    what a cutie stay in omaha! with champagne on arrival too! rooms were so nice - loved the robes, espresso, huge bed & giant shower. walkable to great spots downtown & staff was so kind! i even had a package delivered there & they were incredibly helpful. gym was very nice as well!

    This place is gorgeous yet inviting. The bar is great and the bartenders are wonderful. We stopped in for drinks specifically and photos of the beautiful hotel. I had the Veaux Coure and my friend had the Old Fashioned. So so good! We will be back to stay and eat!!

    I only leave reviews if I have an exceptional experience or a really poor experience. This place is EXCEPTIONAL! If you want to be treated like royalty (while wearing your sweats) THIS is the place! The staff is incredible! We totally fed off the vibe the Saturday staff was giving. They were SO friendly and accommodating! Opened doors, asked where we were headed, gave us directions, followed by suggestions on where to visit on our way. The Sunday staff gave Sunday vibes lol. Much more mellow and laid back. If you're not from Omaha or know much about it, I'd recommend valet parking. Very much worth it! I have to mention the beds as well. I got a GREAT nights sleep! Felt like I slept on a cloud! No vending machine, come prepared there. However when I asked about one, the desk clerk reached in her fridge and just handed me a drink. :)

    The Farnam is easily the best Hotel in Omaha. It is worth every penny. The staff is top notch. I was greeted by Derek in Valet services. He is a natural and always remembers me when I return. Carly at the front desk was absolutely exceptional. I always smile when I get to my room as it's always a great stay. As always Thank you to Carly and Derek as well as the other staff. It takes a Team to make a great experience for all the guest. I have never had a bad one.

    As far as boujee goes, this place is a visual definition. Located right next to the new and improved Gene Leahy Mall, this new hotel has got everyone's eyes. Everything about it gives "big city" vibes, so you can imagine all of us small town Nebraska people think it's the. Coolest. Ever. Although it was nice, it didn't strike me as one of the best in town, but that's just an honest opinion. On the positive side, this place is as secure as it gets. If you're on floor 3, that's the only floor you have access to besides the lobby. If you don't have your key, well, you're not going anywhere. The stairwell is locked and the only way to get anywhere upstairs is to use your key at the elevator, which will tell the elevator which floor you belong to and bring you there. I guess this over the top security is probably good when it comes to being downtown, but it's a bit unnecessary. Other positives are the location, as it's in the center of everything popular for Omaha when it comes to the downtown nightlife! If you're from out of town this is a great place to stay if you have the budget for it, as it is priceeyyyy. They have a nice restaurant and bar area, and there are a lot of large seminars and different business events held here so it definitely has a "business" feel to it and is not a "being your family and stay here" kind of spot. Some down sides would be their lack of a swimming pool, which is a non negotiable at least for me. The security is great but also kind of a royal pain.. just being honest. Since it's downtown there's also a lot of trash around it - walking in I threw away 4 beer bottles and a few other pieces of trash sitting in the landscape, smh, why do people litter? Sigh.. - Anyway, I digress. As there are ups there are also downs, I would prefer to spend money staying at the cottonwood rather than here, but everyone's different and it all comes down to the experience you're looking to have.

    We stopped here for breakfast and it was phenomenal. 5/5 service, food and atmosphere. The place was absolutely beautiful. I asked for egg whites on my avocado toast and I swear they put like 8 eggs whites on it I was very impressed. Delicious and healthy food, all of the fruit was fresh and ripe which is hard to come by with fruit bowls.

    When arriving at this fantastic hotel, we found out they had only been open for four days! You would have never known - the staff was so great and eager to help. I am loving Marriott's Autograph collection - these hotels are fabulous. The ambiance of the entire hotel is trendy, well light, and comfortable. The hotel has 120 rooms and my room was exceptional. From the super soft towels to the freshest smelling bed linens everywhere, it was so clean. BUT to top it all of are the robes. Each room has a rob in it and it is the equivalent of a giant sweatshirt, even including a hood. While this may not sound extravagant, you have to put the robe on - it was perfection! Another awesome tidbit about the Franam is they are very green! I had coffee and orange juice delivered to my room and everything is in recyclable, reusable containers. Even their single use utensils are made of sugar cane and are in a biodegradable non-plastic bag! You also have really nice expresso machines in your room. Headed downstairs for breakfast and got the "express" breakfast. Eggs, potatoes, and fresh fruit - all served crazy fast. The fruit was on point ripe and these breakfast potatoes and eggs were cooked to perfection. I didn't eat any other meals in the restaurant but what I saw coming out of the kitchen was beautifully presented and mouth watering! So last but not least, you can always tell a good hotel by the hotel bar! The Farnam has a great array of cocktails and for my fellow bourbon lovers - they FRESHLY SMOKE bourbon. So not only were the cocktails great, but so were the bartenders! If you find yourself in Omaha needing a hotel, this is definitely the way to go! Enjoy!

