On March 7th, 2026, while still under a fully valid lease--expiring at 11:59 PM, not a minute earlier--I briefly entered the premises to return my mailbox key and apartment keys as required by the leasing office. During this brief and entirely proper act of compliance, I was issued a $102 citation for "unauthorized parking" at 12:26 PM--a temporal impossibility given that my contractual right to park on the premises was incontrovertibly still in full legal effect. The issuance of this citation is not merely unreasonable--it is administratively capricious, contractually incoherent, and demonstrative of a systemic repudiation of good-faith tenant relations. Further compounding the absurdity, both entities are presently rated "F" by the Better Business Bureau, a fact which--after enduring this ordeal--I find neither surprising nor contestable. Their operational conduct exhibits a persistent dereliction of fiduciary obligation, an abrogation of basic hospitality, and a disturbing propensity for predatory procedural enforcement. Property is not as nice as it looks, constantly having break ins with vehicles and storage areas. This place doesn't maintain anything, get ready to do your own maintenance inside the unit. Water is constantly being shut off all of the time, and no they don't credit anyone for their incompetence. After 18 months it just gets worse every month. I have lived here for four years. This last year I only resigned bc I didn't have time to move. This place is consistently getting worse. Beware if you move in: you will have your water shut off all the time. This means no flushing your toilet or showering all day, no water at all. Please see my photo of just how many times within the last month they had to shut off the water because of emergency leaks. This is not normal in an apartment. When I brought it up to the office they said this is average for any given apartment. As someone who has lived in apartments for the past 18 years.... I have not once ever experienced this issue anywhere else. They gaslight you to the max at this complex and talk over you when you bring anything up. Mandatory "inspections" every few months where they dedicate three days to entering each apartment complex to take photos of everything. What a weird violation of privacy, I have never lived anywhere that does this. Also see the photo of a whole patio FALLING in the front of the building. Right below my apartment. What did they tell new residents moving in that it was? "Construction". Ridiculous. Elevators also down just about every month. The garage doors constantly open bc it's "broken" so cars being stolen and broken into constantly. Office folks have changed more times than I can count and each new set of them just gets worse. The only good thing I have to say is the maintenance crew is great here. Please pick any number of other apartments in the area. I guarantee they are all better/safer. Now that I've finally moved out I can write an honest review. As new & nice this property is, something was always broken or in the midst of being repaired. For example, there is a balcony on the 2nd floor where you can relax but it was 'under construction' almost the entire time I was a tenant. We weren't able to utilize all the amenities even though we were paying for them. Olajuwon, the former property manager was the one who helped me out with the entire process. After his departure, the new staff didn't exude the same jovial spirit his staff did. He was very direct and would find out an answer to something if he didn't know. The new staff would give you the run around about everything. If you're facing Broadway just beware that social spot is right across the street & plays loud music every night. What's more, the uptick in crime, I believe, was caused by management making the decision to use the bottom floor of the parking garage as a paid parking garage. This was the catalyst for most of the car break-ins & other petty crimes. The valet trash company that picked up our trash was so inconsistent. We're paying them to pick up the trash & they weren't being held to their service level agreement by the property management so it's their fault too. In return, the hallways would smell like garbage juice mixed with hot dog water. In short, if you're looking for a busy area with constant noise & broken amenities, you found your dream spot. read more

The review below is based on my partner's and I subjective experience: Moving out becomes a challenge here. Property management deliberately stalls providing information (about month-to-month rates, move out instructions, and prorated rent notice late) leading tenants to surpass the deadline. This predatory scheme appears aimed at trapping tenants within the building and forcing them to pay substantial fees. Despite the valet trash fee, the service is unreliable, causing the never cleaned carpeted hallways to emit the stench of accumulated garbage. Management neglects to rectify this issue or refund the fee, resulting in a widespread ant problem. Complaints to the management office have yielded no improvement in the pest situation. Advertised amenities like coffee shop does not exist. The value for the rent paid is severely lacking. A positive to living here is its location and proximity to the Pearl. My daughter and I toured this property a few days ago and she fell in love with the floor plans and great location! She is looking to relocate downtown and this property meets all of her desires for a luxury apartment. DO NOT LIVE HERE. Management is rude and unhelpful. Our cars are being vandalized and robbed and they won't install security cameras. Homeless people squat in empty units and break into the building. The "courtesy officer" is supposed to be available 