    My husband and I stayed at the Omaha Marriott Downtown at the Capital District to celebrate our wedding anniversary. We had many options downtown to choose from but went with this hotel due to the location and amenities. We can't say enough about how clean the hotel and hotel room was - it's a huge hotel and our room was spacious and beautiful (we had a top floor, king bed room). The staff treated us exceptionally well, they even brought up a special treat as a gift for our anniversary. The view we had from our room was amazing as well. We are from the area, and it was great to see our city as a tourist - we were super impressed. We ate at the restaurant attached, J Gilberts, and had AMAZING service and food. It was only one night, but a memorable one. Also, the parking garage was easy to find and the signage helped us know where to park. We didn't get a chance to head to the pool, but it looked very cool being on the rooftop. We will definitely be back!!

    This is a great hotel in downtown Omaha. I've stayed here a few times for miscellaneous events, but recently got two adjoining rooms to celebrate a birthday. The hotel is conveniently located, has amazing views, the rooms are large and very clean. On-site dining, Starbucks, and a bar or a perk.

    We enjoyed our stay at the Omaha Downtown Marriott, mostly because of their outstanding service and staff. We had one weird incident with room service that might have just been a miscommunication, but everyone else we talked to was exceptional--from valet to FDA to bartender and lounge. Standout people we got to know over our short 3 night stay included Takorey who always greeted us with a smile, DW in the lounge who was thoughtful and remembered us throughout our stay, and Alexis who helped resolve an issue when the app suddenly updated incorrectly partway through our stay. We were in town for a charity event, but we still had to work during the week and so we used room service and amenities often. I got a chance to do pool time and work out in the gym. It was a very nice property gym. The pool deck had some sort of black mite infestation in some areas. But the pool was was very clean. The biggest drawback was the cleanliness of our room. Dusty, crumby edges and corners; sauce that was easily wiped up by us on the seat cushion when we checked in, hand prints (we tried to wipe it off but it was likely white paint) and drippy water on the bathroom pocket door, sticky desk surface. We had to do a thorough wipe down when we first got in on night 1. Despite our room needing another walkthrough for cleanliness, the rest of the hotel was pretty clean and well maintained. We might have just had an overlooked room. Because we came in after 9pm from driving after a long day of work, we were just happy to have a quiet room. With the service being outstanding, we'd come back the next time we're in Omaha. It's in a great location and is super walkable to many attractions.

    Stayed here as I was attending a conference at the Chi Health Center. The room is large and spacious. There is a fridge and large chaise lounger. I was impressed with how large a window you have and the fantastic view I looking towards Iowa just across the river. The Concierge Lounge is large and spacious. For elites, they offer a full hot breakfast, served buffet style. One morning there were homemade scones out as well. Evenings had desserts and light refreshments. I appreciate the lounge always being stocked with water and sodas that I can grab throughout the day. The lounge attendant, Rita I believe is her name, made you feel like family. She made it a point to learn your name, which was an impressive touch. Self parking is all the way around the block and a bit of a walk over a skybridge and through a meeting hall lobby area. But thankfully, I needed to burn off a few extra calories from every morning's breakfast. Plenty of options for food all within a block walking distance to eat at for dinner. Great location, great facilities, and great staff.

    It has been a while since stayed at the hotel. This was a fabulous change and I totally enjoyed the service for my six day stay. Very nice room and good hospitality-from the staff.

    Booked a room downtown for convenience after a night out with friends. Have nothing but wonderful things to say about the location and design of the Omaha Marriott downtown location. The poor review was because of the following factors. 1. The water pressure in the bathroom was almost nonexistent. Made for a very poor shower experience 2. The sink backed up very quickly 3. In the morning, despite having the do not disturb tag on the door, housekeeping was knocking multiple times. First time at 10 second time at 11 and was asking what time I would be checking out. Standard check out is at noon. Don't see the point of do not disturb sign if it is ignored. I did call the front desk about the water pressure and they mentioned that they are having problems with the city. However, when checking out, they barely adjusted the rate to compensate.

    I wasn't expecting much from the Omaha Marriott. We had our expectations after staying at the hotel a year ago. But, they greatly exceeded our expectations. We booked a room with 2 queen beds. After a long drive from Denver, we weren't prepared to be check in by Silvere. Not only did he greet us, but, he insisted that he would upgrade us a king suite. He guaranteed that we would like the room. Silvere was so good at his job that he left my wife and I speechless. The room he gave us was spectacular! The room he gave us was a king suite with a pull out sofa. The room had 1.5 bathrooms. At almost 1,200 sq ft, it was one of the biggest rooms that we've been in. It was well furnished, and even had a dining table. The room had a great view of the Missouri River. This Marriott had an M Club lounge for its elite members. Rita was the hostess in the evenings serving appetizers. Jillian was hostess serving breakfast in the morning. Soda and snacks were available in the lounge. Both Rita and Jillian did a fantastic job in serving food. It's a shame that we only had a one night stay here. With the upgrade and lounge access, it would've been nice to stay longer. I've been to the Omaha Marriott twice. Each time it gets better. Because of Silvere, we no longer want rooms with 2 queens anymore when traveling. We will take a King suite with pull out sofa anytime.

