The worst place to live in Franklin. Management is absolutely terrible and hit you with insane fees when you try to move out.

Danielle, Rick, and the rest of the team at Carrington Hills have been incredible. We had a slight hiccup prior to moving into our new unit, but they managed to get it all sorted out very quickly. On top of that, they personally took care of me and my family so that we were comfortable while our unit was getting finished up. It's been a great experience so far! read more

The management lies to the residents every chance they get. They plea with the residents for good review. they don't care about the true safety of the residents or the fire and ems would be able to get in and out of the gates without having someone run to try and open them. I would sue if it was my loved one they were trying to get to. they also do not honor Emotional support pets as required by law. they claim people have more pets than they do. I have known people that live here and none of them like it. All of them stay for convenience to work or until they can leave. read more

I have lived here since 2020, and now since 2022 I have grown to hate living here at Carrington Hills. Highly..Highly disappointed in my UDR experience. I have made several requests for my Air Conditioner Unit to be fixed/repaired, etc. Carrington Hills only response is either replacing the air filter . I was even here when the maintenance person was scheduled to look at. All he advised was moving the tubes/pipes to release more freon (supposedly), which is extremely ridiculous. I have sent numerous videos to Danielle Rolfe and the rest of the Carrington Hills staff demonstrating the loud noise the Air Conditioner makes...especially when the heat is turned up. Sadly..we are now in the winter season. Danielle Rolfe finally responded to my request for repair...she said that it will be replaced, but does not know length of time for the new unit to arrive, also the vendor will need to be scheduled to install it. When I asked what is typical...she stated "she does not know"...but will let me know when it is ordered. How can someone be a property manager of an apartment community and not provide better timelines of when my unit could arrive. I have been complaining about this issue for months. It seems that I either: 1) Turn the warm air on...and lose sleep due to the air unit shaking and vibrating. 2) Freeze. I provided an email in the text message to Danielle and the rest of the staff for communication purposes if there is an order sent, etc. However, no response on that issue. Also, wanting to speak to someone at Corporate office. I am in the works to get an attorney involved in this matter. Habitable conditions need to be maintained by the landlord. read more

Rick is the best in the office!! He is friendly and helped in a big way on my daughter's 16th bday, I will never forget that.

The staff is nice. The way things are handled is a different story. Complaints are quick to be handed out for trivial things to the point is comes across as harassment. The policies are not consistent. I have lived there for a year and a half and only ever vacuumed 1 night at 3:30 one time. The neighbor below came banging on door then placed a complaint. An email was immediately received. Mind you, 1st time after 1.5 years. The fans in bathrooms are able to be heard thru floors. This is a daily awakening at 1:30 am from below apartment. My daughter had her 16th birthday with 3 friends after a year. The girls created a dance for about 45 min mind you mid day and received a complaint. Other kids in building were making noise next to neighbor below as confirmed by another neighbor. We received blame from neighbor below. Tennessee is very high in trafficking and foster parenting. Based on this incident it appears there are neighbors in place to falsify complaints and cause havoc on some parents. This is very concerning and very unethical. A normal person can realize that obviously floors are thin and learn to accept day to day normal noises. The fact the complex sends complaint for all complaints is a problem. read more

As responsive as the management is, they aren't very forceful. We have neighbors who apparently think it's appropriate to smoke pot (illegal in TN) and blast loud bass heavy music at 4:30AM on a Sunday. When I complain, the management team is supportive but has put it back on me to call the police/deal with the noise. Sorry, but an eviction notice might be more appropriate. Also, when we moved in, something I didn't notice but revealed itself a few weeks later was the toilet being FILTHY. The seat broke off (cheap) and there was leftover POOP from another resident. When I asked if someone could come in and clean it, they said the 3 day grace period had lapsed and they'd give us a $50 credit instead. So I had to clean up someone else's poop. Pick another complex if you must live in an apartment. These are old, not very clean, and the neighbors are inconsiderate. read more

