I was going to move to a different apartment complex because I wanted a better apartment for the money. Nothing even came close to being as nice or as reasonable in price. I ended up right back where I started and moved up to the top floor and I LOVE IT!! Dwayne is amazing and came into the new apartment to adjust a couple of things and make sure everything was perfect for my move in. He is just absolutely the best. They all are great here. The office employees are super sweet and very helpful. The amenities are amazing, the location is unbeatable for walking to everything and in beautiful neighborhoods. The apartment is super secure. They just replaced all of the heat/cooling on 100% of the apartments and put a brand new roof on too. I am looking forward to seeing the hallways get repainted. The hallway carpet is just beautiful and the elevators are very classy. The vinyl wood flooring in my apartment is gorgeous. I just love it here and glad I am staying!!!! read more

DO NOT RENT HERE - HORRIBLE VALUE DESPITE CONVENIENCE. It's not with as much as they charge -if you don't give notice 60 days before move-out, they will charge you $4000/month extra. We gave notice 50 instead of 60 days before that we had to move out, as a result, they're charging us an extra $1200 -they will lie to you when you are touring, for example - we'd read online that the fire alarm system was broken and would go off randomly without a fire. They lied and said the problem was fixed. We've seen fire-alarms go off multiple times in last year, including at 3 and 4am on workdays. -Another example, simple question "where is the trash shoot", "we don't have one in you have to bring trash to first floor" - do some searching, find the trash shoot - like why even lie about this? So weird... -almost constantly dog poop in hallways on multiple floors -management changes a lot, we've seen I believe 3 different managers take over in the past year -On floor 3 & 4, almost no available parking after 9pm. If you work late you will have to park outside the gate. Speaking of, the garage gate doesn't work half the time anyway so anyone can walk in or park in the lot read more

Love this spot... I decided to move back, but to a different Unit. Still a great location but now added fees. No major complaints except for miscellaneous monthly fees and the appliances need an update and shouldn't be an extra charge for a Unit with it. Looks dated for some Units. Also, they only do yearly leases so you will never pay the same or less than what you paid when you first signed. Expect the increase after the year! Guaranteed. I would still recommend this place because of the location. read more

I recently renewed my lease and wanted a few improvements. This building has many issues beginning with it's management company which in my opinion are in direct opposition to their 'Total commitment of a better living slogan'. Let's start with how they charge tenants for the common areas electric and gas. As someone who's documented their actions, I find it unfathomable that they started with removing the lights outside every apartments doors. Then how they removed a majority of the air vents in the hallways on every floor. There are spots where entire halls have no vents or only one vent for every 20 to 25 Apts. Keep in mind these vents are approximately 12 X 5". If you tour this community I urge you to note the temperature in the property mgmt leasing office and then the temperature in the hallways on various floors. The building itself is poorly insulated and inside each apt the area's around the windows and sliding glass doors allow your AC in the summer & heat in winter to escape. They also removed alot of architectural/landscape lighting and plants and trees to save on landscaping fees. When the power goes out at night there is no lighting in the garage. A building this size should have a generator. Mgmt fails to enforce rules and regulations uniformly. Tenants dogs aren't on leashes often & urinate and leave poo in hallways and stairwells. Tenants smoke both cigarettes and marijuana in their Apts, common areas & cars which smells through the buildings. The garage is often vandalized and gate broken. It is rarely cleaned which results in dirt and dust getting on freshly washed cars & somehow making it into the apts causing constant dusty living conditions. Others issues include: the limited amount of hot water available to shower (and the lack of stand alone showers except in two bedroom units); cruelty of some tenants who leave their pets alone outside on their balconies to howl and cry to get back inside; worst of all~during the summer months, the phorid fly infestations!!! You can't eat or sleep in apt without these flies annoying you. I moved into my apartment when this community opened and am the only tenant who has ever lived in this particular apartment in 13 years. Over the years naturally there have been people come and go including management, maintenance and residents. Unfortunately from my experiences through the years, I've often felt the old expression "it's the squeaky wheel that gets the grease" comes to mind when trying to get maintenance problems fixed at this property. That is IF you can get someone to pick up the phone when you call the leasing office. read more

