I rented an apartment here for about six months before I traveled overseas for work a while ago. It was a one bedroom apartment off of 14 mile on Mansfield avenue. It wasn't a bad apartment for the cost, but it was in a very old building. There was only two stories and the interior decor and furnishings looked reminiscent of the 70s maybe. Many of the Amber apartments now of course are much nicer and have town houses and condos available to rent now. I had a small bedroom with one small bathroom, but it had a long closet in the hallway, which was part of the living room area. The kitchen was fairly small as well, but functional. It surprisingly had a large dining area that fit my 12 seater table. Don't see much updates to the old apartments since then. It isn't the nicest or most luxurious the most updated apartment, but it worked for six months. If you intend to stay longer, I would advise otherwise. read more

I had a similar experience to many of the other reviewers. The apartment was nice, though dirty when we moved in and the walls were very thin. We had extremely disruptive neighbors that were quite intrusive, and it made for a tough year. Maintenance was quite nice and friendly. Now, the bad (which is quite bad): Three years ago, after moving out of the apartment, I wrote a review detailing how Amber Apartments essentially scammed us out of some money after they were dishonest with us and refused to admit it. Additionally, I noted in the review how utterly rude the office staff were. Like another reviewer here, I was contacted privately and threatened with a lawsuit. Since I believe the truth is important, I am back to re-post my thoughts. I've lived in several different states and a variety of different apartments and houses. Amber Apartments, while I enjoyed the actual apartment itself, was the worst experience I've ever had solely because of the office staff and their dishonesty (on more than one occasion). Looks like I'm not the only one that has had this experience. In the future, instead of litigating honest tenants, perhaps Amber Apartments might consider improving their business practices. read more

I moved into the Mansfield AmbeR Apartments (and yes these are the apartments with the big "R") with my boyfriend. The place seemed fairly decent: fireplace, hardwood floors, big bedroom, etc. However, upon living in said apartment for sometime I came to discover that things really aren't that great in the world of AmbeR apartments. Getting maintenance to come fix anything is a hassle. You can't put in maintenance requests online, which to me is very inconvenient. Things seem to break a lot. Also, this is the first apartment I've lived in where they don't allow you to pay online. Everything must be done in the office. And they won't take anything except a cashiers check, which made things even more difficult. To top all of that off, the woman in the office is not exactly the friendliest. Our lease is up at the end of this month and we are not renewing due to the fact that we are moving out of state. Even if we were to stay in Michigan, we discussed looking at other places anyway. AmbeR is just too much of an hassle. read more

There are two Amber Apartments in Royal Oak, so make sure you have the right one when you are calling to make an appointment to see a space, or for that matter call for a service man to come and fix the heater. Either way, I lived here last year - from March of 09 to April of 10. I think that's plenty of time to decide whether or not it's a good place to live or not. I lived in a one bedroom spot on the lower level of a 12 unit building. As far as the apartment itself goes, it was decent. An older building yes, with older amenities of course, but comfortable? Sure. I was in an end unit, so there was plenty of wall space (although the exterior walls proved to be difficult to drill into for hanging pictures and such), and this made the paper thin walls seem only slightly unbearable (now, upstairs neighbors, that's another story). The kitchen was dine in, and all of the appliances were small - don't expect to fit a roasting pan, cookie sheet, jelly roll pan, or for that matter anything aside from a casserole dish or cake pan in without the door being ajar just a bit (this provides you with a problem if you're cooking Thanksgiving dinner)... There is no dishwasher, and the counter space is small so that can pose a problem. The bedroom was a decent size, but if you have anything bigger than a full size mattress, you might have a problem. I fit my bed, a nightstand, large dresser, and small chest in the room, and it was pushing it space wise. The closet was walk in and thus a nice feature. You must keep in mind that you have to keep your bedroom tidy if you have guests over, because the bathroom is available only through the bedroom. A nice, basic bathroom, not modern, but alright. The security deposit on this place was only $99, and it made it very affordable to move in. Heat and water were included in the rent. If you as me, though those are perks, for the apartment I was living in, it was still expensive. Running the air conditioner in the summer was absurd - it only cooled the living room and was very inefficient energy wise. In the winter I would advise either heavy curtains or some kind of sealant for the windows - they're quite drafty. The repair men will be there within a few hours if it's something serious. My bathtub drain was not working properly and thus emptied into my bedroom somehow. They were there to take care of it and put in new carpet padding within four hours. They came in with dryers and all sorts of things to better the situation. Any time something was problematic, they were there to take care of it. The management team was friendly, and always easy to deal with. I think any problems I had with this place were not with the management company or the service men, because they took really good care of the place, but issues were with the people that live here. It's a bit pricey for the space you get, but inexpensive generally - so you get a lot of people who are young, and don't really care if they play their bass guitar with amp at 3am on a Wednesday. Or for that matter play the "drums" on the floor over your bedroom. So, would I live here again? No. Was my time here alright? Sure. Would I recommend it? If you need to get out of your current situation, the move in price is great, and the rent is not terrible, so sure. If you have time to look around - Look around! read more

