For my wife and I, failure was really not an option, it was time to move on from our 1 bedroom apartment and become home owners. We knew going in that even a positive referral is no guarantee of a positive result. I spoke with Frank for the first time via phone, he came of as very professional, educated, informative and absolutely determined to succeed for us. We met with him not long after, He was well prepared as were we. We discussed the mission, the finances, and got to know each other and hit it off right out of the gate, he is very personable and humorous. Once we were calibrated as a team, Frank followed through relentlessly for us. We were as organized as we could be, our finances were in order and our rates were even improved dramatically thanks to the introduction of his referred lender. We were off to the races and we proceeded to view to the best of my recollection 14 houses, all within our budget. Never once did Frank attempt to influence us into paying more that we were set and comfortable to pay, or try to encourage moving to an undesirable neighborhood in order to find something more in our wheelhouse. In fact Frank was very keen and straightforward about a few of the locations we chose, inevitably he said what we were thinking which was that some of these options are not a good fit for us and yet, he had no hesitation to show us any house we wanted to see, also providing many picks of his own that we may not had seen advertised elsewhere. In Fact, throughout the process, Frank became a deep well of savings related recommendations and resources. Many of which we have utilized and were very pleased with the results. Frank kept us at what felt like the top of his priority list, Once houses were being scheduled for viewing, we never went a day without contact, proving that he does all he can to be accessible to you at the level that fits your mission and comfort zone. Near the tail end of our journey we found the perfect home, so much more than we had hoped and prayed for, exactly within budget in a desirable neighborhood. Frank facilitated the near immediate offer, we were in contention on day 2 of the home being advertised, we were chosen to begin escrow on day 3 thanks to Frank's persistance and go get em' approach, he worked closely with my lender, and the sellers realtor to get escrow closed on time and has continued to be a fantastic resource and I will gladly say "Friend" of ours now that we are moved in. In Closing When I read up on Frank based on his multiple reviews found around the internet, I felt like i was reading in some sense a fabrication, as the volume and quality of positive feedback seemed inflated and borderline ridiculous. Now that our home is bought and we are moved in, I had a minute to re-read some of those specific feed backs, Not a word out of place, not an exaggeration found anywhere, Frank is the real deal, undisputed, We were absolutely blessed to have him on our team, To say that Frank went the extra Mile would be an insufficient and pale cliche' that would dramatically undervalue his skills and dedication and value. I should have told you that my investment goal is to not buy a place based on the "projected rent" you told me, hoping and praying after I bought the place that the current tenants, who are paying way lower than said projected rent, would move out some day. I don't know if it was obvious to you that I wouldn't want to pay a price that factors in those fantasy projected rents. On a separate property, I should have also told you that it's not my within the bounds of my investment goals to pay 800k for a place that was listed (and failed to sell) at $699k 7 months ago, when absolutely nothing changed. You had projected rents here again which was very iffy ($4500 for a 5br 2bath built in 1913, old af in a bad neighborhood). The takeaway from this is, I apologize I did not patiently communicate to you my investment goals that is not to pay top dollar just so I could hope and pray miracles would happen so that I would break even. You don't dictate market prices but you dictate whether or not you'd solicit people for business then turn around and offer insulting BS "deals" like that.