    I was really excited to get to this hotel after seeing the photos online and knowing it was only a couple months old. We arrived after midnight and we're liking forward to a good night's rest after driving all day. While there was a sign for valet, no service was offered at check-in, so we self parked. The parking is around the block from the hotel and not super obvious or convenient. Ah...the room. Modern, trendy, right up our alley. But this is where the comedy of errors really begins... The bathroom was not cleaned. There were coffee stains all over the sink and floor, the soap dish was still soaking in the sink, toilet paper hanging off the roll from the last guest and hair all over the floor. Not cool, especially upon a midnight arrival. I wish I took pictures, but was too tired to think about it. We called the desk and they promptly sent someone with keys for another room close to ours. This room was much cleaner, but could still have used a touch more detail - specifically on the tile floor, which was a bit sticky from the mopping, and had sneaker marks. I did get a photo of the nightstand glass top, which needed attention. Bed was comfortable and we were enjoying some good sleep when we were awakened abruptly to loud knocks from housekeeping at 7:51am!!! Why is housekeeping even coming the day I check out? Side note: while the bathroom barn door is beautiful, plan to eat your wheaties before attempting to close it. It's probably 300lbs and I have to hurl all of my weight into it to move it back and forth. My husband was in the lobby and stopped at the desk to let them know about the above. They offered a cup of coffee to him. I guess that's what they figured we'd need after losing sleep.... I go to take a shower and my towel is of course, dirty. Next, the best part of our stay. Said barn door FELL on my husband while he was trying to close it from the outside!! Wtf??? We have barn doors in our home and they are secured from the bottom as well as the top. These are not. Ummmm...LIABILITY!!! Had given three stars but after the dirty towel and door falling on my husband, I had to lower it. UPDATE: Upon checkout, we were told our stay was comped. We appreciate that but really hope they do something about the doors.

Open wires near the bed and nightstand, stains on the floors that matched the blood or red/brown splatter on the duvet, dirty bathroom/hair on towels, and splatters on the walls. I moved rooms immediately and noticed the microwave and fridge did not work. That was not a big issue but the next day I had absolutely no hot water so while checking out I mentioned that and was told the problem was known and now fixed. Why wouldn't you tell your guests that of this known issue? The worst part is that management questioned me for pictures after I left even though I complained in-person, right away and they moved me. I expect this kind of treatment if I booked through a third party app but not when I booked straight through the hotel. I've included the last letter I wrote to Guest Relations. It was my third and final attempt to get any sort of recognition for the ill situation. I was awarded 15k points (that I probably will never use) before Veronica even contacted me. Management and guest relations couldn't care less about making things right with the customer. She definitely took my last paragraph seriously and did not respond whatsoever. I guess if they're ok ending it like this then so am I! Hello Veronica, Personally, I would have liked to see the situation handled a little differently by starting with a callback from the GM, Jason Johnson. To me, that sounds a little more personable than an email and I didn't think it would be too much to ask since you are indeed in the hospitality industry. However, I will gladly send you the pictures of what I have to help assess the situation. Of course, I do not have pictures of the microwave not working properly, the smell of the room, or the refrigerator and shower temperature. I do have pictures of the text interaction between my mother and Haley after finding the mold and wires, as well as the lamp and splatter on the duvet. I was in town for a funeral and to reunite with distant family that I have not seen in years so forgive me for not taking pictures of the mold or wires. I was more concerned with spending time with my family instead of worrying about the hotel room. Keep in mind that I moved rooms rather quickly because of Haley being so responsive in fixing the issues. She was an absolute pleasure to deal with and I hope she gets the recognition she deserves even with due circumstance. I appreciate the points even though I'm not familiar with them. We travel at most, once or twice a year so I'm not sure I will use them but thank you for offering something more than a cookie or breakfast. I understand in your position that you need to be wary of guests who tend to over exaggerate their issues or concerns but I never thought I would be questioned for pictures over such obvious issues in the room. I suggest speaking with the housekeeping and management team about the unsanitary conditions of room 236. If my young children would have grabbed those wires and been electrocuted we would be having a very different and difficult conversation right now. I am not happy with how this is being handled but I am also ready to put this behind me so please do not feel obligated to respond. If anything, I ask that DoubleTree by Hilton Omaha-Southwest 'DO BETTER' because this entire situation could have easily been rectified.