Extremely unprofessional and unmotivated management company. I emailed and specifically asked for a virtual tour. The auto system email confirmed that someone will send me information and will do a virtual tour at a specified time. No show. No call. No tour. I blocked the time so we can see the place and there was no communication from the management contact. I resent email and no answer. Clearly, they have renters walk-in, and therefore no professional courtesy is not extended. If this is how protective customers are treated, wonder once they have you on a termed lease, how low the responsiveness and services will be. Definitely off our list. read more

DO NOT LIVE HERE!! The biggest joke of an apartment complex in Brookhaven/Buckhead area. I lived here for 2 years and it got worse and worse as my time went on. The front office is a joke. If I could give it 0 stars I would. Want an apartment that cares about their residents and not just about taking their money. Then don't live here. Want an apartment whose staff will answer the phones/emails? Then don't live here. Want an apartment who will be understanding/accommodating when they place you above someone's unit who has stalked you/came to your door and harassed you constantly? Then don't live here. Want an apartment that fixes things quickly when they break? Then don't live here. Want an apartment you can't hear everything below you , above you, and beside you in the other units? Then don't live here. Want an apartment who will help you when you call them and ask for something, or return your calls with updates? Then don't live here. Want an apartment that doesn't always reek of weed? Then don't live here. All this place cares about is taking your money. They'll make it look like they're so great on your tour, but trust me, it's not. There is a reason that the resident turnover rate here is so high. Noise level: This is a regular occurrence. Very loud speaker playing music and sports radio coming from the lucky dog bar downstairs. The bar also does open mic night (outside) once a week during the week nights until about 10-11pm. As well as does karaoke a couple times a week which we can hear from inside the apt. On top of all of this very loud noise, the restaurant customers, stand directly under the bedroom window and smoke/talk/laugh/yell until 11pm or later during the week. Then when the restaurant closes all the remaining guests leave in groups and stand directly outside on the sidewalk below the bedroom window and are very loud, acting belligerent sometimes. And then people pull up in their cars base and music cranked up super loudly at all times of the day and night. I've called the restaurants many times as well as the front office. No one does anything about it. They just say as long as it's before 10pm it's ok. Almost every morning (including Sat and Sun) there is a landscaping guy with a blower right down stairs starting at about 7am. Also semi trucks and delivery trucks coming through to do deliveries right outside that are very loud. So good luck sleeping past 7am, ever. Costco has semi's delivering and the workers loading/unloading the pallets, well we can hear them being dropped all the way inside for hours and hours. Almost every unit has dogs and the dog bar downstairs that allows dogs, so you hear dogs barking all hours of the day. You hear everything from unit upstairs. Walking, opening/closing doors, laughing people late at night. Rent: sky high for dealing with no peace and quiet, loud music, sports radio being broadcast on a loud speaker, karaoke, open mic nights, drunk people yelling/talking/laughing, and dogs barking 24/7. The front office will not tell you about any of this, if you're looking to move in. You'll sign a lease and good luck getting out of it. They will penalize you, even though you have to deal with all of this. read more

A very good place to live. The management is very responsive to questions and concerns. Maintenance is quick to respond. The business center is very good especially for residents who work from home. Nice mix of residents with many ages represented. The location is extremely convenient with a Publix, Costco, Marshall's, Cine Bistro and many restaurants. The staff was always quick to return phone calls and helpful with anything I needed. These are the facts and honesty about living in this aparment complex. Staff at the leasing office most of them are unproffesional not all the manager Atoyia Neilson is. Pool does not get cleaned out often , elevator gets messed up most of the time and goes out, i was charged for late fees that were not supposed to be on my account, people mail ends up in other people mail box, check in for guest doesnt work half of the time, the grill goes out and doesnt work, in your lease you have to live and accomodate the living of others, they charge so many fees to live in this apartment and half the amenites dont work such as the WiFi in the business center the walls are so thin you get lease violations for noises , when I first moved here someone knocked on my door for walking to hard in my apartment need better insulation. The only thing thats good about living here is the location and there is no noise loud outside either other than that there so many problems in the builidng and when you adress ther problems the staff try to lie And do tours because the apartment is nice looking. Management needs to be way better I have been living here for a year and would never live here again or recommend anybody. read more