If you are an apartment person and appreciate having time to live your life on your terms without having to worry about shoveling snow, raking leaves or mowing the lawn, coming up with cash to pay for a plumber or an electrician or a new refrigerator, the Amber Apartment Community at 3807 Crooks Rd in Royal Oak might just be the place for you. These apartments are an awesome vintage sort of cool and they are run by an amazing management and maintenance team. It's a quiet community and before prospective tenants move in background checks are done. So, if you're a registered offender of any kind, you won't be living here. Criminals, druggies and troublemakers of any kind need not apply. This is one of the best things about Amber. There is no tolerance for those who would upset the peace and quiet of the community. Also, the maintenance team is comprised of a great crew who will always go the extra mile to make things right. And unlike a lot of other apartment communities, painting your space is allowed and eclectic creative decorating is also allowed within reason. Perhaps the best thing about Amber is the diversity. All kinds of good folks live here from every walk of life and it's a positive environment. I've never cared to commit to the care and upkeep of a house. And Amber has allowed me to feel like I am home. I've lived here for over a decade. If I didn't love it here I would have moved a long time ago. read more

I actually lived at an Amber apt twice -- once from 96-99 and a second time from 01-02. You're pretty much paying for the privilege of living in RO because Amber puts little to no money into maintaining and upgrading their places. Old appliances, bad paint jobs, lengthy delays when you need repairs in the apartment. When I finally left in 02 after buying a house; they decided to throw out some of my belongings even though my rent was paid in full through the end of the month & hadn't turned in my keys. The primary reason before month end was because the heat was broken & hadn't been fixed after 3 days. When I called to complain, they had the audacity to pick my stuff out of the trash & move it back into the apartment as if nothing had ever happened. I've never forgotten their shoddy treatment of me & will never recommend anyone rent from them. read more

Do not live here!! Apartment space is okay, but built backwards. Your apartment will be nothing like the model they show you. The communication of the differences was inaccurate as well. Water has been shut off on me WITHOUT WARNING 3 times since I moved in less than a year ago. The heat is free, but incredibly noisy and frequently malfunctions. When complained about the noises heat (it sounds like the pipes are going to burst out of the wall), maintenance said "that's just the way it is". When asked what amount of noise would warrant an issue with the system, maintenance said "that's a good question". The incompetence baffles me. Mail has been stolen by the neighbors. read more

I've been here for almost a year and I just recently signed another lease. For an apartment in Royal Oak this place is a steal. Utilities are included in rent, the management responds quick for concern, and the rent itself is pretty cheap compared to most other apartments in Royal Oak. My only complaint is the heaters are really old and can be kinda noisy. It sounds like raccoons are tap dancing on the pipes every now and then, but after a while you get used to it. It's an old building so you get what you pay for, but the property management does a good job at keeping it on the up and up. Other than that this a not a bad place to live. read more

Highly recommend, Good price per quality! Good maintenance and staff: no real need for maintenance (everything works fine) other than my move-in check but they are on site, clean, fast and responsive (even for my few special requests). Nice, friendly and clean community without noisy people. Cool facilities: Presentable outdoors, grill, exterior storage, bigger balconies/porches, they even offer some raised bed garden plots. Great location, in between 4 bigger parks in Royal Oak (if living close to nature shouldn't disturb you), close to downtown Royal Oak, Birmingham, Troy (with various entertainment, social and food amenities). Fast access to I-75. Easily can communicate and pay online, or through the app. I guess that most reviews are written by the minority of unsatisfied and vocal people, who might have had a bad experience, so the average will not be relevant as most of the satisfied clients will not leave a review. As for me, I'm really pleased with this landlord. Noticed some reviews were mixed up with the other Amber in town (which is more expensive and distant - like noise from building another unit, hard to submit online requests/payments, etc) read more

I HAVE NEVER WRITTEN A REVIEW BUT HAD TO AFTER MY EXPERIENCE--- This place discriminates against potential renters which is illegal....I called and was treated horribly so went to the office to speak with a manager to get my question answered and no one would tell me who the manager was on duty so they must be used to many complaints. Then finally a guy answered with " Amber properties is the manager" then threw a card at me and said " send an email and we will make sure a manager sees it". Ha! I have lived in Amber Apartments for 2 years. During that time it seems whenever the weekend comes and I am looking forward to sleeping in, Amber Apartments decides to schedule something loud and obnoxious right outside my window. On one day they filled the holes in the asphalt in the parking lot at 7am on a Saturday. Oh and then they had to come back on the following weekend to smooth it over. at 7 am. Oh and I forgot: then they came back again on the following weekend to paint the lines. Which is loud. On Sunday they started 'painting' which consisted of painting and apparently the use of hammers and drills. I hate living here. read more

