Astonishingly weak property management for our building. Insanely disappointing. Mr. Ferrara himself came to pitch us in person, won the contract, and things went south from there. He touted his law enforcement background, as if that's a credible or applicable metric for property management. Many promises were made about support and service, including all the contractors they use for repairs, and how quick their turnaround time was. None have proven to be true. All services have uniformly gone downhill since we went with FMG. Apparently, FMG pays their employees very little, as all the managers we've had have been junior employees. They're very young, very inexperienced, and utterly terrible about communication. They've been caught lying about our house rules, berating and slandering individual residents to contractors, and ignoring legitimate requests when residents cite provisions from our house rules. Our board was completely snowed by the promises, and now they're trying to put a brave face on the whole ugly, inefficient affair. We can't wait until this contract is up. Nothing but regret we signed with FMG. read more

Currently, I am a shareholder of a building in Manhattan managed by Ferrara Management Group and living out of the country, subletting my apartment. Today, when I contacted Ferrara Management Group, after receiving NO communication from them or the board about the state of the building in over 2 years outside of letting me know a board member resigned which caused me concern, I was: -denied when I asked who the current board members of the building are. -denied access to a video link to our annual shareholder meeting which was provided until last year's meeting. Ferrara informed me the meeting is held it in the building now and to participate I must come in person. When I pointed out that would be impossible for me and some other shareholders and asked for them to simply add back the video link, I was refused. -denied access to the shareholder meeting minutes as they "cannot be sent over email". According to Ferrara, I can only see them if I schedule time during office hours and come to their offices in Bedford, NY. I was also told the minutes would be redacted if I were to make the trip to Bedford. From Europe. -refused when I requested that timely updates be sent to me over email as I live overseas and it can take weeks for me to receive mail as it is "not policy". This seems negligent at best. It is definitely not in keeping with the best interests of all shareholders which, as I recall from my time on the board, is a fiduciary duty of the management company and board members. I do hope they will do better in communicating and providing access, as is their duty, with shareholders and giving better advice to the board, whoever they may be, so they can uphold their fiduciary duties. This is 2025 and there are no excuses for not being 100% inclusive of all shareholders unless of course, there is something to hide. read more

Consistently poor communication and poorly thought out actions - case in point - they decided to fix our septic on a Friday night into Saturday - and ended up shutting the water off for 14 hours. We received notice at 6:48pm and the water was completely off by 10pm. Anyone with half a brain would have done the septic cleaning during a weekday when most people are working and fewer people are taking showers. I will also note that they have water shut off placards that they post whenever plumbing work needs to be done, but there was none posted during this 14 hour water shut off. I feel bad for the super who has to be the messenger in all this. Ferrara is run by idiots apparently. read more

Today, I received a call from Jason Kijik, our property manager to follow up on an urgent issue. Upon learning the issue continues, he said he will pay a visit on site tomorrow. I have been calling, e-mailing , and meeting in person with our Ferrara reps for 2 months now and nothing that I requested has been taken care of, in spite of promises to do so. Property management is a stressful and daunting responsibility. in my experience, Not many management companies are good at it. This is not the case with The Ferrara Management Company. I have been dealing with Robert and his team for quite some time and have always found them to be responsive, professional, knowledgeable, responsible and caring. We recently purchased a townhouse in Westchester that used Ferrara Mangement Group. This was our first experience buying a property from another owner in this type of complex and we were nervous, since everything seemed complicated. Virginia Scholven was wonderful. She kept us up to date with everything that was going on, explained the paperwork and definitely went "the extra mile" to make sure the papers were all ready for closing and helped us so that our contractor could begin work right away on the few changes that we wanted to make. I ave them one star only because I could not put ZERO. I am in Riverbend and our HOA board can not even get through to thFerrara Management Group. Yesterday there was an emergency and fire trucks were on site and not even the fire dept could get through to them. This was a Tuesday afternoon. Our front gate's lock had been broken for at least a year and I kept asking our super to fix it. Yesterday morning I decided to send Virginia Scholven at Ferrara Management my request via mail and within two hours the locksmiths were fixing the gate!! I couldn't believe the expediency. It has taken me almost a full year to get a lease renewal from this management company for my apartment. I finally received one and not only did it have sections that did not apply to my apartment, but I was told that it didn't even come from their company. The amount of back and forth, of following up, of having them brush me off with "it's forthcoming" or blatantly not reading my emails when they respond or purposely not answering clearly, or making me feel like I'm being a nuisance because I'm following up to ensure they are actually doing their job (so that I have a place to live DURING A PANDEMIC), has been the most anxiety-ridden experience I've ever had. To do this to people during a pandemic is disgraceful and exhausting and, frankly, not worth it. I have never seen such incompetence by so many people in one establishment - in any other profession this behavior would be considered unacceptable. Absolutely mind blowing that even with all of these reviews + feedback that they continue to operate as they do. I now thoroughly understand why people purchase houses. I was in the process of buying one of the condos in White Plains they manage. The seller had accepted my bid and I had the inspection done. I received slow, incorrect information regarding important buyer questions. I was given the wrong information about what internet is provided and wrong information about street parking. The assistant property manage, Sean Paul, did not have a clue. He couldn't answer most of my questions over the phone and emailed wrong responses the next day. I was emailed by the property manager, Albert Lulaj, the next day to put all my questions together and let the office know because there was a small FEE for the answers. Are you kidding me??? I have NEVER heard of this from numerous other property management companies I have dealt with. He also asked if I had already purchased the property. Who would be dumb enough to do that without getting all the answers about the complex? Ridiculous! read more