If I could give it 0 stars, I would. We had A/C problems for over a year. The only reason it got replaced was because I talked to the complex's manager's manager's manager. Yes, you heard that right I had to go up the chain 3 times. Our electric bill was over $100 a month, sometimes $200+. We only had 1089 square feet. I lived a couple miles away in a smaller apartment and never paid over $100 a month. You pay for parking spots that aren't assigned and are regularly filled up. The prices are through the roof for old apartments. Don't let the new paint fool you, it's just masking old issues. Go down the road and pay the same price for a newer unit. Carrington Hills has been my home for about 2 years now. If you're looking for semi-affordable living, this is a good place to look! The maintenance workers are extremely responsive and very nice. One thing I will say as a down side is that the parking is really bad once everyone starts coming home. There is not really any extra room for people to leave moving trucks, trailers for when they move in/out OR there is some type of construction going on in which they need to leave large machinery in parking spots, which limits availability of spots. Having guests over can be a nightmare in that sense. It would be tolerable if you didn't have to pay 20 DOLLARS A MONTH to park where you have to walk half a football field at least to get to your apartment. I would really appreciate seeing some improvement in this or at least reduced parking costs due to the inconvenience. To end on a positive note, overall, I think the apartments are of relatively good condition and In a very convenient location. I live on the top level, and I can say that I've never complained about noise from my neighbors. I could be wrong, but I think the prices here are some of the best around for how much space you get and for the location. I also appreciated that when we resigned, they didn't jack up the price of our rent. They kept it at a reasonable price that we could still afford, unlike my last experience with another apartment complex. read more

In a nutshell, I love my home at Carrington Hills!! This has been my home for just over three years now! I chose this place instead of others because it had all the amenity options I was looking for and was within budget. My particular unit has a wood burning fireplace, faux wood floors and faux granite countertops, there's optional garages or carports, and a gym that they just remodeled! During some hard times over the past couple years, Amy (Manager) has been so helpful and neighborly! (Hey girl, heeeey! ‍)The maintenance staff are on point, too! I put in a request for a broken ceiling fan one morning, left for work, came back early that afternoon and had a brand new ceiling fan! Whew! The price is comparable to other options around the Franklin area, especially considering the square footage and amenities. From what I've seen, other places are smaller for the same price. It stays relatively quiet throughout the property, too. No drama or loud craziness. It's definitely a lovely place to make your own! Living at Carrington hills was a MESS. There was issue after issue every month if not every other week. From air conditioning, mold, leaky taps, broken microwave, broken stove, absent washer/dryer unit, trash littered around the grounds, no dog bags/broken bag dispensers, spider/ ant infestation and more. I genuinely don't have any good to say about my stay besides it being on a nice property when it was kept up which was selective. Better yet the renovations were inconvenient, as well as shittly done. From paint being on walls it shouldn't, to roofing pieces being scattered around the grounds and on my balcony. The management was and is atrocious, rude customer service and negligence from maintenance staff. To top it off before leaving jacking up the price was quite frankly ridiculous because those apartments aren't worth that much even with the renovation. You can also say goodbye to your deposit because they'll make any excuse to keep most your money. I'm glad to be out of that janky apartment, if you're gonna spend that kinda money look elsewhere because it's just not worth what the ask is. Pay the money towards an apartment that is worth it!! read more

I have ptsd and am autistic. The office brushed off Maintenance issues like water leaking from an electrical socket for a month. They kept telling me " he'll be by tomorrow ". But a month later still nothing. Then without a scheduled or appointed time... the maintenance man walks into my apartment while I'm asleep. Because i was unexpecting of him my ptsd was triggered. I let him know that was an issue and went down to the office to voice my frustration. I was in a triggered state of fight or flight so i was visibly upset. The office managers then attempted to lie to me about the situation and i get more upset... i was taken to court because of my ptsd trigger and outburst. And am now being evicted. I watched two women lie in a court room to a judge, myself and everyone in the courtroom. read more