    Even though this is a busy downtown hotel, the staff were kind, friendly and accommodating during the Check in process. Stowed our bags and offered suggestions as we waited for the room to be ready. Rooms are clean, comfortable and well maintained. Noise was to a minimum, even with interstate facing view. Lounge and bar areas are beautifully appointed and well kept. Bartenders are welcoming and hard working. Centrally located to the music venues, bars and restaurants of downtown. Walking distance to many. Would highly recommend this locale when in need of a hotel in downtown Omaha! Even for a local

    I love the quality of service here, and obviously the rooms are amazing... But for the privilege of that, you will pay almost $28 every day in taxes. At that cost, I almost feel it's a misrepresentation of hotel charges

    A premium full service hotel with great service. The Burdock and Bitters is one of my favorite bars downtown Omaha. Fantastic food - a favorite.

Open wires near the bed and nightstand, stains on the floors that matched the blood or red/brown splatter on the duvet, dirty bathroom/hair on towels, and splatters on the walls. I moved rooms immediately and noticed the microwave and fridge did not work. That was not a big issue but the next day I had absolutely no hot water so while checking out I mentioned that and was told the problem was known and now fixed. Why wouldn't you tell your guests that of this known issue? The worst part is that management questioned me for pictures after I left even though I complained in-person, right away and they moved me. I expect this kind of treatment if I booked through a third party app but not when I booked straight through the hotel. I've included the last letter I wrote to Guest Relations. It was my third and final attempt to get any sort of recognition for the ill situation. I was awarded 15k points (that I probably will never use) before Veronica even contacted me. Management and guest relations couldn't care less about making things right with the customer. She definitely took my last paragraph seriously and did not respond whatsoever. I guess if they're ok ending it like this then so am I! Hello Veronica, Personally, I would have liked to see the situation handled a little differently by starting with a callback from the GM, Jason Johnson. To me, that sounds a little more personable than an email and I didn't think it would be too much to ask since you are indeed in the hospitality industry. However, I will gladly send you the pictures of what I have to help assess the situation. Of course, I do not have pictures of the microwave not working properly, the smell of the room, or the refrigerator and shower temperature. I do have pictures of the text interaction between my mother and Haley after finding the mold and wires, as well as the lamp and splatter on the duvet. I was in town for a funeral and to reunite with distant family that I have not seen in years so forgive me for not taking pictures of the mold or wires. I was more concerned with spending time with my family instead of worrying about the hotel room. Keep in mind that I moved rooms rather quickly because of Haley being so responsive in fixing the issues. She was an absolute pleasure to deal with and I hope she gets the recognition she deserves even with due circumstance. I appreciate the points even though I'm not familiar with them. We travel at most, once or twice a year so I'm not sure I will use them but thank you for offering something more than a cookie or breakfast. I understand in your position that you need to be wary of guests who tend to over exaggerate their issues or concerns but I never thought I would be questioned for pictures over such obvious issues in the room. I suggest speaking with the housekeeping and management team about the unsanitary conditions of room 236. If my young children would have grabbed those wires and been electrocuted we would be having a very different and difficult conversation right now. I am not happy with how this is being handled but I am also ready to put this behind me so please do not feel obligated to respond. If anything, I ask that DoubleTree by Hilton Omaha-Southwest 'DO BETTER' because this entire situation could have easily been rectified.

The area seems nice. Several nice restaurants nearby. Or the hotel has in house dining and a very nice bar. Probably one of the nicer bars I've seen in a hotel. This will be my go-to hotel to stay at while in town!