I lived in Amber Oak Townhomes on Coolidge from 2013-2015. The apartments themselves were large, clean and a great location. As far as Amber as a property management company, I found them to be great to deal with. To the contrary of other reviews, maintenance requests were scheduled online and the office accepts personal checks for rent. All maintenance requests were taken care of promptly and Amber allowed us to renew on a month-to-month basis upon completion of our 12 month lease agreement. Only real negative was the road noise on Coolidge- combination of cement high traffic road and close proximity to emergency response stations/rail tracks/third shift manufacturing plant. read more

After almost two years of living in these apartments my lease has come to an end and I am sad to be leaving. My stay here was very pleasant, the office and maintenance staff are very friendly and helpful. Paul and John are very quick to respond to any questions or issues and are very helpful . Les in the maintenance department responds to issues promptly and fixes them quickly . I do not have any complaints about this community and I highly recommend that you stop in if you are looking to move plus it's a great area :) read more

My roommate and I are coming up on our 1 year mark living in the Timber Lodges (same complex where the main leasing office is). Needless to say, this is my first time writing any sort of company review and I'm extremely unsatisfied. You can find nicer places to live in Clawson/Royal Oak and pay just as much, if not less than what I currently pay. This place is a shit hole. We have had to submit almost 10 maintenance requests since living here and I guess in my opinion, that's too much. I've lived in multiple apartments over the past 5 years and in those instances, I've hardly had to be in contact with the leasing offices. We have had a leaking sink (not the faucet, underneath), broken toilet, broken cabinet drawers, broken closet doors...but the worst has been the reoccurring insect and leaky roof issues. Watch out during the warmer months, because the spiders and centipedes start emerging from the old woodwork and drains. We had to have maintenance come spray for bugs multiple times last summer. Our most recent problem though, has been the roof in our kitchen leaking. When all of the snow started melting is when we first experienced it, but last night drove me to the edge. I came home from work to a kitchen floor covered in water because it was raining out. Not thunderstorming or anything heavy..it had just been consistently raining throughout the day. Last night was the third maintenance request I've had to put in for a leaky roof and nothing has been done to fix it. I had to go to a friends house to cook myself dinner because I couldn't even stand in my kitchen without getting rained on...there were leaks in more than one spot. My roommate talks to the woman who cleans the vacant apartments every now and then and told her about our roof situation. She told my roommate that our apartment has had a leaky roof for years and this isn't the first she's heard of that problem. The community laundry is also a rip off. I've had the washers eat my quarters more than once (it's $1.25 to wash and $1.25 to dry) and have had to run one load three or four times in the dryer just to get the clothes dry. Just, amazing. I know Amber Apartments has a lot of properties so I understand they aren't all the same. Maybe the townhomes in downtown RO aren't so bad, but I cannot stress enough how anxious I am to end my lease and leave this apartment. They do not seem to care at all about my disappointment and why would they with all the other tenants they have? There has been zero effort from their end to sway my experience into something somewhat positive and that's what I've figured out...you are nothing but another number with this company. read more

If you like peace and quiet, Amber Apartments is NOT for you...At least 10-15 children run wild in the courtyards daily, screaming all day long with no parental supervision....The parents just don't care about the people around them and just put their kids outside and let them scream all day long. Managment does nothing to remedy the issue, but just moves in more children. Also, every year you live here they raise the rent prices, which is extremely sneaky and unfair considering the quality of these apartments. The windows are poorly sealed causing major drafts in the winter time and even ice forming on the INSIDE of the windows. Also, there is what looks like black mold in the storage areas. read more

I once wrote a review while I lived in their apartments about my dislike for a rude staff member, to which I received a letter on my door basically threatening to sue me if I didn't take it down. So I took down my review and now it has been over a year since living in these apartments so here it is, again. The staff is rude, if you go into the office close to a time they are closing don't expect anyone to help. If you need to pick up a package and it's close to closing (because they also work the same common 9-5 hours as most), good luck with getting someone to help. Also, my favorite thing, once a year they do some sort of safety inspection where you have to take everything off your porch and I'm talking EVERYTHING. Anything they think doesn't belong, which includes bikes, and if you don't remove it you'll get a rude call where they tell you they will remove it themselves. There's a few things about the apartments that are charming like the wood floors, fireplaces, and the loft feeling you just have to get past the rude staff and their disdain for working. read more
