Where should I start? Vanessa was recommended to me by my realtor. I was short selling my house and my husband was buying his first home. We used her for both. I was told that she was "the best" and that I wanted her on my side. That is the biggest lie ever! Vanessa and her staff are likely the least caring group of people I have had the displeasure of doing business with. Lets start with the contract on the new house: I felt like she was working for the seller. I was the point of contact throughout the buying process. I talked with Vanessa. When there were issues with the house she basically told me I had to accept them or the seller was probably going to cancel on me and move to the next buyer (several offers on the table), instead of negotiating for me and trying to find a happy medium with the seller. I had to push the things that we wanted fixed and was afraid the entire time that our contract was going to be cancelled. She was totally spineless. Fast forward to closing.. the taxes on the HUD were wrong. In between accepting our offer and the closing the sellers were approved for a senior exemption which lowered their taxes. Had I not caught that mistake (yes, me!!) we would have lost a few hundred dollars at the closing table. When it was brought to her attention she argued that she was right and basically made my realtor and me feel like idiots. She changed her tune at the closing table when I showed her the tax bill that the seller gave me and compared them to what was listed on the HUD. She was purposely vague about me being on the title to the new house because she thought she was going to help my short sale. She told me no big deal, we'll just add you later. Well, later came and she is nowhere to be found! I have emailed her 4 times in the last month and she never responds (more on that in a bit, I should have expected this). Now I have to pay another attorney $150.00 to be added to the title of our house. My short sale: WOW! She was shuffling my paperwork around in her office for 8 months. She was probably using my documents as coasters for her coffee. No progress whatsoever. Even my lender Wells Fargo told me that she was horrible and I needed a new lawyer because her lack of involvement was going to get me foreclosed on. My buyer cancelled on me because of no progress in 8 months. My buyer cancelled and then resigned when I got a new attorney, that's how much she wanted my house. Unfortunately the damage had already been done w/ my 2nd lender. When Vanessa finally decided to get involved she hit a brick wall with my 2nd lender. Vanessa told me that they were stuck at $10,000 to release the lien and that Wells Fargo would only give them $8500.00. I asked her if I could write the second lender and beg for them to accept what Wells Fargo was offering and she told me I could. The second lender agreed to $8500.00! Thank goodness! We're making progress, right? Well, it took 8 months to get to this point and since I was able to negotiate that myself I decided since the buyer was signing a new contract I needed a new lawyer that wouldn't take another 8 months to get nowhere! My new attorney worked that file for 3 months and guess where I ended up? In foreclosure. Want to know why?? The first lender would only give the second lender $1500.00 and the second lender wanted the $8500.00 I negotiated with Vanessa's blessing! The day my new attorney took the file she told me flat out that she has no idea where the $8500.00 figure was coming from because she couldn't see Wells Fargo paying that much. She knew it was going to be a problem from day 1. Thanks, Vanessa, Not only did her legal "advice" assist me in getting foreclosed on I have to pay a new lawyer $150.00 to get on the title to our new house. The title my new lawyer said I could have been on THE ENTIRE TIME. I would never recommend Vanessa for anything. Then I received a virus email from her short sale specialist asking me to download a dropbox link because there were "important documents" in there. Always keeping it professional! read more

Her office was very good about communicating throughout the process. Vanessa recently assisted us with the purchase of our home when we relocated from Charlotte to Chicago. There were several complications (the former owner had passed away and the home was held in trust for her two children, we encountered several serious inspection issues, and we decided to close a week early). In addition, there were several parties (the beneficiaries, lender, and a relocation company). Despite all these complications, Vanessa quickly and smoothly navigated us through the purchase of our home. The two times that she absolutely excelled was during the inspection process and the closing process. During the inspection process, Vanessa made herself available to us a number of times outside of business hours to discuss the issues raised in the inspection report and to advise us on the best way to proceed. In addition, Vanessa provided recommendations for the additional inspections and services. Being new to the area, we had no idea who to contact concerning electricity, plumbing, asbestos, etc. Vanessa was able to get us in contact with reputable service providers who were able to walk us through the issues and potential costs over the phone so that we would have additional information even before the scheduled appointments. Vanessa also did a remarkable job getting us to the closing. Our financing came through early so we decided to push up the closing date and get an early start on our renovations. Moving the closing required a whirlwind of activity with the sellers (one of whom was out of state), lenders and title company. Vanessa coordinated all of it and provided us with timely updates. There were numerous complications and Vanessa handled them all. She did such a remarkable job that at the closing the attorney for the seller kept telling us that we were so lucky to have her representing us. He had never seen anyone accomplish so much in such a short time period. Any time that you purchase a home it is stressful. When you purchase a home as part of a cross-country relocation, there are so many additional stresses. I am so grateful that we had Vanessa to represent us in the purchase of our home.
