me about a week later to let me know they had an apartment available I could move into immediately.. excited to have all of my things in one location so I was no longer sleeping on the couch of the guest apartment and walking upstairs 3 flights to shower and get ready I started to bring things over that same day... As soon as I open the door there are MASS amounts of dead bugs all over the kitchen floor in the bedroom and turning on the bathroom light and seeing 3 roaches flee was enough... I called the leasing office (which even after the new management has known about all of my frustrations of having to throw away my bed and couch and have to pay for all of my own dry cleaning did not even bother to look in the apartment before giving me the key) had the exterminator come out to look the next day which were advised to have SEVERAL more spray s before the apartment would be available... So now coming up to my fourth apartment in less than 40 days I move a table, my tv and all of my salon products to do a client in the 4th apartment, where she and I were in the middle of her color when I was trying to leave to get us some drinks from another one of the 3 apartments I am residing in this hell hole... I am LOCKED IN THE APARTMENT!!! the security dead bolt is turning completely around in circles and will not budge... I call shawn down in the leasing office because my client is in a panic and we are trapped in my apartment... Instead of trying to calm me down in the situation his exact words..." If the door doesn't work there is always the window" I am on the fourth floor of the apartment over looking ikea and he is offering for me to jump out the window instead of calling someone... so he sends maintenance up which they just scream thru the door.."are u sure you are turning the lock to the left'" are you serious'''!!! You think the problem is I cant figure out how to unlock a door!!! They had to kick down my door and it took over 4 hours for them to fix it and shawn the property manager said he is "impressed with the time it took" I do not have 5 hours to sit in my apartment to wait for it to be fixed!!!! The apartment has offered me the month of March free because of all of my trouble... I have to buy a new bed, a new couch, pay for all of my own dry cleaning on everything I own that cannot be washed in extremely hot water, change my address 3 times, move 4 times, sleep on a couch and walk 3 flights of stairs in a freezing cold open hallway every morning for work, and keep track of 3 sets of keys because of "the inconvenience" not to mention my old roommate's closet shelf fell out over a month before they fixed it "because they had to wait to borrow a stud finder from another community" so she has all of her clothes on the floor and my window has been broken in the apartment since I moved in the last week of December and I am still "waiting on the parts to fix it" ... This place is ridiculous, the leasing office can't do anything but tell you they need approval from their boss, I can hear my neighbors talk, walk, i know when they are doing laundry, taking a shower, having sex, and flushing the toilet. They are poorly built and not maintained at all, I highly recommend you do not pay their outrageous rent prices to only have to replace your items when they take "responsibility" and recognize they have caused you thousands of dollars of damages and the pain in the --- to move every week while maintaining a full time job and offer nothing but condolences.
