I have lived here for eight years and as the rents increase the maintenance and amenities decrease . This is a historic building that is now treated as a common money grab . I love the location and most of the tenants . However the present company clearly doesn't care about this place , the exterior lights are out the elevators are non functional quite often the hallways aren't vacuumed nor swept regularly resulting in trash and debris in the halls . Often there is no one at the front desk when that is pitched as an amenity so packages are often left unattended and strangers are free to roam the building , I've even seen people sleep in the community room that don't live in the building . Lastly maintenance sucks you place a request on the app then check back and. It's placed as repaired and no one even came out . I'm done with Habitat and the Pavillion once my lease is up . read more

HORRIBLY MANAGED BY PAT TONEY I have been a resident for several years at this nightmare. The building has so much potential, but unfortunately is managed very poorly by the property manager, Pat Toney. I don't even know where to start. The biggest issue is the elevators. They are never working and constantly smell like old garbage. If you are moving in/out, good luck! I have seen people having to carry couches up 22 flights of stairs. You will constantly be late to work/school/appointments and even worst get stuck on one for HOURS, they literally are death traps. Pat Toney has sent out numerous promises in paper statements to each resident stating the elevators would be fixed, even new cabs would be installed. NEVER HAPPENED. The a/c and heat NEVER work properly. So you literally are freezing in the winter or burning up in the summer. The funny thing is the staff office is perfectly air conditioned and heated, while the people who PAY to live there are made to suffer. All of the units have cheap carpet that cover up ASBESTOS tile, which I'm fairly certain is a HEALTH CODE VIOLATION. The water that comes out of the shower head, sinks and toilet is BROWN and reeks of heavy metal. The maintenance staff is completely overworked because the building is basically falling apart, and in need of MAJOR updates/repairs. The exterior of the building is aluminum and glass, but has never been cleaned, so it looks like something out of the apocalypse. It's really a shame because it was designed by Mies Van Der Rhoe and is on the National Register of Historical Places. And if you have an issue with anything, good luck reaching the front office staff. They never answer calls or emails and their voicemails are always FULL so you cannot leave a message...who does that? And the numerous "UPDATE" emails Pat Toney sends to the residents are filled with condescending and laughable "requests" of the residents. It truly is unbelievable. If you currently live there and want to file a complaint call THE HABITAT COMPANY in Chicago. (312) 527-5400. They own the property. And for people considering to move in, DO NOT!!!! Once trapped in one of their leases you will be held hostage for at least a year, and you will hate every minute of it. There are other places to live in Detroit that are much better. Even Lafayette Towers across the park is a huge improvement. It's clearly obvious to me, current residents, and many long term residents that the issue is the property manager, Pat Toney. She needs to be replaced with someone who is honest, respectful and knows how to do their job properly. Zero complaints. When I moved in the place was spick and span, new carpet was installed and the walls were freshly painted. The halls are clean as well as the lobby. On my actual moving day they reserved the freight elevator for me so moving was pretty simple. The staff are all very friendly, as well as the tenants, and it's great having the extra security with the 24 hour door man. If I have an issue or a question I know I can send an e-mail to management and they respond within minutes! I did have a minor issue/repair when I first moved in and needed maintenance to come check it out. They were there the next day and everything was repaired. On Friday's they have coffee and donuts in the lobby, and everyone sits around in the lobby chit chatting and relaxing. It gives you a sense of community and bonding. The apartment complex also has a clean updated business center with computers and wifi, a clean fitness center, a large pool and dry cleaning pick and delivery. An additional bonus besides everything I said above and my kick@$$ view are the concrete walls. I don't hear my neighbors on either side or someone walking around above me. I fell like I am hard to please when it comes to my living situation and they have far exceeded my expectations! read more

The Pavilion Apartments - My view every evening (city side) - Apartments Near Me - Detroit, Michigan

