I have never reviewed a realtor before, because the last time we had moved, the internet was just in its beginning. This may be a bit lengthy, but for those of you that don't want to read my whole review, I will summarize it in the next sentence, and elaborate after for those that want more detail. I would 100% recommend, and I am beyond happy with Geoff Goolsby, and the whole Goolsby Group. Our family had no solid plans to move, but would often talk about how we wanted a bigger place, in a little different neighborhood. I despised the thought of moving, as we have lived 17 years in our home, and did not want to think about packing, signing, etc. One day out of the blue Geoff called us, saying he had recently sold a house in our neighborhood and wondered if we had any interest in selling. He said he had people that may be interested in ours if we were in the market to sell. We sat on it for a while, and about a month later, I stopped by an open house he was putting on in the neighborhood, and scheduled a meeting with him. We met later that week at my home, where he told me that there was a high interest in homes in my area, and talked about an elaborate database of people who he would reach out to who have should general interest in moving in to a house like ours. Honestly, I thought, "this is BS, he's just trying to get me to sign on with him." I am a very skeptical guy, so I told him that I will probably never trust him, and that he was going to have to show me he's for real. I'll get to it later, but he earned my total trust as he guided us through this very confusing and difficult process. He showed me what he was talking about, and discussed his ideas he had for selling my house, and the purchasing of a new home. Since we weren't not fully ready to move, we decided to prep our house for sale, by staging it, making a website for it, and promoting it before putting on the market. Once we found our home we wanted to buy, we would go on market if there wasn't a buyer lined up. He called it "Love it, then List it." Things moved quickly, as Geoff found our dream home that we knew we had to have. We had a professional stager come by, and direct us on what to do to sell our home, and then shortly after we had house staged a professional photographer did photos of the home, that were pretty amazing. The photographer later shot video footage which included drone footage, etc. It made our home look even more amazing, as he highlighted all the amazing thing we had upgraded over the years. It was amazing. Within probably hours ( for real, it had to be less than a half of a day) of the website being created Geoff said he had someone that wanted to look at the home. Ultimately the first person that Geoff found ended up buying our home at higher than what we were asking. Geoff and his team were proving to be the real deal. He marketed out home better than I could ever imagine any one else could have, and we never had to worry about open houses, hoards of people coming by... none of that. All the things that pushed me a way from moving, we didn't even have to deal with as he found a buyer in the first few hours. As soon as we had found home we wanted to buy, somehow Geoff arranged for us to be the first ones to see it. It went on the market one evening, and we were looking at the home the next morning. It was truly our dream home, and we know it was the one. No doubt in our mind. Geoff met with the listing agent and the seller that day and presented an offer. The seller wasn't ready to accept right then, so Geoff met with the seller and the agent again the next day (might have been 2 days later) and presented the offer again. It was accepted, and thus began the process to ultimately move in to our dream home. The escrow part was something I had been regretting, but honestly it went really smoothly. Everything except the final signing is docusigned, so that was super easy. We only had to come in at the very end to sign the closing docs. It was simple. One thing that was great about Geoff is he has great contacts. The house we sold needed dry rot work, and he called and arranged it, same with the roofers. Though we didn't need much, he seems to know a ton of people that are able to service our home if you need it. It's pretty amazing some of the stuff Geoff does for our community. He puts on a free pumpkin patch at the park, puts out flags on peoples sidewalks on the fourth of July, and has a great feel for the vibe of the neighborhood we changed homes in. I really cannot say enough about our experience with Geoff. He will work his butt off for you, his communication is great, and he knows what he's doing. Great guy, great reality group. Amanda Camacho from the Jeff and Geoff Team comes with the highest of recommendations! Upside down on a house I bought in 2005, I just wanted to sell it for what I owed. Amanda reached out to me through a private Facebook group we were both a part of. I was clear with her that I wouldn't consider a sale unless I could make what I owed. It was obvious at our first meeting that she prepared with extensive research on the house and the area, showed me I was reasonable in my asking price. At this meeting, I also joked that it'd be great if the house sold without me ever having to step foot inside it again. The house still had renters in it at the time, and Amanda was more than willing to work with them in order to get the house sold. Unfortunately, the former tenants were uncooperative and caused a decent amount of damage to it. Amanda was incredibly patient. She worked alongside our property manager to get the tenants out and the house up for sale as quickly as possible. When they finally left, she immediately had a crew to clean and repair damages, always the one to go inspect the place herself. Every outside contractor/cleaning crew she used had reasonable prices. Amanda was always mindful of my checkbook, knowing I was taking a loss on the house regardless. Through the entire process, Amanda and her team kept me informed of the progress multiple times a week. She was always available to me, through text, phone, and email. She was patient with the many questions I'd text her and was quick to respond. Once the house went into escrow, her assistant, Laura, would text or email, as well, to update me, at least weekly, more frequently, if I asked! The house did sell for what I needed to pay off my loan. Amanda was always clear to the buyer's agent about my situation and was upfront about the fact that I had little wiggle room for negotiations. Amanda would offer me her advice, but always respected my decisions or ideas, not even the least bit pushy. I know I wasn't Amanda's only client at the time, and I'm sure, far from it, but she did make me feel like I was her one and only and as if she spent everyday working for me. I really couldn't be happier with Amanda, I feel that she went above and beyond my expectations.
