I've been living here for 3 years and never had issues and the leasing office are very friendly and the manager there is the best

Probably one of the worst apartment communities I've lived in. First, do not move in here if you are a young adult... half of this community are elderly people and complain about everything they hear. The walls are paper thin, it took over 7 months to get a window fixed. Angelina in the office has an attitude problem and always sounds miserable. Took two weeks to get my key card fixed. Told me that since my number is not a 407 area code that it won't work for the box to get in the apartment so I had to download an app. My boyfriend and I never had friends over, never played music loud but we got four noise complaints and police at our door because we were talking too loud for the others around us... that are over the age of 50. So if you're looking for a senior home or a retirement home it's perfect for you! Just make sure you don't talk or watch TV too loud after 7 PM. read more

Who wouldn't want to live in an area that is cute, modern and within a mile or two of pretty much everything you need...especially with the price of gas these days? The Flats at Avalon Park offers exactly that and so much more. Not only is it gorgeous and convenient, there is always something going on, very little if any crime happens in these parts and it's tucked away from everything else offering a great deal of privacy and a close knit community. These apartments sit above the cute, classy, quaint little shops of Avalon Park are just as posh looking on the inside as they are on the outside. You can choose to live in a one, two or three bedroom layout with free reign to decorate as you'd like...but like most places you must return the apartment back to its original, bland appearance before moving out. The biggest perk of these apartments is that you are within walking distance of restaurants, shops, banks, and various other places located in Avalon. Publix is less than a mile away, which is in a plaza filled with other convenient stores. A dog park sits right next to Publix, and while it's not very big, it's a perfect place to get some energy out of your pup. For families and friends alike there is a park that features events and movies several times a year. Plus, this is a great area to run in and through...and pretty safe too. Because these apartments are located in a newer, more modern area, they are not cheap. However, the convenience and upscale feel could be worth the money. I'm a fan! read more

I have lived here for the past year and a half. At first everything was great : large rooms, convenient to restaurants and the little downtown Avalon area, and the staff was very helpful. This has drastically changed over my stay here for the worse. I have been placed in a unit above a day care. The children have gotten progressively louder to the point of continuously screaming while they are out on the playground. Now I can understand children being loud, but to quite literally come outside and not stop screaming at the top of their lungs for 30 minutes every hour or so is unacceptable. When brought to the attention of Tracy (The APG property manager) she was less than accommodating and downright rude. She refused to do anything about the problem and went so far as to ask me to go home and leave because I was voicing complaints about her property. The management here has made it so I would never stay here again and I am sorry I ever renewed my lease. I leave at the end of July and I urge anyone who is searching for an apartment in the Avalon area to stay away from this place, as you will not be pleased with the result. read more

My experience with The Flats at Avalon's leasing office was the worst experience I've ever had with any leasing office, by far. It was headache after headache. Honestly, it was an absolute nightmare - so much so that I only lived there for an extremely short period this summer and terminated my lease. The first part of my ordeal has been documented with the Better Business Bureau and can be viewed there, if anyone is genuinely interested. Basically, what I experienced was that they are extremely disorganized and dishonest. They do not communicate well, at all, either. Response times on questions/concerns are absolutely ridiculous. As far as the apartment itself - we lived in building one on the fourth floor with a gorgeous lake view, but elevators are ridiculously slow. It's painful. Unless you want to wait a good 5 minutes every time for the elevator, at least, just take the stairs. For the record, though, they are pretty gross. When we moved into our apartment, one of the kitchen cabinets was off the hinge and we quickly discovered that the sink, as well as garbage disposal, were both leaking. There isn't a community gym specifically for the apartment, only the option to buy a discounted YMCA membership. Also, there isn't a "business center" to use a computer, scan, fax or print important documents, etc., as is usually the case in most apartments, which I found to be pretty inconvenient. If anyone really wants to take the risk in moving here, I'd advise to go with a newer model apartment home! Just my opinion based on my experience! read more

I couldn't find my car and apartment keys. I looked everywhere. I retraced my steps and decided that I must have thrown them away with a bunch of junk mail. Unfortunately I had already put the bag down the trash shoot. I ran into Albeiro Rodriguez, one of our wonderful maintenance team members. He is always so friendly so I told him about my problem. He helped Me find my keys and saved me a lot of hassle and and money. I am very grateful to him!!! read more

I was am very impressed with the community. It's incredibly convenient, and the leasing team, Judi and Amanda, were very helpful. The community felt safe, the neighbors were friendly, and it's quiet - even though there are quite a few restaurants nearby. There were great deals, too. read more

George and Jim did a great job repairing my refrigerator. I place the work order yesterday and they were here today. Did a thorough diagnosis, followed by having to dismantle the fridge, do repairs, and physically put the fridge back together. Great job. read more

