The pool is ALWAYS shut down or disgusting- never cleaned properly. The on site washer and dryer's are always disgusting, and broken down. Don't get me started on how TRASHED the room is. UGH. 3. The doors of the apartments are extremely cheap (especially the walls & windows), and each and every one of them will not close properly. Allowing the weather and all critters to enter. 4. The garbage is always overflowing. They allow non-residents to come here and dump their stuff. 5. The A/C has problems 24/7. And it occasionally emits a strong sewage smell. I have recently moved into one of their apartments in TN where it is illegal to smoke marijuana, not only in the complex but in the state, and there is a tenant around us that smokes regularly. When that tenant starts smoking weed it makes its way into my apartment and stinks up the whole place. We have tried to talk to the property manager multiple times but every time they say the tenant will be out the weed smell begins again. They have been negligent in removing this tenant, in helping us move to a new safe apartment, and by providing a habitable space for their residents. I would love to know how ECI Group LLC is getting around Tennessee Statues code 66-28-514 which provides safety for the tenant from price increases due to management's lack of enforcement of the lease, i.e. Crime/drug-free Housing (Section 4/6)and No-Smoking (Section 7)Addendums? The Crime/drug-free Housing Addendum (sections 4 & 6) of the lease contract is not being enforced and the No-Smoking Addendum (Section 7) offers remedies for the management company to assist other residents with economic damages. DO NOT RENT AT ANY APARTMENT COMPLEX OWNED BY ECI GROUPS. It is not worth the trouble of bad management, communication, and an inhabitable living space.

After putting down a $500 deposit for a property with a planned move-in date of 12/5, I found myself dealing with a series of miscommunications and a lack of professionalism that led to me losing my deposit, despite never moving in. From the start, things felt off. I initially spoke with an employee named Andy, who assured me that the lease was set up for my needs, including accommodations for my dog. However, when the lease arrived, there was no mention of my pet. After weeks of back-and-forth and unclear communication--at one point Andy had been replaced, and I was dealing with someone new--I discovered that the property wasn't even in the Williamson County school district as implied, but in Maury County. This alone raised serious concerns about their transparency and management. In the meantime, my company's needs changed, and I had to adjust my move-in date. I contacted Mrs. McDonald directly to explain the situation and request my deposit back, especially considering that I hadn't even moved in. After multiple messages and delays, I was told that I wouldn't be receiving a refund. Mrs. McDonald went as far as to reference listening to recorded conversations to confirm what her former employee "didn't" say--completely ignoring the fact that my work-related situation had shifted, making the 12/5 date unfeasible. As a business owner with several colleagues and families relocating to the area, I would have appreciated a more business-savvy approach. Instead, I was left out $500 for a deposit, plus over $200 in application fees, with no acknowledgment of the larger opportunity for business collaboration. Brookside Properties, a company specializing in both residential and commercial real estate, could have leveraged our ongoing relocation plans, which will involve more than 10 families and significant commercial space needs. Unfortunately, they chose to prioritize a small deposit over potential business worth six figures annually. In short, I cannot recommend doing business with a management team that prioritizes short-term gains over long-term relationships. If this is how they handle potential clients, imagine the headache for anyone already locked into a lease.

Not to mention they don't mention on website to use game room and gym you need to purchase a key fob because that shouldn't be included in the amount of rent . As well as you HAVE to keep renters insurance and if you don't pay that you CANT pay rent. They'll lure you in with move in specials only to show why they have to do those. These apartments weren't worth my mental and physical health. The times they come to your door don't care to let you know ahead even by minutes so my 15 mth old nap time don't matter . Everything is just when convenient for them that's it. I have spent money I need to put towards rent on the AC Issue but waiving late fee on rent is what they thinks solve the problem . It didn't. There were other apts with better amenities for the price you pay . There's 39 buildings here 12 doors to each and one pool to make it better. Moving in I had to reclean my apartment as well if everything else ain't enough. But got ignored to the cleaning position. Don't move here especially if you have kids. I've never dealt with this much stress trying to have a home .

I'm a kill em with kindness kinda gal and the response from Ryan pushed me so far past my limit. -- If I were as bad at my job as Acclaimed is, I would have been fired years ago. I have struggled to get emails returned and, when my contact person (Ryan Lockery) does respond, he rarely addresses the questions I ask. Today, I received a document I had requested back at the beginning of June (it's currently late July) after CCing multiple other community members. I was initially sent 14 year-old documentation and my questions about the accuracy of it were ignored. It took three emails to get a response with the wrong documents in the first place. I've had mixed feelings about selling my property and moving on but the thought of never having to interact with Acclaimed or their employees again makes the decision much easier.