The area seems nice. Several nice restaurants nearby. Or the hotel has in house dining and a very nice bar. Probably one of the nicer bars I've seen in a hotel. This will be my go-to hotel to stay at while in town!

Our room was in good repair, there was no mildew on the bathtub or shower which often happens no matter how clean the room is, there was no outside ambient noise which can often be problematic. The only reason that I gave four stars is an issue that we had the day we checked out. I booked this location was it advertised to have hot continental breakfast starting at 6 AM. My husband and I we're down at 6:30 to find it nothing was there except for the juice machine. When we asked the staff what was going on in regards to breakfast, she said she was running late and it would be at least 20 minutes more. Since we needed to be on our way, we ended up grabbing breakfast at Dunkin' Donuts.

The bathroom of the room we booked was described as having "Shower with hand-held shower hose and shower with built-in transfer shower seats." (These descriptions have subsequently been removed from the website, but we have screenshots. Curiously, when I called the 800 number during this stay, the rep told me that only corporate can change website items. The room we were assigned had only one grab bar, no shower chair of any sort (a built-in transfer chair was advertised), and no hand-held shower hose. We went to the front desk and asked for a shower chair, and the front desk person (who was doing his best to provide good service) was told by the general manager that they had no ADA shower chairs. The GM refused to talk to us and made the employee take the brunt of our frustration. The GM's solution was an old, dirty folding chair (We have photos) to place in the tub for my wheelchair dependent daughter to use. This is not a safe, ADA-compliant solution. We were told that the folding chair is the only shower chair available at their property. We were given a second room with a better tub and better grab bars, but the toilet seat was completely unattached on one side. When we reported it, they offered to move us again, which would have been the 3rd room they had us look at while finding an acceptable ADA-compliant shower. The next day, we went out to a hospital supply store to purchase a shower chair, only to come back to find the toilet seat fixed (thankfully) and a small, previously used shower chair in the bathroom. Good for in-shower use, but not a transfer chair for a wheelchair dependent person. Upon asking the front desk about the shower chair, the clerk (different from the evening) was unaware that one was needed or requested. We were thankful for the chair, but we then had to return the shower chair we had just purchased. The purchase of the chair and subsequent return took 2 hours of our day. We were not told by any associate that they had located a shower chair, apparently from storage. The parking in front of the hotel is actually arena parking and is well-surfaced, but there is a sign that says "Arena Parking Only." The hotel parking lot is beat up with potholes. The handicap parking is on the far side of the building, and the closest door to it leads to two separate flights of stairs. IHG should seriously investigate the blatant disregard for the needs of its ADA guests at this location.

We had a standard K room & went almost immediately for the bed, exhausted. Which brings us to the bed... she was worn out. Not getting old, not starting to wear. I'm talking sit on the edge and slide to the middle before being swallowed up by this very beyond it's best buy date mattress. Lastly, the breakfast room is huge & had tons of options. We didn't look at them all. No bananas, tho... only apples. In all fairness, every property we stayed at this trip, regardless of brand, had no bananas. We had boiled eggs, scrambled egg-like substance that was loaded with veggies & the hubs had a waffle. Coffee was drinkable. For under $100 to crash, it was acceptable. I'd prefer they raise the rate & get new mattresses!

At check-in, I noticed I was not offered a room upgrade despite holding Titanium status. Because I had a meeting, I couldn't address it right away. Later that day, I spoke with Eric at the front desk--and that interaction alone guaranteed I will never return. Eric was rude, dismissive, and clearly uninterested in doing his job. Instead of assisting, he deflected responsibility, stating he had "just logged in" and implying I should have handled it earlier. He then brushed me off by saying he would "let them know" in the morning--completely ignoring the fact that upgrades are based on availability at the time of request. When I tried to clarify whether he understood Titanium benefits, his response was vague and borderline sarcastic. It was obvious he either lacked basic knowledge of Marriott Bonvoy elite benefits or simply didn't care. Either way, that level of service is unacceptable. To make matters worse, I was told at check-in that Titanium members would be charged $50 for a late checkout beyond 3 PM--this directly contradicts the guaranteed 4 PM late checkout benefit. Providing inaccurate information to elite members is not just frustrating--it reflects poor training and mismanagement. I travel frequently across several states and stay in Marriott properties often. I have never been treated this poorly or with this level of disregard. The combination of incompetence, misinformation, and outright disrespect from staff is inexcusable. I will NEVER stay at this property again and will actively discourage others from doing so. There are far better options in the area that actually value their guests and honor loyalty benefits.