Carrington Hills - Apartments Near Me - Franklin, Tennessee

DO NOT MOVE HERE I lived in this apartment complex from 1/2020 until 2/2023. At first it was a great place to live. They had reasonable prices, the location was great, and the service was great! By the time I left, that was no longer the case. They continue to raise the rent by hundreds of dollars, despite not offering services to match the price increase. Maintenance used to be super quick when I first moved in. By the end, they were doing things like "fixing" our sink, but wiring it to where red = cold water and blue = hot water. We had to send multiple requests to get our dryer fixed. It was overheating and wouldn't turn off when the door was opened, so our clothes smelled like smoke and we used our meat thermometer to test the heat and it was reading 200 degrees! They also charge for everything. You have to pay for parking. But will you get a spot close to your apartment? Not likely! I was consistently parking multiple buildings away despite paying. If you want USPS to leave packages you'll have to pay for Parcel Pending. The other services (UPS, FedEx, Amazon) will leave packages, but if it won't fit in a small mailbox, USPS won't leave it unless you pay! I went to the post office four times during this last Christmas season to pick up packages that they wouldn't leave. Also, you have to pay for valet trash pickup. It's $30 a month. However, in the last month of my lease, the trash pickup people forgot to get my trash one day. The front office said it was still our responsibility (despite paying $360 a year for it not to be our responsibility) and promptly charged us $25 per bag. The most interesting thing that happened while I lived there was that during a storm one night, a tree fell onto my car (picture included). What did Carrington Hills do? Nothing! They sent me to their insurance people, who told me it was an "act of nature", so they weren't responsible. There are other problems as well, such as loud neighbors, the drifting smell of marijuana smoke coming from other apartments, trash being left out, periods where the steps are falling apart, a Draconian front office, and so on. It's sad that a place that I really loved the first year or two that I lived there has fallen to where it is now. Hopefully they can get back to where they once were! Until then, please do your research and stay clear of Carrington Hills (and other UDR apartments). Thanks for reading my rant lol. read more

The staff work very hard for their residents. I know they stay busy. Danielle, Tori, Amy, Jake, and Raul have been phenomenal to work with during my stay here. The maintenance team has always been very sharp in responding. The grounds are well maintained and the hills really set this property apart from any around it. I rarely had any concerns while living here. The neighborhood was quiet and gated, I've recommended this place to a couple of friends who have really enjoying being a hop away for the interstate. Great community!! Clean, safe, quick maintenance response.

We lived there for 1 year and it was the most disappointing place we have ever lived. Here are the reasons. 1. Had neighbors below us that should of been in nursing home but smoked probably 2 packs of Cigs a day. Our entire apartment stunk so so bad and the office would do nothing at all. 2. Same neighbors below us had the volume up so so loud on there TV that it shook our floor and again the office would nothing but not renew our lease because we complained to much. . 3. Crime was getting out of control. Had numerous break-ins that amounted to us being concerned for our personal property. Thank god a Nashville officer lived across the hallway. 4. When gate was broken at entrance it stayed broken for weeks and weeks. How long does it really take to fix a gate ? 5. Rent too high compared to other complexes such as Southwind. Granted Southwind is older but apartments are laid out more like a home. 6. Parking was bad, had a really tough time getting decent parking spot and that is where Southwind ( we have since moved into Southwind ) has amazing parking. 7. Pool is a place where other tenants brought way too many of there friends and the office did nothing about it. 8. Grills at pool went down so they never fixed them for well over 7 months. 9. Tenant animals pretty much took all lawns, and I mean out kids could not walk in grass without have shit covered shoes. 10. Tennis courts were absolutely disgusting and no lights. On a positive note, the pool area was beautiful and the maintenance guys were fantastic but had there hands tied with management on decisions. I must say I am not doing this to get revenge for anything, we left and owed nothing and did get our deposit back, we were very happy the day we moved out. I also checked Apartmentratings.com and the ratings for Carrington Hills are terrible. I wish i would of checked that out prior to moving in ! read more

After searching for apartments that we can afford we decided on Carrington Hills. I must say that although we were initially nervous we are now very happy with our decision. The maintenance staff is quick and efficient, the apartment is very spacious and quiet, and the lady's in the clubhouse are always smiling and willing to help. (Go see Taylor or Charly...they're great) It's the little things: Tennessee received one of it's many winter ice storms during our first week living there and when we awoke the next morning all the hills and streets around Carrington were cleared of ice by the apartment crew. Great job! The bad: We will occasionally smell cigarette smoke in our apartment but they have been very accommodating with helping us eliminate the smoke smell. Must have been from a previous resident. Overall: I would recommend this Carrington to anyone looking for a nice apartment complex that isn't overpriced. read more