    This is Not an ADA-friendly establishment We intentionally…read morebooked this property and the specific room after reviewing the description of the handicap accessible bathrooms. The bathroom of the room we booked was described as having "Shower with hand-held shower hose and shower with built-in transfer shower seats." (These descriptions have subsequently been removed from the website, but we have screenshots. Curiously, when I called the 800 number during this stay, the rep told me that only corporate can change website items. The room we were assigned had only one grab bar, no shower chair of any sort (a built-in transfer chair was advertised), and no hand-held shower hose. We went to the front desk and asked for a shower chair, and the front desk person (who was doing his best to provide good service) was told by the general manager that they had no ADA shower chairs. The GM refused to talk to us and made the employee take the brunt of our frustration. The GM's solution was an old, dirty folding chair (We have photos) to place in the tub for my wheelchair dependent daughter to use. This is not a safe, ADA-compliant solution. We were told that the folding chair is the only shower chair available at their property. We were given a second room with a better tub and better grab bars, but the toilet seat was completely unattached on one side. When we reported it, they offered to move us again, which would have been the 3rd room they had us look at while finding an acceptable ADA-compliant shower. The next day, we went out to a hospital supply store to purchase a shower chair, only to come back to find the toilet seat fixed (thankfully) and a small, previously used shower chair in the bathroom. Good for in-shower use, but not a transfer chair for a wheelchair dependent person. Upon asking the front desk about the shower chair, the clerk (different from the evening) was unaware that one was needed or requested. We were thankful for the chair, but we then had to return the shower chair we had just purchased. The purchase of the chair and subsequent return took 2 hours of our day. We were not told by any associate that they had located a shower chair, apparently from storage. The parking in front of the hotel is actually arena parking and is well-surfaced, but there is a sign that says "Arena Parking Only." The hotel parking lot is beat up with potholes. The handicap parking is on the far side of the building, and the closest door to it leads to two separate flights of stairs. IHG should seriously investigate the blatant disregard for the needs of its ADA guests at this location.

The bathroom walls had brown unidentified drip marks near the toilet, the tile floor was sticky and soiled, and the odor was so severe our two daughters ages 14 and 10 experienced coughing and difficulty breathing. Our youngest was crying uncontrollably from the smell. When I reported this to the front desk the staff member acknowledged the previous guest had an accident in the room. Despite knowing this the room was placed back into service and assigned to our family without disclosure. The promised room spray never came. We called the front desk a second time about our children struggling to breathe and were never offered a room change. We lived in these conditions for two full nights with unclean bed sheets as well. The following morning I personally had to flag down a housekeeper in the hallway who had no knowledge of our situation. She only wiped the mirror and lightly cleaned the counter and toilet. The floor was never touched our entire stay. Additional conditions throughout the property included bugs and roaches in the breakfast dining area, what appeared to be blood on the elevator floor, a spider killed in our room, no towels in the pool area, and the Dove soap dispensers were clearly refilled with a cheaper alternative product rather than the Dove soap advertised. The General Manager Akash Chaudhari responded to our formal complaint offering only 25,000 IHG points and ultimately refused a full monetary refund despite our daughter crying and coughing uncontrollably throughout the night. A credit card dispute is now in progress. We stayed at a Holiday Inn Express in Yankton SD immediately after this stay and it was immaculate, the staff was exceptional, and it was everything this property was not. Do not stay here.

We had a standard K room & went almost immediately for the bed, exhausted. Which brings us to the bed... she was worn out. Not getting old, not starting to wear. I'm talking sit on the edge and slide to the middle before being swallowed up by this very beyond it's best buy date mattress. Lastly, the breakfast room is huge & had tons of options. We didn't look at them all. No bananas, tho... only apples. In all fairness, every property we stayed at this trip, regardless of brand, had no bananas. We had boiled eggs, scrambled egg-like substance that was loaded with veggies & the hubs had a waffle. Coffee was drinkable. For under $100 to crash, it was acceptable. I'd prefer they raise the rate & get new mattresses!

At check-in, I noticed I was not offered a room upgrade despite holding Titanium status. Because I had a meeting, I couldn't address it right away. Later that day, I spoke with Eric at the front desk--and that interaction alone guaranteed I will never return. Eric was rude, dismissive, and clearly uninterested in doing his job. Instead of assisting, he deflected responsibility, stating he had "just logged in" and implying I should have handled it earlier. He then brushed me off by saying he would "let them know" in the morning--completely ignoring the fact that upgrades are based on availability at the time of request. When I tried to clarify whether he understood Titanium benefits, his response was vague and borderline sarcastic. It was obvious he either lacked basic knowledge of Marriott Bonvoy elite benefits or simply didn't care. Either way, that level of service is unacceptable. To make matters worse, I was told at check-in that Titanium members would be charged $50 for a late checkout beyond 3 PM--this directly contradicts the guaranteed 4 PM late checkout benefit. Providing inaccurate information to elite members is not just frustrating--it reflects poor training and mismanagement. I travel frequently across several states and stay in Marriott properties often. I have never been treated this poorly or with this level of disregard. The combination of incompetence, misinformation, and outright disrespect from staff is inexcusable. I will NEVER stay at this property again and will actively discourage others from doing so. There are far better options in the area that actually value their guests and honor loyalty benefits.

Quick response to service requests Pretty clean. Not perfect, but better than most. Location, location, location. It will definitely be my go to place whenever I'm in town. One small complaint, the vanity mirror in the bathroom is too dim. I don't wear makeup, but for anyone applying makeup or needing good lighting for any other reason, you won't get it.