I've lived here for four years so, to keep it brief, I'll stick to just the last year. This was once a five-star but it's gone downhill quickly. MANAGEMENT Over the last year, there has been at least a 50% employee turnover. New property manager, new leasing consultant, new security company, new head of maintenance and most of the doormen. The previous management was kind and on top of things, now they are apathetic towards residents and only care about filling vacant units. RESIDENTS Lots of med students, young professionals, and some retirees who have been there for decades. It's an interesting mix. There's a retired U.S. Senator (who shall remain nameless) that lives in the building. The older generation is very friendly, social and talkative. Most of the younger people are arrogant yuppies. APARTMENT UNITS At 6'5", I love the tall doorways and high ceilings and the views of the city are impressive. The bedrooms are very large and have huge closets but the bathrooms and kitchens are cramped (I think this common for apartments though). RENT Like many places in the downtown area, rent has skyrocketed in the last few years. The Pavilion has increased at least $50 per month every year. It was $720 in 2012, now it's $970 and that's for one of the cheapest single bedrooms. On average, it's probably $1,200/month. Hell, you can own a nice house in the suburbs for that price. COMPUTER LAB/LOUNGE The ground floor has been under renovation for a year. There was once a computer lab on one end, that closed last year to make room for office expansion. A new computer lab/lounge was scheduled to open in Dec. 2015, on the west side of the building. As of April 2016, it's still not open. They've had furniture and computers in place for months but residents are still not allowed in. I've asked management a dozen times why the lounge isn't open yet, they only give vague answers and dodge the question. The new leasing office has been open for months. New space for residents? Sorry, you'll have to wait indefinitely. SAFETY There was a period in Winter 2015-2016 when there were a lot of car break-ins within the guarded parking lots. One woman had her purse stolen while walking down the private sidewalk and there are occasional robberies in the nearby park. I had a bike that was stolen off the bike racks last summer. ELEVATORS There are three elevators and almost always there is one that is out-of-order. One elevator was decommissioned for three months last year; only one of the elevators goes to the basement and laundry room. They are often slow and, if you live on the lower 1/3 of the building, you're usually better off taking the stairs. PARKING There are more cars than assigned parking spaces. Many residents and employees are forced to use visitor parking. If you have friends come over on a Friday or Saturday night, they'll have to park on the street outside the gate. Antietam Street, especially near Gratiot, has always seen a lot of car break-ins and stolen cars, especially during a Tigers game. There's a few bike racks on one side but they are usually packed. SWIMMING POOL There's an outdoor swimming pool which is fairly nice but it's almost always closed. When it is open, it's full of kids from the neighboring townhouses. Adult swim is a foreign concept here. OVERALL The apartments and location are good. Otherwise, it sucks. read more

I don't live here, but I have a good friend who does. These are high rise apartments in Lafayette Park. 4 working elevators, 24/7 door man and security guard. Ample parking for both residents and guests. A spacious one bedroom starts at about $700 monthly. Pet friendly. Kitchens and bathrooms are unfortunately small, but the bedrooms and living areas are nice, especially with the beautiful floor to ceiling windows that give a fantastic view of the city. Units are carpeted. Location is divided from all the downtown action enough to give it a quieter, green grass & tree lined residential free. But still closer enough that you can bike/jog/walk over to Eastern Market and Greektown. Close to that shopping strip on Layafette that has the excellent Thai place and little grocery store. If you're looking to rent a spot in Detroit and all the buildings right downtown are either full to capacity or out of your price range, check out the Pavillion as a great, but cheaper and lesser known, option. read more

Not sure how fair my review would be, it's been at least 10 years since I lived here. At that time I loved this place! I had the most awesome view a person could ask for! I could see far into Canada on one end and far past Roseville on the other end. My apartment was on the 20th floor. The fireworks was the best! Couldn't ask for a more perfect view. Bucket list item checked off. I have to admit, I hate that I moved. I'm sure the monthly rates are much different. At the time the entire staff was awesome. Maintenance was timely and efficient . Security was spot on, and the front office was very accommodating . With so many changes dtown in the D I'm sure this is still a hidden Gem! read more

The vents are all connected in this property, we get exposed to cigarette smoke, weed and a host of carcinogenic chemicals that the maintenance crew apparently uses on a daily basis. This place is a biological hazard and management could certainly improve by notifying the residents when using such hazardous chemicals so that we could take steps to ensure our safety. This is unacceptable and I don't see how this is legal. read more

I love living here. Fantastic views, a friendly neighborhood and a great building. Maintenance and service are really attentive. And management does a good overall job! I would highly recommend these apartments. The only downsides is that sometimes the office can be a little slow. Some staff members are friendlier than others. Visitors parking is also an issue. It's always tough to find spots. You can however find ample parking in the street - although that's less than ideal. Overall - a great location in downtown that provides good value. read more

Cannot wait to move out of this hell hole the worst apartment I ever lived in out of 7 apt. Where should I start my neighbor hit my car when I 1st moved in I was park in my paid assign parking spot I told management they did nothing about it and would not give me her information for my insurance instead they protected her and blame me. Secondly maintains is horrible they do not come fix anything I had a broken bathtub for 7 days so I was unable to bath myself and the sewer water was backup in my tub my apt smelled terrible I also believe maintains stole my brand new Gucci shoes out my apartment they are missing I just have no proof the units are outdated and heat is never working nor is the AC. Fast forward I've been living here about a year and a half my lease is on 1/1/19 I now have bedbugs since July I never ever experience this before in my life. Also Gary in the leasing office is a jerk and so unprofessional they need to get better management they should of kept Lisa she was so much better then them rude inconsiderate ppl they have now save yourself the pain, money, and time and do not move here it's not worth your peace of mind thank me later. read more

I lived here some 20 years ago and then moved back in about 3 years ago. A lot of bang for your buck if you compare it with other downtown high rises. Security a real plus - couldn't feel safer with outside security plus a door person. Top of the list are "Military James" -- door person and outside "rovers" who work for Prudential, especially Keith and Phil Under new management now so any shortcomings that have existed this year with regard to inside security undoubtedly will improve with time. Oh yeah, maintenance crew headed by James is outstanding - most of them have been around here for years which says a lot for them and management. ONLY downside to this establishment is the vacating of the owner of a small market we had for years in here and we are in great need for another one -- especially during the winter months when it's too cold to walk to a nearby market for those who don't own an automobile or when the winter gets too hard to go out for groceries.