Think twice before signing a lease here... I initially moved in because of the great atmosphere and restaurants within walking distance, but most have sense closed (verde, smash kitchen, oyster place). Noise: every footstep above can be heard, as well as many conversations. I can hear my upstairs neighbors opening their bathroom drawers as I type this. Maintenance: you submit request through the online portal which is pointless because those requests don't get answered unless you call as well. Often the job is not done correctly. My fridge still leaks, the dishwasher doesn't dry, and pest control never showed. There was also a period when the back elevator didn't work for almost a month. Pool: if you don't like being in the sun, this may be the apartment for you. With the buildings surrounding the pool it is difficult to catch sun. Also the pool tends to be taken over by a handful of screaming children. Money: rent is crazy expensive for a mediocre apartment with poor management. The paint chips as well as the cabinet finishing. My carpet is starting to buckle and many of the holes/ scratches /etc from the last tenants weren't even fixed prior to moving in. Parking: parking was tough... Now it's impossible. You'd have to drive 2-3 floors up to find a spot, but now they blocked off ~8 spots on each floor for reserved parking. The cost for monthly reserved parking is absurd (especially when you realize how high your rent already is without the few hundred extra a month for parking). Because of the cost, no one wants to pay to reserve a spot, leaving 8 less (available) parking spots on each floor. read more

We are living here while we build a house and the house is taking longer that expected, so we had to renew. Renewing for anything less than an additional year is very expensive per month. For a full-year renewal, it was about $100 more per month. For five months, it is almost $500 more per month. Excellent place to live - and we enjoy it - but keep the renewal reality in mind if you decide to live here if it applies to you. The only other thing that you might want to keep in mind is that the front side of the complex faces the Publix and the MARTA tracks. The Publix isn't a problem other than a parking lot that sometimes have car alarms going off and you get used to MARTA, but when the CSX trains go by, that'll wake you up. Ground-shaking, window-rattling, loud freight trains. Also, I suspect the apartments facing the pool might suffer from loud noise on weekends. I've heard it from the parking garage but never late at night. They have rules for that. The entire staff is accommodating and nice as they could possibly be. One of the best features is that we hear very little noise from the apartments above, below, and beside us, except for the occasional "elephanting" above us. I think these apartments are built much more solidly and better than most. This would be a five star rating if it wasn't for the exorbitant increase for a partial year. Maybe all of the apartment complexes in the area do the same, but it feels like a "we gotchya" thing and no one likes that. read more

