The Hall Team REVIEW We first used The Hall Team (THT) in 2017 when we sold our home on Shoreline Drive in Santa Barbara. We moved out of the home so that the home could be staged. In order to set the selling price, Kevin Hall arranged for a showing to other realtors who gave both estimates for their suggested selling price and also their reasoning. I thought the highest estimate was unrealistic and more than we could ever possibly hope to get. My wife was convinced it would sell at the higher price and Kevin agreed. We listed the home at that price and there was a full price offer after the first open house. THT did an outstanding job of making sure the buyer knew exactly what the home inspector had identified, so the buyer had no surprises when they moved in. We were very satisfied. The second time we used THT was to act as our buyer's agent for a condo in a sale by the owner. THT took us through all the legal docs etc required for a sale/purchase and the purchase went smoothly. By late 2021 we had decided to move and to sell our condo. In early 2022 we contracted with THT to sell the condo. At that time the real estate market was "crazy" and homes were selling at very high prices and very quickly. When we met with Kevin and Lesley, Kevin outlined how he saw the sales process unfolding. He recommended some things for us to do to make the home more attractive and we agreed to move out by early March to take advantage of local market conditions. We did the things recommended, including having a home inspection which could be given to serious buyers. We moved out and gave our keys to THT to execute their plan. The whole team arranged the staging, which was done beautifully - with great attention to the setting and the details. Kevin's assessment of the market at that time was right on target. We agreed on a sale price which was, again, significantly higher than we had even considered. The home was listed at what we thought was an aggressive offering price and with the suggested condition that bids would be opened within a week of the first open house, on a specific date and time. On the specified date, there were multiple bids and ALL were higher than the listing price, one by 20%. We were thrilled! Two of the buyers' realtors had asked for a second bid, if needed. We discussed the situation at length with Kevin and agreed that we would invite a second round of bids, but every potential buyer could bid again, if they so chose. After the second round of bids, we were amazed, speechless and delighted! We accepted a cash, no-contingency bid that was 30% higher than the listing price - and 40% over what we initially expected! Needless to say we are extremely happy. 7 days later the sale closed, the new owner took possession and we turned our attention to preparing for the next phase of life in our new retirement community in NC! Looking back, Kevin and Lesley had a superb understanding of our local real estate market and outlined for us the way it would likely unfold. As we took each step, we knew we were proceeding along the path we had discussed. We are extremely appreciative of THT's knowledge and understanding of the real estate market, the actions that contributed to maximizing the return to the seller and their attention to detail!
