    These apartments are amazing ! The management is so friendly . I've never had any problems here . I'll be here for awhile .

    I recently moved into this apartment community and, unfortunately, my experience has been very…read moredisappointing. There appears to be a lack of urgency and accountability from both management and maintenance when it comes to addressing resident concerns. Maintenance issues are not being resolved in a timely or professional manner, and follow through is often lacking. Residents deserve to feel that their concerns matter, but that has not been my experience so far. The condition of the property has also become a concern. Excess litter is frequently left around the community, trash is often left sitting for days without being cleaned up, and there seems to be little effort to address ongoing problems that affect the quality of life for residents. In addition, unsupervised children are often left to roam common areas, creating an environment that does not always feel safe or well managed. What is most frustrating is the apparent lack of enforcement of community standards. Good tenants who follow the rules should not have to watch the property decline because problem behaviors are ignored. Management has a responsibility to properly steward the community, maintain standards, and ensure that all residents can enjoy a clean, safe, and comfortable place to live. As a parent, I can honestly say I do not currently feel comfortable with my children being here under the present conditions. The property has potential, but meaningful action is needed. Management should hold staff accountable, ensure maintenance requests are completed professionally and efficiently, and take appropriate steps to address ongoing community issues. Without stronger leadership and enforcement, the quality of this community will continue to decline. I hope ownership and management take these concerns seriously and make the necessary changes before more responsible residents decide to leave.

    When we moved in, the staff at Mansions of Buda were fast, friendly, and helpful -- the process was…read moresmooth and professional, and maintenance requests were always handled quickly. Tressa, in particular, was excellent. Our time living here was enjoyable and problem-free. However, our move-out experience was a complete nightmare. In September, I emailed the office to notify them of our planned move between December and January and asked what we needed to provide. Their only response was to request my husband's law-enforcement orders. They never asked for an exact move-out date, never clarified notice requirements, and provided no guidance on how to prepare, despite multiple follow-ups. Later, they claimed we had not provided proper 60-day notice and calculated a balance we owed. Even if the contract technically required an exact date, their staff never asked for it, never clarified requirements, and ignored repeated requests for guidance. This lack of communication felt like bad faith and complete unhelpfulness toward tenants who were actively trying to comply. For context, we were relocating for law enforcement work. Because the staff only requested my husband's orders, we assumed the move qualified under the military/law-enforcement clause that usually allows tenants to terminate without penalty. While we were willing to pay a balance, the total included additional fees, including roughly two months of rent and the value of 16 weeks of "free rent" from move-in. Had they notified us in September that our situation did not qualify, we could have planned accordingly. During the payment process, the staff misquoted our balance multiple times, contradicted each other regarding payment plans and lease termination, and ignored three separate emails requesting updates. They also threatened to send us to collections if payment was not made within 30 days -- but then sent us to collections in just 9 days. When we contacted the collection company, they did not even have a file for us, and the office could not explain why. For the record, we have now fully paid the balance in question; this review is not about money owed, but solely about the disorganization, poor communication, and mishandling of the move-out process. Based on our experience and multiple similar reviews, this appears to be a pattern of disorganization, poor communication, and adversarial behavior during move-out, not isolated mistakes. Renters should document every interaction in writing, confirm all requirements, and be prepared to advocate strongly for themselves.