I wanted to write a review to warn anyone thinking about moving into The Windsor. Please dont! First off, the leasing office agents are unprofessional and they will nickle and dime you for anything. They are rude after you sign your lease and will make your life hell. TRUST ME! Especially, Anna Zboinska Abelairas. She is the "manager" there and is very unprofessional. Secondly, the walls are paper thin at The Windsor. You WILL hear TV's, conversations, foot steps that sound like elephants stomping, and much more. I had to move units earlier this year because the noise was so loud. The leasing office would just tell me, "sorry, there isnt anything we can do". Lastly, the last few months I have seen cochroaches in the hallways, dog ---- in the elevators, and dog piss in the lobby. This place is going downhill because of the management and leasing office. MAINTENANCE: The maintenance service at this complex is lackluster. I have had several issues arise during my time as a resident, and none of them were addressed properly. If you submit a request online, it will not be dealt with UNLESS you call the leasing office and ask them to make sure it's being done. You have to be incredibly persistent to make sure your needs are being met. Once the maintenance is done, it isn't necessarily done correctly. I had my microwave replaced and they left the old microwave on my kitchen table. Another time I filed a work order for one issue, and they repaired something else entirely that wasn't broken completely ignoring my instructions in the work order. The maintenance service is not thorough or prompt considering that you are paying an exorbitant rent and you could live in an apartment in the heart of Buckhead that is brand new with modern appliances and floors that aren't made out of some cheesy shiny vinyl material. NOISE: Be very careful about which apartment you pick. I live above European wax center, which is super quiet, but the side of the building that faces Costco can be super loud. Lucky's Bar and There Restaurant are open late and can sometimes get rowdy. Additionally, there are a lot of events in the main quad of Town Brookhaven. These are mostly on the weekends (1 every 2-3 months), but during the summer, Town Brookhaven hosts an outdoor movie night every Thursday. The management in the leasing office never alerted residents of this, and now every Thursday from 8-11pm it is super noisy for all apartments that face out onto the green (kids shrieking, the movie projecting full blast into your living room). The weekend events can still be super loud and unpleasant (the St. Patrick's day party started at around 1 and went until 11. As you can imagine, lots of loud music and drunk people yelling). For me personally, I think the building in general is pretty quiet. There are a decent amount of families/older couples who live here. Obviously it's all who you end up living next to, but I have not had any issues with my neighbors making noise. AMENITIES: The rent increases mentioned in other reviews are true, and very frustrating because every year you pay more for a building that is becoming more obsolete by the day. All of the fixtures and furnishings are incredibly outdated, and the whole interior could really use a paint job/different color scheme than depressing brown and beige. As stated above, the appliances are super old (not stainless) and there is no hardwood flooring. The floor in the kitchen is a plastic fake wood or something odd. PROS: The people in the leasing office are very nice, competent, and helpful and actually make a concerted effort to help you. I really enjoy interacting with all of them. If you value your sleep and want to get more for your money, look elsewhere. Aside from the people in the leasing office who are very nice, you are definitely not getting what you pay for. The building is just downright not that nice and very overpriced. read more

This place is overpriced, the want you to pay for the location but it is not all that. It is load a lot of the time due to drunk young people in the pool area. The pool is always cold, even in the summer, I guess that is not their fault but the way the building is and how the pool rarely gets direct sunlight. The gym might be the most pathetic thing, it is worse than a hotel a gym, I actually have no words for the gym. The clubroom is okay but not separated by anything, nothing fancy to see here. They also charge for the clubroom, you have to pay 175.00 to use the clubroom you do not get this money back even if you leave it clean as a whistle, matter of fact if you do not clean you left a 500 dollar deposit as well and they will take that money, so this place thinks they are all that, but if you just go up the road a couple miles you save 500 dollars on a two bedroom and have a lot better amenities and space. The only positive thing about this place is you go across the street to publix and the office staff are nice. read more

LOVE IT! I am a very happy resident of Windsor Brookhaven. Let me tell you why - simply put, they have a great brand and they stand behind it. The community is clean, safe and the location is superb. The leasing consultants and maintenance staff are all very nice and always make me feel at home. Yes, the apartments may not have all of the "bling" that is more common than not nowadays in this area, but when faced with whether or not to renew my lease, I've opted to stay despite the lure of newer construction. I have a very nice, open, entertaining floor plan with a nice balcony overlooking Town Brookhaven. Maintenance requests are responded to in a timely manner, office staff is always courteous and their follow-up is thoughtful. My neighbors are nice, the quiet time policy is a plus, great pool, gas grills/fire pit, and the monthly community activities are fun! Outstanding customer service and a welcoming atmosphere is a consistent experience. If you're looking for a community that is a total package, Windsor Brookhaven is a great place to call home! read more