24/7 but they've never answered a phone call for me. The property manager regularly sends the police out to the pool to check for resident wristbands (that they didn't provide half of us with) but refuse to take action on real crime. There is no dog park as advertised. There is a city park across the street that's riddled with homeless people who yell at you, follow you, do drugs, and aren't dressed half the time. They do fire alarm testing with no warning and at all hours of the night. Despite the valet trash fee that you pay, the service doesn't show up every time it's supposed to so the hallways reek of garbage sitting outside. Management will not fix this and will not reimburse you for the fee. This has led to the ant problem throughout the building. Despite going to the office to complain about this I've seen no change or improvement with the bugs. Good luck moving out if you do live here. The property manager told us to wait to five our notice until he could "track down" the price we'd pay if we went month to month. He continued to give us the runaround until we passed our 60 day notice mark so we got stuck in the building for months longer after he claimed we didn't give our notice in time, even though he told us himself to wait, knowing our intentions were to move at the end of our lease. This is such an obvious scam to keep units filled. The elevators don't work half the time and they're covered in urine and spilled alcohol. If you speak to the property manager and don't get it in writing he will deny speaking with you and won't do what you've asked. They laugh off safety issues and allow illegal air bnbs so the fitness center is always filled up with non residents. Not at all worth the money you pay. Most good reviews are from those who took tours and not from residents. Please read the reviews of people who really live here. The property management company reports bad reviews so that you can't see real resident's experiences while forcing those who take tours to leave five star reviews. read more

This apartment building may seem like a good place to live-nice amenities, modern finishing in the units, a nice pool, and a pretty big gym. HOWEVER, I URGE YOU TO NOT LIVE ON THE GROUND FLOOR. I've been living here for 6 months now, and I've experienced so many issues. 1. ANTS PROBLEMS. I live on the ground floor, and I'll never ever live on a ground floor in any apartment complex anymore after this horrendous and ridiculous experience here. I've found massive ant trails in my apartment and outside of the apartment. This is after I've cleaned and put everything away. The ants would emerge out of nowhere!!! I found ant trails behind the kitchen stoves, near the sinks, along the window seals. I also repeatedly called pest control to come by every 2 weeks. The maintainece crew even caulked all the cracks or holes they saw in the wall, but THEY ARE STILL IN MY APARTMENT. Yesterday, I took a shower and used some sugar scrubs. This morning, I found ANTS IN MY BATHROOM. They were crawling in my BATHTUB. This is ridiculous. It just seems that the ANTS ARE EVERYWHERE. They must have infiltrated the building. It's incredibly frustrating to have to deal with this all the time. I've been very careful about wiping down the counter, securely storing my foods, but I WILL NOT ALLOW THIS interfere with my life for the potentiality of attracting ants. I pay good money to live in this apartment, and I cannot be dealing with this bs any longer. I have complained this to management multiple times, but they are not doing anything concrete to resolve this situation. The guy in the leasing office said "We'll talk to the pest control guy to figure out a new solution". It's getting to the point that I either need to be moved into a new unit that is not the ground floor OR receive monetary compensation for this bs. 2. I can hear my upstairs neighbor stomping all the time. Complained multiple times to the management, but they did not do anything about it. I'm a light sleeper, so it'd quite annoying to be woken up by my upstairs neighbor every morning and listening to them getting ready for work. 3. I had my bike stolen when I first moved in. I parked my bike in the second floor bike room, and after a week, it was gone. I complained this to management and requested them to look into the surveillance videos. They told me they would get to me after asking their construction workers, but they never got back to me. I don't think the surveillance cameras actually work because they were hesitate about looking into them. This never got resolved either. Bottom line, DO NOT LIVE IN THIS COMPLEX, if you want to/have to, DO NOT LIVE ON THE GROUND FLOOR. It's been an absolutely nightmare trying to deal with the ants and the management office. P.S. I visited these apartments twice, both times with appointments. The first time, I went alone and thought the place was great. However, I decided to tour again with someone else for a second opinion after doing some online research. I recommend taking the self-guided tour at least once to ensure you aren't misled by the areas of the building they purposefully put on display. On guided tours, they will only show you the first floor and amenity areas, which all seem great. However, be sure to take the optional self-guided tour and visit the other floors on your own. I found that all other floors have narrow, dirty, carpeted hallways that are moist and humid, which is quite unpleasant. I'm not sure if the moisture is due to the dirty carpet being wet or an entirely different issue. Additionally, despite parking in the spots marked specifically for future resident parking and having appointments to tour the property, I received a $90 parking ticket in the mail two weeks later. read more
