I have been staying in this place since three years and It's probably the best place to live in Madison heights or Troy area. The management is just perfect, they reply to your queries instantly and help you with anything you need. I've been living in The Heights on 13 Mile Rd for almost 2 years now. The apartment complex specializes in extremely long summers and there have been a total of 4 gun shots within 25 yards of my unit. The first gun shot came from across the hall entering right above my pets food bowl and finishing in my living room after ricocheting through my kitchen. The next three came from the building directly next to me. Additionally the air conditioning does not work if it is hot outside which is extremely frustrating during the warmer months. If it's in the mid 80's outside then it is likely to reach the 80's inside. During the hottest weeks it's consistently upper 80's and even reaching 90 degrees on the thermostat. Due to the very weak A/C system and bad seals on doors/windows it takes a very long time to recover, usually getting back down into the upper 70's after 9-10pm. I've had maintenance come out to check my heating/cooling 7 times now and have been told by the office to just turn the A/C off on the hotter days to not pay for the A/C that simply cannot keep up with the summer temperatures. read more

I've lived here going on 2 years now. Nothing but problems since moving in. First from the advertised "Gazebo" and "Tennis Court" we tried to locate on day one when me moved in. Next is how poorly they maintain the buildings and the appliances in them. We have submitted 64 (and counting) maintenance requests since moving in 08/2024 and these requests are not as simple as changing a lightbulb. For example, stove overheating, dryer nearly catching fire, water leaking from the ceiling causing it to collapse, windows breaking from simply sliding them shut, about 12 requests for our front door which the door doesn't properly seal closed (since moving in), our AC unit countless times during summer because the walls are so poorly insulated it overworks the AC unit. The list goes on and on... The most recent issue is our bathtub leaking which has been an ongoing issue and we've brought it to the maintenance teams attention weeks ago. They simply came in and painted over the mold and sanitized the molded bathroom floor. We have also discovered a large buildup of mold behind the washer/dryer system. When my Fiancée contacted Trish the property manager she was allegedly very standoffish when my fiancée mentioned the mold around the windows, in the bathroom, behind our washer and dryer, stating that it's mildew without even bothering to look for herself. We're very disappointed with how Monarch handles their maintence here and I am not blaming the maintence guys because they are very kind and I can tell they want to do their jobs but their higher ups will not let them do anything other than put lipstick on a pig. read more

My partner and I rented a 3 level open bedroom townhouse at the Heights. After a month of headaches going from bad to severe debilitating migraines- one night I noticed an egg smell coming from the vent in the kitchen and immediately called the gas company. They came out and said we had a carbon monoxide leak. I have no idea how long this was going on ---but I had mild to moderate symptoms of caborn monoxide poisoning leading up to this and it was effecting EVERYTHING in my life. I was getting sicker and sicker and didnt know why, my mood my concentration at work, my memory. once I knew what was happening, it made sense... those symptoms went away slowly over a month....and I knew there was wasnt going to be anything I could do about it without an instance report. 0/10 would not recommend Management literally did NOTHING when we told them. They didnt offer anything off rent, no paper work, no follow up call. Nothing. and seeing the other reviews here i will mention we are an interracial couple. It was really weird there wasn't a working carbon monoxide detector in the apartment to notify us of the leak. ALSO, there were these "cubbies" on either side of our units back porches and one day i noticed both our sides were filled with bags of garbage and trash wrappers. Not our own though. The first time i noticed it, I just cleaned it up myself. Then it happened again. So, I was curious and took a look around at my neighbors cubbies down the row. All were garbage free. So someone was taking their trash and stashing it in the ones surrounding OUR unit. After the 3rd time I asked my partner to report to management yet it kept happening. Did not feel safe living here and that was even before the Carbon monoxide incident happened. This place is not one bit luxury. read more

I have lived here for several months now and I have to say I love this apartment. The office staff is very helpful and accommodating. I love how peace full and quite it is here. I can say I have found my forever home as I am not looking to move any time soon. This apartment complex is terrible. I lived there for a year and a half and left halfway thru my second lease for multiple issues. The apartments were a mess from start to finish. When I moved in everything seemed fine but quickly went in the other direction. The sidewalks and walkways were never taken care of and the sidewalks were always slippery in the winter, but even worse was the fact that the ice somehow caused multiple apartments to leak very badly. I came home from work to find my apartment window and ceiling leaking very badly. I called and reported it on their 'emergency line', expecting someone to help immediately being that the leak was so bad. I put towels down to absorb the leak (and have video and pics of the leaking), yet it took them until midday the next day to contact me, but still did not come to clean it up. To make a long story short, they ended up coming to fix the area where the leak happened, 6 months later, when I told them I was moving out. They had completely forgot about the leak altogether, despite me making several calls and even talking directly to the maintenance guy. On top of this, I was at the pool during the summer and had a guy come up to me and my 6 friends (4 of which also lived there) and tell us that we needed to leave the pool area for no reason, only to find out that person didn't even work for the apartments, he had worked there and got fired 3 months earlier. When we didn't leave, he threatened to fight us until the actual maintenance guy came and told him he needed to leave because he was drunk. Not a big deal, but none the less, it shows how this place is run. Lastly, the apartments when I moved out, tried to bill me for carpet damage caused from the leak that I had reported months earlier. I tried to explain that it wasn't from me and explained that I have pics and video of the leak to prove it as well as multiple pics I have taken within the apartment in the time I lived there and there is no human damage. The bottom line is the apartments are a complete disaster. They will bill you for their own problems and are not very professional. They were a mess all along and could not even fix a simple problem when asked to multiple times. I would not move in here and avoid them at all costs! read more