He was extremely polite, showed us every apartment that could have met our needs, the fitness center, the business center, the huge dog park, and had every piece of information we needed ready for our appointment. After our tours, we needed more information about flooring in the unit we were thinking about leasing. So, he said he would email it to us as soon as he found it. Well, he did and it wasn't more than 15 minutes after we left the complex for another appointment in Nashville. Well done H.B.!!! The complex was nice, the pool is resort style and very inviting, the apartments were cozy, the dog park is one of a kind, and the complex grounds were well kept. However, it did not meet all of our needs at this time but it was definitely our second choice (the unit was not ground floor and we have small dogs that potty every 2-3 hours). Any maintenance requests I've ever had has been handled quickly and the grounds are well kept. They frequently add upgrades such as keyless locks, which has been wonderful and have remodeled the gym. Apartment from hell... Before there were problems, I liked the leasing office staff since they were nice but the second there was a problem, they get nasty. Even before that, I wasn't completely in love with this place. I come across a terrifying creature called the cavern cricket almost daily. They jump really high and they're huge. It's disgusting. Worse than silverfish or cockroaches. Also, it's honestly embarrassing to live here. While I do pay the same amount as my previous apartment which was actually a luxury apartment, I never let friends over because they would find out that I live on a mountain by the highway and that they have to pass low wires and fast food restaurants to get here. I hate sitting on the balcony because the Ac units are constantly making sounds and there is no peace. After my toilet flooded and management tried to make me feel guilty for it as if I had any control over their shitty facilities... Im just kind of done with these guys. I pretty much was done before the flooding but this flooding was such an ordeal. Why can't people just do the right thing? They should have righted this terrible situation but instead, they do their best to try and find fault in me and question me as much possible to find something to use against me. The fact is that I've been here for 2 months and for the first month, I put in two service requests for a constantly running toilet. Now, one month later, the toilet overflows and they tell me it's just a coincidence. I have two bathrooms and never used this one because I used the other one. I should be able to use both bathrooms. I'm paying for both but apparently, since I only put in two service requests, a month prior, that this is unrelated and the toilet was fine. They're telling me that I have to pay rent for an apartment that will not be in original working order for a few days. Meanwhile, I have to walk around my own home in sandals because the floor is unsanitary and I have to attempt to sleep through 5 industrial fans. The assistant regional director for udr management called to tell me that the will not let me transfer units and after I asked her if she would live in these conditions, she said "you're right, I wouldn't. I would call my rental insurance company and make them pay for a few nights in a hotel." Why would I do that?! It's not my fault!! We already established that the flooding is going to be taken care of by their insurance entirely because they weren't able to find fault on my part. Why wouldn't they just move me to an available apartment that isn't drenched in feces?! Oh that's right, they don't care about my well-being and they want to do as little possible to leave me hanging and do whatever costs them the least. This is a dump. I knew I had a bad feeling about this place when I toured their units. Tenant beware! read more

Pretty nice place. Good location, buildings are nice with good counter tops and good lighting. Recently there has been a lot of crime. Since I've lived there for a month, there have been 2 or 3 break ins in the middle of the day, while people are at work. Laptops have been the common target, but recently guitars have been stolen too. My wife has lived there for over a year and since October 2011, there have been about 5 or 6 break ins and a couple stick ups. I don't say this to run down the apartment or the people who run it, but I want people to be aware of what's going on and hopefully get management more actively looking into finding out who is committing the crimes. Given the frequency and precision, I question if it's maintenance or someone related to a maintenance man. read more

Amy,Taylor,and Lanie have made the transition easy and effortless !! in addition my new apartment was redone from the top to the bottom showing that they take care of there properties. Really nice area and super convenient to the interstate. All our neighbors are friendly or unnoticeable which is what we really want anyways if we're being honest. Office staff is always helpful and pleasant, especially Charly. All maintenance requests were handled promptly at move in. We had to get used to the noise from the highway, but the rest of the neighborhood is so quiet it's not that big of a deal. Price isn't bad for the location. Paying rent is all handled on line which makes it really easy to split if there's a roommate involved. Overall we're really glad to be here! read more

WARNING TO THOSE APPLYING: Danielle was extremely responsive when we first inquired, but after we submitted the application and paid the application and admin fee, she would take days to respond or not respond at all. I had to call several times just to get an answer. Finally, we were notified that our application was rejected, but was not told the reason why. When I called to ask, I talked to Tori who said our application was in fact approved! Major communication issues here. I told her that the application was actually rejected and had to contact them MULTIPLE times to get our refund back. OH by the way, there is no refund for the application fee even though we did all the work on our end and they are the one who rejected us without stating a reason. This was NEVER verbally mentioned during the many calls and emails we exchanged, it was only stated in a fine print in the contract. What a huge waste of time, effort and money. read more