I would like to specifically direct this review to Robert M owner. He responded to a critical review and stated his property managers respond timely. I would agree they do respond timely BUT as in the case here in Riverbend a response of "We are aware" is not sufficient. And I would add that I received a less than cordial response from the property manager here who indicated he was ding his best to answer ALL of my emails. To which I say there were only two and since he did not answer the first one completely I asked it again. So now I know not to email the property manager and will write a review in Yelp and direct it to the owner. read more

Ferrara Management Group has been the management company for my co-op for more than 4 years (I've lived here for 6+) and I would not recommend them for several reasons: 1. Unresponsive to emails and voicemails. You have to email several times before you get a response, and even then it is usually something along the lines of "I'll get back to you" - but of course they rarely do. For example, there is an elderly gentleman that lives above me who is hard of hearing. He blasts his TV all hours of the night (our quiet hours start at 10 PM) and it echoes through my entire apartment. I've sent many emails over the last year requesting that they talk to him about getting headphones, using subtitles, or whatever needs to be done to keep the volume down after 10 pm. I've even offered to have a meeting with him and a rep from Ferrara so I can explain how the noise impacts me. I was told they would talk to him and send a letter, but I had to send several follow-up emails since then because there hasn't been a change and I have yet to receive a response to those messages. Ferrara was equally unresponsive to concerns about second hand smoke, water damage, and broken windows. 2. Do not take safety seriously. All units did not have working smoke and CO detectors, some of the detectors in the halls were busted (a unit had a fire and when the door was opened and the hallway filled with smoke, they didn't go off), and several other fire code violations (e.g., illegal storage of flammable materials in the garage, doors not closing properly). A number of residents complained over the course of several months but no action was taken. It wasn't until I emailed the town building inspectors and they cited us for numerous violations that changes were made. 3. There is a resident notification system that allows you to receive texts, emails, and/or voicemails. In theory, this should be a benefit but unfortunately it is not being utilized correctly and residents are not kept informed of serious issues and status of repairs. For example, I got 10 messages about Ferrara closing early for their holiday party but they couldn't be bothered to send notifications/updates when our building had no heat or hot water during a frigid December weekend. Same thing when we had no gas for 2 months. 4. Their Accounting Dept is a mess. We are supposed to get a maintenance bill slipped under our door once a month. For the better part of 3 1/2 years, I was lucky to receive a statement once a quarter and sometimes even less frequently. Was told there were printing issues. Another example...I bought a bicycle but chose to store it in my apartment instead of the bike room. They started charging me an extra $5/month for bike room storage. It took me a few months to realize since I wasn't getting the aforementioned monthly statements. Once I did, I emailed to explain that my bike has always been stored in my apartment, I have never used the bike room, and don't even have a key for the bike room. I was told this had to be "investigated" before the charges could be reversed. Every follow-up was the same story and it took a YEAR for them to reverse the charges. So if you are thinking about moving to a property managed by FMG or about hiring them to manage on your behalf, I recommend that you go with a different option. UPDATE: #1 Robert, in regards to your comment I am not sure how you or the board have gone above and beyond when you don't even give me the courtesy of a response. I have many, many emails to Tom Pallman that have gone unanswered. I've requested that we sit down together with the elderly man who lives above me so we can discuss the best way to move forward (perhaps something as simple as a text when the volume gets too loud past 10 PM). I understand his behavior is not malicious and I want to work together, but again - no response or effort from FMG. If you would like to help, how about you set up an evening meeting for us??? #2 We both know that the co-op has been cited by the building department for safety violations. Almost every day the fire doors are propped open, which is a violation. Going forward, I will take pictures and send directly to the town. #3 Speak to anyone in my building regarding the ongoing communication issues. On 12/28 & 12/29, in frigid temperatures, no RNS notifications were sent regarding the heat and water outages. Residents were clueless as to what was going on and when service would be restored. I would encourage you to check the RNS log to see that your staff sent ZERO messages. If you check the log of calls to building maintenance and your answering service, you will see lots of residents calling during this time. The following week a sign was hung in the lobby apologizing for the issues and lack of communication. One example of a chronic problem. #4 I have multiple written complaints to Joann and Tina re not receiving statements. Maybe you need a new printing company. read more