My husband and I lived in The Flats from 2018-March of 2020 (the building by CVS). At first, it was a great situation. The leasing office was on top of things and we felt confident we would enjoy living in the heart of Downtown Avalon. As time went on, the issues grew at a rapid pace. When you live in an apartment, you expect things to be somewhat out of your control. We did not have a single issue with our amazing neighbors, it was a dream scenario. The issues we started to have came down to gross mismanagement that I feel obligated to inform anyone considering moving to The Flats. 1. Cleanliness; the sanitary standard of our building greatly declined over time. Multiple times we noticed something putrid and it would not be dealt with for days. The stairway had a horrid smell that was ***never resolved and the elevator would be dirty for weeks at time. 2. The Elevators; I'm going to try to limit this so it does not become a saga - but I would absolutely not recommend either elevator in this building. The evaluations (which are legally required to be done before expiration) expired in 2018 and were not complete until 2019. The elevator by our apartment seemed to function properly when we first moved in but in 2019 it broke down more times than I could count. Before there was a clear pattern, my husband got stuck on the elevator with our dog for hours. The office and maintenance teams responds is something I will never forget and I feel as though it speaks volumes. While we were waiting for an elevator tech to arrive, the maintenance team member informed me they are not required to fix the elevators at all. This struck me as odd considering there are many people in wheelchairs who live in the building and rely heavily on it. When I mentioned this, he stated that that was the families problem to resolve. If you have a family member in a wheelchair, please please please look elsewhere. He then proceeded to complain about how this event had interrupted his dinner. I was absolutely baffled. After this incident, the same elevator broke down and was not up and running again for over 2 months. 3. There are far better options; comparable in price and close in proximity are 8 at East and Hudson at East apartments - our friends moved in around the same time we moved into The Flats and have had a great experience. Not only are they more organized and accommodating, they go above and beyond. At the start of the pandemic, when The Flats was focused on getting new renters and only offering discounts to them, 8 at East and Hudson at East sent their residents a reusable care bag full of thoughtful and helpful items. I hope this was helpful and you are able to avoid the above issues by finding a better option! read more

This is the worst apartment I have ever lived in. The office staff is extremely rude and unprofessional. The rent is very high mainly because it is in Avalon Park. I would not recommend The Flats to anyone it is a high price place that is not worth it. I have friends who live over the YMCA and they informed me the office is not concerned about how much noise the YMCA makes extremely early in the morning. The Flats has a very serious problem with dog poop and urine in the halls, elevators and walkways that they are unconcerned about. I would suggest to anyone stay away from The Flats MP read more

Living in The Flats at Avalon....WONDERFUL! The apartments are very attractive and equipped with necessities, and the buildings and surrounding landscape are beautifully maintained. The office and maintenance staff are friendly and always helpful. Avalon Park is a Community!!! Residents and staff greet you cheerfully! Don't move here this place is really loud at night and sometimes at 7am you will waken up by the people working out in the am at YMCA all you here is them yelling lets go move it scream with music at 7am after a long hard week of working this is what you on Saturday morning and the management wont help they could care less the you get the mulberry's bar until 230 am with the drunks yell or speeding off in there cars cant wait to move read more

Please do not waste your time trying to take up an apartment here. Its very noisy at all odd hours, with music, people talking loud and screaming and children noise. Its smelly all the time due to the powerful exhaust of the restaurants. And they will never refund your full deposit when you leave, even if you leave their apartment spotless and have paid rent every month on the 1st of the month. They just don't care about their tenants. 3 sets of customer service employees (front office) have changed in one year so I am not sure whats going on? Overall a bad experience in every way ! I was foolish enough to take up an apartment for over a year despite reading some negative reviews. But please be warned ! read more

At first we really enjoyed living here. But that changed very quickly. Fire alarms go off every other week or so always at incredibly inconvenient times-- 700pm, midnight, once even as late as 2:00am. So far I haven't seen any meaningful attempt to curb the problem. Our wall is cracked. It leaks. Mold started to grow. We've told them. They haven't done anything. We were told that they can't be held responsible for store noise downstairs. Understandable. What we weren't told is that the store below us would be doing construction regularly, sometimes as last as 1:00am. Parking was awesome. Until they put a cherry picker in the lot, taking up eight spots. Now parking isn't so good. We got yelled at by the staff for having a motorcycle on our patio. We don't have a patio. The response we got? "Well, how was I supposed to know?" Whatever you do, don't move here. I can't wait to leave. read more

I have been renting in Orlando for 7 years and recently moved here. This is by far the worst apartment complex I have ever lived in.If anything breaks it takes maintenance over a month to fix it. The trash chute is always overflowed and the stench leaks out into the hallway. The worst part is the walls are paper thin! I can literally here bedroom conversations from above me and if they turn on the radio forget about it. It's the equivalent of living in a cafeteria full of people. If you have rowdy neighbors the staff will do nothing so prepare to hear every party and pin drop. I cannot wait to move out. This place sucks. It's overpriced because it's in Avalon. It's labeled as a "luxury apartment" but it's just a hyped up low quality living quarter. They have a CVS in their parking lot so act like your in the heart of the hustle and bustle. 1 Star. read more

I have lived here for a year and everything was initially great, however, after an eatery moved in downstairs called Mofongo we are constantly being woke up at 1, 2 or 3 in the morning by their inebriated staff clearly after their 10 pm closing time. Do not move here if you value sleep or have children as the foul language and rowdy behavior is not ok for kids to hear or see. read more