Only plan to lease if you are white and over 30. The gate is broken often taking away from your "gated security", maintenance comes to their convenience, no sense of urgency to emergencies and we were constantly harassed by neighbors for "being an undesirable color" and our parking was never guaranteed. Guests park as they please and the office management took nothing seriously enough. My boyfriend and I leased here for a few short months because we felt paying near $2k a month to be disrespected and belittled was too much. I believe we were the only ones in our complex to be in our 20's with reputable businesses. Our apartment appeared the same as it did in pictures minus the many spiders, broken wood and appliances. Not worth anyones time or money again unless youre privileged, entitled, and old enough to be bitter. read more

Updated Post/Review: After the first two months or so, I am sad to say that the quality of living and service declined significantly. Rent has been raised, I've submitted a large volume of maintenance requests throughout our tenure, and have not received notice when individuals would be entering my apartment for various maintenance requests. The complex advertises itself as a "luxury" complex, but I have not found the luxury aspect of it all. At a minimum, I would expect that tree branches are not cut in the Spring and then left on the ground for 6 months blocking parking spaces. Original Post: The Heights has been a great place to live with responsive office and maintenance staff! The complex assumed new management at the beginning of the calendar year and they have been working tirelessly to renovate outdated apartments, maintain the grounds, and build positive relationships with all tenants. I have been very impressed with their kindness and response times. Trish and Lee Ann run the office and leasing process very well while Mark and the maintenance team are quick to respond and care about doing things the right way. I have been living in the heights for 2 years now. Maintain team is very helpful, usually comes within in a business day. 24 hours gym, clubhouse and washer and dryer inside. only one thing is that the rent is increasing every year but within acceptable range. read more

Don't trust Google reviews or apartments websites. Look for Yelp reviews. We didn't move in yet, but already encountered terrible service during application process. Without any dates or availability or showing, they keep making excuses on no showing available ("oh, someone just unexpectedly moved in again!") and make you submit an application that costs $50, only to tell you on the follow-up date that there's nothing available in the nearest future. Yes, my bad for being that naive, but was referred to by an acquaintance and trusted reviews on some other sites vs. Yelp (which is always a mistake). The worst use of $50 in my life. Don't trust the well-kept community, if they are not showing you the apartment prior to the application. There are plenty of options in Madison Heights and surrounding towns that won't try to rip you off and call their complex "luxury" based on nothing. read more

Renting from and living at the heights was one of the worse experiences I have ever had in 30 years of renting happily from other landlords/companies. The "upgraded" unit was poorly maintained and heating/cooling did not work at crucial times. The grounds were unsafe as during the winter months the snow/ice was not removed and it was dangerous to walk/drive. The public areas/gym/pool/sauna were filthy and unusable. The "yard" outside of our unit we were told we could use for plants, etc. was filled with standing water (like a sewer) in the summer - filled with mosquito's and bugs and frozen solid in winter. Yet the price tag on our unit was more than any other apartment listed! Every call for service or repair was never followed up on unless you argued or fought with the management office about. Despite being ideal tenants whom were clean, quiet and were hardly ever home they claimed to have seen "damage" to our unit and kept our ENTIRE security deposit. After they told us the apartment was fine and we would receive our deposit back. They waited until we moved 2,500 miles away to tell us this so not to face us. There are LOTS of great places to rent in the area and for the price (or any price) The Heights is NOT one of them, stay away! read more

What a joke this place has become since getting new ownership. As a tenant that has rented more than one apartment and never had any problems with a landlord or leasing office, this place really takes the cake. For one don't complain about anything being wrong because they will send someone down who tells you he is not qualified to fix something then argues about how its not broke. Also hopefully you don't own any pets because truly this is not a pet friendly environment. The fertilizer the lawn company uses is not pet friendly and when you call the leasing office to find out why its not, you are told to keep and eye on your dog to make sure he doesn't eat it and that you should wipe there paws when you go in the house. To top it off the leasing manager proceeds to tell you that they were not informed that feratlizer was being put down all though the apartment community and normally flags are put out but still it makes sense that fertilizer that's not pet friendly is put all over where dogs go ?? .