As a shareholder in our Westchester co-op who was on the Board when we selected The Ferrara Management Group as our new management company, I and the other Board members had high expectations for improving day-to-day quality and overall professional ethics in our property management. FMG met our high expectations and, from my perspective as a shareholder and Board member, has consistently exceeded them. Robert Ferrara and the FMG team are pro-active in keeping our aging property (boiler and elevator servicing, plumbing repairs, etc.) well-maintained. They initiated a service contract for our boiler, upped the quality of elevator maintenance, have worked to keep the cost of co-op plumbing repairs reasonable. Our assigned property manager Tony, besides his monthly meetings with the Board, does an on-site property review with Board members at least once a week and thoroughly familiarized himself with our property when he came on board. When needed, he works hands-on with our super. When asked, Robert has been immediately available to advise knowledgeably and objectively on complex financial and business matters, from refinancing the underlying mortgage to how to proceed with capital improvements, very much benefitting our bottom line. Besides showing up at the property for "look-overs," he has appeared during and in the aftermath of snowstorms to check on snow-clearing efforts. And I understand he has been known to start shoveling! read more

I have lived in a property that Ferrara manages for a little over a year.  I have to agree with what seems to be the overall sentiment of reviewers.  They are not good at what they claim to do in fact they are bad. Unresponsive, unprofessional, apathetic are words that come to mind when I think of dealing with this company.   I would also like to direct this review directly to Robert Ferrara. I called and emailed you Mr. Ferrara, your assistant Alexis, your property manager Tina and her assistant Melina.  I have yet to hear any response from you or anyone I mentioned.  Instead of trying to defend yourself, take a hard look at what your customers are saying and do a better job.  Tina, the property manager for the co-op I own and YOUR employee is poorly representing YOUR company.  I brought an issue to her that is still not resolved in my unit and her response to my concern was "Well it's an old building, what do you expect?".  I own properties Mr. Ferrara and if my property manager represented me to anyone in that way they would no longer be employed. To answer her ridiculous and ungracious question, what I expect is for this old building to be maintained. That's what an operating budget is for. That's what I pay maintenance for and I can only assume that the co-op has the funds because we haven't had an annual meeting and no one has seen any financials.  You all did manage however to get the board to approve another 4 percent raise in the maintenance fees, that directly affects your bottom line. Again I can only assume because no one has seen the income statement. I will gladly pay more to a company that actually does the job. Our renovation plans were delivered to Tina's office in the Bronx in August.  They were returned to us by the super of our building (if you can call him that).  Why have we heard nothing back in regards to the status of our engineering plans?  You must be aware that we can't get any permits or commitments from contractors without approval.  This is your business after all. read more

I wish I could give them negative stars. They are not responsive with complaints at all. It takes 2-3 weeks after you email them for them to respond. Since they have taken over my building, they have imposed maintenance increases almost every year, with nothing to show for it. Our building is pre-war and still looks like it. We have 6 building in our co-op and the lobby's of all of them look awful. There are pieces falling off the side of the building, holes in the fences of the parking lot, potholes all over the parking lot, no heat coming our of our radiators, our elevators stop working at least twice a month, we get package and mail stolen all the time and they do nothing about it. We have had to purchase space heaters to help keep us warm which increases out coned bill but they do not care. Our laundry rooms were "updated" but there is clearly a leak in the ceiling and it's going to collapse on someone. And the new washers and dryers are out every other week causing us to fight over them. Ridiculous service. Would not recommend them to anyone. Seems they are just out for the money. We pay their salaries and we get nothing in return. read more

There is a tree too close to my house. The tree is about 3 feet away and is now higher than the roof. I have been asking for it to be removed for years. On August 9th, one employee of FMG sent an email stating "We are getting estimates for the tree removal and once received will be removing the tree. I will keep you posted on scheduled date for this to be removed." After a few weeks, I attempted to follow up and the employee started ignoring me. I contacted a second employee who also ignored me. Finally a third employee (who was unaware of the false promise) stated that there is not now, nor has there been a plan to remove the tree. When I confronted him with the email from the first employee, he too started to ignore me. Since three FMG employees think it's acceptable to ignore homeowners, it is quite clear that this is considered acceptable in their corporate culture. Also, the fact that one lied and the other two are aware, and did nothing, explains exactly who they are as a company. This is the most unethical and unscrupulous organization I have ever dealt with. Worst management company out there. We hired them and they got rid of our loyal contractors and brought in there own people everything doubled. They hired his son to snow plow and that was overpriced and poorly done as well. No one know what they are talking about and all the assistants do is email and regurgitate the same old information. Leaking pipes in garage lights out, nothing done. The owner will write a response to this of which you must ignore. The agents do not know what they are doing and they have their assistants handle everything from requesting proposals from contractors that are irrelevant. Serious case of the lights are on and no one home, prices doubled with their contractors and everyone is clueless, common line, we are working on it, we have emailed the contractor, its really not a management issue. Agents make onerous demands from their contractors because they forget everything. I know this because my partner is on the board.
